Confidence rising in Property Market again after Post Brexit ‘Tremor’ Prospective home buyers and sellers will be forgiven for wondering how the residential market is performing following conflicting media reports after Brexit, so Mike Bidwell, Managing Director Fine & Country East Anglia, brings some welcome clarity: Immediately after the referendum result was announced we did experience a moderate amount of nervousness – especially from first time buyers at the bottom of selling chains - but this was only natural given the scaremongering in the media caused by economic uncertainty, and in reality was only to be expected considering the large volume of transactions that we handle across the region. I think it is fair to say that the predicted post Brexit blues haven’t materialised into the disastrous consequences that many conditioned themselves into believing and as such, confidence has been progressively seeping back.

traditionally sold well to Londoners who have kept their London home for the anticipated capital appreciation and rental yield, but more often these buyers are now looking to sell their existing home first and the market appears to be slower in London than just about anywhere else, with prices also taking a hit. Is there a solution to my IHT problem? By Neil Hewitt, Independent FInancial Planner, Director If your estate exceeds £325,000 (£650,000 for a couple) the excess will be liable to 40% Inheritance Tax (IHT) which can significantly reduce the estate value passed to your beneficiaries. There will be an additional “Residential Nil Rate Band” introduced from 2017, initially at £100,000 increasing to £175,000 by 2020. Bringing the total Nil Rate Band (NRB) to up to £500,000 per individual (£1m per couple) but will not apply to all. As we get older it is not unusual to become less active therefore spending less. You may therefore move your focus from generating income to passing your wealth to your family as efficiently as possible. There are many ways in which this can be achieved, each method having different benefits efficiency. One of the simplest methods is to gift money or assets to those you want to. However, this is not as simple as it seems. Firstly, you no longer have access to that asset/cash or any income from it; you may not need income at this point but you may do in future years for say, care costs. Secondly, making a gift of an asset may incur a Capital Gains Tax (“CGT”) liability on you. Thirdly, you will need to survive for 7 years from the date of the gift for its value to be excluded from your estate for IHT purposes. You can consider trust arrangements during life, or via Wills; these can be a very effective way of passing capital and controlling how beneficiaries receive capital and in what order. They can also be complex and often do not avoid the IHT issues. You could instead consider a multitude of different IHT mitigation plans/ investments each with varying degrees of access, control, income options and IHT effectiveness. These must be considered carefully to ensure they suit your specific circumstances and needs. They could range from plans with no access to the capital but on-going income, to those with full access to capital.

Investments with immediate reduction in IHT liability on part of the investment with the rest exempt after 7 years to those that will be fully exempt after only 2 years. You may have an asset that you would like to shelter from IHT but to do so would mean suffering CGT on sale of that asset. There are investments that can defer/avoid CGT and gain IHT exemptions to meet this need. The question is not really “is there a solution to my IHT problem” but instead “which option(s) best suits my specific needs”. These solutions are highly specialised and it is important that you seek advice from a Chartered and/or Certified Financial Planner. An Open and Shut Case Managing Director Mike Bidwell offers advice on whether an open house is the best way to sell your property: Over the course of the last few weeks, I have received a notable number of enquiries regarding open houses as prospective home sellers and buyers are increasingly aware that more and more agents are applying this approach within their marketing strategy. Open houses are hardly a new idea of course, however the feedback from buyers and sellers alike has been very interesting indeed, both good and bad, so I thought it might be useful to share our own observations, experience and guidance. So first of all, the benefits: 1. Convenience – having a group of buyers visiting on one day saves a great deal of time in terms of you not having to prepare the home for sale on numerous occasions. 2. Performance – a successful day can generate competition between buyers and multiple offers resulting in an outstanding price being achieved. Our record this year is 51 viewings in one day and 18.2% above the guide price. 3. Speed of sale – although a sensible marketing period in advance of the open house is essential to ensure sufficient interest is generated, you can anticipate a sale being agreed within a timely fashion – our own success rate from open houses has been as high as 96% and the average timescale in terms of agreeing a price is 29 days. 4. Reliability – in the event of multiple offers there will be reserve interest if the preferred buyer fails to proceed at the desired speed or should the sale fall through for any reason.

And the potential pitfalls: 1. What happens if nobody turns up? - apart from an acute sense of embarrassment for all concerned! To be certain of avoiding this outcome, it is vital that you have been correctly advised on price, and that the property is receiving adequate marketing and advertising exposure. Placing an advertisement on Rightmove and sitting back with fingers crossed hoping that the phone will start ringing with lots of calls from interested parties does not constitute an effective selling strategy! 2. It is your agent’s job to professionally manage the day whilst you take off and remain at arm’s length from all negotiations and discussions. If you’ve been asked to handle your own open house then you are being seriously short changed by your agent, and almost certainly reducing the likelihood of a sale resulting. A particularly busy day may require two or more agents to avoid potential chaos. 3. Beware of time wasters and undesirables. Make certain that your agent is properly vetting all prospective viewers to ensure that they are in an acceptable position to proceed and their needs and wants are suited to the property. 4. Sensitively negotiating multiple offers. Achieving a great price is one thing, but honesty, efficiency and transparency are the prerequisites of a successful and stress-free outcome. Hatfields are proud to be celebrating our 130th Anniversary this autumn with many plans to commemorate this special milestone in our history, including the opening of a brand new flooring department. Hatfields was established in 1886, when John Hatfield could be found in his front room at 31 St John’s Street, Colchester, dealing in curios. The front room was used to store all his stock during the week’s business. Only on Sundays was it used as a normal front room! Over the years, the business has seen many changes and has in turn moved premises to accommodate for the success and growing customer demand. The first move came when John’s son, Arthur, moved the business to 5 Stanwell Street in 1921. In 1943 Elsie Hatfield (Arthur’s daughter) married John London and the London family name remains today, thanks to John’s brothers, nephews and great

nephews all joining the business in turn. In April 1963, Hatfields moved to St Botolph’s Street and in August 1975, the present day store officially opened. In 2005, Hatfields expanded with a second store for budget and clearance furniture.
