Pillow pairings to perk up a space By Mary Carol Garrity, Tribune News Service (TNS) I love the changing of the seasons. One of my favorite rituals as the cold months fold into warm, and back again, is to switch out the accent pillows on my sofa, chairs and bedding. In a few weeks, I will unzip my heavy weight plaids and replace them with lightweight florals and stripes. And just like that, my living spaces will feel new for spring. This spring, you can give your sofa, chairs and bed a quick pickme-up simply by tossing in some new pillows. Pulling together an assortment of pillows that is arresting, but not overwhelming, is lots of fun. Kristen, one of our designers, shares our secrets:

MIX PILLOW SIZES Back in the day, we tossed a set of matching square pillows in each corner of our sofa, or lined up a row of the same pillows at the head of our bed and called it good. Not anymore! Life is too short to not experiment with an assortment of beautiful pillows, Kristen says. Start by pulling together a variety of pillow shapes and sizes to add to the visual interest of your furnishings. We weave together different pillow sizes when we design groupings on upholstered furniture and beds. We love them all, from neck rolls to bolsters. But our four gold-standard sized pillows find their way into

Design tip: No matter what size pillows you pick, insist on using great pillow fills. I am not exaggerating when I say that it makes all the difference in how your pillows look, feel and last.

MIX COLORS Kristen says, “People ask us all the time what the rules are for mixing colors in pillows. Happily we tell them, ‘There are no rules! Do what looks good to you!’” All of us have a different CQ (color quotient), which can change room to room, season to season. For example, in my bedroom, I like soft, neutral pillows year-round. In my living room, I opt for richer colors that sport a bit more pattern, like plaids. Determine your own CQ for the space where you want to add your pillows, then follow your inner compass. Any color you love is in right now. Blues and greens are still a favorite for many, and people are mixing together all different shades of these two nature-inspired classics.

Pillows give you an opportunity to experiment with new looks. “Do not be afraid to try new things, because if you don’t like it, you can just zip off the case and try something else,” Kristen says. We call this process pattern play. We experiment with different patterns, in different colors, and different styles, until we come up with a winning combo. If you have a traditional home, like I do, and want to give it some new energy, consider adding pillows in remade timeless patterns. MIX TRIMS The secret to a custom look in pillows is to use a unique trim. We don’t ever self-cord our pillows because we don’t want them to look like they just rolled off the assembly line. Instead, we like to give each pillow we make its own personality with unique trims and finishes. There are so many ways you can finish a pillow with a tape: Run the tape across the top and one side, on the top and bottom, or boxed in on all four sides. Similarly, when finishing the edges of a pillow, you can do a straight cord. Or you can do a flat flange with mitered or pleated corners, a knife pleat, a ruffle, or a fringe, like pompoms. No matter what your bliss, create pillows that bring your vision for your room to life.

Save yourself the headache of dealing with the issue by keeping these prevention tips in mind.

How Ice Dams Form As snow starts to melt from the top of your roof, it doesn’t always flow smoothly off. It is common for snow to build up along the bottom edges of your roof and refreeze, essentially building a dam. As ad-

ditional snow melts, it gets caught against this dam and has nowhere to go except under your shingles and into your home. Seepage is not limited to the outer walls of your home. Water can travel along different beams into your walls and down to your ceilings.

Ways to Prevent Ice Dams Clear Gutters Homes with gutters are most prone to ice dams. Gutters can fill up with debris and block water flow. Keeping your gutters clear is the first step to preventing ice dams.

By A Martin, At Home Don Brown and his wife, Susan, are about to make a significant move. Their current home is over 4,000 square-feet big. It’s a stunning house, really. And yet, they’re about to leave it, swapping out for a home nearly one-fourth the size. “We lived in our dream house,” Brown said of the larger home. “And that was great. For a while.” The Browns discovered what so many home buyers learn. A big house comes with some big downsides. For starters, the yard was huge. All that space, which was nice in its own right, meant a lot of lawncare. And that’s just the outdoor maintenance. Inside, Brown said there were whole rooms he and Susan never really took advantage of. “We got tired of paying for and maintaining and heating and cooling a bunch of rooms we just walk through and 8

never use,” he explained. It was time for a change. They knew they wanted something smaller, something that would require less maintenance and allow for more free time. Plus, the couple also own a home in Alaska, where their son and his wife live. Don takes regular trips to visit, his time out of town ranging from weeks to months. Whether Susan stays here in Colorado or joins him, they didn’t want to have to worry about their home while gone. Some would say they were looking to downsize, but that’s not the phrase the folks at Boulder Creek use. At Boulder Creek Neighborhoods, the phrase is “right-sizing,” and it means something more. The award-winning homebuilder specializes in crafting homes that facilitate a lifestyle shift. After all, who wants to spend hours a week just taking care of the house? Don worked in real estate for more than 30 years, so he’s no stranger to the process of house hunting. Dubious though he was, he began to search, and that’s when he came across Boulder Creek Neighborhoods. He was, in his words, “immediately interested.” There are several Boulder Creek communities along the Front Range, but it was The Lakes at Centerra that caught the Browns’ eyes. In part, that’s because the neighborhood has a lot to offer. But it was

With two lakes on the property, there’s no shortage of natural beauty. “That combination,” Don said, “being in touch with nature, but you

still have the grocery store,” that’s what made Centerra so appealing. There are dozens of retail and dining options only minutes away, giving residents all the benefits of big city living without the bustle. Or, as Don put it, “It doesn’t feel urban. It feels convenient.” While Don’s experience in real estate is extensive, this was his introduction to buying from Boulder Creek Neighborhoods. How did the seasoned insider feel about Boulder Creek’s build quality and customer service? “They know what they’re doing,” he said. He described the sales process as informative and honest, without any high-pressure tactics. Both he and Susan found the Boulder Creek team to be open and easy to work with. Higher mortgage costs won’t put the brakes on homebuying, industry economist says By Steve Brown, The Dallas Morning News (TNS) Higher home financing costs won’t derail the housing market this year, the country’s top mortgage industry economist says. But an unexpected jump in the number of people late with their home loan payments has analysts taking notice. “We are forecasting about a 4 percent (annual) growth in mortgage debt outstanding over the next couple of years,” Lynn Fisher, vice president of research and economics for the Mortgage Bankers Association, said during the industry’s annual servicing conference earlier this month in suburban Dallas. At the end of 2016, there was almost $9.7 trillion in U.S. mortgage debt. By the end of 2018, the mortgage bankers anticipate that will rise to almost $10.1 trillion in home loans.

‘We Can Buy Your Home As Is,’ the letter says, but be careful By Caitlin McCabe, The Philadelphia Inquirer (TNS) The letter arrived in Robin Roberts’ mailbox innocently enough late last year. The envelope bore her name and her address. Neatly folded inside was a piece of paper, what appeared to be a handwritten note. Basically, the letter said, someone had noticed her house. And in no uncertain terms, it asked: Would she consider selling it to them? “I’m not late on my mortgage, I’m up to date on my taxes, there’s no way we’re in financial distress,” said Roberts, 45. “Why would we entertain an unsolicited sales letter?” “I feel like this is just a scam,” she added. The Mortgage Bankers Association predicts that new loan originations nationwide will drop about 15 percent this year because of higher interest rates. With mortgage rates moving up, home refinancings are expected to fall almost 50 percent. Most of the new loans during the next couple of years will be for homebuying, Fisher said. Home purchase loans are forecast to rise about 10 percent this year. The increase will come from a combination of more purchases and higher prices. “We are forecasting about a 10 percent growth in single-family housing starts for 2017 and a little bit less than that for 2018,” Fisher said. Along with mortgage costs, home prices will rise this year. “We are still expecting fairly strong house price growth this year — about 4.8 percent,” Fisher said. “That should start slowing down a little bit as new housing starts pick

up momentum.” Of course, all those forecasts assume that mortgage rates won’t get out of hand. Because of higher inflation and anticipated wage growth, Fisher said the Federal Reserve could inch up borrowing costs again as soon as next month. Still, the Mortgage Bankers Association’s outlook is for modest mortgage rate increases. Fixed mortgage rates are averaging 4.15 percent. “By the time we get to the fourth quarter of this year, we will still be under 5 percent — we are thinking 4.7 percent,” Fisher said. “Something north of 5 percent by the time we get to 2018, and by the time we get to 2019, we show fourth-quarter rates hitting 5.5 percent. “Putting it in historical context, those are not gigantic numbers.” To deal with the higher financing costs, more homebuyers are using adjustable rate loans, which start with

a lower interest rate. “The share of adjustable rate mortgages has hit 7.5 percent, the highest it’s been in quite a while,” Fisher said. The notable red flag in the Mortgage Bankers Association’s 2017 outlook was a surprise hike in its fourth-quarter mortgage payment delinquency survey. “In the fourth quarter across all loan types, we did see an uptick for the first time in quite a while,” said Marina Walsh, the association’s vice president of industry analysis. “We are not sure if this is a blip or the start of a trend. “Most of it is related to 30-day delinquencies,” she said. The number of U.S. home loans facing foreclosure remains very low. “New foreclosure starts are still dropping — it’s the lowest level since 1988,” Walsh said. “Loans in foreclosure are at the lowest level since 2007.”

It’s a legitimate concern, with possibly thousands of homeowners receiving letters such as these each year. The messages often come unexpectedly — and with few details offered. Like Roberts, the recipients are often left with more questions than answers: Is the letter a scam? Does it mean something is wrong with their property? Or could it be a signal that investors are speculating their neighborhood might be improving? “Obviously, with the way the internet is today, and the way the real estate market is changing, buyers themselves can do a lot of searching for homes themselves,” said Dylan Ostrow, a Realtor with the Rosenthal Group of Berkshire Hathaway Home Services Fox & Roach Realtors in downtown Philadelphia. Letters like these “can be legitimate,” Ostrow said, “but you have to exercise caution.” When Roberts received her letter — the latest of many in recent years — her gut reaction told her to throw it away. So in the trash it went. But not all homeowners are like

her. For nearly 10 years, Joshua Pireda and Marat Tsirelson, both executives with the residential development group GM Home Inc., have been sending letters to homeowners such as Roberts throughout the Philadelphia area. In a simple four paragraphs, they explain that they would like to buy someone’s home “as-is,” their letter states, “meaning you don’t have to make any repairs.” Pireda and Tsirelson say they understand Roberts’ and other homeowners’ concerns. But they say they are legitimate. Licensed themselves and using licensed subcontractors, and with a staff of about 15, Pireda and Tsirelson say they are in the business of “rehabbing” homes — basically fixing and flipping them. They distribute nearly 2,000 letters to homeowners each month. Part of it is a marketing tactic, they say; the other part, a true solicitation to buy a house quickly. “Our goal is to purchase homes that are rundown,” said Tsirelson, 30, GM Home’s president. “We rehab them top to bottom and sell them to the millennial market.” Pireda and Tsirelson said the let-

ters are not the only ways they have found homes to repair. But it’s a strategy that has worked, they said: One to two sellers each month sell their homes directly to them because of the letters, a process that “allows them to pay a seller more” because no Realtor commissions are involved. “I guess from a first glance it might be scary or shocking,” said Pireda, 30. “But when someone calls, I have a conversation with them. If they don’t want to sell their house, that’s fine.” Mostly, Pireda said, sellers should be cautious — and do their homework. It’s a sentiment Ostrow seconded. “When it comes to big purchases, big money, I’m always cautious of what I receive in the mail,” Ostrow said. Even if the solicitations are legitimate, he had one piece of advice: “Hire a Realtor to get a true touch on the market.”
