(TNS) With autumn upon us, it’s time to think about air and soil temperatures falling — thankfully after a long, horribly hot summer, in some regions. In the garden, cooler days and nights call for a cool-season vegetable garden filled with lettuces, spinach, collards, onions and cabbages, all the good stuff for harvest-time meals. Plant your crops a week or two apart and you can enjoy garden bounty until January, especially if you use row covers or cheap fitted sheets to protect plants from the fall frosts that typically begin midNovember.

Teaches distribute two-inch plants with instructions, provided by Bonnie, to students to carry home and grow, according to a company news release. At the end of the growing season, teachers select a class winner, based on size, appearance and maturity and that submission is entered in a state scholarship drawing. The state winners are randomly selected by each state’s director of agriculture, and Bonnie Plants awards a $1,000 scholarship for education to one student in each state. “The cabbage program is a wonderful way to engage children’s interest in agriculture, while teaching them not only the basics of gardening, but the importance of our food systems and growing our own,” says Stan Cope, president of Bonnie Plants. This fall, you and your child — or grandchild — can practice growing cool-season cabbages at home, using the O.S. Cross, or oversized version that the national cabbage program hands out. These cabbages can grow as much as 40 pounds, making it engaging fun for children to monitor their growth over days and weeks.
GET GROWING To grow a cabbage and other cool-season veggies, give them at least six hours of full sun, more if possible.
—Space your veggie transplants far enough apart so they can grow to full maturity without crowding each other. Adequate spacing allows for good overall plant development; it also allows light and air to penetrate the plant, thereby reducing the potential for disease and pests. For instance, large plants like cabbages and collards need three feet on each side to spread out. If you don’t have that kind of space, plant them in huge containers. —Healthy soil equates healthy plants, so work compost or a balanced fertilizer (10-10-10) into your garden soil before planting. —Adequate water also nourishes vegetable plants, which need an inch of rainfall weekly. If that doesn’t happen, water with a soaker hose, saturating the ground thoroughly early morning. —Regularly inspect your vegetable plants for pests, picking off munching worms when you see them. —If weather gets below 32 degrees Fahrenheit, protect vegetable plants from frost, using a lightweight cloth (called floating row covers) you can buy at garden centers, or thin, fitted bed sheets, to cover cabbages, late-season tomatoes, spinach and lettuces. Fall watering and sod installation Steve Korby, President of the Rocky Mountain Sod Growers, advises homeowners to consider fall sod installations along with proper fall watering guidelines. “Many homeowners fear that it is too late to install sod,” notes Korby. “Actually, this is a great time of year to install sod and we want people to know the benefits.”

in landscape water needs for sites that are properly prepared. Sod will root into the soil within two to three weeks. Determine if the sod is well rooted by gently tugging on it. The new sod may be mowed as needed, even if it hasn’t rooted down. When the grass reaches approximately three inches tall, begin allowing the sod to dry out slightly
so that the grass may be mowed diagonally to the direction in which the sod was laid. Catch the grass clippings. Then, resume normal watering procedures to permit the sod to knit down into the soil. Once established, you can water less frequently. Develop a schedule that waters deeply to promote a well-established root system.
It is also important to understand fall watering. Outside watering is beneficial through November 15 so that plants can absorb enough water to survive winter dormancy. Research has shown that Kentucky Bluegrass lawns do not require vast amounts of water. But it is necessary to water both bluegrass and fescue once every 30 days to survive dormancy and drought. Newly installed sod requires more water initially, but will do quite well over the winter months. Understanding how much water landscapes actually require, and how to best deliver that water, is fundamental to both property owners and municipalities. But the changing colors and cooler evenings are also a good reminder that it is time to check your home’s heating system for the cold weather ahead. If you keep your furnace in good condition, it can last a decade or longer. But even heating systems that were built several years ago don’t deliver the same performance and cost savings that a new high efficiency unit can. These newer systems are designed to maximize the volume of warm air that is captured during each heating cycle. “Most standard heaters use a single primary heat exchanger that delivers about 80 percent efficiency,” explains Jeff Richard, general manager at Northern Colorado Air in Fort Collins. “That means that you are sending 20 percent of your heat outside.” When the burners light up, the fire heats the air. Then 80 percent of the heated air goes into your house and 20 percent exits out of your home through an exhaust vent. The temperature of this exhaust air can exceed 375 degrees. Compare this to the latest high efficiency furnaces, designed to deliver 93 to 98.7 percent efficiency by using an advanced dual heat exchanger design. The primary exchanger captures most of the heat, but then the heated air takes an additional pass through a second stainless steel exchanger. Furnace warranties can extend 15 to 20 years, so many homeowners are pleased to find that their heat exchanger is still under warranty and can be replaced at a nominal expense. If the damaged heat exchanger is out of warranty, it’s usually more cost effective to invest that money into a new heating system – and a brand new warranty. Scheduling an annual furnace checkup is the best way to ensure your home’s heating system is in good condition and operating safely. Is it a good time to refinance? Refinancing involves obtaining a new home loan and paying off your existing loan. If you have been thinking of refinancing, here are a few ways to evaluate whether it’s a good time to do so.
Interest Rate Changes Take a look at the interest rate on your existing home loan. Is it 1 percent or more higher than the current mortgage rates? If so, then it may be a good time to refinance.
Since there is a cost to refinancing, it does not make sense to incur the charges involved for only a small reduction in your mortgage payments. Typically, a 1 percent difference in rates has a decent impact and makes it worthwhile. For example, on a $400,000 loan, the difference between a 4 percent interest rate and a 5 percent rate is $237.63 per month. That applies over the life of the new loan. So within a year, it’s a savings of $2,851.56, or $85,546.80 over a 30 year term.
Market Changes Resulting in Higher Equity In many areas across the country, the market has improved dramatically. This means that homeowners now have more equity built up. Refinancing is one way that you may access that equity. For example, let’s say your home was originally worth $400,000

You may be able to refinance for up to $376,000 while retaining the same 80 percent loan-to-value ratio. After paying off your previous loan of $320,000, that leaves $56,000 available as a cash-out. By refinancing and cashing out the equity, you may use that extra cash for other purposes. You can pay off credit cards, which are likely at much higher interest rates than your home loan rate. Renovations are another common use. Just remember that this is still borrowed money that you will need to pay back in the form of a higher mortgage payment each month. Avoid squandering it on frivolous expenses.

This will help when it comes time to sell your home. — Purchase high quality appliances. Whatever piece they choose will serve as the anchor for the room and help fill in the rest of the blanks of the decor. By selecting a single signature piece that is special to each person, it helps ensure harmony and serves as the foundation to build a design palette.

When selecting the right interior designer for you. I would suggest interviewing approximately three different designers. Be sure to ask to see samples of their work; nearly all interior designers have websites with numerous portfolio photographs posted. You may also wish to see their work in person. Don’t be afraid to ask an interior designer about their education and credentials. These credentials can also be confirmed through sites like www.

Beyond an interior designer’s credentials and work on paper, making your interior designer selection may just come down to personality and whether or not you feel you can trust and would enjoy working with this professional for what may be as long as a year or possibly longer.
HOW INTERIOR DESIGNERS CHARGE FOR THEIR SERVICES Most interior designers either charge a flat design fee or hourly. Hourly fees typically range from $100 to $300 per hour, based on the designer’s experience and years in business. In addition to a design fee, designers also charge a certain percentage for items that are sourced or purchased through them, typically between 10 and 35 percent.
