Welcome to our spring edition of Lifestyles According to the latest Veracity Index from Ipsos MORI, only 25% of people trust estate agents and journalists, and together we come third from bottom among the trusted. In comparison, builders are trusted by 42% of people and even bankers are trusted by 37%, and so it disappoints me greatly that the estate agency profession has made virtually no progress in terms of gaining greater consumer confidence since the survey started. It is anyone’s guess as to why this might be the case, but my own theory is that this lack of trust has more to do with poor levels of competency than anything else. Why do I say competency, or should I say incompetency?

It’s simple things like amateurish photography, lack of care when it comes to marketing and presentation, poor understanding of the properties they are selling and the client’s particular requirements, incomplete or inconsiderate advice given on pricing, no compelling strategy when it comes to achieving the clients’ expectations and timescales, and an all-round lack of flair, imagination or sophistication. Market Comment The early momentum in the property market in 2016 has continued in a similar vein to the second half of last year, and in my view this is probably a reflection of the pent up demand caused from many clients having been discouraged from moving home previously by uncertain economic conditions and a lack of liquidity in the mortgage market. Although I’m not saying that the 'dam has finally burst’, confidence abounds. But that’s not the only good news. Sales volumes are also increasing, although this isn’t consistent across all price ranges or locations. For instance, in the price range £500,001- £600,000 sales numbers rose by 33% - probably as a result of the Stamp Duty change - whilst sales of homes worth over £2M fell by 21%. In Essex, the activity in the range above £1M is, not surprisingly, much more pronounced in locations close to commuter facilities. The spike in buy-to-let enquiries prior to the proposed 1st April implementation date for the higher stamp duty levy is influencing buying chains lower down the price spectrum, and now is a good time to sell and take advantage of this because it will create a knock on effect, even after the deadline has passed. Essex still offers good value for money in comparison with other locations in the Home Counties and one of the many advantages of selling with an agent like Fine & Country, which has true London and national coverage, is that we have the reach to tempt buyers that haven’t previously considered moving here.
