Time to Weather-Proof Your Home

Whether March comes in like a lion or a lamb, spring can be cruel to roofs, windows and doors. Wind, hail and rain (and the occasional freeze because...Colorado) can do expensive damage. This is the time of year when homeowners show their smarts by preventing problems rather than hoping spring will do no harm. Some of Loveland’s finest roofers, lumber companies and window installers have offered advice for storm season.
Up on the Roof Stacy Haupt of Bob Behrends Roofing had some specific answers for questions homeowners ask this time of year. She said, “I would recommend that once your roof is 12 to 15 years old, if you have not been having any issues, possibly have someone check the roof to see if any repairs are needed. Depending on the type of roof here in March 22, 2020
Colorado without hail our roofs last 15 to 25 years on average. But with that being said, some components on the roof will start wearing out after about 8 to 12 years. Flashing around pipe jacks, caulking at roof to wall and chimneys so those may require repairs before a full roof replacement is needed.” Stacy said wind damage can be pretty visible. “If we have high winds just take a look at your roof from the ground. It will be evident if there are any missing shingles which typically require only minimal repair. Hail damage is hard for owners to determine themselves. Shingles often look fine but what happens is granules get knocked off by hail exposing the mat which is not resistant to the sun’s UV rays. The granules are resistant to sun and [are] the mat’s protection. Over time that exposed mat will wear out causing holes at the roof. So I would recommend, if your home is in hail 1-inch or larger, to have it inspected. Most roofing companies do offer free inspections.” ReporterHerald.com
A sign of damage after a hailstorm can be granules in the gutter, according to Stacy. “You will often see many granules in the gutter and pooling at the bottom of the downspout. Sometimes the granules lost are only loose or top granules and the mat may be fine but it’s a good idea to have someone check to be sure. When roofers into a neighborhood we often look at trees first. If the trees are severely stripped of their leaves then there is a good chance the roof is damaged as well.” Stacy recommends calling a roofing company if hail is 1-inch or larger or if you see visible wind damage or water intrusion in the home. She said many insurance companies now still leave a claim on your file even if there is no damage so many agents recommend calling a local, honest roofing company to take a look prior to filing an official claim to avoid unnecessary hits on your homeowner’s insurance. There are a lot of factors going into

repair vs. replace including the age of the roof, the condition of the shingles and how extensive the damage is. Stacy said, “Older roofs are more brittle and are already losing their ability to seal; therefore, loosening up surrounding shingles in order to repair the ones that are damaged may cause more harm to the roof than good. “Wind damage is typically repairable as Mother Nature as already done its damage. Hail damage we usually recommend not repairing unless it’s bad enough to replace. Leaks are oftentimes repairable unless the roof is aged out. Once the roof is aged out—you will see granule loss [throughout] not just from hail hits, brittle and curling shingles—we recommend replacing.” Scott of Loveland Roofing said now is the time to get professionals to come out and do a thorough inspection of your roof. “Storm damage can occur in the winter or could have occurred from an earlier date, but it might not show up right away,” he said. “Colorado roofs go through harsh treatment because of our seasons changing and storms. We recommend having a professional come out and take a look. We can do a spring check with a thorough inspection of the roof, protrusions, flashing, and penetrations, items that would be susceptible to leaking.” Scott said that wear and tear, age, condition and storm damage can make the roof susceptible to damage. He stressed that deciding whether to repair or replace a roof should involve a true honest answer from a professional roofing company. He said, “It’s important in our industry that everyone who steps off a ladder is taking pictures, every time. changes that we have. We recommend that you get your roof looked at going into spring to make sure they are okay.” “Being a former insurance adjuster, I like to get my eyes on a roof before the homeowner files a claim with their insurance company.” Scott said. “I would be looking for warning signals such as missing shingles, wind damage, hail damage and other factors that might need repaired. Repairs will help you to sustain the life of your roof until it needs a full replacement.” Deciding whether to repair or replace should be determined by an honest contractor, he said. The roofer you choose should also permit every job, carry workman’s comp along with liability insurance. Once the roof has been completed a final inspection will be done by the city or county to make sure that all code requirements are met.
A Good Outlook Brent Rajewski, owner of Nex-Gen Windows of Loveland, is philosophical about the effect of Colorado weather on windows. “We are creatures of habit,” Brent said. “We get used to our surroundings, and ReporterHerald.com
we fall into certain feelings about them. Many customers are used to inefficient products. When they do get new windows, they say they hadn’t realized what they had been going through for so long. Really good windows are much more energy efficient, they seal tighter and they keep out more wind by their design and technology. Many houses have windows that are ‘builder grade.’ Those windows are just good enough, but when it comes to performance a lot is left to be desired. When they’re moving in people don’t necessarily consider that. They’re just thinking, ‘Is it clean or not broken?’ There’s a lot more to windows than that.” Brent said Colorado’s climate demands higher performance, more insulated glass. He said, “Our area has a couple of different factors that are unique. We have the high elevation and we’re situated by the foothills of the Rocky Mountains. We have a good amount of sunshine, but we also have quickly shifting temperatures. That puts a major strain on the home and the entire substrate. For every 1,000 feet above sea level, the UV intensity doubles. There’s a two-angled approach to this conversation and understanding how to be proactive inside of home. Despite the rising cost of water, and the ever-present need to conserve this precious resource, homeowners enjoy some attractive choices in landscaping their property. Xeriscaping is an important and popular option, and Jack Fetig of Fossil Creek Nursery in Fort Collins knows a lot about it. This turf is used because it recovers well after hard use and is easy for most of us to grow. Depending on how the area is going to be used and what the neighborhood allowed maintenance practices are, there are many other types of grasses that can be used that take less water and mowing but may have a different appearance than what we are used to seeing.” March 22, 2020

Whether your backyard resembles a blob of barren brown space peppered with rocks and weeds, or a work in progress well on its way to becoming your personal oasis, planning the next landscaping project is always a fun way to celebrate spring. As for all you pet parents, it’s just as important to think about their needs as it is yours. So we talked to some local business owners to get their take on optimizing your outdoor space in ways that Fido would approve. If you’ve given up on having a luxurious lawn in Colorado—you would not be the first to go the xeriscape route. Especially if your four-legged family member destroys the lawn – by trampling plants, killing grass or digging crater-like holes. Jesse Eastman, owner and general manager at Fort Collins Nursery, said a good durable grass to consider is called Dog Tuff. “They’ve developed it to be drought tolerant, so it’s good in full sun, good 18 HOME AND GARDEN

with excessive foot traffic, and it’s resistant to dog urine.” If brown spots on the lawn have you feeling a little passive aggressive each time your pup takes a tinkle—Dog Tuff turf just might give you some relief as well. “Dog urine presents high salt levels and urea. Dog Tuff can withstand higher levels of salt and urea,” Eastman said. But it’s no ordinary turf. This quirky grass experiment is newer to the market—and not something you toss into your trusty two-wheeled spreader—like typical grass seed. Nope. Introduced in collaboration with Plant Select, Dog Tuff does fairly well in the Front Range region, said Eastman, but not so well in higher elevations or in shade. Speaking of shade—it’s an important component of any yard—for you and your pet. “A lot of people don’t consider shade when designing a yard with a pet…a shade tree gives them a place to get out of the sun,” Eastman said. But if your yard is devoid of trees, chances are you won’t want to wait decades for shade. Opt for fast growers like Cottonless Cottonwoods. “Cottonless Cottonwoods are male trees, so they produce the flowers, but not the cotton,” Eastman said. March 22, 2020

“The Hot Wings Maple is smaller, ornamental and drought tolerant. It’s great in dog areas and does better in salty soils, compared to other Maples,” Eastman said.

In these types of common springtime scenarios, you may wonder: “Should I go to the emergency room or urgent care?” In general, if your injury or illness is life-threatening, you need to go to the emergency room. But, in most other scenarios, urgent care is ideal, providing shorter wait times and lower costs, says Dr. Bryan Beck, DO, a board-certified emergency medicine physician with March 22, 2020
With more people enjoying the warmer weather, whether that’s doing projects around the house, hitting the trails for a hike or bike ride, or playing sports, this time of year marks an increase in bone and joint injuries, Dr. Beck says. Usually, come spring, he sees an increase in elbow and forearm fractures, as well as sprains of the wrists and shoulders, and ankle sprains and fractures. Scrapes and cuts also become more common. Of course, these types of injuries aren’t planned, and there’s a good chance you can’t get in to see your primary physician to treat them, and yet they don’t elevate to the level of going to the ER. Walking around your house on a bright sunny morning, it suddenly dawns on you that your bathroom looks like the 1980s, your kitchen is straight out of the ‘90s and that need for a family room instead of a basement storage area hits you. Don’t worry. It’s a natural reaction as spring arrives. To help you figure out what needs to be upgraded in your house, we asked a roster of remodeling pros to share the trends they are seeing in the homes of their Northern Colorado customers. “The real estate market has turned, and many homeowners are deciding to stay put and upgrade their existing home instead of moving,” says Kim Yordt of C2RS Contracting 30 HOME AND GARDEN
(short for Commercial to Residential Services). The Johnstown company is headed by Mike Bailey, a general contractor for 20 years who takes on diverse commercial and residential projects. “In the past few months we’ve seen a lot more home additions and poptops. Some are adding a room above a garage,” Yordt says, adding that some involved makeovers of existing homes after purchase before move-in. The biggest changes are main floor makeovers including kitchens and powder rooms. “A lot of homes in Northern Colorado were built in the ‘70s and ‘80s. Tastes have changed, and families find that the kitchens and the bathrooms aren’t big ReporterHerald.com
Younger homeowners are ditching once-popular natural wood cabinets. “A lot of the kitchen cabinets are getting painted white or colors instead of plain wood. The kitchen islands are getting much bigger with a lot more storage for kitchen devices and equipment,” she says. Families are gathering now in the kitchen versus around a dining room table. For older homeowners there is a growing interest in aging in place. “We are doing a lot of full bathroom redos and shower conversions. People are tired of stepping into tubs, especially as they get older. It becomes a safety issue,” says Pat Osiecki of Pro Marble Installation. He and owner Jim Apodaca do all the work for the small company and deal personally with customers. “We tear out the old tub and walls March 22, 2020
and install marble. It’s a 3/8-inch composite surface that feels solid and cleans easily,” Osiecki says. The company also installs shower seats and other safety accessories. This spring the nesting instinct is getting a lot of attention for both the male and female of the species. “A lot of families are fixing up their family entertainment area or they are putting in man caves as an escape, usually in basements or garages,” says Kathy Day of J. Day’s Appliance & Mattress. The 26-year-old family-owned business provides installation and service of equipment from their longtime Loveland showroom. “We are supplying apartment-sized refrigerators – really efficient compacts as well as smaller countertop microwave ovens. We also have a full-sized fridge designed to hold a keg – big enough for a pony or a full-sized keg – with a tap in the door and a CO2 tank,” she says. Black is back, at least when it comes faucets and shower fixtures, according to George T. Saunders Plumbing. “This season we are seeing lots of customers choosing matte black fixtures. Often, they contrast them with white tile walls,” says Juliana Hausk, showroom consultant at the company’s Berthoud and Greeley showrooms. Other popular finishes include brushed gold mixed with blue with handles in floral patterns. Manly geometric shaped faucets are replacing the formerly popular cube and ball faucets. When you think rec room, do you think 1970s dark wood panels, shag carpet, sectional couches and ping pong tables? Fast forward to today—recreational rooms can be anything from a home theater or gym to a music or game room. These rooms often find a place in an unused room (such as a formal living or dining room), a family room or a finished or unfinished basement that becomes an entertainment or family gathering space. To make such a transition, consider the size of the space, the type of flooring and any other décor and furniture that can finish out the look. March 22, 2020
Decking out a Game Room Game rooms can include anything from a pool table that takes up several square feet of space to a dart board hung on the wall. “Pool tables are always the number one focus. It’s so cool of a game, everybody wants that,” said Jody Dean, owner and manager of Front Range Pool Table Co. in Fort Collins. “It’s just a great game where they not only can play it, but where they can watch people play. It’s also a gorgeous piece of furniture.” Pool tables come in various styles, such as traditional, modern or rustic, and ranges of lengths. “We try to get people into the right size table for their size room. If they have a smaller room, they still can get a pool table,” Dean said. “People walk in, and 90 percent of the time, their first thought is, ‘Can I get a pool table?’ If they don’t have room, they come in looking for other stuff.”
A shuffle board has become a popular secondary option in the last three to four years with the standard sizes 9 to 22 feet. “They can go up right next to the wall, and they don’t take up quite as much space,” Dean said.
Looking Beyond the Pool Table Other options include air hockey, foosball and computerized arcade games, which now have 1,000 to 3,000 games instead of one to two games during arcade’s golden age. Another option is the dart board, which only takes up wall space and

… Nor the Fireplace Another way to make a rec room special is to add a fireplace, both for the ambience and the extra heat, especially in basements that tend to be cooler or to warm up other areas of the house without having to turn up the furnace. “It’s a perfect addition to a rec room to be able to entertain and gather family and friends around a fireplace and … to take off the chill of the room,” said Shane Sexton, co-owner of Hearth House in Loveland, which sells interior gas, wood and pellet fireplaces, inserts into older woodburning fireplaces, and outdoor 38 HOME AND GARDEN
kitchen and fire features like grills, smokers, fire pits and fireplaces. “It’s always nice to flip a switch or touch a button to add warmth to a room,” Fireplaces also add an aesthetic element to a room, Sexton said. “It’s always relaxing to be able to be around a fire,” he said. Wood fireplaces require, as the name indicates, wood, while gas fireplaces have a gas burner with realistic fiber or ceramic logs, Sexton said. Interior fireplaces require sizable spaces and are best for gathering spots, not so much a home theater or gym setting, he said. Installing a fireplace involves framing and if it’s gas-operated putting in a gas line and adding electrical to operate the fan kit and electronic ignition, plus finish off the wall with something like stone, tile, brick or a concrete board. “We can do the whole project from pulling permits to coming up with the design for the customer and doing all the construction,” Sexton said. “You can get really creative with it and give your home a special look,” Snyder said. “It’s customized to your style and likes.” For instance, home theaters can be stylized to be traditional, contemporary, nostalgic, country or Western. “If it’s a theater room, comfort is going to be key,” Snyder said. “You want something that’s going to be comfortable, so you enjoy watching a movie and a style that fits your home.” Choices include individual theater seats with cup holders and reclining chairs, sofas, sectionals and loveseats. They can be covered in leather, which is durable and easy to clean, or a high performance fabric that is durable and stain-resistant. There also are side and accent tables, pub tables and bar stools and for the game room, poker tables that are round with felt tops and a place for drink holders and chips. “There is such a wide variety out there from basic to custom design,” Snyder said. “We do a lot of wood, metal and upholstered seats. Spring cleaning for spring allergies: 6 STEPS FROM THE EXPERTS
(BPT) - Spring is here and with it comes the task of spring cleaning. For people with allergies, spring cleaning does more than spruce up a home. When done correctly, it removes dust, mold, dander and other allergy triggers so you can feel your best. “There are specific things you can do while cleaning that can dramatically improve allergy symptoms,” says Dr. J. Allen Meadows, allergist and president of the American College of Allergy, Asthma and Immunology. “When you spring clean to remove allergens, you can breathe easier plus enjoy a sparkling home.” Meadows and the experts at ACAAI recommend these steps when cleaning for allergies. Before you begin, keep in mind that when you clean you come in contact with many allergens. You may want to take allergy medication beforehand and if your allergy is severe, consider wearing an N95 filter mask while dusting or scrubbing.
Step 1: Dust thoroughly
Dust all surfaces with a damp rag or 48 HOME AND GARDEN
microfiber cloth made for cleaning. Avoid using any kind of duster that simply kicks dust into the air. Additionally, clean vents and return registers to limit dust recirculating and finish by wet mopping tile and other hard flooring. Don’t neglect the area under the beds, which can get dusty and should be cleaned often. Eliminating dust helps your home shine and also removes some of the most notorious indoor allergy triggers.
Step 2: Clean carpets
Start by moving all furniture off the carpet. Then vacuum well with a cyclonic vacuum, which spins dust and dirt away from the floor, or a vacuum with a HEPA (high efficiency particulate air) filter. Meadows does not advise shampooing carpet, because it can cause dust mite eggs to hatch. If you are using diluted bleach and water solution for spot treatments or to kill mold, make sure someone other than the allergy sufferer does the cleaning because bleach can trigger asthma.
Step 3: Clean window treatments
Window treatments can be a magnet for dust and pollen yet are often ignored when it comes to cleaning. Make sure to follow the manufacturer’s recommendations and wash or dry clean window treatments. keep them closed, and whenever possible, use air conditioning.
Step 4: Wash bedding
Wash sheets, pillowcases and blankets in water that is at least 130 degrees F. This temperature kills dust mites and effectively removes allergens. If bedding can’t be washed at this hot temperature, place items in the dryer for at least 15 minutes at 130 degrees or above. For children with allergies, do the same with their stuffed animals.
Step 5: Replace air filters
Change the air filter in your furnace. This helps the HVAC system run efficiently while also filtering out air particles -including allergens - to keep your home’s air clean. Consider setting an alarm for every three months as a reminder and use filters with a MERV rating of 11 or 12. This is also a good time to clean the drip pans in appliances like the refrigerator.
Step 6. Control humidity
Bathrooms and basements are prone to mold. A bleach cleaner works well to eliminate mold or make your own by mixing borax and water. Next, help prevent mold through moisture control. Always run bathroom fans when bathing, clean up any standing water immediately and use a dehumidifier if needed to keep humidity below 60%. “Spring cleaning is a great step in allergy control,” says Meadows. “However, if you continue to suffer from allergy or asthma symptoms, see a board-certified allergist to help you control your symptoms and live the life you want.
