More Coloradans doubling-up at home Doubling-up or sharing a home with friends, roommates or family members isn’t new, but it is on the rise. Colorado’s doubled-up households grew BY TOM to 25 percent in KALINSKI 2017 compared RE/MAX of Boulder to 20 percent in 2006, bringing the total to more than the Great Recession of 20072009, according to a report by Shift Research Lab. While choices around housing are often driven by the cost of housing, many factors may come into play, such as childcare, transportation and other needs that make living in a multigenerational household advantageous. There’s no one profile of a doubled-up household – there are many. Shift Research Lab reports doubled-up households are family members and non-family, are headed by single people, single parents, and married couples, and occur in all age groups. These households may live in a rented home or owner-occupied homes. But the data reported shows some groups are more often in doubled-up households than others. For example, doubled-up family households are more than twice as common as non-family with 405,000 in the family category and 155,000 non-families. Age also weighs in with 20 percent containing children under six and 75 percent of those with children under five years of age headed by a single parent. An even larger percentage, 25 percent, include one or more seniors over 65. Almost half of the family households, or 180,000, are headed by Boomers with

Generation X heads of households a close second, at 153,000. Generation X are those born in the years between baby boomers and millennials. In the 155,000 non-family households, millennials take the lead as head of household at 93,000. The predominant doubled-up non-family household is one containing roommates. Homeownership tilts the scale toward doubling-up as well. More than half – 60 percent – of doubled-up households have the owner of the home living with them. As time moves forward, changing demographics and shifts in housing affordability stand to affect the trend of doubling-up. The Colorado State Demography Office reports many Boomers are entering the 65+ age group, resulting in an increase of six percent per year. By 2030, the state predicts the 65+ group will rise to 1.27 million, a 77 percent
increase from 2015. A majority of older residents have lived in Colorado for more than 20 years, and many say they don’t plan to leave. Millennials, too, will continue to age and potentially increase their earning power, have children and experience other life changes that could affect their choice of living arrangements. A short history of Samhain Think of Halloween and what springs to mind? If Tootsie rolls and dum-dums, snickers, or Reese’s are how you celebrate Samhain, you BY CAROL might want to O’MEARA brush up on Colorado State your history. Samhain is the last day of the Celtic year, celebrating the end of harvest and beginning of winter as well as the light half of the year giving way to the dark. The Celts believed that on this night the veil between the world of the living and the dead was thinnest, when ghosts returned to walk the earth. What those ghosts are looking for is open to speculation; I think they’re searching for the tomatoes the squirrels stole from the garden. Bonfires were lit and from them home hearth fires, left to
gutter out during harvest, were relit. Because monsters and dead relatives were believed to be wandering about, to avoiding running into them, people dressed in costumes of animal skins and masks. These shapeshifting monsters – called Púca – could be convinced to leave a homestead alone if given treats. Original foods of this festival mirrored the bounty of the land the Celts called home, though Samhain was primarily celebrated in Ireland and Great Britain. Walnuts, chestnuts and hazelnuts all had a role in some traditions of Samhain, particularly in helping young women divine their future husbands. Unmarried women would take several nuts, name each one for their prospective lovers, then toss them in the fire to see which burned out or stayed lit the longest. The nut that burned the longest represented the truest lover for her to set her sights on. There are no records of this actually working, but it probably had as much success as the online dating services I’ve heard about.

Once the Romans conquered Europe and Britain, their settlers brought their beliefs with them, including Pomona, goddess of fruit and trees. She is often depicted with an apple, and as the Romans blended their religion with the Celtic ones, apples became part of Samhain traditions. As Christianity spread its influence, many pagan beliefs were incorporated into their celebrations, including Samhain. Over time, Catholic Popes moved the religious observance for tributes to martyrs from May 13 to November 1, added saints into the mix, and finally tossed in honoring anyone who had died on All Hallow’s day (today it’s known as All Soul’s day). It was at this time that Samhain became “All-hallowseven” then “Hallow Eve,” still later “Hallowe’en” and then of course Halloween. But the belief in wandering spooks remained, and people placed lit candles in windows or carved turnips to ward off evil. Soul cakes were popular for offerings left on

Boulder Area Realtor® Association installs new officers, directors BOULDER – The Boulder Area Realtor® Association installed its 2019-2020 officers and directors at a reception at The Embassy Suites Hotel on Oct. 3, 2019. John Tayer, President and CEO of the Boulder Chamber of Commerce presided over the festivities. 2019 Chair Scott Sammons, Spaces Real Estate, passed the gavel to 2020 Chair Jay Kalinski, RE/MAX Elevate. The Association also installed Brett Sawyer, Colorado Landmark, Chair-elect; Scott Sammons as Past Chair and Colorado Association of Realtors® Director, and Emily Bossert, Spencer Hellwig and Lisa Rice as Directors for three years. As they say, a cluttered home means a cluttered mind BY DUANE – and often DUGGAN chaos in your Realtor and Author life. However, if RE/MAX of Boulder you have been trying to get rid of clutter for years, it might be time to call in a professional to get the job done. In the last three years, I have personally had the occasion to help two elderly family members make the move from their “forever homes” to senior housing. It’s no easy task deciding what should be kept or removed during a very emotional time. In anticipation of the Daily Camera’s Aging at Altitude Expo, an event which presents services and seminars to help seniors, I interviewed Susie Regnier to hear her insights. Susie owns an organizing and decluttering business, ClutterLess Boulder (ClutterLessBoulder.com), which has been helping homeowners for a decade. She has helped several clients move out of their “forever” family home into assisted living situations. According to Susie, “one of the major benefits of having a third-party help with the process is the fact that it can be a very emotional and sentimental time of life. When somebody has raised a family and lived in a home 40 years, they often think everything needs to go to the new location.” In her years in the business, Susie shares, “I have learned to take a compassionate yet practical approach to help homeowners determine what actually needs to make the move. A third party can be the facilitator for getting the job done, which otherwise might continue to be put off.” Like most things in life, Susie says, “the earlier you can get started in the decluttering process the better. One of the simplest things is getting rid of duplicates! For example, if there are only two people left in the house, does the kitchen still need 20 coffee mugs? Early on, it is important to assemble all the key players to determine what items are actually 8

family heirlooms versus just an old couch.” In fact, this process goes a few steps further. “In most cases, all the belongings can be divided into four categories. The first and most important are family heirlooms, like the 150-year-old grandfather clock, and whether a family member will take the item now, or if it will be moved to the new location. Next is the ‘move to new location’ category. These are items that will both fit in and be used in the new location. The third category includes the items that should be donated to charity. Fourth and final are the items for which it is really time to go to the dumpster or to recycling.” To help with the third category, Susie says, “most professional organizers will maintain a list of charities that are reputable so that the homeowner knows the items being donated will likely find a good home.” Susie maintains connections with a variety of charities, so she knows which items are the best fit at the best time for the appropriate charity. Taking that first step to
declutter is often the hardest. As a professional organizer, Susie’s initial approach is to walk through the entire home and assess the overall situation. She needs to know everything about the new location, too. For instance, if there is no garage in the new location, it makes the decision about what to do with all the stuff in the garage a lot easier. It takes great deal of planning to determine what will make the move from, for example, a twostory four-bedroom home, to 500 square feet of new living space. Hiring a professional organizer Most professional organizers charge by the hour and on a case-by-case basis – for small and large projects – and they will provide an estimate for the total job. Typically, this expert is more of a consultant and does not actually move the belongings. The organizer usually has a network of home service providers and moving companies who can help complete all the details of the move. The professional organizer will often work hand in hand with

After years of a sellers’ market, Boulder County home prices have flattened, and home supplies are higher than demand. If you’re buying, BY KAREN it’s good news. LIBIN If you’re selling KL Realty it doesn’t mean your house won’t get sold, just that you (and your Realtor) have to work a bit harder and smarter to do so. Here are nine tips for selling your home in our changing housing market: 1. Get your house in good shape Deep cleaning, fixing or replacing damaged items, paint touch-up, de-cluttering and depersonalizing are all must-dos. If your house is dated it probably doesn’t make financial sense to remodel, but does pay to address big-impact issues such as bright/dark paint or worn carpet. Don’t underestimate the importance of outdoor areas, especially given our indoor/ outdoor Colorado lifestyle. Take a look online at comps (competitive local homes for sale in your size/price range) to get an idea of what’s expected. Higherend homes are often staged with October 11-12, 2019
modern neutral décor that is light and airy. You may not have the budget to do this, but you can remove items from your home to achieve a more open feeling. 2. Price your home correctly If you want to sell your home in a timely manner, this is absolutely, hands-down the most crucial task. Your Realtor should provide you with a market analysis including comps that dictate what a proper selling price should be. Take your Realtor’s advice! Sellers often think they “need to get as much as they can” and over-price their property. Instead of snagging that one buyer who’s willing to pay more than market value, they usually just drive away potential buyers who look elsewhere while the overpriced property sits on the market and becomes seen as old, stale and rejected. 3. Make sure you have good home photos Most buyers study online photos of a home before deciding to set up a showing. If the photos of your home do it no justice you’re sabotaging your sale. There is a great variance in the quality of home photos taken, and good Realtors recognize this. When selecting a Realtor, review the photos of homes
they’ve represented, and how well these homes are presented in all marketing materials. 4. Compare Realtors’ marketing methods Besides photos, when choosing a Realtor, compare their other marketing efforts. Do they place ads in the newspaper or magazines? Do they send direct mail? What is their website like? Will they host parties and open houses (noted below)? Some Realtors do a lot, and others do practically nothing at all. A good Realtor will present you with a proposed marketing plan. 5. Have open houses Open houses fill many purposes in terms of marketing homes. Luckily, anxious buyers drive around looking at homes for sale and going to open houses. Some homes just do not photograph as well as they look in person. Other houses that maybe aren’t so great are in wonderful neighborhoods, which increase their appeal. Buyers often go to an open house above their supposed budget – “Why not? We’re here anyway!” – a house they wouldn’t set up a showing to see. In some cases, these buyers fall in “house love” and somehow “find” the money to buy said home. But note that open
7. Be patient We’re all a bit used to our sellers’ market with multiple offers coming in within the first few weeks a property is listed. But those days are gone unless you underprice your property. Our “new normal” means you may have to wait several months for an offer. 8. Stay cool during negotiations If a potential buyer comes in with an offer you consider too low, resist the urge to snub them in disgust. It takes a considerable amount of paperwork to make a formal offer, so even a low bid denotes interest. Do a counter offer. You have nothing to lose and you never know what may happen, especially if the offer comes from a couple with two minds on the issue. 9. Re-assess as needed If you have no activity, your house is just sitting with scant showings and no offers; you have two options: drop the price immediately, or take it off the market and put it back on again later. Feedback from your showings should give you some clues as to what the problem is with your home. But usually, it all comes down to the price relative to comparable properties currently available. Winterize your home Our first snow and first hard freeze are expected this week. It’s time to winterize your home. Take a few extra steps BY RICK this winter JACQUEMARD to help your Flatirons Home home function Inspections at its best. Winterizing your home is the best way to prepare for the cold temperatures ahead. Doing some of these simple things may also remove some items from a home inspectors report should you decide to put your home on the market. At the very least it could save you some money. The list includes but is not limited to:
Trim your trees. When tree branches are weighed down with snow, they can cause significant damage. Are there any limbs that could possibly knock out power to your home or limbs that could hit your home or car if they broke off during a winter snow storm? Will limbs rub on your roof or siding when they have a snow load? Over time, your door’s weather stripping can become damaged from the elements. This creates unwelcome drafts of cold. Check your doors and windows for leaks. Walk around your home on a chilly night and, using bare hands and feet, feel around your doors, windows, lights and switch plates for cold air. You will need to either add insulation to these areas or seal them using weather-stripping, caulk or spray foam.
Clean your gutters. Clean gutters can help prevent the buildup of ice on your roof. The faster that water can drain away, the less likely it is to melt and then refreeze on your roof or under your shingles. In addition, clean gutters reduce the risk of pest infestation and decrease the risk of mold in your home. If you find any damage to your gutters or downspouts have it repaired as soon as possible. Have your ceiling fans push warm air down from the ceiling. It is common practice to use ceiling fans in summer months, but they can help in the winter as well. Have your ceiling fans move in a clockwise direction so they push hot air from the ceiling towards the floor. If they’re going counterclockwise, they won’t be as effective. During winter months, the last thing you want is an inefficient furnace. Before the winter begins, make sure you inspect your HVAC system to ensure it’s working properly. It’s also a good time to change your furnace filter. If you’re wondering how often you should change your furnace filter, the EPA recommends every month during winter, as a dirty filter can slow down your HVAC’s efficiency to warm your home. Before you start running your furnace, change the filter. In winter months, change the filter every four to six weeks. Having a clean filter helps your furnace run more efficiently, which can save you energy and money. Install a programmable thermostat. The US Department of Energy reports that you can save as much as one percent on your
energy bill for every degree you lower your home’s temperature during winter months. Installing a programmable thermostat can save you money by keeping the temperature down when you’re not at home or asleep. Flush your water heater. Particles and sediment can collect over time in the bottom of your water heater, hindering the unit’s efficiency. Flush the water through the drain valve to clear out the material and keep your heater functioning at its best. Your lawn will thank you in the spring if you took the time to prepare it for the cold weather ahead. Blow out your sprinkler system. Rake all your leaves, ideally before the first snow. Once you’ve cut your lawn for the last time, you’ll want to make sure your lawn mower is also ready for the cold ahead. Don’t leave gas sitting in the lawn mower over the winter. A fuel stabilizer will help keep your gas ready for spring if you haven’t run out yet. Clean off your lawn mower and remove the battery if applicable. You can have a warm and cozy home this winter, it just takes a few steps to give you complete peace of mind. Taking care of these simple tasks can also help you reduce the number of items on a home inspectors list, prevent damage to your home and save money on utility bills. Prepare for winter now, and you’ll be glad you did when cold weather arrives. In many cases, hanging artwork or mirrors so the centerline falls within the range of 54 to 57 inches above the floor works best. Looking for art and mirror tips? We've assembled some of our favorites. DO: 1. Hang identical abstract pieces of art in a series. 2. Substitute artwork for mirrors along long walls and hallways.
3. Use classic or black-and-white prints to create interest. 4. Add mirrors in a windowless space to help give the illusion of windows. 5. Consider telling a color story through the use of mirrors and artwork. DON'T: 1. Forget to pay attention to what objects are reflected in mirrors. 2. Forget to add pops of color into a room through the use of artwork. 3. Hang artwork or mirrors that are too small, as it will
visually clutter a space. 4. Overlook the opportunity to create vignettes with hung artwork and mirrors. 5. Be afraid to frame travel prints captured during that favorite vacation, or even children's artwork. I could blame my obsession with plaid on Brandon’s Scottish heritage, or perhaps it’s my background and admiration for sewing, quilting and weaving, where I see the true art that goes into creating the patterns. Regardless, I am a year-round lover of plaid – tartan, gingham, check, houndstooth, tattersall – I will take them all! The autumn and winter months are when this trendy but timeless textile gets the most attention. I am so excited to show how we incorporate this beautiful pattern into our decor. As you may know, the patterns found in plaids were originally crafted to serve as a marker for the different clans and families in Scotland. As colorful as the highlands themselves, plaid is now a popular fabric that has been reinvented over and over. Its rich history just makes me fall even more in love. One of our favorite places to feature plaid is our tabletops. Pops of plaid can have a great impact on your table in plenty of spots. From seat cushions to accessories, the possibilities are endless. A plaid tablecloth makes for a bold foundation for your holiday tabletop. For a softer touch, we use our favorite plaids by mixing and matching table runners and napkins to create a look full of depth and texture.
