Welcome to our summer edition of Lifestyles According to the latest Veracity Index from Ipsos MORI, only 25% of people trust estate agents and journalists, and together we come third from bottom among the trusted. In comparison, builders are trusted by 42% of people and even bankers are trusted by 37%, and so it disappoints me greatly that the estate agency profession has made virtually no progress in terms of gaining greater consumer confidence since the survey started. It is anyone’s guess as to why this might be the case, but my own theory is that this lack of trust has more to do with poor levels of competency than anything else. Why do I say competency, or should I say incompetency?

It’s simple things like amateurish photography, lack of care when it comes to marketing and presentation, poor understanding of the properties they are selling and the client’s particular requirements, incomplete or inconsiderate advice given on pricing, no compelling strategy when it comes to achieving the clients’ expectations and timescales, and an all-round lack of flair, imagination or sophistication. Given the combined monetary and sheer emotional value of what we are dealing with, it staggers me that certain agents are allowed to get away with such shoddy representation. Excuses, excuses… In the past week I have personally approached a number of clients whose properties have remained on the market, unsold with other estate agents for surprisingly lengthy time periods, and the feedback being given to them by their agent for why this is the case has been interesting to say the least, in fact let’s make that downright laughable! These are the top three ‘excuses’: In third place, the poor weather! In second place, the hangover from the spike in sales activity prior to the stamp duty changes at the end of March? And in first, the EU referendum. There were one or two others that I refuse to quote for no other reason than sheer embarrassment and ‘cringeworthiness’ (if there is such a word!). There is no better indication of how well (or how badly) the house market is performing than by analysing demand from buyers, and in that regard Fine & Country are now back to pre-recession levels of new enquiries. In actual fact, one of our offices has recently been recognised by Rightmove as the sixth best performing microsite in the entire UK, with buyer
levels up 27.3% year on year! And as the graph opposite shows, not only are we attracting huge demand from buyers, in the first quarter of this year we have already sold more than twice the number of properties than our nearest competitor. So the truth of the matter is that at this wonderful time of the year for gardens, and when the market is traditionally at its very busiest - especially for families wishing to relocate for schools - coupled with some of the best mortgage deals available in an entire generation, there are only two reasons why your property isn’t selling, you’re either with the wrong agent or it’s overpriced. In April this year we once again hosted a number of schools in our Education Zone marquee at the East Anglian Game and Country Fair. It was a very successful weekend with a large number of visitors dropping in to meet the Fine & Country team and taking the opportunity to talk to the various schools about the outstanding learning environments they provide. This year we also welcomed Norfolk Wealth Management and their dramatic pet dragon Argon, who made quite an impression on the children. We ran a competition to guess how many red tiles were used to create his scaly design and are delighted to announce that the lucky winner was Anna Watt who won dinner, bed & breakfast at The Crown Hotel, Woodbridge. It was a truly enjoyable weekend, with great feedback from the schools involved and also the teams from both Norfolk Wealth Management and our offices, who all enjoyed being able to chat to the visitors and to offer their advice and support about related issues. Why having a Pension isn’t the same as having a Retirement Plan With the government forcing all employers to provide a workplace pension by February 2018, it has never been clearer that the government wants us to start making our own plans for retirement. It could be a stretch to take this as a sign that the state pension might not be here for the long term but, then again, nothing is guaranteed and it is widely considered that, with the population aging and living longer, the current benefits system is unsustainable. Irrespective, it is fair to say that having a pension is a good thing and will help towards a more comfortable retirement. Having a pension, however, is really just the starting point. Without a retirement plan behind it, a pension alone is really like setting off on a road trip with no map or destination in mind. For some, just contributing to a pension and hoping that it is worth something at retirement is enough. In fact the vast majority of people I speak to are in exactly this situation – they might have a couple of pensions sat idle from previous employment and will usually be contributing an arbitrary amount to their current workplace pension. Almost always though, they have no idea what their pensions are worth or what they might be worth at retirement, specifically in terms of a tax-free lump sum and income. Often people do not know what funds they are invested in, what level of risk they are taking and whether their funds are performing well. A key point people are rarely aware of is that they are usually paying an annual management charge, external fund charges and an ongoing adviser charge. This adviser charge is taken to pay a financial adviser to review, monitor and adapt your retirement plan depending on your changing needs however, more than likely, you will not have seen your adviser since you set the pension up. Perhaps more importantly, many people will not be aware of their options at retirement. Since the ‘pension freedoms’ of last year the options at retirement have
become wider and, for many, more confusing. Pre-2011 there was a requirement to purchase an annuity at retirement however there are now options including Uncrystallised Fund Pension Lump Sums, Flexible Income Drawdown and, of course, still annuities all of which come with their own pro’s, con’s and tax implications. There is no ‘one size fits all’ and it is therefore important to take professional advice to ensure that you do not disadvantage yourself by taking the wrong option. The benefits of pre-retirement advice are fairly obvious but, even if you are in the middle of your career and retirement seems a long way off, it is still worth speaking with a pension professional who can help you understand when you might be able to retire, how much you might have to live off and what you might need to contribute monthly to achieve your goals.
