How much will my home value increase from renovations? A common misconception about home repairs is that your home’s value will increase by the same amount as what you spent SUZANNE on renovations. Unfortunately, PLEWES this is not true. RE/MAX Alliance Although it can vary by the type of renovation and market conditions, you will not always get back what you put it. Why? Home repair costs The cost of home repairs can vary greatly. If you are hiring a contractor to complete repairs, you will spend a lot more than someone who has the skill set to perform some of the work on their own. Thus, the same renovation job can cost one homeowner much less or more than another. Given the many factors that contribute to renovation costs, that figure is not a static one that can directly relate to home value.
of the value of your renovations will depend on comparable sales. An appraiser would look at what older homes are selling for versus more updated properties. Sometimes, dollar value adjustments are made at the discretion of the appraiser, but it all depends on how different the properties are in condition and features. There is no specific dollar value used across the board. Personal use and depreciation Another factor to consider is that you have the opportunity to use and enjoy the renovations during the time that you’ve owned the home. By the time you go to sell, the renovations may be several years old and would have depreciated in value. A $20,000 kitchen renovation may not necessarily be worth anywhere near that 5, 10, or 20 years later. Market fluctuations Market prices fall and rise regularly. The price of your home is determined by comparing it to recently sold properties and making adjustments for the differences in features. So, part
When renovations pay off the most To maximize your investment in home renovations, there are a few things that you should keep in mind. First, focus on the most popular rooms in the house such as the kitchen and bathrooms. Secondly, be sure to use highquality products and materials that are durable. This will allow them to remain usable (or even “new” looking) when you go to sell years later. Suzanne Plewes is a broker associate at RE/MAX Alliance. Write to 750 W. Selling your home? Trust the expertise and advice of your Realtor We all hear what a hot housing market it is for the entire Front Range. In such markets, home sellers often think KAREN their house LIBIN – no matter KL Realty the location, condition or price – should sell quickly. And if it doesn’t, their Realtor must be doing something wrong. In most cases, the opposite is true. When you work with a Realtor, you’re not just hiring someone to show your home to potential buyers and handle the paperwork for the sale. You’re hiring a professional with years of local experience who can guide you to make smart choices to best sell your property: from pricing, to contract and through closing. Therefore you should listen to your Realtor! Specifically:
Present your home as suggested We don’t see our homes the same way potential buyers do. Cherished items just look like clutter; a “lived in” feel seems like worn down. Let your Realtor be a fresh eye on your property and offer advice for how to best present your home. This may include de-cluttering, rearranging furniture, cleaning, fixing items, painting, adding newer décor pieces, or landscape work. Professionally staging homes for sale has become much more prevalent in today’s market. This might seem like an exorbitant investment, but if it pays back in a higher sales price, it’s well worth it. Price your home correctly It’s easy in the current marketplace to think you should try to get “as much as you can” for a property. Start high and if no one bites, lower your price – right? In reality, this strategy often backfires. Properties that are on the market too long are often seen by potential buyers as “stale” or “passed over by everyone else.”
Ed & Beth Saw Nanci Putting Up a For Sale Sign, and Ended Up Finding the Exact Home They Were Looking for. Loveland, CO Ed & Beth were looking for a retirement style patio home to purchase before their current landlord sold the property they were renting. Because they saw Nanci putting up a for sale sign, they stopped to chat and
Nanci was able to show them several properties, including the property she had listed for sale, on the very same day. “The best part of our real estate experience was Nanci’s helpfulness and cheerful interaction” said Ed & Beth. “Our needs were met
with positivity and a willingness to go the extra mile” raved Beth. For Ed & Beth, renting wasn’t ideal so they purchased their own home with Nanci’s guidance. For more information, go to www.LivinginLoveland.com
In short, it becomes a rejected property, which buyers think they should “get a deal on.” Your Realtor should provide you with a Broker Price Opinion (BPO) that takes into account numerous factors to determine a proper selling price point. If you stray higher than this recommendation, accept that your house will probably sit on the market, then you’ll need to lower the price to generate interest. Accept that some homes take longer to sell You think your home that hugs a steep hill 45 minutes from town is fabulous, but most people won’t. Even if your home is priced correctly, you may have to wait for those special buyers to come along, and sometimes this takes time. There are many interesting and odd homes and they aren’t most people’s cup of tea. Homes with funky floor plans or those in need of much repair also deter the majority of buyers. Additionally, homes at higher price points usually take longer to sell as there simply aren’t as many buyers in

Trust the marketing plan Often sellers whose houses are not seeing much activity via showings demand more of some type of marketing effort. But, again, here is where you need to trust the expertise of your Realtor. Your property has probably been well photographed, is on the web, and has been featured in direct mail and advertising. Anyone who would possibly be interested in your property has had ample opportunity to become aware of it. Trust your Realtor and have patience – which we all know is in rather short supply when selling one’s property – but often is what’s needed the most! 3 ways you can buy a house even if you don’t meet income requirements By Natalie Campisi, GOBankingRates.com (TNS) Buying a home is an exciting process that takes time, research and money. And for people who need a mortgage, it also usually requires a good credit score. If your credit history is less than what most lenders deem acceptable for a home loan, then it’s time to explore your options. Although rebuilding your credit is one way to improve your chances of qualifying for a mortgage, it can be a lengthy process. Before you even start the application process, use a mortgage qualification calculator to figure out how much you can afford; this will give you an idea of your price range and how much you’ll need to ask the lender for. Many lenders advise not to spend more than 28 percent of your income on your mortgage. Some folks might want to own a home sooner – because of attractive real estate prices or a low annual interest rate – than it might take to boost their credit score. Even if you don’t have time to make a helpful boost to your credit score, there are still things you can do to help yourself get a mortgage. Here’s a list of alternative strategies to help you figure out how to buy a house when you don’t meet certain requirements. Increase qualifying income When underwriters look at income, they take a pretty conservative stance. For example, income from your part-time job might not be considered unless you have a history of working more than one job. Rental income might take a

25 percent cut right off the top of your income, and if you deduct business expenses that have yet to be reimbursed, your lender will probably also deduct them from your qualifying income. However, sometimes the rules work in your favor. As required by the Equal Opportunity Act Amendments of 1976, Public Law 94-239, income that the borrower receives from public assistance programs might be used to qualify for a loan if it can be determined that the income will probably continue for three years or more. This can be helpful in boosting total income. Here are other sources of income that you might not have considered: – Alimony or child support – Automobile allowance – Boarder income – Capital gains income – Disability income – Employment offers or contracts
– Employment-related assets as qualifying income – Foreign income – Foster-care income – Interest and dividends income – Mortgage credit certificates – Mortgage differential payments income – Non-occupant borrower income – Notes receivable income – Public assistance income – Retirement, government annuity and pension income – Royalty payment income – Social Security income – Temporary leave income – Tip income – Trust income – Unemployment benefits income – VA benefits income Choose a different mortgage Some mortgages have more forgiving guidelines than others when it comes to income. VA loans, for example, calculate income two ways – the standard debt-toincome method and the “residual income” method, which is much more generous. For people with lower incomes, a worthwhile option to look into is Freddie Mac’s Home Possible program. To qualify, the borrower must have a yearly income that’s either equivalent to or less than the area median income for the census tract where the property is located. The only exception to this rule is if the property is in a designated underserved area or high-cost area. The Home Possible rules state that if the property is in a high-cost area, the annual income can exceed the area median income, within certain limits. Likewise, if the property is in an underserved area,
AMI requirements don’t apply at all. Credit might be another option for people who have a history of paying their bills on time, even if they experienced a period of financial hardship. FHA loan qualifications state that these candidates might still be able to qualify for a loan, regardless of isolated cases of late or slow payments. Bring in a co-borrower There’s always the option of bringing in a co-borrower. Extra income allows you to qualify for a bigger mortgage. Co-borrowers can be occupants or non-occupants. An occupying co-borrower lives in the home with you. A non-occupant co-borrower is more like a cosigner; this person doesn’t live in the house but is responsible for the payments. Lenders are more likely to put restrictions on non-occupant coborrower loans, such as requiring a higher down payment. Government loans come with fewer restrictions. For manually underwritten loans, the income from a nonoccupant co-borrower might be considered as acceptable qualifying income. This income can offset certain weaknesses that might be in the occupant borrower’s loan application, such as limited financial reserves or limited credit history. ASK ANGIE’S LIST
How do you make your own mulch? By Paul Pogue Angie’s List (TNS) Mulch is an effective tool to protect your plants, beautify your yard and add nutrients to your soil. Making it is easier than you might think. DIY mulch saves money and it’s environmentally friendly, because you recycle resources like yard waste or food trimmings. Choose your mulch source Some are easier to gather than others. Leaves make a good mulch source, as do pine needles and yard clippings. Bark is one of the most effective and nutrient-rich forms of mulch. Leaves, yard trimmings and compost make excellent summer mulch, while pine needles, bark and straw are best for winter. Also, don’t overlook shredded newspaper as an effective mulch additive. Collect your mulch materials Once you know what mulch
you’re using, gather it up. Rake fallen leaves or those you’ve pruned, and gather them into a pile. The same goes for grass clippings and pine needles. If your lawnmower has a bag that collects grass, great. Pile up branches, bark or wood trimmings until you have enough for mulch. If you’re using a compost pile, keep it relatively moist and turn it regularly with a pitchfork or shovel to keep the materials rotated while they break down.
You don’t have to spend money to mulch your landscape. (Photo: Frank Espich)
A mixture of all these sources can be the most effective mulch, as they all bring different nutrients to the system. To use compost as mulch, simply maintain your pile until it’s ready for use. Depending on how you care for it and the weather, it should be ready in two weeks to four months. When it’s crumbly and dark brown with an earthy odor, it’s good to go.
Convert the materials to mulch Piles of leaves can be swiftly mulched with a lawnmower. One of those grass-catching bags would be very useful at this point if you have one. Otherwise, run the mower over the leaf pile a few times and rake it all together. If you’re using branches, bark or other wood trimmings, the best way to generate mulch is with a small wood chipper. Many hardware stores rent them out. Don’t forget to wear safety glasses.
Prepare your ground for mulching This step is an easy one to miss, but it’s important. Remove any old mulch that remains on the ground, so you have a fresh start. If you’re maintaining a compost pile, this remaining mulch can be
used there. Weed the area carefully, since mulch will actually help existing weeds, which is the last thing you want. Spread the mulch You’ll want to use different levels of mulch depending on your needs and the season, but generally about two inches works quite well. Don’t forget to lay it all out evenly with a rake, or hire a yard professional to do the job perfectly. Make sure to leave a small “well” of shallower mulch around the base of plants. LAWN & GARDEN
Is this plant a weed? It depends By Debbie Arrington The Sacramento Bee (TNS) Is this a weed? I’ve heard that question countless times from other gardeners, usually accompanied by a photo or sprig of greenery. I’ve asked it myself on several occasions as I pulled errant plants out of paths and garden beds. The answer is almost always the same: It depends. Any plant in the wrong place can be a weed, an often derogatory term that covers a huge spectrum of annuals, perennials, shrubs and trees. A plant can be an unwanted weed in one spot, but desirable in another. Often, the worst weeds are plants that escaped their original gardens and prospered in everyone else’s landscapes. (The polite term for these garden thugs is “invasive.”) “What is a weed? A plant whose virtues have not yet been discovered,” philosopher/poet Ralph Waldo Emerson once said. So, as I’m pulling unwanted plants, I try to think of their possible virtues.
Take the dandelion, the scourge of many a lawn. This familiar perennial invades sod and quickly spreads. But this daisy cousin is actually a nutritious green, packed with vitamins, iron and antioxidants. People have eaten dandelions for thousands of years. It may be the healthiest edible growing in your garden. It’s believed the Pilgrims first brought dandelions to America, not as unwanted hitch-hikers but as a medicinal herb. Its roasted roots were used as a substitute for coffee. Its flowers became wine. But growing in the middle of a pristine lawn, those virtues are forgotten. Dandelion is back to being a pesky weed. This summer, I have several beautiful weeds growing in my garden. I didn’t plant these “volunteers”; they just grew. And because I’m a curious gardener, I usually let them grow and flower until I can at least determine their identity and attributes. Maybe they have virtues not yet seen. My favorite of these current mystery plants is a large annual
with brilliant, lightly veined pink flowers. Sprouted between two planter boxes, it stands at least 4 feet tall and wide, loaded with hundreds of large and showy blooms. The bees love this unexpected addition; that gave it an immediate virtue. It also makes an attractive cut flower in bouquets. What is it? A tree mallow or satin rose mallow, a Mediterranean annual that somehow found its way to midtown Sacramento. It’s a cousin to hollyhocks and hibiscus, but also to common mallow (a notorious weed). Other “weeds” growing in my garden include a gigantic Queen Ann’s Lace (or wild carrot), dozens of California poppies plus assorted cosmos and calendulas. With multiple curling branches, a large Mexican primrose looks like a green octopus with each arm holding clusters of yellow flowers. Sprouted among lettuce, the strangest volunteer is purple nigella, an annual with distinctive flowers and seedpods that look like spiky balloons. With fern-

like foliage, it can be a charming cottage garden flower, but quickly claims new territory as its own. That duality inspired two nigella nicknames: “Love in the Mist” and “Devil in the Bush.” Like flowers, the beauty of weeds must be in the eye of the gardener.

J. Day’s Appliance & Home Furnishings Family-owned store is “big, but not big box” By L. L. Charles, At Home Photography by Timothy Seibert

hether you are just updating your kitchen, or furnishing an entire home, J. Day’s Appliance & Home Furnishings is a name you want to know. Instead of making the trek to a big box appliance store, come visit Loveland’s independent furniture and appliance showroom first. J. Day’s has been in business in downtown Loveland for 23 years. Owners Kathy and Jim Day have built the store’s reputation one sale at a time. As a local business, the Days take the time to get to know their customers (who often become repeat customers). Their 25,000-square-foot store houses an impressive gallery of products side by side, for easy comparison. You get the actual touch-and-feel experience that demonstrates the quality of these products. Customers tour the five showrooms to see the best products from major brand names, reasonably priced and in most cases, ready for delivery. “We offer competitive pricing that often beats the big box stores,” explains Kathy Day, “because we sell many of our products at builders’ prices –

the same prices builders pay.” Attentive, personal service is also another way J. Day’s stands out. You can be sure that the friendly staff will take the time
to help you find the appliance or furniture solution that truly meets your needs. Many items are available for same day or next day delivery, so you can start enjoying your new purchase right away. “We will sell off of our showroom floor if it means you can get it immediately,” Day says. Appliances, of course. Furniture and bedding, too. Family owned and operated J. Day’s Appliance & Home

Furnishings made its name as a leading appliance retailer. You can choose your appliances from the top manufacturers, including Speed Queen, Whirlpool, Frigidaire, Amana, Maytag and KitchenAid. The Whirlpool and Frigidaire gallery and professional series offer efficiency, quality and high style. Black stainless appliance finish is very popular right now, as well as smudge-fighting surfaces like Maytag’s Fingerprint Proof finish, Kathy Day reports. J. Day’s also carries Blomberg

dishwashers, with programmable wash temperatures and settings. “We think that Blomberg is as good or better than Bosch,” Day says, “and they have their own built-in water heater for an instant start. You don’t have to run your kitchen sink first to get hot water.” J. Day’s is proud to have recently added a new line of furniture collections by Ashley Furniture. These contemporary sofas, tables, recliners, loveseats and dinette sets have all been chosen for their impressive style and quality manufacture that stands up to daily use. Ashley furniture is reasonably priced, too. Standouts include the Boho Haven and Urban collections, which skillfully mix styles and fabrics while delivering a clean, crisp look. Two entire showroom suites are dedicated to bedroom furniture and mattresses. Another suite highlights the casual furniture collections for your bedroom, living room and dining room. You will also find many lamps, rugs, wall art and décor items to add style and warmth to any room. Of course, when you find the perfect comfy chair, you want it now. Good news: many items are

available for same day or next day delivery and installation by experienced technicians. Are you dreaming of a new mattress? J. Day’s carries Serta mattresses, made to order for you. “We order on a Monday, and we get your new mattress the next Monday,” Kathy Day explains. Adjustable foundation beds are a new favorite for many people, for health or comfort reasons. Adjustable beds can elevate the head or feet independently to the angle of your choosing. Order a Queen size, or you can even join two Twin Extra Long to create a King size adjustable bed. Many of the most popular Serta mattresses are in stock, so you can get same day next day good night’s sleep. All products offered by J. Day’s Appliance & Home Furnishings include a one-year parts and labor warranty or better. But even the best appliances need regular maintenance or occasional repair. The in-house service department is home to three appliance technicians who service most major brands. Extended warranties are also available at the time of purchase for many products, to ensure you get a lifetime of performance.

See something you like? There’s a good chance it’s on sale. “There’s always something on sale at J. Day’s,” Kathy Day says. J. Day’s Appliance & Home Furnishings is located at 132 E. 7th Street in Loveland. Call 970.669.1357 or visit jdaysappliance.com. J. NATURAL SELECTION: Live-edge wood in home design
A single ash tree, sourced from a suburban yard by RE-CO BKLYN, supplied the live-edge counter and island tops in this kitchen. (Photo: Brandpoint)
(BPT) - Live-edge hardwood, in which the sides of the slab are left unmilled to retain the natural profile of the tree trunk, is an increasingly popular decorative trend in today’s residential interiors. The technique is not only used for pieces of standalone furniture such as tables and benches but also for built-in elements like shelving, mantles, counter tops, bars and kitchen islands. “Most mills cut off the rough tree edges, turning the raw timber into neat boards,” says Linda
Jovanovich, of the American Hardwood Information Center at HardwoodInfo.com. “But the current demand for live-edge slabs has led to a small but vigorous subset of producers who specialize in the category.” These are often boutique businesses that source, dry and mill limited batches of timber for use in furniture of their own design and manufacture. “Some larger sawmills sell live-edge slabs to the public,” Jovanovich continues. “You visit their showroom and pick your own one-of-a-kind piece of ash, cherry,
red oak, walnut or whatever other hardwood species they have in stock. A cabinetmaker can then custom-make a piece of furniture or a built-in feature to your exact specifications.” Sustainability-minded entrepreneurs are responsible for another niche in the live-edge hardwood market: small urban suppliers that source culled or fallen trees from the backyards of private homes, public parks, graveyards and other leafy locations in their city and its immediate environs. One such enterprise, RE-CO BKLYN in Brooklyn, New York, recently harvested four 12,000-pound logs from a 150-year-old storm-felled elm in nearby Prospect Park. The logs were taken to an upstate mill to be sawn into live-edge slabs and dried before being shipped back to Brooklyn, where they were either sold or used by RE-CO for tables, desks, bar counters, shelves, headboards and other beautiful custom-made pieces it produces. “It was George Nakashima, the legendary Japanese-American mid-century furniture maker, who pioneered the use of live-edge slabs in refined residential settings,” says New York-based designer Glenn Gissler. “Previously, untrimmed wood planks, sometimes with the bark still intact, were used for rustic, log-cabin or ranch-house effects – elements that referenced the traditions, myths and aesthetics of the American Old West. With his gorgeous large-scale pieces, comprising multiple slabs of characterful woods like walnut and
cherry connected with butterfly joints, Nakashima showed us how unfinished natural edges and richly figured knotted surfaces fit perfectly into even the most sophisticated urban interiors.” Today, original Nakashima pieces are highly collectible and command high prices at auction. But his free-edge aesthetic is more influential than ever as homeowners discover the ability of live-edge furniture to work with almost any decorative style. Paired with blackened-steel legs, for example, a live-edge slab of burled walnut creates a dining table with loft-worthy industrial chic. Fixed to the bedroom wall, a free-form expanse of warm-toned cherry provides a romantic headboard. Or a hefty live-edge slab of oak, supported on an equally hefty oakslab base, makes for a monumental console with the presence of a piece of archaic sculpture. New Yorkbased designer Laura Bohn has even used the chainsawed crosssection of an elm trunk – complete with its bark – as a counter top on which to mount a stainless steel powder-room sink. “It introduces a decidedly rustic note into a thoroughly modern space,” she says. “And yet it looks perfectly natural, as if it had just grown there of its own accord.” Visit HardwoodInfo.com for more about residential design trends and other applications and products using American hardwoods.

Impress your guests with a quick bathroom upgrade By Ed Del Grande Tribune News Service (TNS) Q: Dear Ed: We’re planning a summer cookout at our home and I have some extra money in my party budget. I’d like to do a little upgrade to our bathroom since everyone will be using that room before the day is over. What is a fun, fast and useful bathroom upgrade we can do that will also impress my guests? – Patty, Rhode Island 10

A: I do have a fresh idea I can share with you. I recently worked with new toilet seats that have built-in air freshener systems. These batteryoperated seats can be quickly installed on most existing toilets. Just make sure to get an elongated or round front model to match the type of toilet you have. The deodorizing seats I’ve worked with combine a carbon filter with a micro-fan driven freshener system that also releases a light scent into the bathroom. Other features include slow close
seat/lid, grip tight bumpers and even an LED nightlight. Bottom line: A deodorizing toilet seat can be a fun and affordable upgrade, especially if you’re looking to add a little bathroom humor to your party. DESIGN RECIPES
Try these monochromatic color schemes By Cathy Hobbs, Tribune News Service (TNS) Love color? Sometimes your most powerful color statement may actually be lack of color. Many homeowners long for neutral color palettes, typically consisting of white, cream and sometimes gray. Sound boring? Neutral colors can actually be the foundation for an elegant, minimalist palette if used effectively. Tone on tone Tone on tone is a popular color trick used by professional interior designers. The technique involves using tints, tones and shades of the same or similar colors. The result can be a blended palette of similar colors that work well together. White So often, people forget white is actually a color. In fact, many designers use white as an accent color. From white furniture to artwork, accessories and accents, white can be a powerful color in your toolbox. The beauty of brown Brown is a fabulous foundation
color that doesn’t have to look muddy or drab. Instead of the usual deep chocolate tones, which are certainly rich and elegant, consider other tones such as camel, toffee or cream. It is also perfectly acceptable to mix browns, and even use the color of woods that may already exist in the space, such as architectural features, as inspiration. Gray From silver to charcoal, grays may be warm or cool. Gray is one of the most popular colors for those looking to create a neutral, inviting palette. When it comes to using gray, don’t overlook the power of metal. Finishes that you may include in your space such as chrome or nickel can also help to blend with the gray accents and accessories.
