Roofing repairs and replacements can be daunting, especially after a hailstorm wreaks havoc on your home But fear not! In this article, we’ll demystify the insurance process, explain key terms, and guide you through the steps to file a successful claim
A huge determining factor on if your insurance will cover your whole brand new roof (minus your deductible) lie in the policy itself When you got your homeowner’s insurance policy, you probably shopped around for a lower premium. It is possible that you didn’t know or weren’t told what the differences are between an RCV and an ACV policy. There is a huge difference in insurance policies, some (most) are RCV and some are ACV, so what are those differences?
RCV (Replacement Cost Value): With an RCV policy, you’re in luck! After your deductible, your insurance company foots the bill for the full cost of repairing or replacing your roof. Depreciation
doesn’t hold you back
ACV (Actual Cash Value): ACV, on the other hand, considers depreciation. If your roof is 15 years old (with an expected lifespan of 20 years), they’ll pay you for the remaining 5 years of its value. Not the full replacement cost, mind you So in addition your deductible, 75% of the cost of the roof (in this example, 25% was covered by insurance because of the age of the roof) would be also owed out of pocket by you, which can be a substantial amount.
A good roofer can assist you in the claims and adjustment process They can help you from the beginning by calling it in with you, to the adjuster appointment (being there to help the adjuster understand all of the damage), explaining the insurance estimate to you and helping you understand your coverage and by sending in any supplements needed for the insurance company to pay any code upgrade (your new roof has to be build to the new code and your insurance has to cover that, if you have code upgrade on your policy, which most people do have) to building your roof and then submitting all paperwork your insurance needs to close out the claim and send the rest of the insurance money to you
The Claims Process in 4 Steps
Step 1: Roof Inspection: Call your trusted roofer for a free inspection. They’ll assess the damage and determine if it’s claim-worthy
Step 2: Call Your Insurer: Work with your roofer to initiate the claim They’ll help set up an adjuster appointment.
Step 3: Adjuster Meeting: Your roofer accompanies the adjuster during the inspection They’ll ensure all hailstorm damage is documented, not just roof-related issues
Step 4: Receive Estimate from Adjuster: After your adjuster appointment, your adjuster will send you their estimate of damage that they are covering Give a copy to your roofer and then set up a time to go over it line by line with your roofer You are no longer required to obtain estimates from contractors, the insurance company wants to oversee the costs So, if you think you are going to get estimates from roofers and try to pay them less than the insurance company is paying you, think again, because that could be considered insurance fraud A homeowner cannot financially benefit from their insurance claim A reputable roofer will not give you an estimate nor can or will they waive your deductible The roofer
will work off the insurance company’s estimate and work with the insurance company if their estimate is too low to be able to obtain a roof for the insured or to get approval for code upgrade items With regard to waiving your deductible, it is against the law to waive the deductible for a roof replacement. If a roofer offers to waive it, they can lose their license, so a reputable roofer will not do that
Because the claim window is closing on the hailstorm in Canon City on June 12, 2023, you should call your trusted roofer ASAP to determine if you have enough damage to file a claim. If you don’t file a claim and you have damage, you risk the chance of your insurance company dropping you (nonrenewal) because they don’t want to insure a home that has damage. If you don’t file a claim because you think your premium will go up, think again On catastrophic claims, like a roof claim from a hailstorm, the premiums go up based on the location of the storm, so your premium will likely go up anyway, even if you don’t file it
Finally, if you have damage and you have not filed a claim, be aware that some insurance adjusters have been given lists of customers who have not filed claims within the storm area, and the adjusters have been driving by these homes and noting whether or not they have damage. It is possible that after the claim window is closed, those homeowners will be sent letters of non-renewal, because the insurance company doesn’t want to insure a home with a roof that needs to be replaced, and if you want to get new insurance, you’ll have to go out of pocket for a roof at that point
So call your local trusted roofer and set up an inspection of your roof, or if you already have your insurance adjuster estimate, have the roofer go through it with you and let you know the total amount that your insurance will cover Don’t be dismayed by the small check that they gave you for the roof, that is probably not the final amount, because they may be holding back most of the money until the roof is completed But, definitely call a roofer soon, before you lose out on getting your roof covered by your insurance.

(BPT) - At first glance, the value of some home improvements can be hard to see - particularly when the improvements are in the attic. While a gleaming kitchen backsplash, an expansive patio deck or luxury spa bath are all pleasing to the eye, the value of other home improvements may best be appreciated through improved indoor comfort. Installed in the attic area, insulation and ductwork are two examples of often overlooked upgrades that can impact comfort as well as energy savings. Case in point: EPA estimates that homeowners can save up to 15% on heating and cooling costs (or an average of 11% on total energy costs) by air sealing their homes and adding insulation in attics, floors over crawl spaces, and accessible basement rim joists.1
Installing adequate levels of attic insulation and repairing or replacing attic ductwork can help address the root cause of problems such as increased dust, hot/cold rooms or high energy bills. But as the attic area is infrequently accessed, how do you know if a problem exists? Let’s start with insulation. Simply confirming its presence in the attic is not enough. Following are some signs that your home’s attic may need additional insulation:
• Hot or cold ceilings, walls or rooms
• Uneven temperatures in a home that cause HVAC systems to run more frequently
• High heating or cooling bills compared to similarly sized homes in the area
A sufficient amount of attic insulation, typically measured in inches, is necessary to help protect against warm air moving into colder parts of the building envelope. A qualified HVAC technician should be able to evaluate your attic and help you understand how much energy you could conserve by insulating to a specified thickness. For example, contractors designated as AirCare® Professionals are trained by Owens Corning and equipped with tools to assess insulation levels and explain how your home’s attic insulation compares to recommended standards Leaks and poor connections in attic ductwork can also lead to problems in other parts of the home. According to ENERGY STAR about 20% of the air that moves through the duct system is lost due to leaks, holes and poorly connected ducts.2 ENERGY STAR also notes that tightly sealed and wellinsulated ducts found in qualified homes can reduce annual utility bills
by $120 or more.2 Following are some indicators of a problem with a home’s attic ductwork:

• Rooms that are too hot or too cold
• Rooms that have a musty odor
• Heating or cooling equipment that cycles on/off more frequently as the system works harder to heat/cool spaces due to lost air
• Increased levels of dust
