When to water tomatoes? When they need it By Debbie Arrington, The Sacramento Bee (TNS) Our very warm summer continues. That’s helped fuel a red-hot debate over when to water tomatoes. Recent advice on not watering during the heat of the late afternoon left several readers — and other plant experts — steamed. Kate Karam of Monrovia Nurseries, the wholesale giant, warned that, “In extreme heat, you don’t want to give a plant water, even if it’s wilted. The plant needs a chance to recover first and for the soil to cool down. “When temperatures reach over 100, water late at night or early in the morning,” she said. “Don’t water in the late afternoon or you’ll boil your plants’ roots alive. They’ll literally steam; the soil is just too hot.” Our very literal readers pointed out that water boils at 212 degrees Fahrenheit, significantly hotter than the water warmed in a hose sitting in the sun all day. But steam will arise at lower temperatures as cooler water hits hot surfaces. “It doesn’t really make sense from the standpoint of basic soil science or physics,” wrote Don Shor, longtime owner of Redwood Barn Nursery in Davis, Calif. “Steam arising from the surface doesn’t reflect the temperature of the soil below, which is not at 210 degrees F. Water from the hose may be hot at first, then will cool rapidly. You will not ever

‘boil the roots’ unless you pour boiling water onto the roots for a sustained period of time.” Pouring boiling water on most any plant will indeed kill it. (Try it on weeds in sidewalk cracks.) But water at just 120 degrees can scald your skin; that can’t be good for plant roots (which was Karam’s point). If the soil is dry, plants must have water — warm or cold, Shor said. “Don’t judge a plant’s water needs by their appearance in the middle of the day; leaves will wilt even if the soil has moisture,” Shor said. “But there is no sound reason for not watering at any time of day if the soil indicates the plant is stressed. And there is nothing wrong with getting water on the leaves. The only reason for not watering midday is to avoid

evaporation and conserve water.” Advice against afternoon watering is “a variation on an old garden myth,” said reader Ed Bass. “People used to believe that watering the plants would scorch the leaves.” Bass cited a study at Washington State University, “The Myth of

Hot Weather Watering.” “If your plants are showing signs of water stress in the middle of the day, by all means you should water them!” concluded WSU horticulturist Linda Chalker-Scott, the study’s author. “Postponing irrigation until the evening — not a good time to water anyway, as this can encourage fungal pathogens — or the following morning could damage your plants and open them up to opportunistic diseases.” Shor noted that drip irrigation systems routinely run during the day with no ill effect. “We water our nursery any time the plants need water,” he added. “That certainly includes when it is over 100 degrees. The plants appreciate it, even if we aren’t too thrilled about being out there doing it. I’m more worried about the gardener in that heat than about the plants.”

GOT A MOMENT? 6 small-space decorating mistakes that take just seconds to fix

A cohesive color scheme helps unite adjacent rooms in a small space. (Shutterstock.com)

By Liz Lynch, Domaine (TNS) When you live in a tiny home, it’s hard to know where to put all your stuff. That new pair of heels? I guess they’ll have to double as decor on the mantel. That massive accumulation of books? Say hello to a makeshift side table. If you find yourself living in close quarters, then we don’t need to remind you how tricky decorating can be in a small space, where maximizing storage, utilizing square footage, and creative organization hacks are of utmost importance. And while we often like to share new advice for making the most of your tiny housing, sometimes it can be more helpful to share what not to do. Since everyone has made some mistakes along the way, we thought we’d share our quick fixes so you can avoid learning the hard way. Read on for six mistakes to watch out for when outfitting your petite pad. MISTAKE NO. 1 UNDERESTIMATING NATURAL LIGHT Natural light is a small space’s best friend. Maximize yours by placing mirrors on opposite walls from your windows to reflect and spread the light. Opt for woven blinds or sheer privacy curtains to filter sunlight rather than block it, 4

AT HOME

and if the natural rays filtering into your space are limited, keep your paint hues and dominant furniture colors light to brighten the overall mood. MISTAKE NO. 2 INTERRUPTING VISUAL FLOW Cohesion, cohesion, cohesion. If your home has multiple small adjacent rooms, help it feel larger by visually connecting the rooms through a unified color palette, material story or overall style. This will help the entire space seamlessly flow together. MISTAKE NO. 3 FIGHTING YOUR SIZE The sooner you accept you have a small space and start taking steps to make the most of it, the quicker you’ll be able to craft chic surroundings. If you don’t have room for a bedside table, squeezing one in will only make your room feel more cramped. Instead, opt for a stool to rest remote controls, magazines and tiny table lamps. If a media cabinet won’t fit in your available square footage, mount a flat-screen on the wall, or tuck it into a bookshelf. Instead of a full-size desk, consider a vanity or narrow console. Cramming items in that will only lead to an unusable, squashed space.

This small crate, turned on its side, serves as a conserves space as a nightstand as well as a book shelf. (Shutterstock.com)

MISTAKE NO. 4 CROWDING THE SURFACES No matter how many smart storage solutions you incorporate, you’ll always have limited space. It’s important to evaluate your belongings and make sure everything is meaningful or functional. This can be super common on our vanities or in the bathroom, where products tend to pile up. Separately, never underestimate the power of mirrors. They can double the visual space in a small home and reflect light and color to add visual interest. Mirrored backsplashes increase the size of a small kitchen, mirrored furniture provides an unexpected reflective surface, and large mirrored panels on a wall look like additional windows. MISTAKE NO. 5 WASTING VALUABLE SPACE Get creative when it comes to storage areas and places to carve out more useable square footage. Incorporating floor-to-ceiling shelving, utilizing the space above the window frame and adding built-in seating maximize the functionality of this small family room. Placing a sofa in front of the bookcases enables unexpected storage on the shelves behind it. If your kitchen is petite, rather

Loveland Reporter-Herald – AtHomeColorado.com

than use counter space for decorative bowls or knickknacks, utilize the space under the upper cabinets for hanging utensil storage so your drawers and cabinets are free to hide lessattractive necessities. If your bathroom is tiny, forgo art above the toilet in favor of a hanging cabinet to increase your closed storage space. MISTAKE NO. 6 PLAYING IT SAFE If you do prefer minimalistic styles, then amplifying your small space by avoiding clutter and crowding your home with patterns is probably easier. But if you love maximalism, don’t fret over size. A lack of square footage doesn’t mean your home has to be bland. Incorporate large-scale patterns and bright-colored accents to bring interest to your pad. Bold wallpaper in a color scheme that connects your rooms, or bright drapery hung close to the ceiling will create focal points to distract the eye from a lack of excess space. ——— Get the latest on home decor trends, design ideas, shopping guides and food news, and take a look inside your favorite celebrity homes on DomaineHome.com. Do’s and don’ts for a modern guest bedroom By Cathy Hobbs, Tribune News Service (TNS)

forgotten toiletries and perhaps even surprise goodies like a map of the area or locally sourced items such as jam or a bottle of wine.

Guest bedrooms and guest homes can serve multiple purposes. Whether they are for constant or the occasional guest, tenants or rental purposes, they can be designed in various ways. When looking to create an appealing room or space for guests, here are some Design Recipes tips to keep in mind.

• Overstuff the guest room or space with too much furniture. • Forget to add adequate lighting. Spaces that are dimly or poorly lit often feel dreary or drab. • Forget to deep clean. Often guest rooms and homes are seldom used; don’t assume your space is clean and guestready without giving it a once over.

DO: • Create an environment that is gender-neutral. This will allow the space to be more appealing and versatile. • Decorate with soothing and calm colors. Cool colors are often best. • Make the room or space feel open or spacious. A spare room or guest house used mostly for storage and castaway items will not feel welcoming or relaxing to your guests.

Low, sleek furniture helps maximize space in this second bedroom. (Design Recipes)

• Be a good host. So often with our busy lives, we forget that our guests are excited to spend time with their host, as opposed to purely being on their own. • Incorporate some luxury items such as quality sheets and

bedding. Your guests will surely appreciate the gesture. DON’T: • Personalize the space. • Forget to provide potentially

HOME TIPS

Safety tips for reusing wooden pallets By Roger Schlueter, Belleville News-Democrat(TNS) August 26-27, 2017

Q

: Our family is having a debate over the use of wooden pallets for projects around the house. I say they are not safe because you do not know what has been shipped on them. Working in retail for more than 40 years, I have seen fertilizer, garden chemicals, paint thinners, etc., shipped on pallets. Do I have a legitimate concern?

: You most certainly do. The site www.1001pallets.com offers, well, 1,001 ways to recycle, upcycle, reuse and repurpose wooden pallets. After all, an estimated 2 billion are used every day — not counting those just lying around. But despite its helpsave-the-environment philosophy, the site urges caution because you may find some (pardon the pun) unpalletable for use around your home. “The first issue is to be careful of what has been spilled on the pallet!” the site warns. “If there are any spills on it, either oil, food or unknown substances, do not use this pallet. It is well known that pallets are used to transport all sorts of nasty products and liquids. It is much safer to use only clean ones and not try to identify what might be on your pallet.” But that’s only one worry. How the pallets were made is another, the site cautions. The wood in pallets shipped internationally, for example, must be treated to prevent the spread of invasive insects and plant diseases from

one country to another. Some are treated with heat, but some still may be coated with a nasty pesticide, methyl bromide. These pallets must be marked with a logo that tells how they were treated. If you see HT (heattreated), DB (debarked) or KD (kiln-dried), they’re safe to use if otherwise clean. If you see MB (Methyl Bromide), steer clear. If there are no markings, you’re on your own. These are “national pallets” that are used within one country. “Most of them are not treated with chemicals, so they may be entirely safe,” the website says. “But you still have to be careful. I know people who use these pallets safely, but it is better if you can trace where they come from.” I don’t mean to put the fear of God into you, but better safe than sorry probably should be your watchwords. 5 Ways to Save Money When Buying a Home Buying a home is a major financial investment. As you save up for your down payment and closing costs, it may be helpful SUZANNE to find other PLEWES ways to save RE/MAX Alliance money in the process. After all, you’ll probably want to set aside some money to furnish and decorate your new home. Here are 5 ways to save money when buying a home in Colorado. 1. Look for Motivated Sellers It’s primarily a seller’s market right now, which doesn’t give home buyers a whole lot of leverage. However, there are

always a certain number of motivated sellers whose homes aren’t moving as quickly as they would like. Why aren’t their homes selling quickly? It could be that the home was originally overpriced, the photos don’t do it justice, it has unusual features, or it is simply not marketed properly. These sellers will be more willing to negotiate with you than others.

is the specific day of the month on which it is scheduled. Lenders typically have rate lock periods. A 30-day rate lock often has a better interest rate than a 60-day rate lock. This is worth looking in to before you make an offer on a property. As for closing date, closing near the end of the month is often less expensive than closing at the beginning of the month. This is because lenders calculate the interest for the remainder of that given month, which must be paid at closing.

(underwriting, loan processing, credit reports, etc.). It is important to shop around and compare not only interest rates but also closing costs from each lender. This allows you to identify which offers the best overall package and savings.

2. Sweeten Your Offer There is more to an offer than just price. Discuss specific properties with your agent to identify whether certain offer features would be particularly desirable to a seller. For instance, a seller may be willing to accept a slightly lower offer if a buyer can close quickly or waive certain contingencies. Identifying these opportunities can enable you to sweeten your offer and possibly save money on the purchase price.

4. Avoid PMI Private Mortgage Insurance (PMI) is typically charged on loans with down payments of less than 20 percent. If you are close to that threshold, it may be worthwhile to put in a little extra money to avoid those ongoing fees. Some mortgage programs charge PMI both upfront and monthly, so eliminating PMI can save thousands. There are also some loans that do not require PMI or a 20 percent down payment. These are worth considering. The annual interest rate is slightly higher than loans with PMI, but you may find that it still saves you money each month.

3. Shop For Mortgages Not all mortgage companies are the same, even if they offer the same mortgage programs. Lenders often set their own prices when it comes to certain fees

5. Select Your Closing Date Carefully Closing date can be important. There are two things to consider. The first is how far ahead your closing is scheduled and the second

THE LAKES AT CENTERRA IN LOVELAND Unparalleled beauty and lifestyle amenities By Judy Finman, At Home “Nature was part of the reason we decided to live at The Lakes at Centerra. We enjoy watching the hawks, pelicans, bald eagles, geese, and ducks. The lakes, ponds and open areas give us a sense of open country. It is easy to take a bike ride or just go for walk and you are surrounded by nature.” So say Lindsay and Glen Cooper, who along with their four children just celebrated two years living at the Lakes at Centerra, Loveland’s award-winning, master-planned community. The Lakes at Centerra was created as a premier residential lifestyle community, with lakeside living, mountain backdrops, inviting trails, and remarkable community amenities. Developed by McWHINNEY, Colorado’s premier developer of the Rocky Mountain region, The Lakes at Centerra features homes from six innovative home builders: Boulder Creek Neighborhoods, Landmark Homes, TRI Pointe Homes, William Lyon Homes, Wonderland Homes, and Richmond American Homes. The builders offer more than 30 different floor plans, ranging from 1,400 to 4,000 square feet. 8

Resident Susan Bray says, “The Lakes at Centerra is very close to my work and easy to get into town or to Fort Collins and Windsor. This is a growing area and I’m excited to be a part of it. I have met a few of the neighbors at HOA meetings, potluck dinners and the pool and it is a very friendly atmosphere.” She also is drawn to the outdoors and all nature has to offer. “The garden area is very special to watch things grow and give my grandkids the opportunity to see the nature, with the birds on the lakes and the bees in the tree hives that had been transplanted. My granddaughter got to see firsthand the baby owls when they were banded, and pet one too.” Houts Reservoir and Equalizer Lake lie at the eastern edge of The Lakes community. How much does it cost to hire movers?

Loan choices for every buyer

services you require. They say the average cost of an interstate move is about $5,630, based on an average weight of 7,400 pounds and distance of 1,220 miles. The average intrastate move was $1,170, based on the same weight and a crew of four. Prices fluctuated depending on where you lived.

Asking the right questions before hiring a mover can prevent potential disaster. (Photo by Eldon Lindsay)

By Staci Giordullo, Angie’s List Angie’s List (TNS) Before hiring movers, industry experts recommend you know what documents you’ll need, how you’ll be charged and what your rights are. When speaking with potential moving companies, do the following: • Request a U.S. Department of Transportation registration number and/or motor carrier number. Twenty-eight states require movers to complete both state and DOT registration. You can search a federally registered mover’s complaint history at protectyourmove.gov. • Obtain a copy of the tariff. It lists items for which you could be charged, such as a “stair” fee, packing tape and a “long carry” fee. • Determine length of time in business. Seek out companies with established reputations. • Ask for information on the moving crew’s status. Are they employed by the company, temporary hires or casual laborers? Do they perform background checks? • Request a copy of the mover’s bill of lading, liability insurance and valuation coverage policy. All movers must assume liability for the value of the goods they transport. “Released value” is a no-cost option that provides minimal protection, requiring 10

movers to cover any damages at 60 cents per pound, per article. “Full value” is the most comprehensive option, but cost varies. • Get a timetable. It should include packing and arrival date. • Determine whether the company performs the move or works as a household goods broker. A broker can’t represent himself as a mover, doesn’t own trucks and generally has no authority to provide an estimate on behalf of a specific mover. HOW MUCH DOES MOVING COST? A binding estimate is a written agreement made in advance with your mover that describes all services. It guarantees the cost of the move based on the quantities and services included. A nonbinding estimate is what the mover believes the cost will be based upon the estimated weight and additional services. The final charges are based on the actual numbers and provisions. Some movers offer a “guaranteed-notto-exceed” estimate, which allows the consumer to pay the binding estimate or the actual cost, whichever is lower. According to the American Moving & Storage Association, movers bill you based on the weight of your shipment, the distance that you move and other

INTRASTATE MOVING VS. INTERSTATE MOVING? The U.S. Department of Transportation’s Federal Motor Carrier Safety Administration oversees interstate movers and legally requires them to obtain licensing by FMCSA and display their U.S. DOT number in any advertising; provide arbitration if consumer complaints can’t be resolved amicably; give homeowners a copy of Your Rights and Responsibilities When You Move brochure; allow homeowners to review their tariff — a list of rates and charges — for a particular shipment; and furnish an accurate summary of their complaint handling procedures, including a phone number. FMCSA has no authority to resolve complaints against an interstate mover, but the federal agency may investigate a specific mover if it receives multiple documented complaints. The investigation may result in the mover’s license revocation and/or fines. The American Moving & Storage Association recommends consumers check with their state’s moving association, public utility agencies such as a state’s department of transportation or commerce, Angie’s List and the Better Business Bureau before hiring. AMSA sponsors a thirdparty dispute settlement program for its 3,200 moving company members. By Pat Setter, The San Diego Union-Tribune (TNS) With the summer homebuying season underway, house hunters are looking for loan options that will help them make the move to home ownership. Whether they are first-time buyers or looking to move up or downsize, loan programs are available to fit all types of needs. And there’s more good news: Buyers no longer need to save up for a 20 percent down payment. There are also loan programs for borrowers with less-than-stellar credit scores and large student-loan debts. Navy Federal Credit Union recently introduced a loan program that offers 100 percent financing with no private mortgage insurance. The program loans up to $1 million in purchase money to qualified borrowers. “The loan default rate on this product is lower than national averages, since savvy home shoppers tend to select this loan as a way of keeping their cash in the bank rather than tying it up for years in a single property,” said Bill Pearson, spokesman for Navy Federal Credit Union. If you’re looking for a loan with a low down payment, consider a Federal Housing Administration or VA loan. These offer high income ratios and generous flexible creditscore guidelines with down payments of as little as 3.5 percent. Note that FHA loans have a $612,950 limit in San Diego County. For those with student debt, Fannie Mae has made it easier to get a home loan. Borrowers participating in the federal reduced-payment plan are able to report their actual monthly payments toward their debt-toincome ratios. Until recently, lenders needed calculate 1 percent of the student loan August 26-27, 2017

balance as the monthly payment on the student loan, greatly increasing the debt ratio, which made it difficult to find a lender. Specialty loans are also available. Low- to moderateincome borrowers have a number of loan options available, from rural-living mortgages and loans for the self-employed to downpayment assistance programs with a 5 percent grant for closing costs or down payments. “Buying a home can be a complex, intimidating process. There are a large number of discouraged customers who were impacted by the 2008 crisis with good credit history that want to get back into market,” said Doug Smith of Caliber Home Loans. “These are people who had an event that disqualifies them for an agency product: VA, FHA and conventional conforming and jumbo financing. “Good quality, non-agency eligible borrowers who demonstrate the ability to repay are a newly emerging market. Recently, products have been introduced into the market allowing lenders to continue the highest standards of underwriting and risk management to work with these customers in a responsible way. It is with this in mind, Caliber Home Loans developed a number of portfolio products designed to play a complementary role to traditional financing.” In other words, if you want to buy a home, chances are there’s August 26-27, 2017

a mortgage out there designed to help you make it happen. Do your homework before finding a qualified lender. Before you fall in love with a home, look at your credit score and your finances. Gather several years of tax documents and three to six months of the most recent bank statements and paystubs. Know what your needs or challenges are and tell your lender about them. What they don’t know can hurt you, so ‘fess up and take control of the loan process. “The most important thing is that you work with a financial institution you trust, who works as your financial advisor,” Pearson said. With the right financial partner on your side, you can march into a sales office armed with a preapproval in your hand.
