Paul has owned Belvoir since 2003 and has worked hard to build and maintain an outstanding reputation in the town. Paul was born in Harlow and has lived here all his life. He has been a landlord himself for 14 years so he has a sound knowledge of the lettings business from both sides. Many landlords have benefitted from Paul’s expert advice that he is able to offer from first-hand experience.
TRACY ALLEN Branch Manager
Tracy has worked for Belvoir since 2005. Starting off as a lettings negotiator, Tracy was promoted to branch manager in 2009. Also having been born and raised in Harlow, Tracy has extensive knowledge of the Town and is able to offer invaluable advice to Investors on the best areas to purchase their buy to let property.
BILLY SMITH Sales Manager
Billy has recently joined Belvoir as the Sales Manager, after previously working for two other well established Estate Agents in Harlow over the past decade. Billy is well recognised around the town and repeat business follows him due to his high level of knowledge and customer care. In his role as Sales Manager, Billy is responsible for valuations and over seeing each phase of the sales process, making it as smooth as possible for both vendor and buyer. Billy was born and bred in Harlow and his in depth knowledge of the areas is a huge benefit to Belvoir in these exciting times. Kerb appeal
First impressions matter, especially when looking for a house to buy. This is probably the most important factor as this is where your potential buyer will stand and wait. When you look on Rightmove/OnTheMarket it will be the front of the property that is displayed. It is essential that the front of your property is tidy. Sweep away leaves, mow the lawn (if you have one), move the dustbins and maybe plant some shrubs and flowers.
General cleanliness Remember, this is going to be someone else’s home. So, that cobweb you have left to hang there and the dust around the skirting board you have ignored now needs to go! If you want it cleaned professionally we have cleaning companies that we highly recommend. You don’t want their eyes to be drawn to that straight away, you want them to focus on the property itself.
De-clutter Clutter of all types makes any room feel smaller. Remove anything that’s not where it should be e.g. put shoes away and piles of paperwork. A fewer quantity of items that are larger make a room feel bigger. You want to make your property look clean and tidy as you’re trying to create a ‘this could be your home’ impression. Find a hidden place for your everyday items such as phone, coats etc instead of just dumping them on any surface.

No one wants to smell odours from last night’s meal, pets, cigarettes or odd odours (damp or mildew). Open the windows slightly during the summer months, put some fresh flowers in the rooms, use a plug in air freshner to get rid of unwanted smells. Brew some coffee, warm some bread up in the oven before the potential buyer arrives. This makes a house a home!
Neutral is best Try and keep rooms neutral, but it may need a new coat of paint to make the walls look fresh. You can accessorise with a bit of colour to brighten up the room. Neutral gives you more to work with so you aren’t stuck with one colour scheme.
Remove pet evidence Unfortunately not everyone is a pet lover. Before the agent takes any photos make sure you remove pet bowls, beds, toys and litter trays and make sure these are out the way when viewings take place.
Bed Sheets Fresh bedsheets make all the difference to a bedroom. I mean we all know how nice it is getting into a freshly made bed, right? Always make sure that that the beds are made and look presentable! There is nothing worse than an unmade bed.
Towels Make sure your bathroom towels look fresh and fluffy and not like sand paper! Try and think hotel standards. If you’re like us then colour co-ordinated towels are a must!
Tidy Garden Make sure that your lawn has been mowed. Remember, nobody wants to look at a jungle. Plant some flowers round the side of the garden and trim the hedges. If you have any hanging baskets don’t let them look as if they are uncared for, remove any dead plants or weeds and keep the flowers watered.
