Innovation in Boulder senior living: Take a ride on the pedicab In the spirit of the upcoming Daily Camera’s Aging at Altitude Expo on November 2, an event which provides seniors with BY DUANE resources, tips DUGGAN and advice Realtor and Author about aging RE/MAX of Boulder in Boulder County, senior living is top of mind right now. Often families moving to Boulder bring along their elderly parents to keep them nearby. However for seniors, loneliness can set in, not knowing any of the people who are now their neighbors. Going outside and being active is one of the keys to health and happiness. Colorado is an incredible place – but you have to get outside to see it! October 2019 marks the one year anniversary that my pedicab made its debut at Brookdale North Boulder. The idea came from a medical student in Amsterdam who was giving pedicab rides to seniors, and I thought it would be wonderful if I could do the same. It just so happened that I had a real estate client whose son built pedicabs in Broomfield. I contacted Steve Meyers at Main Street Pedicabs to discuss building a pedicab specifically for Brookdale North Boulder, an independent living community for seniors. The design included gold and black colors to support the CU Buffs as well as a sound system and a cover to protect riders from the elements. In the first year since its inception, the pedicab has traveled over 700 miles – mostly at about six miles per hour – with smiling Brookdale North Boulder seniors in tow. Some of the first riders commented they hadn’t been outside in weeks! There is nothing like the feeling of being outside and feeling the wind in your hair. When the pedicab arrived in October last year, the weather was already starting to get chilly, but there were still plenty of residents who wanted to get out on a clear Colorado day, gently warmed by the pedicab blanket. When spring arrived with warmer temperatures, the experience was even more

enjoyable. The location of Brookdale North Boulder allows easy access to the City of Boulder’s bike path system. This enables the pedicab to safely take bike paths and rarely a busy street competing with traffic. Once out on the bike paths, the scenery and other amenities Boulder has to offer are lovely. One of my favorite stops on the bike path is The Road House Depot. In the summer, it has a beautiful patio with a great view of the Flatirons and easy pedicab parking. The response when I’m biking has been tremendous. When passerbys see smiling seniors taking rides, they just melt. The pedicab has also been an outstanding ambassador for Brookdale North Boulder. On the back of the pedicab, Brookdale North Boulder has placed an ad, making it clear that the pedicab is connected with their community. Because of that ad, many people have inquired about the institution, which has made this unique activity available to their residents. In an effort to get the pedicab out more often, I have recruited a few more pedicab pilots who are willing to volunteer their time. It sounds simple, but due to insurance reasons, all volunteer pilots need to be contracted and complete a training program. This ensures that the residents will enjoy the pedicab in a safe manner. With the addition of more pilots, residents will enjoy more availability of pedicab rides. As cooler weather sets in, pedicab rides won’t be quite as attractive. Yet nothing is more

invigorating than getting out on a crisp, clear Colorado blue-sky day, surrounded by snow on a City of Boulder- plowed bike path. Here’s to many happy miles ahead! Grab some (warm) air between snows to clean garden The abrupt end to the garden season came with an unseasonable chill, smashing record lows and tying for largest temperature drop in one BY CAROL October day O’MEARA every recorded. Colorado State Plants that University Extension, Boulder County normally shrug off a light frost are struggling to find new life, while the tender plants were killed outright. While the sight of the dead are appealing the closer we get to Halloween, we can’t leave those carcasses out there forever. Disease and insects find a nice home amongst the wreckage and for a garden to remain healthy, fall cleanup begins in earnest. So put on your gloves and take advantage of the warmer spell were under now to get that garden tidied up for bed. Before you start ripping out all of the downed material, stop, stretch and warm up for the

tasks at hand. Not just to prepare your body, but also to take stock of what stays and what goes. Leaving some standing debris makes the garden interesting in winter, and beneficial insects can tuck themselves in for a cozy place to stay during the quiet season. The biggest advantage for leaving plants standing into winter is the nesting sites they provide for overwintering pollinators. Many solitary bees use hollow stems to lay eggs, and leaving stems standing is a good way to help pollinators throughout the winter. Hedge your bets by cutting some perennials back after they die to the ground but leave seed heads empty of their progeny, ornamental grasses with plumes, and flowers freeze-dried in the storm until late winter for texture and food for birds. But if you do this, leave only healthy plants standing; if they’re diseased, remove them and throw them out. Leaving your plant clean up until spring allows the plant to capture more snow, funneling moisture to the soil. Snow, along with mulch, gathered at the base of plants sitting close to each other

After the ground freezes, apply mulch to stabilize soil temperature and prevent alternate freezing and thawing of soil, which can lift crowns above soil levels. Leaves, stalks, and rotting fruit are not as desirable; they should be cleaned up and placed in a compost pile. Weeds should be pulled and composted also, but clip and dispose of seed heads before you toss the plant on the pile. Typically, backyard compost piles don’t get hot enough to kill the seeds. The same goes for plant material that’s diseased – dispose of them differently from composting because the pile won’t get hot enough to kill the disease organisms. If you have curbside composting offered by your waste haulers, putting these items into the bin is fine; commercial composting heats up enough to take care of the seeds and disease. 3 tips to find a great home despite challenging market conditions

How should I clean my house for fall?

LIGHT AND BRIGHT RANCH-STYLE HOME BACKS TO OPEN SPACE

By Paul F. P. Pogue Angie's List When you think about cleaning and the change of seasons, spring tends to get the most attention. But a fall cleaning offers as many benefits as its warm-weather counterpart, and has a number of specific ways it can help quality of life this time of year. After all, during the long days of winter to come, you're likely to spend more time inside your home than during summer. Tackling cleaning projects now will leave more time for holiday preparations, and make those long winter days much more cozy and pleasant! Outdoor cleaning Complete your outdoor cleaning projects first, before it gets too cold. Wash patio furniture before storing it indoors or covering with plastic. Wipe down window ledges, and check the weather stripping and caulking when you do so. Clean debris out of your gutters to prevent ice dams and roof damage in winter. Drain and store your garden hoses. If your exterior needs it, right now is an excellent time for power washing. Make sure your garage and sheds are in good order. When you need to bring things out of storage in spring, you don't want a chaotic mess in there. Drain your lawn mower of gasoline. Clean grass and debris off the body, and remove grass clumps from the undercarriage with a wire brush. Clean or replace the air filter, depending on what kind you have. Change the oil before you store the mower; old oil can break down and damage your cylinder. If you have a gas grill, fire it up to maximum heat, then use a wire brush to scrape off stuck-on food. The heat will burn off some of it, and what's left should be brittle and easy to remove. Let it cool down completely, then take apart the grill mechanism to clean it thoroughly. (You may need grease-cutting detergent for the drip pan and tray!) Use hot, soapy water to clan the exterior. Don't overlook the underside of the hood! Disconnect and remove the propane tank, and store it in a well-ventilated area, away from Oct. 18-19, 2019

Home staging can boost selling price, shorten selling time

I

83 percent of buyers’ agents say a staged home helps the buyer visualize the residence as their future home.

n a recent survey by National Association of Realtors (NAR), home sellers report that home staging increases selling price and BY TOM shortens time KALINSKI on market. In RE/MAX of Boulder the Boulder area, which is experiencing a market shift, home staging can benefit sellers. Today’s home buyers have high expectations of how a home “shows.” Gone are the days of looking past the home’s current décor; home staging is now an expected part of the selling process, and for good reason. Home staging is a form of visual merchandising. Staging experts use furnishings to accentuate a home’s positive features and hide flaws. Perhaps most importantly, well done staging creates a mood while encouraging prospects to imagine themselves in the home. One of the “musts” in home Oct. 18-19, 2019

staging is to make the home look better in photos. Most home buyers – 95 percent according to a recent National Association of Realtors report – use the Internet in their home search. In fact, 38 percent of buyers were more willing to walk through a home they saw online, so your home needs to show really well online. Great photos that pique the buyer’s interest and gets them to see the home in person are essential to marketing your house. But is home staging really necessary, especially in the Boulder area where housing demand is still high? Statistics suggest it makes a difference. 83 percent of buyers’ agents say a staged home helps the buyer visualize the residence as their future home, according to the National Association of Realtors (NAR). Staged homes sell faster and for more money. 22 percent of sellers’ agents report a one to five percent increase in the offer price and 17 percent report a six to 10 percent increase. Twenty-eight percent say

time on market decreased slightly, while 25 percent report it greatly decreased. And with more and more homes being staged, many of the other homes your prospective buyers are viewing are likely to have been professionally staged. Realtors vary in their approach to staging. Almost 30 percent stage all homes prior to listing, while 13 percent only stage homes that are difficult to sell. A far greater number – 45 percent – did not stage homes before listing them for sale but suggested that the seller declutter or fix property faults. Agents say they most often recommend the following home improvements: • Decluttering – 95% • Entire home cleaning – 89% • Removing pets during showings – 83% • Carpet cleaning – 78% Most commonly staged are the living room, kitchen, master bedroom and dining room, reports NAR.

Today, it’s possible to virtually stage your home. Virtual staging means adding furniture and accessories in rooms using photo manipulation and photo editing. Not as expensive as actual staging, virtual staging enhances the allimportant online photos. Experts recommend showing both the before and after staged photos to convince buyers the property is worth a visit, while not setting false expectations of how the home is currently furnished. Villas at Calmante: Final homes available Low-maintenance living in Superior strikes a chord with Boulder buyers

T

he Villas captivated Joe and Jane Printz from the moment they stepped foot into Calmante. The Tuscan-inspired neighborhood, designed by awardwinning homebuilder Boulder Creek Neighborhoods, features low-maintenance ranch patio homes in the heart of Superior. “After we walked through the model homes, there wasn’t even a need for us to see more,” Jane said. “We found a villa floor plan that was perfect for us.” Chris Mason, community manager at the Villas at Calmante, notes that homebuyers are drawn to Calmante’s main-floor living and perhaps most crucially, lowmaintenance lifestyle. “People who move here aren’t necessarily downsizing, but they are ‘right sizing,’” he said. “They’re moving for main-floor living, for the convenience of being able to leave outdoor maintenance chores behind.” These key features, combined with Calmante’s oneof-a-kind location, are what has brought this community to near sell-out status. (At press time, only six homes remain.) The Printz’s story sounds familiar to Mason. “After one of us took a fall, our family was 12

starting to talk about assisted living,” recalled Joe, a retired physician. “Our current yard is surprisingly high-maintenance, and everything we needed was split between different floors.” The Printzs realized a low-maintenance home by Boulder Creek could be just what they were seeking. The community offers an unmatched lifestyle “in a place we can be very comfortable, and worry less about home maintenance,” Joe said. Main-floor living brings ease, freedom Mason concurred, saying, “The villas are ideal for the age-inplace lifestyle.” The smart layouts feature zero-step entry ways (homesite dependent), three-footwide doorways and hallways,

and spacious bathrooms. Boulder Creek Neighborhood’s meticulous design empowers independence, and main-floor living saves time and energy. Indeed, while the Printzs did not anticipate moving for “another year or two” from their remodeled custom home in south Boulder, “this came at the right time, and we loved the location and design,” Jane said. While all homes at the Villas feature a main-floor suite and laundry room, an openconcept kitchen and a finished lower level with a rec room, bedroom and bathroom, one floor plan in particular stood out to the Printzs. “The 53 was perfectly suited for the site we wanted,” Joe said. Mason concurs, “The Villa 53 is

easily our most popular floor plan; it’s elegant, well-designed, spacious, and functional. It really speaks to our homebuyers here at Calmante.” Outside, a roomy covered patio is large enough for an entertainment sized table, as well as Jane’s beloved flower pots. “We plan to use the study as my husband’s office and the extra bedroom as my office and sewing room,” said Jane, a retired attorney. The Villa 53 is so popular that Boulder Creek will soon introduce an additional exterior “elevation” for this popular home. “The updated exterior design for this home features an upgrade in outdoor living space – including a covered front courtyard and an enlarged rear covered outdoor space,” says Mason. “The new

Villa 53 will have more outdoor living space than any other plan at Calmante.” In addition, the walkout lower level is an ideal space – there when needed, but out of the way when it’s not. “There are closets and storage everywhere in this home,” Jane said with a laugh. “We won’t immediately need to unpack some of the things we’ve kept from our travels and our artwork.” The Printzs hope to move into their Calmante home in early December. Mason adds, “A special feature of this home is what we call the “Entertainer’s Kitchen.” The (optional) entertainer’s kitchen offers a walk-in pantry, a breakfast nook, and an oversized island with prep stations, bar style seating and top-rated Energy Star appliance choices including Viking, Wolf and Jenn-Air. “We love to entertain, and the Villa 53 kitchen is a great space to host friends and family,” said Jane. She added, “We have family all over the country, and it’s always nice when they come and visit. If we had downsized, we would only have one guest bedroom, and that is certainly not ideal for how we envision hosting our family.” Fortunately for the Printzs, the Villa 53 offers three to five bedrooms. The Printzs considered other

communities by Boulder Creek Neighborhoods, as they had heard from friends that Boulder Creek homes are “exceptionally well-built and low-maintenance,” Joe said, but Calmante’s location captured their hearts. Calmante “backs up to thousands of acres of Boulder County open space, and the topography of the site is such that neither side of the street looks directly at the front of another house,” explained Mason. “Each home has some nice elevation of its own.” The joy of design Since the Printzs previously oversaw the building of two custom homes and remodeled their current home, they were familiar with the design process and happily surprised with the ease of designing their Calmante Villa 53. Boulder Creek Neighborhoods, in partnership with Saddleback Design Group in Denver, offers an extensive personalization program for the homes at Calmante. Saddleback Design Manager Lesley Hodges says the goal is to partner with clients to “create a spaces that reflect the buyers’ lifestyle, and can ultimately become their sanctuary.” Hodges and her team help home buyers tap into current and classic trends with a

seemingly endless array of choices. “When you’re building a [custom] home, you start from scratch and are presented with every possible variation,” Jane said. “With Calmante, we started with a floor plan and structure, which gave us a convenient place to start. However, in terms of interior finishing – tile, flooring, countertops, faucets, door hardware, lighting – we were able to make our own decision with the guidance of the professional designers at Saddleback. We believe we are going to be very pleased aesthetically and very comfortable with our selections and upgrades.” Low-maintenance means time for travel, hobbies “Now that I don’t ski as much, we travel more, and the move to Calmante will make this more doable,” says Joe. When home, the Printzs enjoy the Colorado outdoors and are eager to explore the Boulder County Open Space just across the street – ideal for walking, jogging, and wildlife watching. Before during and after a home inspection You’ve made an offer on a home and it’s been accepted, so now what? You should start by having the home inspected. A home inspection is a limited, non-invasive examination of the condition of a home. Typically, inspections are conducted by an inspector who has the training, knowledge and certifications to perform such inspections. The inspector prepares and delivers to the client a report of their findings. The client then uses this information to make informed decisions about their pending purchase. The inspector will describe the condition of the home at the time of inspection but does

not guarantee future condition, efficiency, or life expectancy of systems or components. Before the home inspection, find the best inspector you can. Many buyers will take the recommendation of their realtor. Referrals from family members or friends can also be helpful. However, it’s always good to find a home inspector you trust, not just one your realtor trusts. Go online, research their reviews, and pick the inspector who fits your needs best. If you find a home inspector who has been a contractor in their professional life, they should be even more familiar with how things work in a home. You should be present during the inspection for a walk-through of the inspectors’ findings. If your inspector will not let you attend a walk-through of the inspection you should hire a different inspector. The inspection is not only a way to learn what may be problematic in your home, but as a guide to your home’s systems and appliances. Your home

inspector should be able to walk you through all the homes systems so you can learn how they operate and how to maintain them. Your inspector should also list any problems they see in the home and what will need to be repaired. You can then discuss with your realtor which things you want to ask the seller to repair or replace before agreeing to purchase the home. Or, you may want to negotiate on the purchase price. You should also make sure to ask questions during the inspection. The inspector has been hired by you for you, and they should be able to tell you the state of the home without a bias. Good inspectors should be able to give you a rough estimate as to how long you have left on certain parts of your home. This isn’t a guarantee, but it can help you plan for the long-term repairs. After the inspection and the walk-through of the home with the inspector you will receive a copy of the report from the inspector. Be sure to use it. Always read through the entire report and compare notes with your realtor

before doing anything. You will have several options. First, you can decide to walk away from the purchase. Most offer letters have an inspection contingency that states if you’re unhappy with the state the home is in you can leave the agreement. If you think the issues with the home aren’t enough to terminate the contract you can either ask for a reduction on price or ask for the seller to pay for the repairs. You should state your worst concerns first. A home warranty can help repair or replace worn out systems and appliances. If you get a home warranty, remember to use your home inspection alongside it. Home warranties do not typically cover the problems mentioned in your home inspection unless they have been repaired. One of the best ways to do this is through the use of great design. When it comes time to rent a property, many renters will judge a book by its cover. By focusing on texture and finishes instead of color, it allows for a dynamic spread that isn't overwhelming to the eye. The sparkling white and gold accents create a rich atmosphere that shines. Perfect for tablescapes, mantel displays and tree decor, it is a versatile look that can be used throughout the home. The true superstar in my eyes is our gorgeous tablescape. We kept the centerpiece low and the candles high. Not only do the varying heights add balance, the candelabras are a perfect dramatic touch that still allows plenty of across-the-table chit chat. The table is reminiscent of 1920s glamour with a show-stopping tablecloth, beaded and pearl accents and intricate patterns. The gold-rimmed plates and glasses bring festiveness to an otherwise straightforward setting. Top off each place setting with an ornament and label with names to act as place cards and a little treat for guests to take home. From the table to the mantel, the golden pumpkins and gourds create a beautiful and impactful display. The lack of traditional fall colors like brown, orange and yellow allow for a transitional look into the Christmas season. After the Thanksgiving feast, it's as simple as switching out the metallic autumn accents for something with some Christmas sparkle. Sit a Santa on the centerpiece, some ornaments on the mantel and bring up the trees! The sharp lines and glass ornaments used on the Christmas

tree tie in gorgeously to the table setting and create a continuous story throughout your home. While it's definitely nontraditional to have a tree up during Thanksgiving, it ties so beautifully in with the table and mantel you will be tempted to get it up early!
