Vaccines

Vaccines have allowed us to get mostly back to a normal life in 2023. We are back to doing all the activities we love. Looking at homes to buy or rent has returned to a normal process. Vaccines, masks and hand sanitizer helped us to continue to show homes to prospective buyers, allowing Realtors® to continue to meet the housing needs of our clients. All these precautions have helped slow the spread of colds and the flu, too!

During my 40-plus-year career selling homes in the Boulder area, we have certainly experienced upand-down cycles in our market. Nevertheless, our peaks have always exceeded our valleys, creating a strong growth in home values over the past four decades. Throughout the pandemic, the real estate market was resilient in Colorado and across the country. There will continue to be a shortage of the inventory of homes as builders are still trying to catch up. There haven’t been enough new homes built to meet population growth since the start of the recession in 2007. The only downside is that it has made it difficult for first-time homebuyers to enter the market. Low interest rates

Vacant land scams: FBI warns of the latest target recommends ensuring it is a “vetted, independent and approved remote online notary.” Before transferring any funds in a transaction, it’s crucial to ask the seller to provide a copy of a voided check with a disbursement authorization form. In summary, NAR writes that vacant land scams involve: • Vacant Land that is being sold by non-owners, with fraudsters targeting land that is free and clear. • Fraudster typically requires a cash transaction and quick closings. Vacant land scammers are plotting to trick potential buyers, property owners and real estate professionals.

Losses stemming from real estate and rental scams reached more than $396 million last year, up from TOM $350 million KALINSKI in 2021 — a 65% increase over 2020, according to the Federal Bureau of Investigation’s Boston division Now, the FBI’s Internet Crime Complaint Center is warning about the latest target — vacant land. These “vacant land” scammers are plotting to trick potential buyers, property owners and real estate professionals, according to Charlie Lee, senior counsel and director of legal affairs at the National Association of Realtors® (NAR). How does the vacant land scam work? Scammers identify vacant parcels of land and properties with no mortgage or tax lien, says Lee in NAR’s “Window to the Law” video. The fraudulent “seller” typically lists the property online as for sale – usually as a “For

Sale by Owner” (FSBO) listing. To maximize their success, the scammer looks for a buyer who wants to a swift closing, only communicates by text or email, and requires a mail-out closing, reports the Land Title Association of Colorado. To execute the scam, the fraudulent seller signs the deed and has it notarized – either using a fraudulent notary or presenting false identification to a legitimate notary. Alternatively, the scammer may contact a real estate agent, posing as the landowner and asking the agent to list the property. From the unsuspecting agent’s perspective, it may initially look like a good deal. “The seller is willing to sell below market value, the property generates great interest, and they’ll quickly accept an offer – with a preference for a cash sale,” Lee says. The scams often remain undetected until after the money has been wired to the scammer in the fraudulent sale, leaving buyers defrauded “out of great sums of money and left property owners and brokers and agents having to sort out the mess,” Lee says. Lee says the following are red

To guard against falling victim to these scams, Lee advises real estate professionals to conduct due diligence by verifying that any person claiming to be the seller is the actual property owner, requesting multiple forms of identification and proof of ownership, and insisting on a face-to-face meeting. Additionally, he recommends that real estate professionals allow the title company to select the notary and be cautious about any seller who arranges for a notary at closing on their own. If the title company can’t choose the notary, Lee

North Pole perfect choice for living Christmas tree The North Pole is waiting for you! I’m not talking about a geographic location or small village where Jolly Saint Nick and his crew are making NORMAN toys, but a WINTER tree or shrub that will put you in the holiday spirit for this season and years to come. North Pole is a selection of arborvitae, Thuja occidentalis, that will have you singing “Rockin’ Around the Christmas Tree.” I’ve seen displays of them at a local garden center recently and they even had red ribbons as if shouting to shoppers: “Here is your living Christmas tree!” But STOP THE PRESSES: This beautiful North Pole arborvitae is not just for Christmas. It can become your front porch focal point come spring, the pinnacle of your patio garden in the summer and of course, your living Christmas Tree next year too. The Garden Guy got two North Pole arborvitae in 2021 and since has fallen madly in love with them. You may also find other conifers to suit your Christmas needs. The Garden Guy is a closet conifer junkie. That being confessed, another one of my favorite living Christmas trees that I have going is Soft Serve Gold false cypress. The false cypress is known botanically as Chamaecyparis pisifera. It is recommended for zones 4-8, and as the name suggests, it has foliage that is bright and golden throughout the year. So, for Christmas it was adorned with lights and ornaments and in May showing out as the thriller plant with Superbells Tangerine Punch and Black Currant Punch calibrachoas and a lime green Dolce heuchera. The front porch area is obviously the place where my Christmas display is set up. It is hard to believe this area so close to the front door is frequently visited by deer, foxes and other creatures that I do not know. It is not uncommon to find several Christmas ornaments from the trees glistening brightly 30 feet away

down the slope. So, The Garden Guy is relegated to using decorations that will not break once they hit the concrete surface. I planted my living Christmas trees in the self-watering ceramic AquaPots. I have a combination of tall red and shorter white selections to add to the holiday color scheme and to partner with lighted candy canes. I added a couple of strings of white lights to make it festive. The self-watering AquaPots really come in handy as December watering chores are mostly eliminated. This spring will come decision time as the six conifers I have in

AquaPots will be starting year four, and I expect are root bound. I’ll pull a couple to check the root system and see if they need to head to spots in the landscape. I am already planning for Christmas of 2024 and this will play into my decision making. I have two small new shrubs called Berry Box Pyracomeles growing on the patio in white AquaPots. They have hundreds of red berries now but aren’t quite large enough this year. Berry Box is an exciting new plant. Botanically speaking, Pyracomeles is a hybrid of the Pyracantha and Osteomeles and has

no thorns. So next year if everything goes accordingly, the white AquaPots with berry laden Pyracomeles bushes will be in front of tall red AquaPots with North Pole arborvitae. Sounds pretty and festive too! Consider the North Pole arborvitae for a living Christmas tree this year. Your children or grandchildren will get a kick out of the name and have fun helping decorate it too.
