HOW DO YOU KNOW YOU’RE READY TO BUY A HOME? Let’s break it down. Owning a home is a common goal for people to have. Everyone has their own ideas for how they see their dream home but the real question we have to ask ourselves is “Can I afford it?” When debating on if you are ready to purchase a home or not yet, take some time to consider these concerns.

DEBT This is one of the most important questions. Don’t let anyone trick you into thinking that in order to buy a home you need to debt-free. This is a huge myth. Whether it be your credit card bills or your loans, the important part is making your payments on time and paying more than the minimum payment. This helps prove your personal responsibility and helps you keep a great credit score! When buying a home, you will be spending a good chunk of change on a down payment. so take the time to go through your monthly payments and get an idea of how much you can afford on a monthly mortgage payment.

SAVINGS Often times you will hear people say that you can purchase a home with zero money down. While this is true, it may not be the most beneficial way to purchase your home. Remember the bigger downpayment you make, the less your monthly mortgage payments are going to be. It is better to just have down payment and closing costs already saved. Don’t go into the home buying process ready to only put 10% down or less, the more you can put down, the better.

LOCATION

Will you be in this area for a long period of time? Does your work require travel often? Do you know the area well? What is the surrounding community like? These are all questions you’ll need to consider when looking at different homes. The general rule of thumb is that if you plan one living in an area for more than 5 years, you should look into purchasing and any less than that you should stick with renting. Depending on your answers you may end up rethinking buying for the time being and stick to renting. You want to be in the home long enough to break-even on your initial costs. CUSHION SAVINGS It would be really beneficial to have extra money saved for emergencies with a home. If something were to go wrong like losing your job or needing an unexpected large repair, would you be able to afford that? You always need to have money saved so that you are expecting the unexpected and ready to take on the challenge. The recommended amount is to have about 6 months of your yearly income put to the side, so that if something happens you are prepared. Take yourself through these scenarios and make sure you are ready. If not, stick with renting for now and focus on saving your money and getting your credit score up. Putting buying a home on hold for a year is nothing when it’s going to benefit you in the long run. If you are ready to make that leap of faith than do it! HOME STAGING 101: EVERYTHING YOU NEED TO KNOW We all love seeing those gorgeous listing photos for homes on Facebook, Zillow, or anywhere when we’re perusing online. But what you wouldn’t believe is that a lot of those photos are staged! Why? According to the National Association of Realtors, 31% of buyers increased their offer on a home more than 1-5% because the home was staged. 77% of buyers felt like it was easier to see themselves move into a home that was staged, and 40% were more willing to attend a showing for a home that had staged photos online. If you’re lost on how to stage a home, or don’t know what home staging is, we’re here to help.

SO WHAT IS HOME STAGING? Home staging is the process of adding decor, rearranging furniture, and expertly dressing up a home for the listing photos and walkthroughs. Home staging is a marketing technique that can make even the most dark, or drab places feel like a dream home for future buyers. What makes home staging so is that, it has the ability to draw in more buyers in from the online photos that make the home look like it is straight out of a pottery barn catalog.

WHAT DOES HOME STAGING ENTAIL? If you are selling an empty home, in most cases you or your real estate agent will need to call in a professional home stager to bring in furniture and home decor to set up the space. If you plan to live in your home during the selling process, it is possible to use the existing furniture and home decor to keep the cost low. An agent that is experienced with using home staging will be able to walk into your home and help you compile a list of everything you’ll need to do to stage your home. IS HOME STAGING WORTH IT? Home staging is absolutely worth doing, and for a variety of reasons. The 2017 Profile of Home Staging from the National Association of Realtors found that 31% of potential buyers increased their offer on a home from 1-5% because it was staged. Based on NAR’s survey, you could make $2,685-$13,425 more on a home that has been staged. NAR also reported that home staging convinced 40% of potential buyers to go check out a house they found on the web. This means that staging your home will entice a ton more buyers to come check out your home after they saw your gorgeous listing photos. Home staging made 77% of potential buyers more able to imagine themselves living in the house. That connection is essential to the purchase of the property. Buyers won’t put in an offer unless they emotionally feel invested in a home.

CAN I STAGE MY OWN HOME? Listen, nothing is impossible. That being said, even if you are a professional interior designer, only an expert in real estate or professional staging will know everything there is to know about how to stage your house to sell. In fact, a top 1% agent, James Knurek took on the challenge of trying to sell a home that had previously been listed with two other agents and had yet to sell. After putting in some time and serious update, James called in the pros. “We brought in a stager and did a lot of painting. The client did have a lot of nice furniture so we just repositioned and rearranged it and hired a high end photographer. We just listed it back on the market this week and taken a few people through there. I’ve gotten feed back from other agents that just open the door and think “wow!”. People came in and said, “This is a showpiece home….it shows like a magazine.”

5 WAYS TO KNOW YOU’VE FOUND THE PERFECT HOME FOR YOU We all know the home buying process isn’t always has fun or exciting as it seems. Sometimes doubt or even buyers remorse can begin to set in. Don’t be afraid, these feelings are all normal. The best way to over come these emotions is to look for signs that reassure you that perfect home is right in front of you.

1. THE HOME EMBRACES YOU AS YOU ENTER Your new home should feel like an escape from reality. Do you feel safe? Is it comfortable and cozy? Does it invite you to explore? If you answer yes to these questions the answer is that the home is probably a perfect fit for you. Most of the time you are able to feel the vibe that the home is giving out within the first ten seconds of walking in. Make sure you approach every home with an open mind and an open heart. The house is just the physical structure, but a home is the emotions and memories you create that will follow you for a lifetime.

2. YOU ARE POSSESSIVE ABOUT THE HOME When you are in the market to buy a home chances are that you will not find a home that is absolutely flawless. There will be flaws such as stained countertop, outdated wallpaper patterns, one or two cracked tiles or even weird wall color combinations. If your Real Estate agent points these flaws out and you feel very connected to the home and willing to overlook these flaw, it might feel like they are insulting you. This means you’re possessive over something that isn’t even yours yet. Take the hint, this house is probably right for you.

3. THE HOME FITS YOUR BASIC NEEDS If you’re looking for a home with three beds and two baths make sure you only see homes with three beds and two baths. Sometimes people are willing to sacrifice some features in a home in order to get other less important features. Think long term, on average a homeowner lives in their home for about 7 to 10 year, a lot can happen in that amount of time so you’re going to want to ask yourself these questions; Is this home a place that I can see living in for 10 years? Does the home meet my basic needs? Is there enough room for my family to feel comfortable? How close is the home from my job, the kid schools, grocery stores or shopping malls? The home buying process is not a difficult one but it is very time consuming and you need to take everything into account.

These are signs that you’ve probably made a right choice when you purchasing the car or the outfit. The same should apply when buying a home. You know the home is perfect for you when you feel excited and can’t wait to post hundreds of pictures on social media and invite friends and family over for the house warming party. The home buying process can be a very emotional one and if you feel the right emotions you will quickly realize that the home you’re currently looking at the the perfect one for you.

5. YOU WANT TO STOP LOOKING AT OTHER HOMES One of the most important signs that you wan to look out for is feeling like you want to stop look at other homes. As someone in the market for a home you probably have narrowed down your options and have a specific area that you would like to live in. Depending on that area there will either be many homes to look at or a very limited amount of homes. Nonetheless, when you’ve seen the perfect home for you will feel like no other home matters anymore. You go to sleep thinking about the home, you wake up thinking about the home and during your day you might even unintentionally begin to think about the home. If two weeks have past and you can’t help but to constantly think about the home then this is probably you “lightbulb” moment. The house is for you

The real estate market can sometimes move very quick especially when a home is priced right and in a great location. The last thing that you would want is to miss out on an opportunity of having your perfect home. By getting metal hook hangers you can pile your coats on one another to easily move through your options, as well as having your dresses wrinkle–free (or dress shirts!).

FOOD FOR THOUGHT A big task when trying to organize is your kitchen and fridge. When cleaning our your fridge take notice of all expiration dates to ensure your produce stays fresh and prevent mold spreading to other objects in your fridge.
