Tropical flair is easy with hardy hibiscus

Every so often a plant stops me in my tracks, either with beautiful foliage or gorgeous flowers. My spouse is used to me saying “wait a minute – stop, stop the car. Back up a little.” He’ll wait patiently as I crane my neck looking at the plant, getting out of the car if needed to get closer. If the curtains in the house twitch from the owner

What CAROL O’MEARA captured CSU Extension my eye this summer is a gigantic beauty, the Hardy Hibiscus (Hibiscus moscheutos). The big, tropical flowers and colorful foliage are a double whammy that demand attention and make you dream of being in paradise. Hardy Hibiscuses are shrubs with an upright, mounding habit and dark green foliage. Some are large – up to 5-feet tall – while others stay small enough to fill large containers or center of the perennial bed. Once established, get ready for a show: they’ll sport huge, ruffled, crepepaper like, 7-inch blooms which open wide to show off the anthers and stamen. Each stem can produce single or multiple flowers.

The plant will need staking and protection against high winds. Perennial hibiscus plants have no severe pest of disease problems. Because the plant is big, plant it in a site where it can grow to 4-feet tall and 3-feet wide. Choose a location with full sun to part shade, and amend the soil with organic matter. Though they love heat, this isn’t a xeric plant, and does best in moist, organically-rich soils. Water it daily for two weeks to help it establish, then wean it back to irrigation levels that keep the soil moist but not soggy. In fall, cut the plant back to a foot tall after the first frost - hibiscus blooms on new wood and this ensures a dazzling display every year. Mulch it with a 4- to 5-inch layer of wood chips to protect it from warming during winter. If it doesn’t pop up in early spring, don’t worry; the plant is slow to appear in the spring, nosing up after the soil warms to at least 70 degrees. Once it appears in spring, prune off the remaining stems from last year and apply a time-released, balanced fertilizer. Stop feeding after June to ensure that flower production is not impeded by the excess nitrogen.

Ready to choose your plant? You’ll find hardy hibiscus in deep reds, bright pinks, white with red throats, burgundy, blue, striped or solid. Plant a large with two smaller hibiscus to add drama to the planting. Vegetable gardeners, don’t forget to come out to the Taste of Tomato event on Saturday, Aug 27, 10 a.m. to 1 p.m. at Gateway Fun Park, 4800 N. 28th St. in Boulder. Do it yourself or hire contractors? There’s definitely something satisfying and rewarding about completing your own home improvement project. And with all of the DIY shows available to watch and instruct you, it seems even easier to tackle these days. But is it the right choice for you? Here are a few things you might want to consider when deciding whether to DIY or hire contractors:

How Much Time and Effort Will This Involve? The first question you need to ask: Is it really worth the time and energy to take on this project, or will a professional be able to complete the job faster, easier, and with less disruption to your home life? Consider the timeframe; what may take you 6 or more weeks to achieve, a contractor could possibly complete in less than 2 weeks. And how much of an impact on daily living can you tolerate? For example, if you are planning on redoing your kitchen or bathroom, are you prepared to be without appliances or perhaps the use of a shower for weeks at a time?

Is Expertise Required? This is a big question. Do you have the knowledge and skills to attempt your project on your own? Especially when it comes to structural, electrical, or plumbing work. With many of

these types of projects, you’re not only facing safety issues but also concerns regarding code violations, permits, and licensing. And you certainly don’t want to risk the structural integrity of your home! The last thing you want to do is to screw up a major job due to lack of expertise that will inevitably require further repairs and cost you more money in the end, or worse, cause harm to you or your home. Keep in mind that professionals have all the necessary tools, experience, and know-how to get the job done quickly and properly.

Is There Danger Involved? Safety should always be your first priority. Some repairs—like the aforementioned structural, electrical, and plumbing jobs—have inherent risks and may be too dangerous to deal with on your own. Sometimes it’s better to leave these projects to professionals who have been trained

to anticipate, identify and correctly deal with any saftey concerns, either to themselves or you and your family. You might want to consider saving yourself the risk of injury and preventing any damage to your home by hiring a pro. As you can see, there are many things to consider when tackling a doit-yourself home improvement. What you see on TV may not be as easy, safe, or efficient as portrayed. Could blanket lien on assets be the result of error on paperwork? By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency

Q

: Several years ago I went to close on my company’s business loan. I use a limited liability company to run my business. When we met with the closing attorney, my husband came along. He is not a member of the LLC but he had to sign some of the documents because we were using our home as additional collateral on the loan. As the papers were shuffled around the table my husband, in error, signed the promissory note, he was not listed on the note and was not an applicant on the loan or part of the LLC. The attorney did not catch the error nor did we until three years later when my husband went to sell some property and we discovered the bank had placed a blanket lien on everything he owned. Is this legal? What can be done?

: Your situation is a bit unusual and we’re not quite sure if we have all the facts needed to be able to answer your question. So, let’s start with what we do know. We know that you think that your husband wasn’t supposed to be 6

on the loan. We suggest you take all of your documents to an attorney to review. If we were reviewing the documents with you, we’d want to look at the loan agreement, note, mortgage and security interest. We’d be looking to see if your name and your husband’s name were listed on each of the documents. If his name was listed on all the documents, it would seem to imply to us that the lender intended on having your husband either on the loan or guaranteeing the loan. If his name is not listed on any document other than the mortgage, then it would seem to us that the lender didn’t intend to have him on the loan. It’s interesting that the lender put a blanket lien on your husband’s assets. They could only do that if they had a loan application from him along with a signed security agreement. While we don’t doubt your understanding of the way your loan was supposed to come out, it seems to us that your husband signed more than just the note and that he’s on the loan with you. So not only is the house used as security but he is also a borrower on the loan. While you may not have intended the loan to be this way, your lender might have set it up with this intent

and didn’t communicate it fully with you or you didn’t quite understand the importance of how the lender phrased their terminology regarding the home as collateral and your husband as an additional signatory to the loan documents. We have no way of knowing what you intended, what the lender wanted and what the closing attorney ended up doing. Based on your question, you should have had your own loan closing with the lender on your business and in your business capacity under your LLC and in your personal capacity. You and your husband should have then had a separate closing where your husband should have only had to have signed the mortgage on the home and just about nothing else. If that was truly the case, your loan documents should only show your husband’s name on the mortgage and not on the other documents. If you go back and review the documents and see that your husband’s name is all over them, you know that the lender had the right to do what it did and the only way to reverse it would be to refinance the business loan. When you refinance, the blanket lien would be removed, the lien on the home would be released and the lien on your busi-

ness would terminate. You have learned an important lesson when it comes to using a personal residence as collateral for a business loan. You must make sure you understand what the lender is taking as collateral and what are the terms of your loan. You must also carefully review the loan documents in advance, then pause and think through them before signing anything. Lastly, you need to remember that the closing attorney may not have represented you in the closing. The closing attorney may have represented the lender and you might have benefited from hiring an attorney to help you out in taking out the business loan. You should always have an attorney represent you in these sorts of situation so that your interests are truly protected. If you’re familiar with the local housing market, you’re no doubt also familiar with Boulder Creek. One of Colorado’s top home builders, Boulder Creek Neighborhoods is well known for high quality, low-maintenance homes built to enhance lifestyle. Gregg goes on to explain that over the last 60 years, Americans have slowly but surely moved toward larger and larger homes. Today, the average new home is closer to 2,400 square feet, he said. That’s more than two and a half times bigger.

There are a lot of reasons for the shift. Gregg touched on a few, including the desire to view a home purchase as an investment combined with the common belief that it’s always best to buy as much square footage as you can afford. This trend, however, has made it increasingly difficult for buyers to make a home purchase. Because both square footage and prices have risen, the cost of becoming a homeowner now requires many to devote an overwhelming amount of their income to their mortgage payment and basic home maintenance. “It didn’t sit well with me,” Gregg said. What’s more, there’s a growing number of home buyers who agree. “People are rethinking what has

Don’t decorate your home without these 10 must-know rules By MyDomaine, Domaine (TNS) The saying goes that you must first know the rules before you can break them. And though we love the irreverence of tossing the design rule book out the window, there are some guidelines that make the task of decorating a space a little easier and more foolproof. Few know this better than America’s leading interior designers, who are well-versed in using decorating tricks to transform an empty space into an inspiring and unique home. We spoke to 10 top interior designers to find out which rules are worth following for a statement interior. Whether you’re starting a renovation from scratch or are looking to make a couple of small but high-impact changes to your existing home, these expertapproved tips will guide you to get it right every time. Commit these 10 rules to memory for a flawless home inspired by advice from the best in the business.

1. MIX TEXTURES If you can’t understand why your space feels lacking, Charleston, South Carolina-based interior designer Angie Hranowsky recommends adding different textures, via accents like rugs, throws or accent cushions. “Always mix materials and add texture — metal mixed with wood, or rattan or natural woven fabrics with lacquered furniture or walls, for example,” she says.

2. LAYER LIGHTING Rooms with one type of lighting, such as a single overhead pendant, can feel two-dimensional. “Lighting will elevate the mood of any room,” says Consort Design’s Mat Sanders. “Be sure to have light coming from multiple sources, not just overhead. Find creative places for an extra floor lamp, sconce, or empty corner where a small table lamp could reside for added glow.”

3. TAKE RISKS WITH ACCESSORIES Adverse to taking risks? Start small, with accessories like a quirky bowl or statement vase, says interior designer Grant K. Gibson. “Don’t be afraid to take some chances to make 10

4. START WITH A SIMPLE BASE “Anytime you’ve got brick walls and they’re keeping you from using the color scheme you really want, kick that brackish brownish-red to the curb by painting the brick white,” says Brian Patrick Flynn of Flynnside Out Productions. “A lot of people are against this, and there are some rules to follow. If the surfaces are super historic and the brick has tons of character, maybe keep it as is, but if the brick is just contractor-grade hogwash, and it’s forcing you to live in a marsalatoned nightmare, buh-bye, brown brick.”

5. ALWAYS MEASURE YOUR SPACE Before you add that dreamy daybed to your cart, be sure to measure your space. “Measure twice, buy once” is the mantra Jennifer Jones of Niche Interiors adheres to. “Scale can make or break your space. Pay close attention to the size of furniture pieces in relation to the room. Always map out the larger items, such as sofas and rugs, before purchasing.”

6. DON’T FOREGO FUNCTION We’re all for buying a beautiful, sculptural piece of furniture that has instant visual impact, but Los Angeles-based interior designer Jeff Andrews says those with small spaces should always opt for items that offer form and function. “Use every square inch of space in creative ways — especially in a small home where you can’t have a lot of clutter. Include pieces that are as functional as they are sculptural and interesting,” he tells MyDomaine.

7. SEEK SYMMETRY Kelly Wearstler’s creations might challenge traditional design rules, but there’s one thing she always adheres to: symmetry. “There should always be a hierarchy of elements within the space,” she says. “Even the most maximalist rooms should possess a cohesive dialogue with well-balanced, thoughtful dimensions.”

8. INVEST IN PIECES YOU LOVE If you only follow one rule, Lilly Bunn says it should be this: “The only real rule in decorating is to buy things that you love.” Before you make a purchase, ask yourself if the item really resonates with your sense of style. If the answer is yes, you’ll

DEFY THE RULES Now that you’ve mastered the basics, design powerhouse Nate Berkus wants you to take risks and follow your gut to create a truly unique home. “For me, the best interiors are always the ones where people have not followed any rules.
