COMMUNITY Tool and landscaping event for Marshall Fire survivors

BOULDER COUNTY – To help Marshall Fire survivors rebuild their homes and yards, a group of volunteers is hosting a landscaping event on Saturday, Sept. 30 at Ascent Church in Louisville.

The Boulder Longmont Real Estate Young Professional Network is helping spearhead the “Tool and Landscaping Event,” and this weekend’s event is part of a four-part series with two more events slated for 2024.

With help from the Colorado Tree Coalition and Arbor Day Foundation, the group will provide more than 250 trees to families who have been notified as well as compost and a shovel to those who need them, plus information on rebuilding backyards. Residents can also sign up for trees at no cost for next year should that align better with their rebuilding schedule.

The first event focused on landscaping after a fire, with gardening tools, flowers and plants distributed to those rebuilding after the Dec. 2021 fire that destroyed or damaged more than 1,200 homes. Two more landscaping events will be announced in 2024 to continue helping residents rebuild their yards.

Since everyone is at different stages of the rebuilding process, these events are building upon one another to provide resources and support, says Rachel Rohrig, commercial real estate broker with Market Real Estate.

The BOLO Realtor YPN started a committee called Adopt A Neighbor after the Marshall Fire. For the first year, the committee helped place families in rental properties, secured donated beds and box springs and stored and moved furniture for people who were in need.

After about a year of that support, the needs changed. In January, the group reached out to Marshall

ROC to see what the new need was and where we could best use its resources. It became clear that repairing backyards and landscaping was an emerging priority.

The upcoming event will also make compost and tools available. Northern Water will be onsite with free landscaping templates and Resource Central will be onsite for spring sign-ups for fire survivors who want a “Garden in a Box.”

“Home is where comfort is found, memories are made,” says Jesse Franich, escrow officer with Fidelity National Title Company. “We want them to know they are still being supported in a time of need.”

Interfaith Quilters of Longmont announces fall sale and holiday quilt boutique

LONGMONT – Interfaith Quilters of Longmont is excited to announce its fall sale.

The Holiday Quilt Boutique will be held in the Friendship Center at the First Lutheran Church of Longmont, located at 803 Third St., on Sat., Oct. 7 from 9 a.m. to 2 p.m. It requests a $1 entry donation.

Decorative quilted items will represent our annual holidays in the forms of wall hangings, table linens, lap quilts and baby quilts.

The items are hand or machine quilted and made of quality fabric. They will sure to be heirlooms to be enjoyed by future generations.

Proceeds from the fall sale will benefit the Safe Shelter of St. Vrain Valley and the O.U.R. Center(Outreach United Resource Center) in Longmont.

Join Interfaith Quilters of Longmont Interfaith Quilters of Longmont membership includes quilters from

the community of Longmont and outlying areas who work to improve the lives of others in need. The organization donates quilts year-round to local organizations including Mountain States Children’s Home and local VA groups.

Its group of 140 members meet

most Mondays, 9 a.m. to 3 p.m. in the Friendship Center of the First Lutheran Church, 803 Third St. in Longmont.

New members of any age who quilt or would like to learn are always welcome. Bring your lunch and be part of our endeavors.

Buying or selling homes with solar panels

In the 1980s, there was a significant 70 percent Federal tax credit available if you added solar panels to your home. At the time, we saw solar panels on rooftops popping up like crazy. Most of those systems were “financed” by the tax savings afforded to the homeowner. Most of the systems installed during that era were for heating water and space heating using a radiator system. Today, most of the solar panels you see are photovoltaic (PV), which produce electricity for the home or provide power back to the grid. These new systems are expensive, and the tax credits aren’t as large the good ‘ole days of the 1980s. Most homeowners who add these systems to their homes don’t pay cash for the system and instead, enter into a lease agreement or a loan secured by a deed of trust against the home.

early. With a free and clear solar system, however, the seller can price the home accordingly and the homebuyer can determine any value added based on the electrical bill savings.

Selling or buying a home with a solar panel system lease or loan could introduce a few challenges for a real estate transaction. If the owner of the home paid cash for the system and owns it outright, it can be conveyed just like any other appliance, which is owned free and clear. However, if a solar panel system was financed through a lease or a deed of trust, it really isn’t too difficult to figure out how to deal with it, as long as you know before listing your home for sale and before a contract to purchase has been agreed to and signed. The main challenge comes mid-transaction, when the buyer and seller realize the effect of the burden of a lease or

deed of trust secured by the property – that’s when it can get messy.

Selling or buying a home with a solar lease in place

The home seller should contact the lease holder to determine whether or not the lease is assumable by the new homebuyer and under what terms. Be sure to ask what the criteria is for approving the assumption of the lease and how long the process will take. Knowing this information will help the Realtor® write a contract with acceptable dates and contingencies to protect all the parties involved.

When contacting the holder of the lease it would also be good to know what the payoff of the lease is. The home seller should also have this information in the seller’s original lease documents. The seller could choose to pay off the lease and own the system free and clear. Then the seller can decide on their price of

the house including a free and clear solar panel system. The seller should be able to show the buyer a track record of the savings on the electrical bill, thereby adding value in the eyes of the buyer.

Selling or buying a home with a solar panel loan secured by a deed of trust

In most cases, if the solar panel system purchase was made through a loan from the solar company or a third party, it was secured by a deed of trust against the home with the solar panel system. Secured by a deed of trust, means that the loan will typically need to be paid off at the closing table upon the sale of the home. The seller should know or inquire about the payoff amount upon placing their property on the market so there aren’t any last-minute surprises. The seller should also check to see if the loan has any fees if the loan is paid off

There are instances in which the deed of trust holder would allow the loan to be assumed by the new buyer. The deed of trust holder would need to agree to subordinate to the new homebuyer’s first mortgage. The buyer’s first mortgage lender would need to qualify the buyer based on adding the assumed mortgage monthly payment.

It is possible, but rare, that the solar energy system was financed by a personal, unsecured loan. If that is the case, the home seller is free to sell without paying off the loan. Nevertheless, the seller is still subject to any terms of the personal loan.

Bottom line is that it isn’t a problem to sell a home with a financed solar panel system. The whole process can be seamless as long as the appropriate information has been collected and conveyed to all parties. This enables all parties to make informed and timely decisions. Change is inevitable, and the real estate industry is no exception. To be effective in buying and selling homes, it’s crucial to understand emerging trends and utilize them to the advantage of your clients – and that’s just what’s being done at WK Real Estate, which has been trusted by the Boulder County area for more than 45 years.

How we use homes and offices is changing

The way people use real estate has

changed in dramatic ways over recent years. More people are working from home and offices are becoming either entirely remote or serving as hybrid spaces. WK Real Estate has always had a hybrid model with some agents preferring a permanent desk and office, while others like to be mobile and come and go as needed.

“However, since the pandemic, and with the younger generation of agents, there are more agents that are in the mobile model,” says Dan Kingdom, managing broker/owner at WK Real Estate. “We wanted our office space to reflect that, to be more modern, mobile-friendly with better community space.”

A recent remodel of the WK Real Estate office by Van Vleet Construction has addressed the increasingly mobile workforce, providing more long tables where agents can plug in and work, additional spaces set aside for conferencing, and even phone booth-style enclosures for private client conversations. “Our goal was to make it a fun, easy place for our agents but also to make it a collaborative space,” says Kingdom. “We’re a collaborative company and that differentiates us. Our agents understand what a powerful resource it is when they can tap into the collective wisdom of everyone’s years of experience, and they appreciate a

culture that encourages them to do so. The new space was designed with that philosophy in mind.”

This collaborative approach is a huge perk for WK Real Estate clients, who benefit from the knowledge of the whole team rather than their agent alone. “Our clients have an entire office full of expertise to tap into when they run into unique situations during a transaction,” says Kingdom.

The big buzz word in modern trends: artificial intelligence

Of course, no conversation about the future in any context would be complete without a mention of artificial intelligence, or AI. “AI is in

its infancy compared to what it will become, but there are so many ways it will in uence real estate,” says Kingdom.

One major way that WK Real Estate expects AI to change the real estate game is with predictive analytics. “If you are a seller and you are looking for a buyer there is so much you can do with predictive analytics,” Kingdom says. “For example, it can pinpoint people who have searched for something similar for your house, so you know where to target your marketing e orts. Predictive analytics will make it easier to match the right buyer to their ideal home, which is good for everyone: it gets the best price for the seller, and it means buyers are happier with their home at the end of the day.”

Using AI to streamline marketing

From a seller’s perspective, reaching the right buyers is a major piece of the real estate puzzle, and AI shows great promise for streamlining that process.

“AI will be able to create better social media posts, listing descriptions, really any marketing

materials you might have,” says Kingdom. “ ese AI tools are designed to optimize views and clicks and do it more quickly and e ectively than a human can.” Using AI for marketing materials collateral also saves the agent time, and that’s time they can spend focusing more on the human side of the transaction.

Automated valuation: Where ai might fall short Automated Valuation Models, or

AVMs, have been popular in real estate for a long time. AVMs are software-based tools that predict property value where you can log on to a site and see an estimate for a home’s worth. WK Real Estate uses a tool called Percy that allows you to get a baseline idea of what your home is worth, which is great for a quick number. However, while these tools can be useful, this is an area where WK Real Estate sees great need for the human touch as well.

“ ere is a lot of nuance to home valuation that requires a human to participate,” says Kingdom. “What the AVM sees is a home in a community of 50 other similar homes. You need a human hand to consider the upgrades, location views and condition of the house. Did a seller invest in a high-end remodel that the AVM missed?

AI in general still can’t see that as part of a home’s value. It can’t see the improvements going on next door, or the big park being built in the subdivision, or lifestyle-related considerations.”

Perfecting the digital real estate experience

Real estate shopping and

transactions are happening online more than ever before, and both buyers and sellers need access to tools that will make that process easier.

With the rise of remote work, di erent factors are in uencing where people want to live. It’s not just about what’s close to the o ce. Now buyers can make their housing choices based on their favorite areas to play, where their friends and family live, and even the style and design of the homes themselves. at means it’s all the more important for listings to be marketed, detailed and thorough. “3D tours remain hugely important because people are looking at homes from remote locations, in addition to looking at the house the way they have traditionally,” says Kingdom. “Buyers need to be able to see themselves in the home to truly consider purchasing it and 3D tours, oor plans and other features help them determine if it’s the best match for them.”

Another rising trend that accommodates this online, digital real estate experience is virtual staging and decorating. “Now, you can take a vacant house and instead of bringing in a real bed and hanging new curtains you can virtually stage those houses,” says Kingdom. “Once a buyer purchases a property, they can virtually paint the rooms to try out di erent colors before committing to a color palette or try di erent styles of furniture and decor. is helps buyers envision the way the house might look according to how they will live in it.”

While AI and digital technology are starting to play a larger role in real estate, they will never replace the crucial human element that is prioritized at WK Real Estate. “As an entirely people-centered organization, we see the promise of and uses for AI, but we also recognize that no matter how it changes, we still need that human touch,” says Kingdom. “Real estate is so dynamic. It’s not like selling a T-shirt. Each house is so unique and each person’s journey is so unique, that you really need a human to understand the ne details there. We’re still very much a human brand, and we take that seriously.”

What should I ask when hiring a roofer?

Electricity is very much the beating heart and blood of your home. The wires behind your walls deliver power to your various outlets and appliances 24 hours a day, seven days a week, and we usually expect them to work all the time. And precisely because electricity contributes so many essential aspects to our homes, you’ll usually want to handle any problems as soon as possible.

Ask the following questions to determine whether an electrician is the right fit for your project:

Are you up to date with the National Electrical Code?

The NEC sets the standard for service in most states. It’s updated every three years, though not all states adopt the same version simultaneously. The NEC establishes safety rules about installations, sets standards such as the need for GFCI outlets in

kitchens and bathrooms, and creates a standardized baseline so all electricians are working from the same playbook.

How do you charge?

Most electricians charge an hourly rate. Many have a minimum rate, even if it’s just one hour. You can get more efficiency for your money by bundling multiple small jobs together. However, some electricians charge by the job, so be clear how you will be paying for the work.

Does the job require a permit?

Various cities, counties and states require different permits for different jobs. Smaller jobs rarely require a permit, but larger ones usually do. If you allow your electrician to work without a required permit, you’ll fail an inspection. Skipping needed permits also signals that the electrician does not take their work seriously.

Who will be doing the work?

Some electricians do all the work themselves. Others employ helpers and apprentices. This can help keep costs down. However, verify that a licensed electrician will be supervising any unlicensed assistants.

Generally speaking, electricians hold one of three positions.

An apprentice electrician is in training and must be overseen by an experienced electrician.

A journey person electrician has completed their apprenticeship, passed a state exam, received their license and can do any kind of electrical work without supervision.

Master electrician is a title reserved for the most experienced electrician. Requirements vary by state, but in most cases, a master electrician must have 4,000 hours of work experience as a journey person and pass an in-depth examination. In most cases, master electricians oversee a staff of electricians on complex jobs or in a large contracting business.

Make sure the electrician has experience with the issues you’re working on. Different problems pose different challenges.

Are you licensed, bonded and insured?

These are always good questions but are particularly vital when hiring an electrician. Electrical work is dangerous and usually governed by code. Licensing provides a critical layer of protection when hiring.

What kind of warranty do you offer?

A high-quality electrician will always stand behind their work and offer a warranty in writing. Ensure you get a written warranty for both the labor and parts.
