Real estate tech firm Redfin preparing IPO

Real estate technology company Redfin is preparing an initial public offering that could be worth $100 million, according to a filing with the Securities and Exchange Commission on Friday. Seattle-based Redfin employs real estate agents and develops technology to help people find and buy homes in more than 80 markets in the U.S. Its customers bought or sold more than 75,000 houses last year, according to the filing. The SEC filing also revealed that Redfin has never made an annual profit but that its revenues have climbed more than 35 percent in each of the last three years. A public stock-market debut has been long-awaited for Redfin, which was founded more than 10 years ago and has raised $167.8 million from venture capital investors, including early Seattle investor Madrona Venture Group. CEO Glenn Kelman said in a

A smarter way to buy a home (BPT) - Are you considering buying a home? With mortgage rates on the slow and steady incline, there may be no better time for a home purchase than now. Mortgage interest rates will likely continue to go up for the foreseeable future, according to recent data from the housing finance company Freddie Mac. Many housing experts and industry observers agree. What does this mean? If you are thinking about buying a home, it means don’t wait any longer. The overall cost of buying a home in the future will only increase compared to buying a home of the same value today. Furthermore, rising interest rates impact housing inventory, as sellers might not be as interested in moving if it means paying a

Friday’s news indicates the IPO could happen this year, although the filing does not yet indicate the date the firm plans to go public on Nasdaq, where it will use the ticker symbol RDFN. Redfin has been growing rapidly in recent years, increasing its employee count from 752 in 2013 to 2,193 today. The company’s 410 Seattle-area employees moved into a new, more spacious headquarters earlier this year. Redfin was founded with the goal to streamline homebuying by using technology and charging customers lower fees. But it faces similar challenges as real estate brokerages around the country — a historic shortage of homes for sale, the inventory that such businesses rely on to bring in money and customers. Redfin charges home sellers a lower commission than most traditional brokers; its fees total up to 1.5 percent of the sale, compared with a commonly charged 3 percent.

Redfin’s technology-powered homebuying model has not yet managed to replace traditional brokerages. It now sells 0.6 percent of all U.S. homes, up from 0.5 percent last year. The public filing offers the first real glance into the company’s financials and its growing annual revenues. Redfin has never been profitable and has accumulated losses of $613.3 million. Redfin increased revenue 43 percent from 2015 to 2016, reporting revenue of $267.2 million last year. The company has posted a net loss for each of the last three years, including a $22.5 million loss in 2016. Most recently, Redfin posted a loss of $28.1 million on revenue of $59.9 million in its first quarter of the year. The initial filing did not indicate Redfin’s pricing plans for its stock or how many shares it plans to sell. Redfin’s $100 million IPO target could change before it goes public.

The 20 percent down myth If you’ve put off buying your next home to save for the full 20 percent there is good news: you don’t need it. If you were unaware of this, you’re not alone. A recent survey found that among firsttime homebuyers who obtained a mortgage, 80 percent made a down payment of less than 20 percent. While there are several low down payment mortgage options available, only one has a 60-year history of being a steadfast, smart way to get into a home: a conventional loan with private mortgage insurance (MI). What is a conventional loan with MI? A conventional loan is a mortgage from a lender that is not completely backed by the federal government. For qualified borrowers with a low down payment, private MI is required

Mortgage commitment vs. Clear to close

Buying a home involves understanding many different real estate and mortgage terms. Two very important SUZANNE ones to learn PLEWES for mortgages RE/MAX Alliance are “mortgage commitment” and “clear to close.” Below, we discuss the distinction between these terms and why the differences are critical to the buying process. What Is a Mortgage Commitment Most buyers have heard of the term “mortgage commitment” because there’s a particular deadline for it in the Contract to Buy and Sell Real Estate. A commitment is a conditional mortgage approval. It is issued by a lender after they have reviewed your personal finances and the details of the home being purchased. Reviewing Mortgage Conditions Closely Your purchase contract contains a mortgage contingency clause with a commitment deadline. If you are unable to obtain a commitment by that date, then that clause allows you to terminate the contract and receive your escrow deposit back. It is extremely important to review the specific conditions listed on a mortgage commitment July 15-16, 2017

before allowing the deadline to lapse. Here’s why: Let’s assume that your commitment deadline is on the 20th. On that date, you receive a commitment from your lender that lists several remaining conditions, some of which you don’t pay much attention to. Three days later, you realize that one of the remaining conditions cannot be cleared and that your mortgage will not be approved. Since the commitment deadline has passed, you cannot terminate the contract without losing your escrow deposit. To best protect your interests, you should review all mortgage conditions carefully and resolve any major ones before the deadline. If more time is needed, discuss with your agent the possibility of negotiating an extension. Clear to Close A “clear to close” is when everyone can breathe easy. This is issued when all mortgage conditions are met and the file is ready to be sent to the closing attorney. For an extended closing time frame, it’s possible that you will receive your mortgage commitment long before a clear to close. This is because some final mortgage conditions, such as verbal verification of employment, are not completed until a few days before closing. As a buyer, do not assume that a commitment letter means your loan is fully approved and ready to close; all mortgage commitments are conditional approvals. Be sure to closely review the listed conditions for risk. Experience agriculture with farm tours Feed piglets, go on a wagon ride, and learn about coldhardy wine grapes during CAROL O’MEARA the Farm Around CSU Extension Boulder County Farm Tours, Sunday, August 13, 2:30 to 6:30 p.m. In a Boulder County twist on the Parade of Homes, participating farmers are opening their doors and inviting the community to experience agriculture up close and personal. “I’m hoping to create a deeper connection to local farms. Once you get out on the farms and see the fields or animals, you’ll understand the amount of effort, time, sweat and just how much work it is for farmers to create our food,” says Gretchen Heine, Founder of Farm Festivities, a local business with the mission to provide educational and fun farm events for all ages. Heine hopes that when people experience farm life first-hand, they’ll understand the importance of local agriculture and the key role farmers play in our daily lives. Each farm tour is offered at a specified time and people are encouraged to select more than one farm to visit. Choose from 12 farms offering a variety of experiences, such as meeting farm animals, digging into

vegetable production, or rambling amongst wine grapes on a CSA. Transportation to each farm is up to you, but you can customize your tour choices for personal interest by contacting Heine for suggestions. Cycle five miles west to McCauley Family Farms to sample delicious produce, enjoy the medicinal and culinary herbs gardens and tour the pastures where animals are holistically raised. Finish your afternoon learning about local wine at Stonebridge Farm. John Martin will discuss the pleasures and challenges of backyard viticulture and tour his beautiful vineyard. Family-Friendly Farm Tours are designed to bring the kids for an afternoon touring Boulder County Farms. They’ll love the Sensory Garden Trail at Acres of Opportunity Ranch and meeting the resident chicken, goats, and horses at Three Leaf Farm. Learn how draft horses are used in the fields at Light Root Community Far and go for a wagon ride and feed piglets at Black Cat Organic Farm in Longmont. “Kids often don’t realize where their food comes from. Providing a fun experience on a farm is a great way to start educating kids about the importance of supporting agriculture,” said Heine. crops for seed and raising pigs. It wasn’t an easy life for my parents but it helped shape me into the person I am today. I have a great appreciation for the men and women that produce our food.” According to the U.S. Department of Agriculture’s (USDA) 2012 census, Boulder County has 855 farms. Many farmers lease their land from the County, including a majority of the farmers on the tour. “When I began meeting local farmers and hearing their stories of why they chose agriculture, I was inspired to share that experience with others.” Many of the farmers on the tour are self-taught, firstgeneration farmers that see a better way of growing food and sharing it with their community. “We have two restaurant owners on the tour that grow the food they serve to their patrons. We also have farms that offer CSA (Community Supported

SMART HOME devices for newbies to try By Debbie Carlson, Chicago Tribune (TNS) Thinking of a smart home device but don’t know where to start? A smart home device is loosely defined as an object connected via Wi-Fi or a different technology to other things in the home, so that a person can control it remotely from a touch panel or an app on a device, said Carley Knobloch, smart home expert for HGTV. More people are looking to buy these gadgets. A study by consulting firm McKinsey forecast 29 million homes will become connected in 2017, up from 22 million in 2016. Getting a “connected” home doesn’t necessarily mean going out and buying several new devices. Instead, start small, experts said. Knobloch said first-time buyers should ask themselves what problem they want to solve, rather than buying a device to see how it fits with their lifestyle. “The truth is, this stuff is all more expensive. How are you going to feel like you made the right investment? How will you stick with it given the learning curve? You also have to know how to keep them updated for security reasons. replace completely? It’s an uphill climb, and you’ll feel the most engaged with it if you’re starting with something that will have a huge impact on your life,” she said. Knobloch and Mark Spoonauer, editor-in-chief of review guide Tom’s Guide, suggested a few devices for smart home newbies.

ENERGY-EFFICIENCY DEVICES Smart electrical plugs and

thermostats can increase energy efficiency. Smart plugs Spoonauer likes are the relatively inexpensive WeMo Insight ($40) and iHome ISP8 ($50). They turn manual objects like lamps or fans into devices that can be controlled by a remote control or smartphone. They can give energy readouts of how much electricity the pluggedin device is using, and can be turned on or off when the user is away from home and put on an automatic schedule.

The Nest Learning Thermostat figures out the homeowner’s preferred temperature and then programs itself to learn how long it takes to heat the home to improve energy efficiency. SPEAKERS Smart speakers, like Amazon’s Echo ($180) and Google Home ($129), “took the whole industry by surprise with how much it’s been embraced in the home. It started out as a way to play music or answer questions, but it’s really developed far beyond that,” Spoonauer said. The speakers have developed into smart home hubs, as they are compatible with other smart devices, like smart plugs and thermostats, allowing users to operate all their smart devices by voice commands. “You can do so much more with it, and what you can do is expanding over time,” he said. Although Home doesn’t work with as many devices as the Echo does, for people who already use other Google products, like email and their calendar, it’s a good option. “Some people are a little

worried about what Google knows about you, but that’s one of the benefits, in a way. Because it knows more about you, it can set your schedule and have it read your email (among other tasks),” he said.

GARAGE-DOOR OPENERS Of all the smart devices she uses, Knobloch said, the smart garage-door opener is her favorite. What she likes about the garagedoor opener is it can be controlled simply — by the phone app or manually with a clicker, if needed. She likes the Liftmaster MyQ

series (about $350 installed). “It’s fantastic for the kid who is constantly out on the street playing, leaves to go to a friend’s and leaves the garage door open,” she said. She can check remotely to see if the door was left open and close it from her phone, and can set it to alert her if the door was left open for 10 minutes or more.
