Accent, area rugs can make a room come alive By Suzanne Sproul, The Orange County Register (TNS) If you’re looking for a relatively easy way to spruce up a room, consider laying a solid foundation — not concrete or wood, mind you, but a rug. Floor coverings can be a solution to anyone’s decorating dilemma or simply a means of adding a little pizazz to a room. Whether it’s a traditional accent rug or blocks, floor coverings provide visual impact as well as creature comforts. They also add oomph because often a rug is the largest design element in the room contributing color and drama to the overall feel of a space. “A fantastic area rug can make a room come alive. Whether they’re handwoven or knotted pile, made from wools, silks or cottons, rugs bring in color and texture and can define the mood of the room it anchors, simply by lying about on your floor,” said Dorothy Willetts, an Indio-based designer who works throughout Southern California. Rugs provide texture, either tactically through feeling or visually, while acting in support for colors of the room. “I use them all the time,” Willetts said. “I’ll put one on top of the other to really stand out.”

Often, a rug is the largest design element in the room contributing color and drama to the overall feel of a space. (Dreamstime) They also are functional, helping with the acoustics of the room and cushioning the hard surfaces in wide use these days. When choosing, consider the size of the room, the colors in it and the furnishings. “We’re doing everything from copies of antiques to new carpets that look antique,” she said with a laugh. “Rugs have a lot of purpose and offer a lot of design opportunities for a space, and in some cases provide the final touch to pull a room together,” said Corinne Derusha of West Elm in Los Angeles, who helps clients turn room design ideas into reality. “(Rugs) are more of a complement piece,” she added. “When I’m helping a client, we try to break it down into several pieces. We look at what they have and pick a floor plan: Is the room a more formal sitting area, is it a high-traffic area, are there children and pets in the house?” Victor Derdak is the general manager overseeing operations at FLOR in West Hollywood and Santa Monica. The company offers area rugs, custom pieces and carpet tiles so homeowners can create their own

look. Derdak called the selection of rugs an integral part of a room design. “Space is the key and how you incorporate it,” he said. “Rugs can be the focal point, setting the mood and then going from there.” FLOR offers a fun flooring option: 20-by-20-inch seamless carpet squares that when arranged look like a one-piece rug. The modular designs allow for a lot of creativity. Mix and match patterns or angle squares differently for a look that will capture the eye. And when you’re decorating your home, it’s all about the visual. Ashley Stark Kenner and Chad Stark have literally written the book about carpeting — “Decorating With Carpets: A Fine Foundation” (The Vendome Press, New York). Filled with stunning photos of rooms in which rugs are showcased, it offers homeowners plenty of inspiration. The photos act as a guide to decorating since they are from rooms by designers and decorators that their company, Stark Carpet, based in New York, has worked with throughout its more than 75 years in business.

“Carpet is an anchor to the room and more than a fashion accessory,” said Stark Kenner, creative director. “It helps pull the entire room together. When you’re thinking about designing a room, you can’t leave that out.” Designers usually begin by choosing a color scheme and then a rug. From there, the possibilities are endless. “I think people are becoming more fearless in their design,” Stark Kenner said. “People want a reflection of themselves.” And that may mean using rugs where you might not expect, such as opting for an odd-shaped piece in an entry way or using a vintage Oriental runner in the kitchen. The book is a byproduct of Stark’s decades of success. “Originally, Ashley and I wanted to create a book for Stark’s 75th anniversary that paid homage to our parents for the outstanding legacy that they have established,” said Stark, senior vice president. “However, we browsed our library and realized that there were books on almost every aspect of design except for decorating with carpets.” So, with the help of writer Heather Smith MacIsaac, the cousins decided to look back and share the experiences of the almost 100 designers the company has worked with to inform people about different ways to decorate with carpets. The book title is apt. “Designers and homeowners alike can use this book as a resource to see different applications of rugs, from how a simple design can ground the room to how something complex and colorful can add energy in both traditional and contemporary settings,” Stark said.

Tax deductible home expenses – get ready for tax season Happy New Year! As we enter 2017, many of you are preparing for tax season. Here are some home ownership By Suzanne Plewes expenses that CRS, ABR, CDPE, GRI are typically Broker Associate at tax deductRE/MAX Alliance ible.

Mortgage Interest Your entire mortgage payment is not tax deductible. However, the portion that applies to interest paid during 2016 is. Your mortgage company will send you a tax form that details exactly how much interest you paid last year. If you purchased your home during 2016, check your closing statement to determine whether any pre-paid interest paid at

closing is properly included in that statement.

Points If you closed on your home during 2016 and paid points on your loan, that amount may be tax deductible. Points are essentially pre-paid interest. You paid extra interest up-front in order to receive a lower interest rate over the life of your loan.

Property Taxes If you own a home, then you pay property taxes. You may pay them directly to your local municipality. For most homeowners, they pay a certain amount each month to your lender, which goes into an escrow account. Your lender then pays your tax bill using the funds from that account. The tax deductible amount is not what you paid into escrow each month but rather what was actually paid to the municipality for the tax year 2016. The tax form from your mort-

gage company usually includes the amount paid for property taxes. However, you’ll want to verify this figure. Some property tax bills cover months both before and after the due date. Additionally, there may be a property tax adjustment in your closing statement if you purchased in 2016.

Mortgage Insurance If the down payment on your mortgage was less than 20 percent, you likely pay mortgage insurance each month. You may have also paid an up-front mortgage insurance premium at closing. These are typically tax deductible if your adjusted gross income is less than $100,000 and you closed on your home between 2007 and 2014. Other restrictions also apply. Provide your mortgage insurance premium details to your accountant to determine whether you qualify for this tax deduction.

Expenses That Are Not Tax Deductible Above are the most common tax deductible expenses. It is equally important to note what expenses are not tax deductible. Homeowners insurance, title insurance, homeowners association dues, general closing costs, and home repairs for single family properties used as a primary residence are not tax deductible. If you own a multi-family property that is both a primary residence and investment property, the rules are a bit different. Ask your accountant for details on additional expenses that you may be able to deduct for investment properties. Suzanne Plewes is a Broker Associate at RE/MAX Alliance in Loveland. Every now and then, every home can benefit from a bit of glam. Enter gold. Once the finish of choice in the ’80s, it fell out of favor in the ’90s, often considered to be gaudy. Now, gold dominates the shelves of home decor retailers and remains one of the hottest finishes for accessories and accents. When looking for ways to incorporate gold into

your home, here are some Design Recipes tips. 1. Use gold as a finish for fixtures such as faucets, cabinet or door handles. 2. Yellow and yellow-based tones can be used to include gold and gold accents. 3. Bookshelves are great opportunities to incorporate interesting accents. 4. Accessories such as decorative elements can be used to incorporate gold accents.

5. Don’t be afraid to mix different shades of gold in a space. 6. Reflective elements such as gold mirrors can add an instant touch of glam. 7. Use gold when looking for opportunities to create a bold design statement. 8. Consider color mapping — a technique in which you can repeat gold accents throughout a space to help make the space feel connected and cohesive. 9. Incorporate lighting that accents gold tones. 10. Add gold to an accent wall. ——— Cathy Hobbs, based in New York City, is an Emmy Awardwinning television host and a nationally known interior design and home staging expert with offices in New York City, Boston and Washington, D.C. Style at Home

Interesting art arrangements finish a room By Mary Carol Garrity, Tribune News Service (TNS) You can fill your room with beautiful furniture and accents, but it won’t look finished until the walls come alive with artwork. If you have blank walls or beautiful pieces of art stored away that you’ve never hung, make that your new year’s resolution. You will be blown away by how putting a few pieces up will give your spaces personality and style, and make your home a warm reflection of you. To help you get started, here are a few ideas for interesting art arrangements created by Dillon, the artwork coordinator at Nell Hill’s.

A WALL OF TRAYS

Mirrors add brilliant beauty to a room, bouncing light and opening up the space. (Handout/TNS)

Artwork encompasses much more than framed paintings. Trays, platters and dishes are among my favorite things to hang on the wall. To hang trays, thread a bit of wire through the handles or cut outs on the sides of the

tray. Or, use plate grippers. Tip from Dillon: The secret to decorating with trays, plates and platters is to group together a variety of sizes and shapes. Start by placing the larger pieces in the middle, then fan out from there.

have an arrangement you like. Take a photo with your phone so you can replicate the layout on the wall. Dillon rarely lines up the frames when he arranges collections. Instead, he likes the groupings to feel a little more random.

A CELEBRATION OF MEMORIES

A FLASH OF MIRRORS

One of the chief aims of artwork is to reflect the unique personality of those who live there. One of my favorite things to do when I visit people is to see their artwork and accents, to get a glimpse of the things they care about most. For many of us, our families are paramount in our lives. So consider making a gallery that features photos and other memorabilia that tell the story of your family, past and present. Tip from Dillon: To hang a gallery, Dillon suggests you start at the middle then work your way out. Lay the pieces on the floor and move them about until you

I love using mirrors as art. They add brilliant beauty to a room, bouncing light and opening up the space. Add a mirror to a collection of art. Hang one over your mantel or above a buffet. Or, cluster a group of smaller mirrors together to make one head-turning display, like Dillon did. Tip from Dillon: To create this 3-D effect, Dillon layered one mirror on top of another, using longer nails for the mirrors on the top layer so they could easily rest over those below. ——— This column was adapted from Mary Carol Garrity’s blog at www.nellhills.com

4 secrets of successful organic gardeners for the new year By Maureen Gilmer, Tribune News Service (TNS) Learning to grow vegetables is a trial and failure endeavor. In the beginning, you get small successes and devastating failures until experience teaches you the hard lessons of nature and her vegetable minions. In most cases, it’s the under-40 crowd who are having challenges if their parents never gardened, so nothing was handed down. It’s not their fault, they just haven’t failed enough like everyone did when they first began. To help busy gardeners do better in the new year, here are some solutions to help avoid the major failures and save yourself a lot of work to boot: 1. Make water automatic. The vast majority of vegetable gardens in drier regions fail due to too much or too little water. That is usually because of human error, which most often is forgetting to water. Truth is, as summer approaches and kids get out of school, everything gets too hectic to remember to

tend the garden each day. This is where failure begins because every parent knows you’ll never get caught up by back-to-school season. For everyone’s sake, and to prevent hoses left running and the inevitable waste that follows, install an irrigation system and put it on a strictly controlled timer.

2. Small and diverse. Unless you have a large backyard in-ground garden, you’re probably growing in raised beds of one sort or another. This limits your square footage. Problems arise when one big collard takes over your beautiful bed or a cherry tomato demands the one next door too. This demonstrates how smaller gardens need to focus on a wide diversity of plant types sized for optimal yield from a 4-by-8-foot bed or a 32-square-foot rectangle. It allows you to pack them in during the cool garden season for a huge range of leaf and root crops. In summer, the dwarf patio tomato types may prove more amenable, bush beans over pole beans, cilantro, basil and shorter, dense-

growing peppers.

3. Use row covers. Almost every heirloom seed catalog carries row cover growing supplies. The row cover is a lightweight tube that shelters your plants and keeps bugs out. This is huge for lettuce and the cabbage family, Asian vegetables and all the traditional American pot greens. Where aphids are a real pest, these covers keep them out completely and your greens will be miraculously perfect. You won’t have to be faced with the chemical pest control dilemma either. Be aware that in summer you must open row covers to let pollinators come in for the flowering vegetables. Heavier gauge row covers can go on in the fall to hold your crops for deep winter harvest.

4. Pick often. The more you harvest your plants, the more they produce. Pick every day even if you don’t need to, because that requires you go out there and get personal with those plants. In the process you’ll notice how they look when

happy, so you’ll know at a glance when they aren’t doing well. You’ll feel a normally stiff and upright leaf feel soft and floppy and you’ll know moisture is deficient. And if a pest does get in there, you’ll find the problem on day one before your crop is damaged. The only way to really learn how to grow vegetables and flowers is to accept the trial and failure process. Every time you try something new, it gets better and better as you build your knowledge base. That knowledge base is driven by your failures more than successes. Failures drive you to study what went wrong and why. Only then will you know how to avoid that one next year. This trial-and-failure learning process occurs during a gardener’s entire life, so don’t quit if you’re discouraged. Each year the effort will grow ever more successful, but only if you strive to learn from the consequences. ——— Maureen Gilmer is an author, horticulturist and landscape designer.
