Making sure that you get exactly Last weekend I had a welcome visit from my cousin from the USA. “How was the flight?”, I asked upon collecting him at Heathrow. “Brilliant”, he replied looking as fresh as the day was old (and let me tell you that the day wasn’t very old at all by the time he arrived on the dreaded ‘red eye’!). “Who did you fly with?”, I asked “(well known airline with red logo) Upper Class”, he replied. “I bet that was expensive” I remarked – “yes”, he said “but worth every penny!” And that’s the whole point of my introduction to this, our very latest, Lifestyles magazine. There are times in life when you get what you pay for and conversely don’t get what you don’t pay for! At a time when we have, as an estate agency business, invested many thousands of pounds in a new training program for our sales team that is entirely designed to take customer service levels to an even higher standard, I am writing this column against a backdrop

of falling estate agency charges; a hot topic that has been in the public eye of late. Here at Fine & Country we have very much taken the view that if estate agents charge less and less then service standards in general will fall ever lower, from, let’s be honest, questionable enough standards already. In uncertain times and in the face of challenging market conditions, Fine & Country knows beyond any reasonable doubt that it takes better presentation, more widespread marketing and advertising and indeed, the highest possible levels of expertise and customer service to obtain the very best outcome for our valued clients. And the fact remains, unfortunately, that this doesn’t come cheap. Just as we don’t believe that estate agents charge less because they are charitable, we don’t charge what actually amounts to only slightly more because we’re greedy, it’s because we are dedicated to doing so much more to achieve our client’s main objectives – the highest possible price in the shortest possible time (all things considered) but without the aggravation.

Does your agent work for you? Given the topsy turvy nature of the residential property market over the last few months, being asked to bring some clarity to the situation by predicting what the next few months has in store is somewhat of a poisoned chalice, but I do believe there are some obvious clues in what is happening (and is likely to happen) in the wider economy. With house prices in parts of central London having fallen by up to 15% over the last three years, this was bound to result in a ‘rippling out’ effect, but the good news is that where clients are reducing expectations, they are then attracting offers and able to move on, albeit that on occasions this means reflecting their ‘loss’ onto, say, a related purchase. With the likelihood being that an upturn in fortunes in 2018 is an increasingly unlikely scenario - especially given impending rises in interest rates - it could well be that those who take the necessary steps to get their home sold now will be thanking their lucky stars in twelve months’ time!
