someone applied a lighter, brighter Instagram filter to it. According to cleaning experts, the difference is in the details. In an article for Real Simple, a host of professional cleaners explain that seemingly innocent choices, like stacking utensils in the dishwasher

According to cleaning experts, you’re making a rookie error. “Glass cleaner dries up much more quickly in direct sunlight, resulting in streaks on window panes,” Real Simple explains. “That’s why, in any season, the ideal time to clean windows is late afternoon or evening, or when the skies are overcast.”

MISTAKE 2 Stacking the Dishwasher Without Thought How do you place your utensils in the dishwasher? According to ex-

perts, there is a correct way. “When spoons sit in one direction in a standard dishwasher basket, they end up, well, spooning, which prevents a complete clean,” they explain. Instead, alternate placing spoons face up and face down to ensure they get an even clean.

MISTAKE 3 Not Using Vacuum Attachments If you own pets, experts say it’s imperative to use vacuum attachments to collect fur; otherwise, it’s likely you’re just pushing dirt and debris from room to room. “For controlled suction, resulting in fewer fur flyaways, use the wand attachment,” they recommend. Warm weather brings out the wasps With the warm beginning to spring, wasp queens are awakening, shrugging CAROL O’MEARA off a CSU Extension winter’s sleep with conquest on their minds. Emerging from their winter’s sleep, queens are foraging for food, a nesting location, and materials to begin building it. Yellow jackets are a major nuisance later in the year when their March 25-26, 2017

numbers swell into the hundreds per nest, and to keep your yard from the black and yellow bullies, control starts now, in early spring. In winter, yellow jacket colonies die, leaving only queens. They emerge when the weather warms in spring to begin colonization of our landscapes. Put out your wasp traps now, filled with heptyl butyrate, or design your own with chunks of cantaloupe – all it takes is a 2-liter sized pop bottle. Cut the top off the bottle at the shoulders, turn it around and slide it into to the lower part of the bottle so the neck points inwards, and staple this together. Before you fit the top on, fill the bottle with a small amount of cantaloupe. Some wasps prefer protein, so make another trap and put a bit of lunch meat in it. Hang these away from your house. Another wasp that’s becoming active is the European Paper wasp, Polistes dominulus. A rust-andyellow striped insect, they build open-faced nests up in the eaves, inside sheds, and in other spots located above ground. They aren’t aggressive unless you get too close to the nest; if you do, then they may sting. Paper wasps look a lot like yellow jackets but aren’t attracted to traps at all. They’re predators, hunting the yard for soft-bodied insects. Other hunting wasps, such as the leafhopper hunting wasp (Pseneo punctatus), are active as well. Their bodies are usually slender with a long, thin constriction from thorax to abdomen. Constructing nests in soil or the hollow pitch of plants, hunting wasps are beneficial insects that stuff their prey into chambers as food for their young to feed upon. – AtHomeColorado.com

If you shudder at the thought of all these wasps flying around your yard, relax. Hunting wasps don’t bother people or pets unless they feel hassled or threatened. But yellow jackets are a different problem; they aggressively sting and it’s difficult to tell them apart from the European Paper wasp so give them some room. When it comes to home decor, remember that what is on the outside is as important as what is on the inside. As so many homeowners spend the majority of their time outdoors during warmer months, it is important to make your outdoor environment attractive, cozy and functional. Here are some spring spruce-up tips that may be helpful as you pre-

pare to welcome spring. 1. Check your outdoor deck and or patio. Typically spring is a good time to check tiles, fittings and perhaps re-sand or add gravel to existing patios or make deck repairs. 2. Make sure you have an operational umbrella. As the sun shifts, there is no reason to have to abandon the outdoors. 3. Create multiple areas of entertainment. From an area for dining to one for lounging and entertainment, creating various entertainment areas or zones will help prolong your outdoor enjoyment. 4. Consider incorporating an outdoor cooking experience into your

outdoor space such as an outdoor kitchen. 5. Bring in plenty of blooms. Flowers can add an enormous amount of enjoyment to the outdoor experience from color to attracting nature. 6. Consider coordinating blooms with your decor. Instead of randomly selecting a color scheme, consider one that ties into your decor such as cushions and pillows. 7. Create small vignettes. Consider smaller seating areas sprinkled throughout your outdoor space. 8. Use bold, rich colors. Reds, oranges, blues and yellows are great options.

9. Update your decor. Just as you would update your indoor decor to keep it fresh and attractive, don’t let your outdoor furniture and furnishings become old and tired. 10. Look for ways to enjoy your outdoor space both during the day and at night. FHA mortgages include an upfront and monthly mortgage insurance premium if your down payment is less than 20 percent. If you are refinancing within a certain number of years of first obtaining the loan, then you may be eligible for a partial refund of the up-front premium that you originally paid. Be sure to ask your loan officer about this.

Selecting an Optimal Closing Date Interest calculations on FHA loans are much different than conventional loans. For conventional loans, interest is calculated to the day. So, if you pay off your existing loan on the 12th of the month, then you only pay interest

up to that exact date. This is not the case with FHA. With FHA mortgages, interest for the entire month is calculated on the first day of the month. So, if you pay off your loan on the 12th, interest for that entire month is still due. Since it takes a few days for payoffs to reach a lender, it’s always best to close around one week before the end of a given month. For instance, if you refinance on March 23, the payoff will probably be received by your old lender on March 25 and will include interest through the 30th. That’s only a few extra days of interest paid. Alternatively, if you closed on March 30, the payment wouldn’t arrive until April 2 or 3. Since it’s past the first of the month, interest is due through April 31. That’s a whole extra month of mortgage interest that you would be paying, unnecessarily.

Lose a wall in your home, gain a dream kitchen

Often, it’s a wall — a relic from the days when a separate dining room was a musthave in every home. Today, formal meals have gone the way of the rotary phone in most households, and a room just for dining seems like a waste of precious space. “The formal dining room was popular for a while,” said Cassie

Frick, an Edina Realty agent. But most of her clients view them as so last-century. “Everybody wants the open concept. The vast majority don’t want a formal dining room anymore.” Frick included. She and her husband recently remodeled their 1970s home in Minnetonka, extending the kitchen by eliminating an adjacent dining room. “For us, with two kids, a formal dining room does not make sense,” she said. “It was a big room but we never went there, and it was totally

Most people entertain in the kitchen — whether they want to or not.” Often the unwanted wall is loadbearing, so it’s important to consult with a professional, noted Max Windmiller, an architectural designer with Windmiller Design Studio. He advised Frick during her project and also brought in a structural engineer. “She knew what she wanted, but she wanted to make sure it would be possible,” said Windmiller. “You have to figure out how to transfer that load. It’s a structural challenge.” Ramblers from the 1950s and ’60s are good candidates for wall removal, said Weber. “The floor plans are pretty flexible.” Wall removal can be more complicated in a split-level or older twostory home, but just about anything is possible. “We’ve taken walls out of [homes from] pretty much any era,” Weber said. The results are worth it, said Steve Ribnick, who recently hired Weber to remodel his family’s 1978 twostory in Bloomington. Ribnick and his wife considered a cosmetic face-lift for their kitchen, but ultimately chose to remove the wall between the living room and family room to create an open floor plan with a casual dining area. Their formal dining room is now a music room/playroom. “Best decision we made,” Ribnick said of losing the wall. “We use all of our house now.”

up for sale when it is vacant or to leave the furniture in the home? I may need to move to a different location for my job, and am wondering how to approach this. Your help is highly appreciated. Thank you.

: Most real estate agents will tell you it’s harder to sell a vacant home than one that’s furnished, even if the furnishings are a bit dated. There are several reasons for this. First, it’s hard for buyers to visualize empty space. When you have a couch, two chairs, a table and several houseplants in a living room, for example, buyers can mentally swap out their own furniture for yours and have a sense of size, space and what the room will comfortably hold. They can sit down on your coach and envision themselves sitting on their own couch, enjoying a calm Sunday morning. But in an empty house, buyers wander around trying to assess just

how big the space is. Even if you give buyers an architectural plan or floor plan, it’s still hard for them to visualize just how much of their possession will fit. Next, when a house is vacant, buyers naturally assume that the sellers have moved on with their lives. They’re clearly no longer living in the property, so the assumption is that the house is slowly (or even quickly) falling into disrepair with no one there to make sure mechanical systems are working and the property is being maintained correctly. Vacant homes send the message that the seller is willing to deal on price and terms, and if you get an offer, it may reflect a price that is below what the property would fetch if it had been furnished. This brings us to staging. When sellers have moved out of the property, they will often hire a professional home stager to make the home look like someone is living there, even if you’re not. They might use your furniture or they might rent some very modern-looking furnishings to give the home a different look and feel. Their suggestions may include everything from repainting your walls to changing out door-

knobs, fixtures and fans. How much of their advice you take is up to you (and your budget), but it will give you the freedom to move without worrying about selling a vacant property. Now, if your home has furniture that is so dated or period-specific that few buyers would like today, your furnishings could detract from a sale. In that case, staging the home would be better; and if you refuse to stage the home, having an empty home may be better than having the home with the furnishings that are currently there. A good real estate broker can give you some advice as to whether your furniture is suited for the home or not. We recently came across a home that is quite beautiful, but the furnishings in the home make that home feel like you’re in a museum from the 1700s. Every picture focused on the furniture and its look and feel from 300 years ago. The sellers reduced the price of the home by 15 percent and wondered why buyers weren’t interested. We think this particular home would have been more salable if it were vacant, given the decor. But, it could have generated a lot more interest had it been better staged and
