One of the largest challenges that I have found for homeowners who want to rightsize (upgrading, downsizing or making a GABE strategic move BODNER in real estate), is coming up with the down payment for the new home. As we have seen a significant amount of appreciation over the years, many homeowners have hundreds of thousands of dollars of equity in their home which they plan to use as a down payment. But, how do you access your equity? The traditional way to do this when you are rightsizing, would be to sell your current home first, then purchase your replacement home next. However, this requires either moving two times or doing what is called a rent back after you sell your current home and hope that you find your new home prior to the rent back period ending. As we age, and accumulate more “stuff”, moving two times becomes extremely inconvenient and financially burdensome. This is where the bridge loan becomes a wonderful financial
solution. Bridge loans are a financial tool designed to bridge the gap between the purchase of a new property and the sale of your existing one. Whether you’re upgrading, downsizing, or making a strategic move in the real estate market, bridge loans can offer flexibility and convenience to ensure a seamless transition. A bridge loan allows you to buy a new home, move into the new home, and then sell your old home after your new purchase. You can move directly into the new home without having to move into a temporary home or try to negotiate for a rent back from the new buyers. Generally speaking, a bridge loan will allow you to borrow up to 75% (depending on the lender’s terms and guidelines) of the combined home values between the current home and the new home that is being purchased. Therefore, if you have a significant amount of equity in your current home, a bridge loan can be a great option to purchase a new home once again without having to sell your current home first. Once you move into the newly purchased home, you would sell your previous home and take the proceeds from the sale to pay down or pay off the bridge loan. Most bridge loans do require monthly mortgage payments, some
lenders allow these payments to be interest only to help reduce payments until the loan is paid off. After you sell your prior home, if your proceeds are not enough to fully pay off the bridge loan, you can then refinance the balance into a reverse mortgage or a traditional mortgage. Historically, lenders and banks did not typically offer bridge loans and they were only available through private lenders. However, some local banks and local lenders (like my company) now offer bridge loans which helps many homeowners solve this problem of rightsizing to a new home. Statistically speaking 88% of older homeowners would prefer to age in place. However, only around 3.8% of homes are set up and appropriate to age in place safely and comfortably. Therefore, a bridge loan can be a great tool for homeowners to move from their current home to their forever home. Veterans at home with Knock Knock Angels November serves as an important time for remembering our Veterans of the Armed Forces and thanking them for their DUANE tremendous DUGGAN service to our country. Many of those veterans – along with many others – for a huge variety of reasons are facing homelessness. As winter approaches, it is an especially critical time for them to be housed. Knock Knock Angels, a nonprofit, was started in California in 2016 by Vicki Lobo and has moved into Washington and Colorado. In Colorado, Scott Matthias and Barrett Miller have taken the reins of the Colorado chapter, which started operations in 2021. Their mission is to empower newly housed individuals with a hopeful beginning through the provisions of home furnishings. Since the establishment of the Colorado

chapter, over 30 individuals and families have benefited from what the organization calls “a makeover” – setting up recipients with comfortable home furnishings. Scott Matthias, a Realtor® at Madison and Company Properties, works tirelessly towards the success

of this organization. Scott says, “It is a lot of hard work,” but he was rewarded when one of the veterans served said, “I was hoping to get a couch and a bed, but Knock Knock Angels transformed my empty apartment into a completely furnished home!”
Knock Knock Angels serves newly housed individuals and families who have recently overcome homelessness with a “makeover,” which not only includes furniture based on their greatest needs, but also essential living supplies to transform their house into a true home. Their main focus has been helping veterans, single moms and seniors. An entity called HUDVASH (Veterans Affairs Supportive Housing) identifies those who are in need and passes their names along to Knock Knock Angels. Knock Knock Angels is 100% supported by donations and since it is served by volunteers, 100% of the money raised goes to the cause. The Colorado chapter has a goal of helping 24 recipients in 2024. Proper insulation helps retain the heated air that furnaces work so hard to produce. The warmth of insulation is rated in “R-values.” Higher R-values provide more insulation and, in turn, help prevent more heat loss and add to the personal comfort level of residents and prospective buyers. Plus, you can specify the insulation values as an attractive selling feature. The recommended R-value for an uninsulated attic in Colorado is R-60, according to energy.gov.

Design should not only be beautiful but durable as well. While in some instances, a higher price tag may mean higher quality, this isn’t always the case. Good design doesn’t always have to be expensive. In the case of pets and children, there is an inherent “wear and tear” factor, that should be considered.
Even so, of course, we want to have all members of the family be able to feel joy and relaxation in a welldesigned space! This is where a thoughtful selection of pet and child friendly materials and finishes comes into play. General rules of thumb
Some general design rules for pet

Tech-savvy Equity Colorado agents personalize home sales while lowering costs By Sarah Huber At Home Colorado
T
he world of real estate has been so utterly transformed by technology that those who thrive in the field today are those who most effectively employ the many interfaces of tech, both for the good of their clients and for the success of their business. “The more willing an agent is to adapt technology to the needs and style of the customer, the more successful they will be,” said Nancy Umbreit, broker and owner of Equity Colorado-Front Range.
Success with technology in real estate often starts with a learning curve – something Umbreit provides to her agents’ advantage. At Equity Colorado, learning opportunities are woven into the business model and are generally available at no charge. Equity brokers have access to frequent classes on every aspect of working in real estate, and Umbreit’s weekly newsletter provides additional educational support and tech guidance. New agents are mentored one-on-one for a year by Umbreit, who draws on her 30-plus years in the field along with her early utilization of technology to help realtors build a
strong business platform from day one. In classes, open to all Equity agents, brokers not only learn the ins and outs of the latest technological opportunities in real estate – from creating a presence on social media to virtual staging to using the best apps to search and show homes – but they also network with like-minded professionals, review contract scenarios and learn how to price a property based on informational technology available to appraisers. As a bonus, many Equity classes count toward ongoing education requirements for licensure.
How tech has changed client needs Umbreit noted, “Buyers come to us much better prepared than in the past.” When she first entered real estate, much of her job was talking to clients about what they prioritized in a home and “sometimes even what city they wanted to land in,” she said. Now, she continued, “They’ve looked at all the websites, seen every room in a house. We ask our agents, ‘How are you going to meet the changing needs of clients?’” Umbreit begins that answer by connecting Equity agents with the tools to create “that important virtual presence,” she said, starting

with virtual staging. “A house with empty rooms is less likely to sell, online and in-person,” she explained. Equity Colorado agents learn to use virtual staging to give buyers an online peek into a home’s floor plan and furniture layout. “Realtors with extra staging find they get a better response from buyers when they can envision how they would live in a home, thanks to virtual staging,” she added. An online presence often includes social media. “This doesn’t have to be intimidating,” Umbreit said. Again, resources and classes from Equity can get agents off on the right foot, whether they’re establishing themselves on LinkedIn or digging into MLS sites. “Some of our agents have set up blogs, posted on Facebook and Instagram and have been able to reach people they might not have gotten before,” Umbreit said. “We present it all in our classes, and people can decide what works for them.”

you’d go to the office, do your work, then go out and show homes,” she said. “Now you’re working from home, working on the go, pulling up things on apps on the fly.” The Equity office space and conference rooms offer brokers the option to pop in when desired without racking up leasing fees. “You can work for an hour or the day, bring in a client or video chat,” Umbreit said. Equity Colorado agents pay a monthly membership fee of $59, a fraction of the usual rate in the field, and in return, most educational support is free, office space is included and mentorship and tech opportunities are always on tap. As for home transactions, Equity receives a flat fee of $699 per sale, significantly less than the 30 to 40 percent split often required by competing brokerages. Why you shouldn’t rake your leaves this autumn (continued) in leaf layers – some as eggs, some as pupae and some as adults. “If you rake up and throw away all of your leaves this fall, you’ll be getting rid of these beautiful and beneficial insects, many of which are pollinators,” Mizejewski wrote. These insects are also a food source for birds feeding their young in the spring. Beyond helping those creatures, you can help the environment and yourself by not bagging up the leaves
and sending them to a landfill. Yard wastes, including leaves and grass clippings, account for nearly a fifth (more than 31 million tons) of all garbage generated in the United States each year, making it the second largest component of the municipal solid waste stream, according to the Environmental Protection Agency. Because leaves and grass are relatively clean and biodegradable, EPA states, there is no reason for
them to be in a landfill. Instead, replace your mulch with leaves. Using leaves will “help to enrich your soil, lock in moisture and protect your plants,” according to hortmag.com. It’s important to shred the leaves, however. You can do this with a mulching mower, shredder or leaf blower on the vacuum setting. Experts say a thin layer of unshredded leaves is fine, but if it gets too thick it will prevent air and water from reaching the soil.
Yard refuse, such as leaves, grass clippings, straw, and nonwoody plant trimmings can be decomposed, the University of Georgia Extension states on it website. The dominant organic waste in most backyard compost piles, it says, is leaves. Leaving the leaves will save wildlife, the environment and, possibly, your back, which are three good reasons to limit your raking this autumn.
