HOW TO IMPROVE YOUR CREDIT BEFORE BUYING A HOME
So you want to purchase a home. You have your down payment saved up, but you don’t have the other hundreds of thousands of dollars just lying around to submit a cash offer. In this case, your best option is to get a loan. You have decent credit that can get you approved for some kind of loan, but one with high interest rates and hefty down and monthly payments. So what can you do to get a better situation? Below we have some great tips to help you raise your credit before purchasing your home!
IMPROVE YOUR PAYMENT HISTORY Credit is your trust score. It tells lenders how much they can trust you to pay them back. Late payments remain on your credit for up to 7 years, so trying to minimize them is important because payment history makes up roughly 35% of your credit score. Late payments can lead to more serious things on your credit such as collections, repossessions, foreclosures, etc. We know what you’re thinking, you can’t change the past. You may have skipped out on some payments a couple months back, or already have some collections. A couple things you can do to ensure you make your payments on time for now on is putting your bills on autopay. In some cases, companies give you a discount for setting this up, so you can save money at the same time. This option guarantees that you pay them on time, so you want to make sure that you always have the funds in your account for them to pull from. Another thing you can have along with autopay, is putting all of your bills on a calendar; that way you know what paycheck would go to what bill and when you can expect them to withdraw from your account.
PAY OFF DEBT Another thing that determines your credit score is how much in debt you are. Even in cases where you may not have that many credit cards, and the only other thing on your credit is $30,000 in student loans, having a high amount to pay back will hurt your score as well. A great thing you can do about this is negotiate a monthly payment plan with lenders that you can comfortably manage. Lenders don’t want to write off your account to a collection agency because it is extra work on their part, so they will be open to negotiating with you to come to a mutual agreement.

Your debt will also be split into the type of debt it is, whether it is an auto loan, or credit card debt or a collection. Make sure you are putting money into each section at a level you can comfortably handle to raise your credit every month.
REPORT ANY DISCREPANCIES ON YOUR CREDIT REPORT Analyze everything on your credit and ensure that everything is correct. Any hard inqueries or reported late payments that are incorrect should be reported immediately. The lender has 30 days to show proof of that report and if it isn’t provided, they drop it off of your credit. This can help boost your credit immensely. For this tip, another helpful thing is requesting a rapid rescore. Once you pay off, let’s say a large collection, ask for a receipt. You can call the credit bureau directly to request this. Knowing who to speak to and all the logistics can get complicated, so investing in a credit repair company may also be a great option with this.
GET ADDED AS AN AUTHORIZED USER Have a friend or family member that always pays their credit cards and other bills on time? Ask them if they can add you to their credit card as an authorized user. The information for that credit card will be reported on both their credit report and yours and this will not hurt them. As long as they continue to pay that bill on time, it is a win-win situation for both parties. It will help even more if the credit history you’re added to has a squeaky clean credit history, so be strategic in who you ask. The home buying process can be long and strenuous. From dealing with the f inances, to touring multiple homes, to making the f inal hard decision, it can take a lot out of anyone, but it’s worth it in the long run. Imagine f inally being able to go to a home that you can call your own! Below we have outlined the steps of the home buying process.
RESEARCH AND SAVING Before you even start the process, it is important you do a few things: research, save up, and raise your credit. (Check out our previous blog post where we inform you how you can raise your credit to purchase a home!) When it comes to saving for your new home, set goals and stick to it. You’ll want to save and do as much research as possible. The more you know, the better. This will help make things less overwhelming, and self-empower you throughout the process.
GET PREQUALIFIED This is when you find out how much you can actually afford. Meet with your mortgage lender and give them information about your income, savings, and investments. From there, the mortgage lender gives you an estimate of what you would qualify for when you actually apply for the loan.
FIND A REAL ESTATE AGENT This part is SUPER important. Finding the right real estate agent to help you find your dream home will make the process go as smooth as possible. FINDING YOUR HOME AND PUTTING IN AN OFFER Now here comes the part where you start shopping around for your home. Your real estate agent should come up with a criteria, based on your wants and needs. They will use this criteria to narrow your options down. With so many houses out there, this is the best way to go about finding the right home for you. On average, people look at 5-10 homes before they decide on the one, so if you don’t like the first home that you see, don’t be discouraged. There is a home out there with your name on it. Once you do find the one, your real estate agent will put in an offer, and negotiate on your behalf.
GET AN INSPECTION SCHEDULED Around 80% of homebuyers get an inspection done on a home that they’re interested in. Often times there are underlying issues with a home that may not be evident to the naked eye and could pose as a problem later on. If there are issues, your real estate agent will negotiate with the seller to see if they can be fixed. How quickly they do so depends on what is found in inspection, and if it is a long term job. You can always negotiate to get it fixed even after closing. In some cases, an inspection may be the reason you back out of an offer, which you can do without it costing you, as long as you back out in the allotted time that the contract gives.
DEAL WITH THE FINANCING AND HOMEOWNERS INSURANCE After pre-qualification and pre-approval, you submit the actual mortgage loan application. If you are using the same lender, they will already have some of the documents for submitting the application. If you are using a different one, you will provide the same documents. Regardless of if you choose the same one or not, they will probably request additional documentation at any point during the home buying process. It is in your best interest to get any documentation they request as soon as possible so that there is no delay in closing and you don’t risk losing your escrow deposit. They will also require proof of homeowners insurance prior to closing. Your lender can help you set this up.

GET A HOME APPRAISAL DONE An appraisal is when someone goes in and evaluates the true market value of the home. If your offer matches the market value, then it is good to go. If the appraisal is above your offer price, this is great because you are purchasing the home below market value and have instant equity. With both of these situations, you will get the green light to close on the home. If the appraisal is below your offer price, the lender will not approve the full loan amount since this means that you are overpaying on the home. To combat this, you can try to renegotiate with the seller on the home price to better match the market value.
FINAL WALKTHROUGH Most people do this the day before or the morning of closing day. This is when you walk through the home one more time to ensure that everything looks the same as it the first time you saw it.
SIGN THE PAPERWORK This is when you get all of the paperwork signed with the title company. Expect this process to take a few hours. Once you sign all the papers, you get the keys and the home is officially yours!! -Adriana Nelson

FLAWS YOU SHOULD EXCUSE WHEN BUYING A HOME The home search process can be long and strenuous. The last thing you want to do is disqualify a potential dream home just because of something that can easily be f ixed. Below we have highlighted common home flaws that you should overlook.
BAD PAINT OR OLD KITCHEN CABINETS So the previous owner had very eclectic taste. Don’t let this steer you away because this is one of the cheapest and easiest flaws to f ix. Hire a professional painter or do it yourself; you’ll be surprised what a difference a great paint job can make. Outdated wallpaper can always be removed and cabinet refacing doesn’t have to be costly. Once you get all of this done, it can make a huge difference to the space.
BROKEN A/C This is one of the quickest ways to set a bad f irst impression when you step into the home. I mean sure, you want a f inished product, but if everything else in the home is everything that you’re looking for, maybe it is time to try and negotiate with the seller to get it f ixed before move-in day. Realistically, air conditioners act up sometimes, so don’t see this as a deal breaker.
DISCOLORED BATHROOM GROUT From f irst glance, this can look like mold. Mold can cause serious problems later on, but grout is easy to f ix. You always want to get a home inspection done regardless, but when you are unsure about something like this, a home inspector is vital for helping you determine if it is grout and luckily, it can be cleaned and scrubbed away.
BAD LANDSCAPING The outside looks bad, the plants are dead, and the walkway isn’t too appealing. Much like broken A/C, this can set a bad f irst impression in the f irst 5 seconds of arriving at the showing. WHAT MAKES QREATE DIFFERENT FROM OTHER COFFEE SHOPS?
“I wanted to create a space where I can drink coffee, shoot, and edit all in the same place without having to leave”
“The biggest factor is that we’re a small, boutique innovative business. We specialize in exotic drinks and photography, and we provide a unique space for networking and building community. We are more creativity based compared to other coffee shops, so rather than just targeting your average coffee drinker, we target creatives. Our digital marketing has also helped us stand out. We use it as a platform to showcase not only our speciality drinks through video and high quality photography, but also our merchandise and shoots that we’ve done with clients in our studio.”
HOW HAVE YOU BEEN ABLE TO STAY OPEN DURING COVID? “Much like everyone else, COVID did have an impact on our business, but getting creative with out digital marketing, menu selections, and in person accomodations helped us to remain successful.

We created videos to blast on our social media platforms, put out positive messages such as “keep grinding” and “Orlando strong,” to keep people positive about COVID, created tik toks, and really made sure that our followers and community knew that it was safe to come here. We took extra precautionary measures to keep everyone safe, had hand sanitizer on every table, required masks, and overall obeyed CDC guildlines. Our high ceilings also gives the space better airflow and makes it appear less congested, so that helped make people feel more secure. We also implemented some new things, such as having outside tables for customers that felt more comfortable sitting outdoors.”
WHAT INSPIRED SOME OF YOUR MENU SELECTIONS? “We were inspired by the goal to be different, and present unique options for people. We designated time to brainstorm and come up with out of the box drink ideas, such as our Purple Pearl, a taro milk tea with coffee, or our Midnight Mocha, which is an activated charcoal espresso drink. We also do holiday drink campaigns, where we offer themed seasonal drinks for a limited time, based on the holiday. In our brainstorming process, we also decided which drinks would be our signature items and for seasonal drinks, we just rotate different items.”
WHAT WAS YOUR GOAL WHEN YOU OPENED QREATE? “One of the reasons I built this place was to create a space that breeds community, be a safe space to network, link models with photographers and videographers, and link products and servicessuch as photographers with their corporate clients. We wanted to build a useful and creative community where people can have an outlet to go to and be able to say “I know a place that has great recommendations for photographers and videographers” and be able to rent the space here, while also getting the opportunity to enjoy a nice hot or cold beverage while they edit and network.” So are you looking to network with other creatives, or try some innovative coffee and colorful drinks?
