Confidence rising in Property Market again after Post Brexit ‘Tremor’ Prospective home buyers and sellers will be forgiven for wondering how the residential market is performing following conflicting media reports after Brexit, so Mike Bidwell, Managing Director Fine & Country East Anglia, brings some welcome clarity: Immediately after the referendum result was announced we did experience a moderate amount of nervousness – especially from first time buyers at the bottom of selling chains - but this was only natural given the scaremongering in the media caused by economic uncertainty, and in reality was only to be expected considering the large volume of transactions that we handle across the region. I think it is fair to say that the predicted post Brexit blues haven’t materialised into the disastrous consequences that many conditioned themselves into believing and as such, confidence has been progressively seeping back.

The Brexit result – an opportunity for the sensible investor In the midst of all of this turbulence, unsettlement and upheaval across the UK, and further afield across our European trade partner nations, it is understandable that people are struggling to assess what impact these changes will have on them personally in the short, medium and long term. There is no simple answer to this as much depends on your current financial position, the assets you hold and your long term plans. The FTSE 100 and wider stock markets seem to have responded very positively with good growth being witnessed in a number of sectors and the best fund managers proving, once again, their worth by outperforming the market through intelligent investment strategies that use the chaos as an opportunity to make returns for their investors. It is safe to say that, since the referendum on June 23rd, we have experienced a period so eventful one could imagine it was plagiarised from the pages of a highly imaginative political drama script. Ignited by the decision of the UK people to leave the EU, our Prime Minister, David Cameron, resigned, forcing a brief leadership competition that saw the apparent demise of friendships and ambitions and the formation of new alliances. Cameron was succeeded by only the 2nd female Prime Minister in British history, Theresa May, who mercilessly immediately replaced almost her entire cabinet, turning front runners into back benchers and little known also-rans into powerful office-holders. As predicted, our currency slumped to the lowest level in over three decades causing the Bank of England to respond by reducing the base interest rate to a record low of 0.25% and announcing a new package of measures to stimulate the economy. Meanwhile European leaders have held fast their pre-referendum position that ‘out means out’, signalling to our Brexit negotiation team that they have a tough job on their hands.

Many financial commentators are predicting that the Bank of England has acted in time to stave off a full recession and, of course, the reduction in the base interest rate will see mortgage payments reduce for many, leaving more cash in the pocket to stimulate the economy through natural economic activity. The downside of this reduction in interest rates is that savers with cash on deposit will see a further reduction in gains and, with some banks threatening negative interest rates and the introduction of charges for keeping money in the bank, certainly it is a good time to consider other options for cash holdings.
