Proving that it really does pay to deal with professionals…. In welcoming you to this, the latest edition of our ever popular and improving Lifestyles magazine, I was intending to refer to the wonderful time of year, the high demand that we are currently experiencing from London buyers, and the intense desire of many to secure completion before the new school term starts in September. But I hope you won’t mind me replacing this with a true story that I’ve just heard from one of our Director of Sales because it made my day – as well as that of two very happy clients! In the interests of confidentiality the parties will remain nameless, but in essence the chain of events are that prior to launching the marketing of a stunning home in one of the most desirable villages in the area, our selling client advised us that they had received a private offer from a ‘contact’. Even though all of the marketing components were already in place and ready to go, such was the goodwill between the two parties it was instructed, against our advice, that the property should remain ‘off market’ whilst the sale proceeded. Good news you’d think for the seller in ‘saving’ estate agents’ commission, but the big question was whether or not true market value had been achieved when the property had only been offered to one buyer and were they ‘true’ buyers?

As it turns out, unfortunately, despite lots of assurances, it was very difficult for the selling client to properly qualify the buyer’s position and proof of funding, so perhaps inevitably the sale didn’t proceed in the manner intended and eventually the selling client instructed Fine & Country to open the property up to the full market because valuable time had been lost and naturally they wanted to proceed with their onward plans. Now here comes the really good part! Our local office worked speedily and efficiently not only to advertise the property, but also to activate interest from our extensive buyer database, and within a matter of a few days we had secured a new sale to a professionally verified fresh buyer at an incredible £100,000 over the guide price. How’s that for good work? A true win-win situation and proving yet again that the cheapest selling experience isn’t the one with the lowest commission fee but the one that delivers the best net result on the seller’s completion statement! Excuses, excuses… In the past week I have personally approached a number of clients whose properties have remained on the market, unsold with other estate agents for surprisingly lengthy time periods, and the feedback being given to them by their agent for why this is the case has been interesting to say the least, in fact let’s make that downright laughable! These are the top three ‘excuses’: In third place, the poor weather! In second place, the hangover from the spike in sales activity prior to the stamp duty changes at the end of March? And in first, the EU referendum. There were one or two others that I refuse to quote for no other reason than sheer embarrassment and ‘cringeworthiness’ (if there is such a word!). There is no better indication of how well (or how badly) the house market is performing than by analysing demand from buyers, and in that regard Fine & Country are now back to pre-recession levels of new enquiries. In actual fact, one of our offices has recently been recognised by Rightmove as the sixth best performing microsite in the entire UK, with buyer
levels up 27.3% year on year! And as the graph opposite shows, not only are we attracting huge demand from buyers, in the first quarter of this year we have already sold more than twice the number of properties than our nearest competitor. So the truth of the matter is that at this wonderful time of the year for gardens, and when the market is traditionally at its very busiest - especially for families wishing to relocate for schools - coupled with some of the best mortgage deals available in an entire generation, there are only two reasons why your property isn’t selling, you’re either with the wrong agent or it’s overpriced. Inheritance Tax planning using an ISA By Neil Hewitt, Independent Financial Planner, Director The tax benefits of ISAs are hugely popular and investing into ISAs each year is often the cornerstone of financial planning for couples. However, I have frequently found in my advisory career that once accumulated, savers are very reluctant to dip into them! Since spouses and civil partners of ISA holders are now able to inherit an additional ISA allowance (equivalent to the value of funds that the ISA holder held) from their spouse on death. By the time of the second death, the estate may have built up a considerable amount in ISAs which may result in an Inheritance Tax liability. If you wish to mitigate Inheritance Tax within an ISA wrapper, you could consider an ISA invested in AIM shares. AIM is the London Stock Exchange’s market for smaller growing companies. The largest ten AIM companies are worth an average of £1.4 billion and over 300 AIM constituents are worth over 50m. Well known constituents of AIM include ASOS and Majestic Wine. One of the benefits of investing in AIM shares is that many of them qualify for Business Property Relief. This makes them exempt from Inheritance Tax once they have been held for two years, as long as they are still held at the time of death. There are several ISA managers offering ‘Inheritance Tax ISAs’ invested in a managed portfolio of AIM BPR qualifying companies. Unlike some other IHT planning strategies, clients
retain access to their capital. Dividends are paid tax free and there is no capital gains tax on the returns which makes them very attractive as a flexible solution for the investor wanting to reduce IHT. Investors should consider the risks carefully. The performance of companies listed on AIM tends to be more volatile. The value of your investment can go up or down and you may not get back the full amount invested. AIM investments are also less liquid than investments on the main London Stock Exchange and so the timing of withdrawals cannot be guaranteed.
