Colorado ranked 4th best state for Millennials in 2023 Millennials, heads up: as you continue to face the challenges of adult years, some locations to live in are more suited to you than others TOM and Colorado KALINSKI sits high on the list. After considering seven metrics, the analysis found that Colorado is the fourth-best state in the nation for millennials, according to the second edition of the Best and Worst States for Millennials, produced by Scholaroo, a college scholarship resource. Minnesota, Utah, and Massachusetts are the top three states for millennials — people born between 1981 and 1986 — for the second time in a row. The states were ranked using 52 metrics that affect their residents’ economic health and overall well-being. The metrics included cost of living, homeownership rate, unemployment rate, average income, retirement age and average FICO score. Scholaroo looked at each state across the following categories: • Affordability • Political and social environment • Employment • Quality of life • Health • Personal finance • Safety The analysis showed that Colorado has the highest share of millennials among the top 25 states, followed by Alaska, Washington, California and Texas. This gives Colorado the highest percentage of adults between the ages of 25 and 40. Known as the Rocky Mountain state — home to the highest number of mountains over 14,000 feet in the U.S. — Colorado is ranked first for quality of life, followed by Rhode Island, Oregon and Washington.

Colorado also ranked as the No. 3 best state for employment, doing well on several key metrics, including 10th for average income, 8th for job growth, 4th for labor force participation, 7th for rate of new entrepreneurs and 19th for the unemployment rate, reports Scholaroo. Millennials were the largest generation group in the U.S. in 2022, with an estimated population of 72.24 million, according to Statista Research Department. “Millennials recently surpassed Baby Boomers as the biggest group, and they will continue to be a major part of the population for many years,” reported Statista in August 2023. They are poised to take on leadership roles in the workforce and make significant economic contributions. In the last decade, millennials shifted from being majority renters to majority homeowners, with 52% now owning a home, according to RentCafe’s statistical analysis from the Integrated Public Use Microdata Series, IPUM USA. The largest generation gained 10.8 million homeowners over that period, tipping the balance to favor homeownership, making millennials an owner-majority generation with a share of 51.5%. Iowa, Minnesota and Maine have the highest millennial homeownership rates. Colorado

ranked 28th for homeownership rate and 33rd for affordability. Even with the shift, millennials are still the dominant renter generation, with 17.2 million renter households. Veterans Day! Celebrating VA home buying benefits if there is a remaining entitlement and the Veteran can qualify for both loans. VA loans are for primary residence only, and when obtaining a 2nd VA loan, it must be purchased at a primary residence.

First, thank you to all veterans who have served our country. Veterans are often not thanked enough for their tremendous DUANE service. One DUGGAN of the ways that they do get thanked, however, is with the opportunity to buy a home using their VA eligibility. I spoke with Jodi Showman at CMG Home Loans for a summary of the home loan benefits available to veterans. Who is eligible to qualify for a VA loan?

A veteran applies for a Certificate of Eligibility. The veteran can be eligible if they meet any one of the following criteria: 1. Served 90 days of active service during wartime 2. Served 181 days of active service during peacetime 3. Served 6 years in the National Guard or Reserves 4. If you are a spouse of a service member who has died in the line of duty. 5. If you are the spouse of a service member who has died as a result of a servicerelated disability How does the VA provide these loans?

The U.S. Department of Veterans Affairs does not make loans. It guarantees loans made by lenders. VA determines your eligibility, and if you are qualified, VA will issue you a certificate of eligibility to be used in applying for a VA loan. VA-guaranteed loans are obtained by applying to private lending institutions such as CMG Home Loans. What is the primary benefit of a VA Home loan?

No or low-down payment is typically touted as the primary benefit of getting a VA loan. Low down payments are available through other programs, such as 3.5% down with FHA, but VA allows No down payment.

How are interest rates determined on a VA loan?

The VA does not set interest rates. The rate is market-driven and can vary with the market and between lenders. Are VA loans assumable when a veteran goes to sell?

Are VA qualifying standards more lenient?

The VA uses a measure called “residual Income” to qualify a veteran. They check to see if you have enough to live on after making your house payment. How do I apply for a VA loan?

It’s like any other loan with a couple of additions. Those additions are the DD-214 (statement of service) for discharged service members or a statement of service letter signed by the commanding officer for active military members. Is there mortgage insurance like on low down payment conventional loans?

VA has a funding fee of 2.15% of the loan amount for no down payment loans, 1.50% if the down payment is 5% or more, and 1.25% if the down payment is at least 10% for regular military service. For the National Guard and Reservist service, the funding fee is 2.4% at no down payment, 1.75% at 5% down, and 1.50% at 10% down payment. The funding fee can be added to the loan. Check with a VA lender for the exact funding fee for your situation. Besides the VA Funding Fee, what other closing costs are there?

Again, the VA Funding Fee can be financed into the loan. Lenders can charge a loan origination fee of 1% that covers some closing costs based on a list provided by

the VA. The veteran can pay for some closing costs, such as appraisal (CRV), credit report, title insurance, recording fees, and surveys. In some market conditions, a veteran might be able to ask the seller to pay for closing costs or concessions up to 4%. Rate buydown points can be paid by the seller in addition to the 4% concession allowed. A not commonly known use for seller concessions is they can be applied toward paying off buyer debt to qualify for the loan. Does VA do an appraisal on the home?

The VA has an appraisal done and, from that, issues what the VA calls the Certificate of Reasonable Value (CRV). That sets the ceiling on the size of the loan on the home. The CRV is good for six months on existing homes and up to one year for new construction homes. The CRV does not guarantee the condition of the home. Is there a loan limit?

If the VA borrower has full entitlement, there is no VA loan limit. However, lenders may limit higher Loan amounts in the $1M+ loan range. Other lenders honor the newer no-limit guideline. Can a veteran have more than one VA loan?

The dollar amount of a VA loan is based on entitlement. It is possible to have multiple VA loans at once

VA loans are qualifying assumable. In other words, they are assumable if the new home buyer qualifies for the payment. The assuming party does not need to be a veteran. However, a veteran seller will not have entitlement restored unless the loan is assumed by a qualified veteran. Can a veteran buy a 4 unit with a VA loan?

Yes, a veteran can buy a 2, 3, or 4-unit property if the veteran lives in one of the units. A veteran can even combine with other entitled veterans to increase their purchasing power if they all occupy one of the units as their primary residence. Can I buy an investment property using a VA loan?

The veteran needs to owner-occupy the property, so to buy a singlefamily home and rent it, the answer is no. However, as mentioned above, a veteran can buy up to a 4-unit apartment building, live in 1 unit, and rent the others. Where do I get a VA Loan?

Remember, VA itself does not make the loans. The loans go through private lenders approved by the VA. The most common evidence of a moisture problem in your basement is the appearance or odor of mold. Sometimes mold is hidden and the only evidence of it is the odor: an earthy or musty smell. Mold may be black, white, red, orange, yellow, blue and even violet. Check the point where the floors and walls intersect. Water damage will be evidenced by marks on the drywall or floor.

The cause of this type of leak could be a faulty water heater, an overflowing washing machine or even water seeping in through cracks in the walls. Look for evidence of scaling. When moisture gets inside of concrete, stone and stucco it causes salt deposits. These, in turn, will cause the surface of these materials to flake or peel. Salt deposits can also be

Identifying the source of the leak is the first step to resolving the problem. Check to see if there are any holes around pipes where they leave the wall. Is the yard graded away from the house? If it slopes toward the house the water will go into the basement. Getting surface water under control can be an inexpensive but important repair. Take a look at your gutters the next time it rains, or run some water through them. If they are flooding, they probably need to be cleaned, or the downspouts may not be wide enough. Downspouts should extend at least 5 feet away from the house.

Repairs

Depending upon the source of the leak in your basement, there are methods and products to repair them. Cracks can be filled with various epoxy products. Installing flashing, dehumidifiers, and extra downspouts may solve the problem. Sometimes, installing a sump pump, although not a small or inexpensive project, may be the only option left to stop the water damage to your basement. Dampness in the basement can be devastating if not attended to. Aside from the environment it creates for mold and mildew, the very structure and integrity of the home can be at stake. Are your fears legitimate or are they actually FEAR? Have you noticed that as we get older, our fears increase, especially regarding our finances? I believe that there are several reasons for GABE this occurring. BODNER While some reasons are grounded, there are other reasons why you might have a fear for no real reason. You might recall Zig Ziglar’s acronym for FEAR as False Evidence Appearing Real. Therefore, when we have a fear, we must determine if this is a legitimate fear or if it is FEAR that we must ignore and let go of. So what fears are legitimate fears vs FEAR (False Evidence Appearing Real): 1. 2. 3.

Fear of embarrassment or rejection Fear of making a mistake Fear of getting hurt/ injured

I am sure that you can name many other fears, but you need to ask yourself if they are legitimate fears. So, how does one overcome their fear of anything? Practice. Experience. Education. Or sometimes it is just doing the thing you are afraid of and realizing in the end there was no real reason to be afraid. So, why is it that we tend to become more afraid as we age if we have more practice, experience, and education? I have a few theories on why our fear increases as we age. 1.

go wrong, and when we age, we worry about these issues occurring to us or our loved ones. The news and media highlight all the problems that exist in the world today. So, we are reminded of everything that could possibly go wrong every time we read or watch the news. I believe life is a reflection of our inner thoughts. If we worry and believe the worst is going to happen, well that is likely what will happen.

How does this relate to retiring and managing your finances? I believe that education is the key to overcoming many FEARS that we have, especially when it comes to financial decisions. One of the largest fears that older Americans have today is running out of money before they die. So, how do we overcome this fear? Education and math. Math does not lie. Get advice from an expert who can help you do the math on

your cash flow. Generally speaking, the math will speak for itself; how much money do you have coming in (income) and how much money do you have going out (expenses)? If your expenses are greater than your income, how do you either increase your income or reduce your expenses? Do you have other money saved in case of an unplanned event? Do not simply bury your head in the sand and ignore the math, that will absolutely create a legitimate fear. Get educated sooner rather than later and review your cash flow, I assure you that if your expenses are greater than your income, this will not improve over time. Deciphering fact from fiction about plant care can be a challenge for even the most seasoned gardener. Misinformation about natural remedies or cures for plant diseases can spread like wildfire making it difficult to decide on a treatment method for your sick plants. One common myth is applying cinnamon to the surface of the soil to cure a plant with root rot. It’s easy to see how a myth like this could start; cinnamon has inherent antifungal properties. Many studies have proven that when cinnamon oil or powder is applied directly to a fungus in a sterile environment it stops the growth of the fungus. Many essential oils like clove, oregano, or mint also stop the growth of fungi in a sterile environment where they are applied directly to a fungus. Cinnamon powder has also been shown to treat post-harvest diseases like Botrytis cinera, which is a common mold that you’ve probably seen growing on those strawberries or leftovers you forgot about in your fridge. The key to cinnamon’s antifungal property is that it must directly contact the body of a fungus. That means that you must apply the cinnamon directly to the white fuzzy body of a fungi for it to work. With root rot, the body of the fungus is on the roots underneath the soil so dusting cinnamon on the surface of the soil is going to have no effect. Cinnamon often can have the opposite of the intended effect and damage delicate root systems of plants like orchids. Many essential oils can damage sensitive tissues in humans, too, so always be sure to use products

only for the purpose they’re intended and follow all label directions. Treating root rot should instead focus on the causes of the disease. Most of the time root rot is caused by over-watering. When creating a watering plan remember to let plants dry out a little in between waterings. Many plants like to dry out and allow their roots to breathe. When they are kept constantly wet the roots are not exposed to air and can’t perform cellular respiration. The roots become weakened and begin to die as root

rot begins. Remember if you have a potted plant to make sure its pot has a drainage hole and adequate drainage. It’s true that cinnamon can be a useful treatment in some cases. Scientific studies have shown that cinnamon is an effective treatment for post-harvest diseases like the ones you might find in your fridge and
