4 Signs that a rental listing may be fraudulent Rental scams are back in the news again! This is an important reminder that fraud does exist in the real estate By Suzanne Plewes rental market. CRS, ABR, CDPE, GRI It’s important Broker Associate at to know the RE/MAX Alliance signs so you can avoid being a victim of rental fraud. Here are a few red flags to watch out for if you are searching for a rental.
Showings Not Allowed Some rental listings will indicate that showings are not allowed. Typically, they will claim that the existing tenant is difficult and not allowing anyone in the property, or that the owner is out of the country and didn’t leave a set of keys with
someone locally. In some rental markets, competition is so high that renters are willing to put down a deposit without even seeing a property. Unfortunately, doing so leaves them prone to fraud! Any listing that says that it doesn’t allow showings should be a clear red flag that something isn’t quite right.
Contact Doesn’t Match Owner of Record Legal owner names are a matter of public record. This information is recorded at the local registry of deeds and is often searchable via the registry’s website. Perform a search for the rental property. If the owner of record doesn’t match the name of the person offering the unit for rent, that’s another big red flag!
Requirement for Cash Deposits If a landlord or agent requires a cash deposit, this is yet another red flag. You should never pay in cash

Loveland P.E.O The Loveland chapter of P.E.O., a philanthropic educational organization, provides scholarships and aid to help women continue their education. For 25 years, they’ve raised funds via a flower sale and this year’s is set to be a celebration in bloom: Hanging baskets, flowering pots, window boxes, and individual plants are available. Hardworking kitchens can still have style (BPT) - Years ago, the kitchen served a very utilitarian function - a place to prepare food and clean the dishes. Today, it’s truly the nerve center of the house where people eat meals, discuss the day’s events, plan calendars, do homework, check e-mail and entertain guests. With that increased demand on the kitchen, and the trend towards creating flexible living spaces, homeowners are seeking ways to maximize their overall layout and make their kitchens work harder. Expanded work surfaces, smart appliances and carefully thoughtthrough floor plans are just a few elements that have recently emerged in kitchen trends. But one of the most noticeable differences in today’s kitchen is the demand for multiple sinks and various water sources. According to Katherine Riley of Danze, a manufacturer of decorative plumbing products, many homeowners are using multiple sink areas to increase efficiency and literally spread out the work. However, they don’t want to sacrifice the ability to showcase their personal tastes and eye for design. “Homeowners and designers place a lot of emphasis on a sink’s role when planning a kitchen remodel,” says Riley. “While convenience and functionality have always been key factors, today’s homeowners also want to enhance the room’s ambiance and decor they’ve worked hard to achieve. In fact, the kitchen is one of the best rooms in the house to showcase a home’s personality through design.”

Main sink An all-purpose station primarily used for clean-up duty, the main sink often features a deeper, single basin to handle dishes and oversized pots and pans. Riley suggests pairing these sinks with a pre-rinse faucet such as the Danze Parma Pre-

By Brent Glasgow, Angie’s List Angie’s List (TNS) Spring provides the opportunity to improve or even remake the outside of your house, and perhaps knock out some tasks you’ve put off for far too long. Here are five areas where a little time and effort can pay off:
MULCH, FLOWERS AND VEGETABLE GARDENS Placing fresh mulch is a good start each spring. Mulch moderates soil temperature, conserves moisture, suppresses weeds and adds organic matter to the soil as the shredded bark breaks down. You don’t need much space to grow ornamental plants or nutritious veggies. Consider a pollinator garden that attracts the insects who greatly benefit our food supply, with plants like bee balm, chrysanthemums, lemon balm and salvia. For a project that’ll leave visitors’ and neighbors’ mouths agape, grow vertical instead of horizontal. Wall gardens made from shipping pallets look cool, and can cut your electric bill by naturally cooling the area outside your home where they reside. If you craft a sturdy raised bed filled with good potting soil, a backyard vegetable garden will yield vitamin-rich produce filled with many varieties that’ll grow through fall in seasonal climates.
NEW BACKYARD FEATURES If you want to take your backyard to the next level, consider adding an eye-catching water feature, koi pond or fire feature. All come in a variety of sizes and styles friendly to most budgets. April 22-23, 2017
PATIOS, DECKS AND WALKWAYS Weather and age eventually take their toll on outdoor lounging spaces and pathways. Depending on size and the material you choose, new patios and decks run anywhere from $2,000 to more than $25,000. Similarly, walkways start at $1,000 and go up from there. Minor repairs to problem areas are much cheaper, so if you can get by for a few years, consider that route. For less than $100, a good DIY pressure wash can restore luster to patios, decks and walkways that have darkened over time.
SIDING If winter left your exterior dingy, consider pressure washing the entire house. However, power cleaning siding is often a task best left to a pro. Too much pressure can blow a hole through vinyl siding, and an untrained hand and eye could cause damage to other surfaces as well. Expect to pay around $300 to $400 for the service.

FENCING High winds often pull fence boards loose over the winter. With a box of nails and a hammer, it’s easy to walk the perimeter of your fence and fix problem boards. To liven up a timeworn fence, DIY power washing can help bring back that attractive wood grain. Like siding, too much pressure often causes damage. If you want to stain the fence after cleaning, pick a shade that’s slightly darker than what you want the finished product to look like, as the sun will eventually lighten it. : Is it smart to buy another home before selling your present home?
A
: That’s a loaded question given the lack of information you’ve shared with us, but we’ll try to give you some guidance. As a general rule, you’d rather know that you have a buyer in hand to purchase your home before you go out and buy another. Most folks can’t afford to own two homes at the same time. You might not have enough cash on hand to put down the money needed to buy the second home, or you might need lender financing and your lender requires you to sell or payoff the first home’s mortgage to qualify for a new loan for the next house. Here’s how to think it through: If
you own a home and can afford to buy a second home, get financing on the second home and pay for all of the expenses of having two homes, you can go ahead and own two homes at the same time. Presumably, you can move from the first home to the second one and, when ready, sell the first home. Again, only people that have the means to carry two homes would want to do this. If you don’t have the means to carry two homes, it could be a recipe for financial disaster. The costs of carrying both properties could eat at your savings, retirement accounts and other financial lifelines that you have. It can be a risky proposition and it’s definitely not for the faint of heart. There are times that the closing dates on a purchase and sale might not match up perfectly. In this situation, you might close on your purchase -- if you can and your lender lets you -- and then several days later close on the sale of your origi-
nal home. But, we don’t think that is what you are getting at. What you are basically asking is whether you should sign a contract to buy a home when you don’t have a contract for the sale of your existing home. Here are some suggestions you might find useful. One solution is to put a home sale contingency in your offer to purchase the new home. That is to say, you offer to buy a house and that offer is subject to your ability to get a buyer for your current house. Many form contracts have this language in them while others have attachments you can add to the contract to set this up. If you create this contingency, you buy yourself some time to get the home you want and find a buyer for your home. If your buyer does not materialize after 30 or 60 days, the contract to buy the new home could be cancelled. However, you’ll need to make sure that you abide by the dates in the contingency. Failing to abide by the
dates and notice provisions of the home sale contingency could cost you your earnest money, so if the contingency says you must notify the seller if you have a buyer for your home by a certain date, you better do that. And, if the contract says that you must notify the seller that you have not found a buyer, you must do that as well, in writing, and on or before the date stated in the contract.
