FAQs about Buyer Agency When purchasing a home in Colorado, you have the option of working with a buyer’s agent. Your agent will work on your behalf and has certain legal SUZANNE responsibilities. If you’re a first PLEWES time buyer, RE/MAX Alliance these buyer agency FAQs may help you better understand this option. What are a buyer agent’s legal responsibilities? Buyer agents owe you a fiduciary, which includes confidentiality, care, obedience, accounting, diligence, and disclosure. The buyer agency form outlines specific tasks and responsibilities for both you and your agent. Why is there exclusivity? Real estate agents have time to service a limited number of clients and they get paid only on commission. Your agent will spend time working with you, showing homes, answering questions, providing valuable advice and guidance, etc., which can be very time consuming. Naturally, he/she will want some type of commitment from you. Do I need a different agent for each town? Most real estate agents service multiple communities in the area, so you can work with just one agent for your home search. However, in cases where your search area is unusually wide, you may end up needing to connect with more than one agent. Buyer agency agreements are locationspecific, so you can have more than one buyer agent if each covers a different area. Who pays the buyer agent’s commission? In most cases, the listing agency for a home will offer co-broker compensation to any buyer agent

who procures a ready, willing, and able buyer. Essentially, the seller pays their listing agent and that agent splits the commission with the buyer agent. Be sure to ask your buyer agent what should occur if the co-broke commission is less than the amount listed in your buyer agency agreement. Is there a time limit to buyer agency relationships? Yes, all buyer agency agreements have a start and end date. Should the date lapse, you may extend it further. Do I need a buyer’s agent? Technically, no. However, there are many benefits to working with a buyer agent. Listing agents work on behalf of the seller. Although they must treat you honestly and fairly, they must put the seller’s best interests first. Given that buying a home is one of the biggest investments that you will make in your lifetime, it seems only fitting that you should have someone looking out for your best interests. That would be your buyer’s agent! Can my buyer agent assist me with for-sale-by-owner properties? Yes, your buyer agent can assist with properties not listed in the MLS system. Your agent will need to approach these properties slightly differently. Ask your agent

Rental construction continues to grow in Denver, thanks in large part to millennials By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency

: I recently heard you on the air talking about rental construction in Denver. I just visited my two boys there, and I saw all the cranes up close. I wonder: Who is filling all those new apartments? What’s the economic engine driving Denver’s influx of millennials?

A

: Thanks for reaching out and listening to the show. Economists and housing experts in the real estate industry think that the primary driver in Denver is the burgeoning tech industry. Companies are either moving there or opening up satellite offices so their employees can take advantage of the lifestyle (skiing and hiking on weekends, biking everywhere, etc.). Because so many jobs are available, residents from California (an even higher cost state) are moving as well, increasing their standard of living. Those millennials (and older people, too) are renting, as are, in some cases, executives who might live further out but need a place for weekdays. You are also seeing a fair number of retirees moving to the greater Denver area. If your kids wind up in Denver, will you eventually move there? If so, you’re like many parents of millennials. But Denver is not the only place where rental construction is going strong. There are quite a number of urban areas that are attracting millennials. Downtown areas offer a large variety of restaurants, things to do and close access to September 16-17, 2017

workplaces. Since millennials are waiting longer to have kids, they have more time to enjoy the benefits of urban living. And, some are now staying. In some urban areas, schools systems have improved enough to keep millennials from moving to the suburbs. You also need to keep in mind that millennials typically graduate from college with a considerable amount of debt, including student loans and credit card debt. With that debt, they often simply can’t afford to buy a home right out of college. In addition, we think that the financial stress millennials face with their added debt pressures probably will keep a good part of them renting for some time in Denver and elsewhere. Places like Denver offer the best of both worlds for both younger and older employees, plus retirees, with access to fairly good public transportation, the ability to live fairly close to work and family, and access to a wide variety of recreational activities. We think that millennials are pushing construction in urban areas and rental construction will continue to grow.

No matter how it happened, you now have a nasty crack in your vinyl siding to fix. Now what? The good news is you have a quick and easy vinyl siding repair option when such mishaps occur. You can likely at least patch the

damage and protect your home until a siding pro comes out to replace the panel. Why Should Siding Be Fixed ASAP? Siding acts a first layer of defense against the elements, so leaving any hole or crack open exposes your home’s envelope to water, wind and pests, according to Amy Grishman of Coastal Windows & Exteriors in Beverly, Mass. Water trapped beneath the siding panels can also lead to mold

What’s The Best Way To Patch Cracked Vinyl Siding? Grishman recommends using a Tear-Aid “Type B” vinyl repair patch kit, which can be found at hardware and sporting goods stores for about $10. This ultra-adhesive clear tape, designed specifically for vinyl products, will quickly bind to the siding, creating a strong weatherproof seal and giving you time to schedule a permanent siding replacement with a pro. Be sure to clean the surface with a damp cloth and dry it thoroughly before applying the tape. Follow the instructions on the package and be careful when applying, as the adhesive is strong. Other clear strong-adhesive tapes may also do the trick, but be sure the tape is designed to stick to

vinyl before buying it. How Can You Prevent Siding Cracks And Holes? Vinyl siding is susceptible to holes and cracks because there’s a small but hollow space between the siding and the home’s wall sheathing. The solution: Next time you get a siding installation or repair, ask your pro about contoured progressive foam insulation, which conforms to the style of the panels and supports your vinyl siding. How to dry late summer leaves, flowers By Maureen Gilmer, Tribune News Service (TNS) Drying the late summer leaves and flowers for winter use was a skill used by rural women all over America. Before refrigerated florists, getting any flowers in winter was impossible. The way they got around it was to dry all they could in late summer. Knowing what to pick and what colors share greatest longevity were time-learned skills passed down from mother to daughter. Your herbs, both perennial and annual, have lots of growth, so there are opportunities to add fragrance and flavoring to your flower drying efforts as well. Flowers that bloom in the late summer with thick flower petals are among the best choices for drying. Thin gossamer petals shrivel too much and don’t hold their color. Marigolds, zinnias, asters, chrysanthemum and goldenrod are the traditional choices. However, annuals and perennials promptly deadheaded in early summer may bloom modestly a second time in the fall. These blooms are ideal for drying due to their smaller size. Another factor that influences what you dry is flower color. Drying causes some to fade or darken unexpectedly. For example, red and magenta tend to turn brownish when dried. Better choices are white, light blue, pink,

gold and orange. The first time around, dry every color you want to, then determine which ones work best for your taste. One of the most common ways folks fail with their flower drying is bugs. What typically happens is small caterpillars show up on the drying plants and proceed to consume them rapidly. By the time they are discovered, the damage is done. This is because the leaves, stems and flowers you cut from the garden will likely contain eggs of a variety of insects. Many are too small to see, but you’ll be shocked at the results after they hatch. To make sure you don’t import bugs into your dried plants and flowers, give them a thorough water spray and inspection. The kitchen sink sprayer works well to hose off the plants with pressure that detaches many of the eggs and kills others. This also eliminates aphids and other tiny bugs too.

Spray wash followed by air drying each stem on a towel also removes spores of mildew and other fungi that too often discolor plant material during the drying period. Once clean and dried, it’s time to bundle your plants by their stems. A thick rubber band gradually tightens as the stems dry and shrink, making sure they hold together tightly the whole time. While plants dry, keep them in the dark to preserve color. Make sure there is good air circulation to speed the process particularly in humid areas. Where there is further insect concern during drying, just cover each bundle in fine petticoat netting until dry. For all the bits and pieces left over from your garden, wash and dry these on a salvaged window screen. Put it in the rafters to stay out of the wind and out of the way for the short time these take to dry. This brings all your plants and

flowers into your own personal tea and potpourri gifts made from a “salad” of dried materials accented with a few drops of essential oil. If you love this late season drying of your declining garden flowers, consider planting everlasting annual statice and strawflowers next year. Both grow easily from seed and are widely available. These are the traditional dried flowers used in so many kinds of arrangements you buy at the store. TIP: Put whole bay leaves into your packages of dried plants to keep pantry moths away. Since the founding of this country, gardeners and rural women have practiced the skill of drying plants for winter. Back then she knew it would be a long and dark season in her house with natural dyes, handspun and candlelight. FALL CHORES Perfect gardeners are those that work with the rhythm of the seasons, rolling with the vagaries of the weather. Rain or sun doesn’t ruffle their feathers; they simply are one CAROL with the earth O’MEARA and its little Colorado State University Extension mood swings. I am not a perfect gardener. If I were, the lingering heat wave wouldn’t bother me. But I’m shocked at the temperatures whenever I step outside, my mind insisting that Mother Nature is going to have to use the same calendar as the rest of us, darn it, and start cooling off. This deep into September, it’s time to start planning for fall, not hosting a pool party. Each season brings with it a list of chores that promote good plant health, and in fall, perennial beds and borders should be rejuvenated with a little late season planting and cleanup. Local garden centers offer an excellent assortment of these long-lived plants, bringing in fresh material for shoppers’ delight. Cleaning up after plants stop growing for the season removes insects, their eggs, and any diseases that over-winter on fallen leaves. But in good gardener fashion, there are several schools of thought on how to care for

perennial beds in fall. For those who like their beds tidy, cutting back the foliage once it is dead gives it a neat appearance over the winter. Others subscribe to the “do-it-later” tack of leaving all the plants in place, frozen into a winter tableau of browned leaves, spent seed heads, and dried flowers. Both techniques have pros and cons; cutting some perennials back will open up stems to drying winds of winter and accelerate winter-kill, while leaving dead, decomposing plants in the garden increases risk of spreading disease. But the biggest advantage for leaving plants standing into winter is the nesting sites they provide for overwintering pollinators. Many solitary bees use hollow stems to lay eggs, and leaving stems standing is a good way to help pollinators throughout the winter. Clean up other garden debris, such as fallen leaves, to remove the risk of plant diseases.

Hedge your bets by cutting some perennials back after it dies to the ground but leave ornamental grasses, seed heads of Rudbeckia, Echinacea, or poppies until late winter for texture and food for birds. If you do this, leave only healthy plants standing; if they’re diseased, remove them and throw them out. Leaving your plant clean up until spring allows the plant to capture more snow, funneling moisture to the soil. Snow, along with mulch, gathered at the base of plants sitting close to each other in a winter garden also gives them some added protection from wind. After the ground freezes, apply mulch to stabilize soil temperature and prevent alternate freezing and thawing of soil, which can lift crowns above soil levels. Dig and store tender summer flowering bulbs and corms after frost has nipped the foliage and leaves are blackened. Gladiolas, cannas, and caladiums need to be lifted and kept in a cool location
