Market Comment After a generally promising first quarter of the year, the summer property market looked on track to be very busy indeed, as buyers and sellers (especially those with schooling requirements) sought to agree transactions ready for a late summer/early autumn move. Unfortunately, however much we might have hoped for a long-awaited period of economic stability, it would appear that we are now due for continued uncertainty. Whilst confidence in the property market overall remains reasonably high, latest house price data (Halifax and Nationwide) records that average sale values have now slipped in consecutive months compared with a brisk start to the year – a trend not usually seen at this time of year and the first signals since the beginning of the credit crunch that the market is slowing down. No doubt those clients that have strong motivation to move home will press on regardless, but discretionary buyers and sellers, whose natural reaction to uncertainty is to sit on their hands and wait, may well be persuaded out of the market.
Nearer to London, affordability pressures and tax changes for investors have constrained demand and transaction numbers have fallen as a result. In east Essex, Suffolk and Norfolk, the attractive affordability level created by record low mortgage rates is still supporting demand, with correctly priced, well located and presented homes selling quickly and for premium prices. Whatever your political views, the election result was almost certainly the one that the property market wanted least of all, and the impact on the market outlook for the rest of 2017 will soon start to be felt. As always, getting solid advice on how the market is performing and how this will influence your own sale or purchase is paramount.
