hen it comes time to prepare a home for sale, there are a number of quick and affordable fixes that can help seal the deal, while some so-called improvements may sink a sale. When it's time to put your home on the market, there are some definite do's and don'ts. DO: Give your home a fresh coat of paint. Freshly painted walls are one of the top selling features for potential buyers. Make minor repairs. Many homeowners see even minor repairs as worry and work. Kennel pets during showings. Many potential buyers will not purchase a home occupied by a pet. Consider replacing a roof. Many potential buyers view this as a big ticket item. The fact that your home has a new roof will be a selling feature. Repaint your home's exterior. Typically every five
to 10 years is a great time to repaint a home. Exterior fixes like replacing siding or repainting can go a long way. DON'T: Install expensive finishes or fixtures for selling purposes. Many times potential buyers will want to add their own personal touch as far as improvements. Forget the power of home staging. Home staging is one of the most powerful selling tools in which a property is staged or styled in order to be presented in its best possible light. Forget to have your property professionally cleaned. This will make a huge visual impact. Forget the selling power of kitchens and bathrooms. Kitchens and bathrooms still sell homes, so if you are looking for ideal places to place your investment dollars, this is a strong choice. Forget to neutralize and depersonalize, from removing personal paint or carpet colors to personal design choices. A neutral palette is most attractive for selling.

According to a January 15th Denver Post article by Aldo Svaldi, Zillow predicts metro Denver will rank as the country’s ninth hottest real estate market this year, with home prices rising 3.6 percent. Additionally, Clear Capital is calling for a 7.3 percent increase in metro Denver home prices this year, which places Denver second in its rankings after Dallas. Meanwhile, in Boulder, the average cost of a fourbedroom, two-bathroom home has surpassed $1 million. The numbers can be dizzying, but the mortgage lending process shouldn’t be. The smartest move you’ll make as you dip your toes into house buying is

pring is an ideal time to make sure everything is in working order. From checking your home’s vital equipment such as water heaters and furnaces to replacing windows, there are some items that should top your spring checklist.
1. Check attics and your home’s exterior for openings and cracks. The spring is when nature comes out of hibernation, and even the tiniest of holes can serve as an entry point for unwanted animals. 2. Have your home’s equipment serviced. From water heaters to furnaces, spring is an ideal time for a check-up. 3. Have your septic tank pumped. In many parts of the country, homes are serviced by individual septic tanks that tend to need to be pumped annually. The spring is a good time, as the ground has softened from the winter thaw. 4. Check your driveway. The winter snow and salt can often damage driveways and pathways. The spring may be a good time to have driveways, pathways and walkways resurfaced. 5. Check your water. With so many homeowners opting for their own water
purification and filtration systems, checking the safety of your home’s water is a good item to include on your checklist.

6. Evaluate your home’s lawn. From downed tree limbs to areas that may have been damaged by winter, spring is a great time to tend to your lawn so it is nice and lush for summer. 7. Start preparing your garden. For many homeowners, the joy of gardening begins in the spring, by preparing garden areas for early planting. 8. Repaint. Repainting is an instant refresher for many homes. Freshening your home with a new coat of paint either on the inside or the outside may provide you with the perfect renewal. 9. Trim trees. If you live in an especially wooded area, this may be a good time to trim trees back so they don’t become a hazard during a storm or provide easy access to your roof for animals. 10. Replace windows. Doors and windows that may be old or improperly installed create a draft all year round. Especially in the warmer months when you will be looking to be able to properly open and close windows, making sure they are fully functioning and operational should be on your spring checklist.

40 YEARS of Boulder Area Real Estate
Colorado Landmark Founder Joel Ripmaster says Boulder is seeing a second renaissance, right now. By L. L. Charles

olorado Landmark, Realtors is celebrating its 40th anniversary this year. Founder and Managing Broker Joel Ripmaster recently spoke about what has changed – and what has not – in Boulder real estate over these four decades. “I started this company during a heady but competitive time in Boulder,” Ripmaster says. He had come to the area in the 60s to attend college and play football at CU, and he never left. “I think of that time as a kind of first Renaissance. The world was just discovering Boulder, and a lot of the things our area is known for today were just coming together. This included the running world, health and wellness, and the organic companies that changed the marketplace.” This national perception of Boulder struck a chord with many people and drew them to the area. “There was a real sea change in Boulder real estate about that time, as many of the local agency offices that we know today formed within MAY 6-7 & MAY 13-14, 2017
a year of each other,” Ripmaster recalls. “My colleagues and I were working through many of the changes in how real estate was conducted. The market was strong and there was plenty of activity to go around for these new real estate firms.” In 1977, the price per foot for Boulder homes was higher than comparable homes in California. A taxicab delivered printouts of all currently available properties to the Colorado Landmark office, where they were placed in threering binders to present to buyers. Transactions happened at a slower pace. “We had CB radios to keep in touch with the office, and we used carbon copies to duplicate contracts, which have grown from two or three pages to 16-plus,” Ripmaster says with a laugh. “Before emails and cell phones, Realtors worked face-to-face, and it was a much smaller town so everyone knew each other. Your relationship with the broker on the other side of the transaction is a valuable asset, and we have maintained those connections over
the last 40 years.” Boulder today is a more mature community, but it still has the vibrancy to redefine itself as “disruptive” industries and tech companies like Google join the mix. It has lost none of its cachet and desirability, Ripmaster says. “Boulder will continue to be an expensive place to own a home. By it’s nature, this is a luxury home market. HOME DESIGN TRENDS from the International Home and Housewares Show By Debbie Carlson Chicago Tribune (TNS) CHICAGO – Housewares goods that are simply cheap and operational don't really cut it in American homes anymore, as there's a growing appreciation for aesthetics and quality. Over the past few years, there's been a shift in perceived value: Homeowners are willing to pay a premium for products that last longer and look as sleek as they are functional. And as technology advances, electronic housewares are adding more customization to individual products. All of these trends were on display March 1820 at the International Home and Housewares Show. Richard Joseph, co-founder of Joseph Joseph – a leader in creating stylish housewares – said the 14-year-old British company starts with the idea of improving a common product, whether it's using better materials or tweaking shapes to make something more compact or more intuitive. think of that before,'" Joseph said. Architectural design and fashion are influencing common household products, he said, and floral designs and color are becoming more popular, while established trends, such as Scandinavian design, continue to be mainstays. Paolo Cravedi, managing director, USA and Canada for Alessi USA, said consumers are beginning to have a better understanding of design, and that's filtering into the housewares industry. An aesthetically pleasing product evokes emotion, which adds to the appeal, he said. The Italian firm was established in 1921 and is known for its collaboration with designers like Philippe Starck and Michael Graves. Cravedi agreed that consumers are willing to pay for longer-lasting, higher-quality products. Also, environmental impact is becoming a bigger concern, especially with younger buyers. Customer feedback helps improve products, said Hanna McPhee, brand manager for
Fellow, which makes accessories for coffee connoisseurs. Fellow started on Kickstarter in late 2014, and the brand became established in 2015. McPhee said customer feedback led it to change the lid on one of its popular kettles from plastic to metal. Continued on page 39.

In the electronic housewares category, consumers are interested in convenience and customization, which is leading to products like smart rice cookers that can not only differentiate among different types of rice, but also have settings for different grains like oatmeal and quinoa. Many of these electronic housewares look good on the counter, too, including electric kettles that retain the beauty of a traditional stovetop kettle but have different heat settings for various types of tea. Many electronics are Wi-Fienabled, and some link to voicecontrolled systems like Amazon's Echo. Joseph said consumers see aesthetics as being as important as the functionality of housewares,
but improving how a product works is ultimately the goal. The company has moved from its early designs, such as multicolored, all-in-one sets of nesting mixing bowls, sieves and measuring cups, to other kitchen utensils and storage items. But there are some limits. It may be impossible, for instance, to improve some tabletop items. "I don't know how we'd design for a better fork," he said. Carley Knobloch, smart-home expert for IHHS, said excitement over smart technology is high, but just adding Wi-Fi capability doesn't necessarily improve function. That's where function takes precedence over aesthetics. "If a smart product doesn't make it more convenient, why bother," she said.

he Crouch family knows the car business. As early as 1954, the Crouches could be found at their Dodge and Desoto dealership on Pearl Street. The family owned several others dealerships in Boulder over the years and in 1984 Bill Crouch became a Subaru dealer. Thirty years later, the family business was passed on to Bill’s son, Scott Crouch. At a corporate dealership, you might be unlikely to even know who the owner is, much less meet him or her. At Flatirons Subaru, things are different. Scott Crouch is a part of the company’s daily operations and is readily available to customers. Dave Denu, the sales manager at Flatirons Subaru, says the dealership can better serve its customers because it is family owned. “It is much easier to assist a customer or possibly bend a rule or two when you are family owned, rather than having to go through a corporate chain of command,” he says. “Also, the
