So you haven’t been sticking to your resolutions. Here’s how to reset and crush the rest of the year

Nearly 9 in 10 Americans (86%) had at least one financial goal going into 2024, according to a recent Bankrate survey. But having a goal and being able to take steps to achieve it are two different things. If you’re one of the millions of people who set New Year’s resolutions every year, especially financial ones, you’re likely familiar with this hamster wheel. You have high hopes in December of making positive changes to your life as soon as the clock strikes midnight, but by the end of January, things have gone awry.

If that sounds familiar, don’t worry — here’s how to make a strong comeback.

Set SMART goals

Maybe you’ve heard about this goalsetting technique, but it’s always a good time for a refresher. SMART goals can ease the process of creating a successful 2024 roadmap.

What is a SMART goal? Rather than having something vague like “save more money” or “read more,” a SMART goal helps you create a path to success.

SMART goals

• Specific: What are you saving money for — an emergency fund? A vacation? A down payment? All of the above? Be specific about why you want to achieve your goal.

• Measurable: How much do you want to save? A total amount, like $10,000? Or maybe a fixed amount per month, like $100? Put real numbers on your goal so you know where to aim.

•Achievable: Thinking about your life, are you actually able to achieve this goal? We all want to save as much as possible, but we need to set goals within our limits. Otherwise, we’re just setting ourselves up for failure. Does your savings goal fit within your budget?

•Relevant: How important is your savings goal? Will it improve your life in a way you’ve previously found lacking? Does it fit in with your longterm picture, or are you simply doing it because you think you should?

• Timebound: Give yourself a deadline. When do you want to reach your savings goal? Without a deadline, it’s too easy to weasel out of it. A deadline helps you make a commitment.

Here’s what a SMART resolution to save more money might look like: Save $100 per month so that by this time next year, you’ll have $1,200 set aside for emergencies to protect your family. To fortify your plan, you can even set up automatic savings transfers with your bank each month.

Give yourself permission to fail (at least temporarily) It’s all too easy to focus on your failures and toss the whole thing out the window the first full week you don’t follow through with your goal. Instead, try something different: Give yourself permission to fail, at least for a bit. Expect that you will. Embrace it as part of the process.

And then, give yourself permission to get started again. No matter how many times it takes, give yourself grace so that it’s easier to start again rather than being a source of shame and avoidance. Celebrate getting back on the wagon (again… and again… and again, if necessary) just as much as you celebrated your goal at the start of the new year.

Over time, you’ll probably find that each time you restart, you’ll be able to go just a little bit longer each time — until eventually, you’re able to keep up your new habit for good. After all, a 2016 study from the Ontario Tobacco Research Unit showed that it actually takes most

smokers 30 or more attempts to quit before finally becoming successful. If you stop trying to pursue your goal after a small failure, you may never get there.

Assess what isn’t working

When we create goals, we set them with the best information we have at the time. But sometimes, we don’t have the full picture.

Maybe you want to get healthier, but an undiagnosed medical condition is preventing that. Other times, we might be a bit too ambitious. It’s hard to figure out a good amount to save if you haven’t set up a budget. Or — more commonly — things change, and what used to be attainable no longer is. Maybe you wanted to take a luxurious vacation, but inflation’s hit your wallet so hard that you’re no longer able to save toward this goal.

In any case, if you find that you’re coming up short in reaching your goals consistently, it’s a good idea to step back and try to diagnose why.

Do you find it hard to stick to your budget because you don’t want to log in and update it? If so, what’s behind that fear — are you afraid you won’t have enough money, or that you’re never able to reconcile your balances with your budget? Maybe it’s not fear at all and you just find the updates tedious. In that case, something like a budgeting app that updates automatically might help you better manage your goals.

The disadvantages of buying fixer-uppers are obvious: they take time and money to make them livable.

The advantages, while not as obvious, may just outweigh the disadvantages for certain buyers or in certain types of markets.

With a fixer you may just be able to create the home of your dreams instead of settling for a floor plan or flow that doesn’t really work for you.

Plus, if you play your cards right, you can get an amazing loan that will wrap the cost of the rehab work into the mortgage. You’ll get more house for the money and it will be customized to your tastes and lifestyle.

Loans for fixers

One of the easiest ways to pay for the rehab of a fixer is with FHA’s 203(k)

program. This loan is provided by the U.S. Department of Housing and Urban Development (HUD).

It’s basically an FHA-backed loan that allows for both the cost of the home plus the amount needed to rehab it – all rolled into one monthly payment.

One of the biggest advantages to the FHA 203(k) program is that you won’t be required to make your first mortgage payment until you are actually living in the home.

Property qualifications

For a dwelling to qualify for the 203(k) program it must:

• Be at least one-year old.

• Retain the existing foundation if it’s to be demolished.

• Have all work confined to the home’s interior if it’s a condo.

• Be valued within FHA’s mortgage limit. FHA values the property either by its value before the rehab plus the cost of the rehab, or at “110 percent of the appraised value of the property after

rehabilitation, whichever is less,” according to the FHA.

Borrower qualifications

The qualifications for the 203(k) loan program for the borrower are identical to those of the standard FHA-backed loan. The borrower must:

• Be able to prove consistent employment, preferably with the same employer or the same line of work, for at least the past two years.

• Have a social security number and be a lawful resident of the United States.

• Intend to live in the home.

• Prove to the lender that your mortgage payments won’t exceed 30 percent of gross income.

• Have monthly debts that total to no more than 43 percent of gross income.

• Not have a bankruptcy on record for at least two years, a foreclosure in the last three years.

• Have a credit score of at

least 580.

The aforementioned requirements are HUD’s – the lender may have more stringent standards. In fact, many lenders won’t approve an applicant who has a credit score lower than 620.

You must also use an FHAapproved lender. HUD has a list of them on its website.

As a side note, never is a home inspection more important than when purchasing a home that needs work. While much of the necessary repairs are easy to see, there may be even more damage that isn’t apparent. Never waive the home inspection.

Pantone announces its Color of the Year 2024

CARLSTADT, N.J. – Pantone, the global authority on colors, has announced its 2024 Color of the Year.

Peach Fuzz, known officially as Pantone 13-1023 Peach Fuzz, is Pantone’s Color of the Year for 2024, the company announced.

Pantone describes Peach Fuzz as “a velvety gentle peach whose all-embracing spirit enriches mind, body, and soul,” the company said in a news release. In addition, Peach Fuzz is “a heartfelt peach hue bringing a feeling of tenderness and communicating a message of caring, sharing, community and collaboration,” according to the company.

Leatrice Eiseman, executive director for Pantone’s Color Institute, said in a news release. “Drawing comfort from Pantone 13-1023 Peach Fuzz, we can find peace from within, impacting our wellbeing. An idea as much as a feeling, Pantone 131023 awakens our senses to the comforting presence of tactility and cocooned warmth.”

Pantone’s selection of Peach Fuzz as its 2024 Color of the Year marks the company’s 25th anniversary of its Color of the Year program, which began in 1999. The first Color of the Year introduced by Pantone was Pantone 15-4020 Cerulean Blue.

The Pantone Color of the Year for 2023 was Viva Magenta. Pantone says its Color of the Year program “captures the global zeitgeist, serving as an expression of a mood and an attitude on the part of the consumer,” according to the release.

Typically, when individuals embark on their journey as first-time home buyers, their initial considerations often revolve around condominiums, townhomes, or modest starter homes. The idea of contemplating a 4-unit apartment as their initial residential choice seldom occurs to many. Nevertheless, this option could serve as an excellent entry point for establishing a real estate portfolio and securing future financial stability.

In the current mortgage landscape, there are several options available for initiating the home-buying process. Initially, prospective homebuyers must meet with a mortgage lender specializing in owner-occupied financing for 4-unit properties. However, a crucial prerequisite is that the buyer must reside in one of the units while renting out the remaining three—a key condition. The primary advantage is that, as an owneroccupant, the purchaser can acquire the property with a reduced down payment. For instance, if opting for an FHA loan, the down payment can be as low as 3.5%, and conventional programs may offer options with a 5% down payment. This lower initial investment allows entry into the investment realm without the necessity of accumulating a substantial 20% or 25% down payment typically required for a first multi-unit property. Nevertheless, meeting the loan qualifications remains essential, underscoring the pivotal role of scheduling a meeting with a mortgage lender as the crucial first step in the process.

I asked Jodi Showman from CMG Home Loans to provide an example of a conventional owner-occupied 4-unit purchase. Interest rates, prices, taxes, insurance, and miscellaneous expenses all vary, so the prospective homebuyer will need to review each property on an individual basis. The net impact of this example is that the homebuyer will be paying $2,718 a month to own a $889,000 fourplex—probably about the same as one would pay for a $385,000 condominium. The noteworthy aspect here is that the homebuyer will possess an asset valued at $889,000, which will appreciate at the prevailing rate of housing market appreciation, rather than owning an asset valued at $385,000. In the example below, a 4% appreciation rate is used. No one knows how much real estate will go up or down but based on the history of Front Range Colorado real estate, 4% stands a pretty good chance of being fairly accurate.

At some point in the future, this purchase is likely to provide a foundation for purchasing another home and hopefully keeping the first 4-unit purchase in the homebuyer’s real estate portfolio.

As part of the decision-making process for this venture, the homebuyer should also consult a CPA to determine any tax impacts. Likely, the homebuyer will also receive a tax benefit for depreciating the investment part of the property. Then the homebuyer can apply those benefits to the formula that Jodi provided in the example above. Since the homebuyer would be living in ¼ of the building, that part will fall under the personal residence rules. The other ¾ will fall under investment property rules. When the homebuyer decides to sell or exchange the property, part of it will fall under the owner-occupied rules and the other part under the

investment property rules. The homebuyer will also want to discuss with their CPA how it will impact them, assuming the homebuyer decides to keep the 4-unit after moving into another home. Should the homebuyer prefer to avoid the daily challenges associated with managing three tenants, it is advisable to explore the option of interviewing and appointing a property manager. This would enable the homebuyer to reside on the property without the need to handle tasks such as showings, rental applications, leases, and other responsibilities typically undertaken by property managers.

‘Right-Sizing’ At West Edge In Colliers Hill For A Perfect Fit

Final lower maintenance, main-floor homes now available

After 24 years in a 3,000plus square foot house in Longmont, Peggy and Greg Warson decided it was time to find a home that fit their season of retirement. They took their time, gradually familiarizing themselves with new home communities around Boulder County even as they edited down their belongings by 50 percent.

“We knew what our parents had

gone through, so we wanted to get in front of it,” Peggy recalled. They were looking for a main-floor, lowermaintenance home with room for grandchildren sleepovers. They also did their research on builders. “We were very impressed with Boulder Creek,” Greg said. “The homes were quality, and they paid attention to the details.”

After four years of on-and-off searching, the Warsons were on their way to see a house that they thought was what they wanted when their realtor led them first to a home at

West Edge in Colliers Hill in Erie by Boulder Creek Neighborhoods. “We walked in and saw how well everything was thought through,” Peggy said. “With many of the houses we looked at, because we wanted a smaller footprint, there was hardly anywhere to put your stuff. Here there was plenty of storage, and the finished basement still had a section that was unfinished for things like Christmas decorations. It was like they thought out the design for exactly what we needed.” They decided on the Belford

floor plan at West Edge and, said Peggy with a laugh, “never went on to that other house.” She continued, “We liked that we could age in this house.” The hallways are wide, electrical plugs are raised to minimize bending and light switches are slightly lowered. “So you never have to put yourself in any imposition,” she said. Most importantly, main-floor living ensures easy accessibility. “In our home in Longmont, we had four bedrooms upstairs,” said Peggy. “This home has four bedrooms as

well, but now I have a craft/sewing room, and we have room for our granddaughters to visit.” The Belford counts about 1,500 square feet on the main floor, with the finished lower level putting the home at nearly 2,800 total square feet.

The sizing and design are intentional, said Boulder Creek Neighborhoods’ chief revenue officer Jessica Champlin. She explained, “We like to call it right-sizing instead of downsizing because we believe that the design of the home is truly more important than the overall square feet. Our homes at Colliers Hill are designed with main-floor living in mind – so that life’s daily conveniences are within easy reach, but features like patios, courtyards and finished lower levels mean that spaces can flex to the needs of the homeowner.”

Timing was key for Peggy and Greg. They put their Longmont home on the market and sold quickly last June. “We thought we’d see what happened, and it worked out perfectly,” said Peggy. They spent the summer at an Airbandb a couple blocks from their grandkids in Denver, then closed on their West Edge home in September. “It was a blessing,” said Peggy. “We loved our time with the girls, and we were so excited to move into our new home.”

Peggy, who said she “isn’t an interior decorator,” appreciates that their West Edge home was finished by Boulder Creek Neighborhood’s team of professional designers. “It’s beautiful,” she said. “Everyone comes in and says, ‘Wow, it’s bigger than I thought it would be.’” The tall ceilings and “carefully thoughtout design,” as Greg said, makes for an intuitive, comfortable setting.

The Warsons wanted an efficient home and were pleased to learn that a tankless water heater and highefficiency appliances are standard at West Edge. After a lifetime in finance with Sun Microsystems, later acquired by Oracle, Greg quickly noticed that the utility bills for their new home were less than expected. “The home feels very tight and solid,” he said.

“People keep asking us, ‘Why move now?’” noted Peggy. “Part of the answer was how much snow we got last year.” The Warsons were ready “to be done with all that.” Their Longmont home had a large yard, and most Saturdays, Peggy and Greg spent hours mulching, weeding

or mowing. At West Edge, Peggy hopes to do some gardening, but she and Greg are happy the front lawn will be cared for by the community lifestyle association.

Out back, a fenced yard is a favorite hangout for their dog, Tucker, and a bonus for the Warsons, who said a fenced space was uncommon in other lowermaintenance homes they considered. The backyard “gives us room for creativity, but we’re still keeping it simple,” Greg said. They opted for artificial turf behind their home, in part because they enjoy traveling in the summer. “We want to be able to lock and leave,” Peggy remarked.

With lawn care off their list of things to do, the Warsons anticipate getting back into some of their hobbies. Peggy has already

connected with a quilt shop in Erie and is looking forward to meeting other crafters. Greg said he is grateful to have time to pick up photography and fly fishing again.

They are also eager to enjoy the area – and they recently purchased electric bikes to make that more feasible. More than 15 miles of trails connect the community, and play fields are fun places to gather with friends.

Greg added, “Walkability was important to us. We can walk downtown in minutes, get a cup of coffee.” He’s checked out the Colliers Hill community center, The Overlook, and regularly exercises at the Erie Recreation Center, both near their home. “And we have easy access to I-25 to visit our family in Denver,” said Peggy. “We’re able to keep in touch with our friends in Longmont and our church in

Boulder. It’s an ideal location.”

Finally, Peggy and Greg credit the Boulder Creek Neighborhoods’ team for making the move so smooth. “They were very responsive,” Peggy said. “They really listened to what we wanted in a home.”

identify areas that you can smooth out so that it does work going forward.

Adjust your goals if needed

If you’ve failed several times, figured out why it’s not working, and can’t figure out a good way to fix it, an update to your goal might be in order. The same applies if your situation suddenly changes and your goal isn’t achievable anymore.

Think about what you wanted to achieve — saving more money for a vacation, learning to budget, increasing your income, etc. — and figure out how you can change your goal so that you still reach your ultimate objective.

•Use a to-do list app: To-do list apps like Todoist and Microsoft To Do can help you by setting up recurring reminders for you according to specific time frames, like every day or every other Thursday.

•Use a habit tracker app: Similar to a to-do list app, habit-tracking apps like Habitica and Beeminder allow you to gamify and track your progress toward one or more goals at a time.

•Find a support group: Tough goals, like boosting your health or getting out of debt, are sometimes easier to achieve if you meet with a support network of friends going through the same challenges as you on a regular basis.

Remember to appreciate your progress

Along the same lines as giving yourself permission to fail, it’s also important to appreciate any progress you make. Maybe you didn’t reach your goal of 52 hikes in a year, but even if you only made it to five hikes, that’s still five fun experiences you got to go on.

You can also try setting up rewards along the way to help motivate you and make you appreciate the small steps you’re taking toward your larger goal. For example, for every week that you go while spending less time on social media, you could reward yourself with something else you like, such as a fun book or video game.

increase, more than double the $8,000 median spend in mid-2020. Despite escalating costs, 36% of responding homeowners cite financial preparedness as a primary motivator for initiating kitchen updates.

The insights gleaned from the 2024 U.S. Houzz Kitchen Trends Study offer valuable guidance for homeowners looking to prepare their properties for sale. One standout finding from the report is the resurgence of open-concept kitchens, signaling a departure from the closed-off kitchen trend of the pandemic years. A considerable 43% of homeowners now prefer their kitchen open to other interior spaces, while 23% opt to extend their kitchens to the outdoors.

What’s the drive behind the shift towards open spaces? Functionality takes the lead, with 64% of respondents aiming to enhance the usability of their kitchens. Additionally, 54% wanted to expand their entertaining space, while 47% appreciated the aesthetic appeal of

an open floor plan. Knocking down walls to achieve an open floorplan is a popular choice, with nearly twothirds of respondents opting for this approach, while a quarter choose wider door openings through double doors or a row of doors.

Further insights on homeowner preferences from the 2024 U.S. Houzz Kitchen Trends Study include:

Larger Islands: Over twofifths of homeowners opt for islands exceeding seven feet long. Conversely, islands measuring less than six feet have declined in popularity by 5% year over year. Why are bigger islands popular? Homeowners reported using islands for entertaining and socializing.

Colorful Cabinetry Accents: While white cabinet remains dominant, with 46% expressing this preference, wood and green tones slightly increased — 25% and 4%, respectively. Blue remains a favored color for island cabinets, and green has grown in popularity for contrasting island cabinets.

High-Tech Appliances: More than half of homeowners opt to replace all appliances during renovations, with 44% preferring high-tech features. Thirty percent of homeowners choose appliances with Wi-Fi connectivity, while 29% prefer smartphone/tablet-controlled appliances.

Elevated Backsplashes: Most homeowners — 86% — replace backsplashes during renovations, with 62% extending the backsplash to the cabinets or range hoods and 10% reaching up to the ceiling. Ceramic or porcelain tiles remain the most popular material, preferred by 54% of respondents, followed by engineered quartz at 11% and natural stone varieties like marble, quartzite, and granite at 9%, 6%, and 4%, respectively.

Longevity-Centric Design: Special considerations for aging in place are gaining prominence. Features such as pullout cabinets, extra lighting, and wide drawer pulls are being incorporated to meet these future needs. Safety features like nonslip

flooring and rounded countertops are also being integrated into kitchen designs.
