Evacuation planning: What stuff do we take?

T

he night the CalWood Fire started, my husband and I stood at a second story window BY MARY and watched LYNN BRUNY in horror as the bright flames burned on the north end of Boulder. I wish I could say this was an unusual surreal experience, the first of its kind. But, no. Actually, it was more: “Really?! Again?! And now?! Lord, help us!” Like many long-time Coloradans, we’ve been through flood and fire scares. (No tornados though. But give it time. We’re not dead yet.) Evacuation planning, therefore, is a standard thing for us. Still, it’s a different scare-your-pants-off experience each time. When we were young, nubile thangs living in a teeny apartment, our first evacuation – for a potential Boulder Creek flood in the late 80s or early 90s – was made simple by the fact we had one small, old car, two cats and few scant belongings. Everything fit in our vehicle except our make shift and handme-down furniture which neither of us would cry about if we saw it floating down steam. Actually, we probably would have cheered. Many years later, we were put on evacuation alert for the 2010 Fourmile Canyon Fire that we could see from our house. Then our two boys were teenagers. This was when I learned how building-oriented video games prepared them to very efficiently pack a vehicle. (Either that or the numerous times we moved.) Our boys were also oddly calm, well functioning and quick witted for being in a crisis situation, traits that may also be attributed to video games (or perhaps, team sports). I stood by in awe while they took charge. It was like they were highly trained crew well prepared to execute this emergency mission: Bravo Team

Stinky Socks. During the devastating 2013 Colorado floods, we didn’t have to evacuate our next house in the country. It was more or less spared but our storage shed roof was not. Unfortunately we didn’t realize this for many weeks until the growing mold more or less out weighed our belongings. We lost many possessions including, sadly, Christmas items. Nothing quite says happy holidays like green moldy Christmas stockings hung on the hearth. After the CalWood Fire started my husband and I staggered in shock around our current house to update our evacuation list. After documents, photos and memorabilia, decisions got overwhelming to me. Our favorite artwork and clothes made the list for sure. But after that, what should we take? It was like we we’re playing Sophie’s Choice with decades of home goods that each had their own history. My little brain spun double time and locked from over exertion. “Don’t forget we have to take some of the boys’ things,” my husband pointed out. Ugh, this opened another can of worms I forgot about, and my brained

ground a little harder before seizing up again. Our grown sons have moved into apartments but their tubs of stuff – including just about every dang toy from their happy childhoods – are still in the attic. I could hear my younger son’s voice in my head saying, “Mom, you know those Lego sets are valuable collectables.” Really? How about the tub of 5,397 miscellaneous pieces? Big demand for that? Luckily we didn’t have to make any of these tough choices. Neither fire got close to our house. My heart goes out to those who have lost their homes, possessions or animals. (During a flipping pandemic, no less! Right before winter, too! Is there no break in 2020?) These fires are a reminder to the rest of us lucky schmucks how fortunate we are: Yah, we’re stuck home. Take Time to Winterize Your Home

Reverse ceiling fans. Have your ceiling fans push warm air down from the ceiling. It is common practice to use ceiling fans in summer months, but they can help in the winter as well. Have your ceiling fans move in a clockwise direction so they push hot air from the ceiling towards the floor. If they are going counterclockwise, they will not be as effective.

Even though the first snow and hard freeze are behind us, there are steps you can take to protect your home in the coming months. Take the few extra steps this winter to help your home function at its best. Winterizing your home is the best way to prepare for the cold temperatures ahead. Doing some of these simple things may also remove some items from a home inspectors report should you decide to put your home on the market. At the very least it could save you some money. The list includes but is not limited to: Trim your trees. When tree branches are weighed down with snow, they can cause significant damage. Are there any limbs that could possibly knock out power to your home or limbs that could hit your home or car if they broke off during a winter snow storm? Will limbs rub on your roof or siding when they

have a snow load? Check weather stripping. Over time, your door’s weather stripping can become damaged from the elements. This creates unwelcome drafts of cold. Check your doors and windows for leaks. Walk around your home on a chilly night and, using bare hands and feet, feel around your doors, windows, lights, and switch plates for cold air. You will need to either add insulation to these areas, or seal them using weatherstripping, caulk, or spray foam. Clean your gutters. Clean gutters can help prevent the build-up of ice on your roof. The faster that water can drain away, the less likely it is to melt and then refreeze on your roof or under your shingles. In addition, clean gutters reduce the risk of pest infestation and decrease the

Inspect your furnace. During winter months, the last thing you want is an inefficient furnace. Before the winter begins, make sure you inspect your HVAC system to ensure it is working properly. It is also a good time to change your furnace filter. If you’re wondering how often you should change your furnace filter, the EPA recommends every month during winter, as a dirty filter can slow down your HVAC’s efficiency to warm your home. Before you start running your furnace, change the filter. In winter months, change the filter every 4 to 6 weeks. Having a clean filter helps your furnace run more efficiently, which can save you energy and money. Install a programmable thermostat. The US Department of Energy reports that you can save as much as 1% on your energy bill for every degree you lower your home’s temperature during winter months. Installing a programmable thermostat can save you money by keeping the temperature down when you’re

Flush your water heater. Particles and sediment can collect over time in the bottom of your water heater, hindering the unit’s efficiency. Flush the water through the drain valve to clear out the material and keep your heater functioning at its best. Winterize sprinklers and lawn equipment. Your lawn will thank you in the spring if you take the time to prepare it for the cold weather ahead. Blow out your sprinkler system (this should have been done already). Rake all your leaves, ideally before the first snow. Once you have cut your lawn for the last time, you will want to make sure your lawn mower is also ready for the cold ahead. Do not leave gas sitting in the lawn mower over the winter. A fuel stabilizer will help keep your gas ready for spring if you have not run out yet. Clean off your lawn mower and remove the battery if applicable. You can have a warm and cozy home this winter, it just takes a few steps to give you complete peace of mind. Taking care of these simple tasks can also help you reduce the number of items on a home inspectors list, prevent damage to your home and save money on utility bills. Prepare for winter now, and you will be glad you did when even colder weather arrives. What It Takes To Fix-and-Flip – Part 1 With the innumerable “fix-and-flip” shows that make home renovations look so easy, many people think purchasing BY DUANE a run-down DUGGAN property and Realtor and Author fixing it up RE/MAX of Boulder can produce significant profits. In reality, each project needs to be analyzed carefully to ensure there is room to make a profit at all. There is risk in investing in real estate and renovating, but I hope to shed light on the issues that will help you manage that risk. Fix-up properties can range from buying a 1,000 square-foot ranch and updating the basic systems to undertaking a major remodel with a “pop top”. The time and money it requires to renovate a property and the time it will take to sell the property are critical factors in whether or not you make a profit in your fix-up venture. The fix-up expenses will be the same regardless of what you pay for the property. The key to success is identifying and purchasing the right property! Part of the plan should include determining the goals – to buy; fix up and hold; or buy, fix up, and sell immediately. If you are renovating larger properties, they usually don’t make much sense as rentals so those you will usually

want to sell immediately. A less expensive property may make a great rental to keep for a while, then trade for a larger investment property. To be successful in your fix-andflip, you will need assemble the following team: -REALTOR® -CPA -Attorney -Title Company -Inspector -Insurance Agent -Short-Term Lender -Long-Term Lender -Contractors -Suppliers Before determining costs, here are few items to consider:

Do the work yourself or hire contractors? If you have the skills and the time to do much of the work yourself, you have the opportunity to build “sweat equity”. However, most people will need to hire someone to do any fix-up work. If you need to hire someone, it is critical to your project to use a team of reputable contractors. Be sure to get all bids in writing and a performance agreement as to the time the work will be done. Don’t be lured into getting a cheaper price by not getting a permit. If the work requires a permit, be sure to get one. Otherwise, when you go to sell and the buyer asks for one, getting a retroactive permit can be a real problem.

that goes by cuts into the potential profits. Market analysis for resale Investigate and go look at properties that have been fixed up and find out what their sale prices were. You will get ideas as to what type of fix-ups help sell the property -- and at what price. Analyze the time of year that your property will come available. Is the market strong when your fix-up is ready to sell? Selling process If the property is left vacant while it is for sale, it is good to at least stage the property to a certain extent. This could be as simple as putting a few kitchen and bath items in it and possibly furnishing one bedroom as well as the living room. Another option is to use a company such as Showhomes Home Staging. The idea behind this concept is to provide a live-in professional caretaker or “home manager” in the house who will keep it “showhome ready”. There is no fee charged to the owner of the property. The Showhomes home manager pays rent to Showhomes Home Staging at a reduced rate and will typically pay for utilities. The home manager agrees to keep the property clean and ready for showings at all times, including maintaining the yard.

Finding the property The price of the property in a certain area will usually dictate whether or not it is a fix-up property. Minor or major fix-up? Watch out for the major problems such as foundation and structural issues. Major problems can quickly wipe out any potential profit. Make sure to have a professional inspection done and keep tabs on the inspection of major components of the house. Other due diligence: Determine if the property is in the flood plain. If the property is in the flood plain a lender would require flood insurance and it could make it more difficult to sell. Can the property be insured? Have your insurance agent look at the house and run a CLUE report on it and yourself. possible to ensure safety and security of your gutters. Spikes and gutter screws secure downspouts and longer segments into the roof and siding material. Making sure these are fastened tightly and are not decaying will prevent your gutters from falling, leaning, and breaking.

SEAL Leaks and cracks are bound to happen in harsh weather conditions, therefore repairing these imperfections as they arise can prevent severe damage in the long run. Check leaks by using a hose to spray into the downspout to indicate where problems occur. Proper sealant selection is crucial, selecting between silicone, PVC cement, or rubber is determined by the gutter system you have already installed, color, and preference.
