1. Juice a lemon and put 1tbsp in a pan with 300g blackberries, 100g caster sugar and 50ml water 2. Bring to the boil and simmer, stirring frequently, for 10 mins, or until the berries turn jam-like. Remove from heat and set aside for 30 mins 3. Beat 250g cream cheese with the zest of 2 lemons until smooth, then mix 200g light condensed milk and the remaining lemon juice in 4. In a separate bowl, whip 300ml cream, then fold into the cream cheese with 5 crushed digestive biscuits 5. Transfer this mixture into a shallow, lidded container and stir through the berry mix to create a marbled effect. Cover and freeze until solid.

1. Take three salvaged wooden pallets and gently sand the top surfaces to ensure there are no splinters 2. Paint with Rust-Oleum Chalky Finish garden furniture paint (from £15 for 750ml, Homebase). There's no need for a primer, but you may need two coats; just leave the paint to dry for an hour before flipping each pallet over to paint the underside 3. Create the base by stacking two pallets on top of each other and securing with screws and an electric drill 4. Prop the third pallet vertically to create the back rest, securing again with a drill and screws 5. Up to half a billion plastic plant pots are thrown away each year, so make your garden greener by using those made with more eco-friendly natural terracotta, stone, coir, bamboo or recycled plastic instead. You can even grow seedlings in egg boxes or handmade newspaper pots. As for any existing plastic pots and trays you may have, take them down to your local Dobbies garden centre, where a new scheme is being run to recycle them.

I love Kenwood House near Hampstead Heath; we visited a lot growing up, and it's become a such a nostalgic, relaxing place. aught up in the booming east London property market back in 2012, Hannah and Jon Thomson were priced out of their preferred location and forced to expand their search area, which unwittingly led them to their long-term family home. ‘We’d been looking at two-bedroom flats in nearby Stoke Newington, but after losing out on several properties, and with prices rapidly increasing, we were suddenly only able to afford a one-bed,’ recalls Hannah. ‘Moving just a few miles out to Homerton opened up our options ten-fold, and we soon discovered that our budget would stretch to a house.’ Keen to take on a project, the couple had a stroke of luck when a three-bedroom Victorian property was incorrectly listed online in a different location, meaning they were able to view it without the normal queue of prospective buyers hot on their heels. ‘The

Design detail Previously used as a bedroom, the couple have brought the living room back to its former glory by installing a fireplace as the focal point of the room. ‘The Crittall window-style mirror is from Not on the High Street and its size really helps to opens up the space’
house was a complete wreck both inside and out, and we knew we’d have to take every room back to its bare bones,’ explains Hannah. ‘It was an exciting prospect though, and didn’t put us off making an offer.’ Previously rented out as a cluster of eight bedsits, all the rooms had been turned into bedrooms, and the house had not had any real TLC in decades. As a result the property needed completely re-wiring and the dated interior was
on its last legs, with stained carpets throughout, mouldcovered walls and peeling paintwork. Jumping in at the deep end, Hannah and Jon wasted no time getting started on the renovation. They decided to tackle the living and dining rooms first, knocking through to create one large space, rather than keeping the original two separate rooms. The couple then stripped back the walls, sanded the floorboards and SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 39

‘I’ve created a modern interior, while staying true to the Victorian roots’ Hallway To work with the typical narrow Victorian hallway, Hannah has kept the space bright and airy by painting the walls white and laying traditional floor tiles from Walls and Floors. ‘I painted the newel posts and handrails of the staircase in Valspar’s Nevermore to make them more of a standout feature’ replaced windows, skirting and radiators to restore the space into a liveable condition, before adding cosmetic touches. ‘Due to budget constraints, we had to work our way through the house one room at a time as we couldn’t afford to live off-site and do it all at once,’ says Hannah. ‘It’s taken us around six years to get to the end point we’re now at, and I think we’ve slept in every room of the house at some point during the process!’ As a keen cook, Hannah was eager to turn her attention to the kitchen, and this part of the house
required some structural changes to make it fit for modern living. ‘Typical of period properties, the bathroom was located downstairs at the back of the kitchen, so we moved this upstairs to free-up space for a kitchen extension,’ she says. ‘Unfortunately, we discovered that the floorboards were rotten and needed replacing, which was a costly setback both in time and money, but these things are to be expected when you take on a project of this scale.’ The couple decided not to extend to the side of the house, as they SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 41
had recently added French doors linking the garden and dining room, plus didn’t want to sacrifice the beautiful bay window at the side of the kitchen. ‘When it came to deciding on the style, I had a clear idea of what I wanted: a painted Shaker-style design that wouldn’t date too quickly,’ explains Hannah. Recommended by a friend, builders Arc Creations were able to bring the vision to life, both in the kitchen and 42 GOODHOMESMAGAZINE.COM SEPTEMBER 2020
throughout the rest of the house. ‘They were able to create a truly bespoke design and listened to every tiny detail I requested, so we now have a kitchen that is both beautiful and maximises every inch of storage. It was my passion project and is definitely my favourite room in the house!’ With it being the couple’s first renovation, and given the magnitude of the project, it has come with a steep learning curve that they have had to adapt to. ‘Looking back, I

Bedroom & bath With only a shower room in the property, the couple realised they would need a bath when Hannah fell pregnant with their son, Otis, and so utilised the space in the guest bedroom to house it. ‘Our builder positioned it on a raised platform to hide the plumbing, and it’s become a rather luxurious feature in the room – visitors love it!’

probably rushed into some decisions too quickly, and should have invested more time thinking about how we would use each space in the long run,’ Hannah admits. ‘It’s easy to get caught up in it at the time, but I recommend stepping back and spending time understanding the house and your needs before making big decisions.’ Keen to preserve the original character of their Victorian home, Hannah and Jon took great care reinstating period features where possible. ‘Sadly, a lot of the fireplaces and ceiling roses had been ripped out years ago, so we made it part of our plans to reintroduce them,’ says Hannah. ‘It’s definitely something I’m very proud of when I look back at the work we’ve done, and people are always amazed when we tell them they’re not originals!’ Using these features as focal points in the interior, Hannah has put her own stamp on
each space with contemporary styling ideas and colourful touches. Daring paintwork, like the blush pink ceiling and black bedroom feature wall, add character while enhancing the period details. ‘I gathered inspiration for the décor through magazines and Instagram, where I have my own interiors account, @homemade_hannah.’ With the lengthy renovation now behind them, the couple are finally able to enjoy spending time in their transformed home with their young family. ‘Although we would like to do a loft extension at some point in the future, it’s so rewarding to be able to look back at everything we’ve achieved so far,’ says Hannah. ‘I can’t quite believe we managed to put up with the dust and drama for nearly six years! way from the seaside crowds of Land’s End, there is a rare delight – a model village of the 10 prettiest houses in Cornwall. And although they didn’t know it at the time, Lisa and James were about to buy one of them in real life: Fisherman’s Knot. ‘It was one of those “wow moments” when we saw the cottage,’ Lisa recalls. ‘We were looking for a second home to enjoy family holidays; somewhere to leave city stresses behind and get back to nature. It was so full of charm and just a stone’s throw from Cadgwith Cove’s glorious blue waters, as its name suggests. We were captivated immediately.’ The stone-built, Grade II-listed bolthole is a story of two halves. Dating back to the 1700s, it was first a two-up, two-down, but then an even smaller one-up, one-down was added as a honeymoon home for a past owner’s family. As Lisa wanted to rent the property out when they weren’t using it, this two-for-one layout was a happy discovery. ‘It was being used as a single cottage when we bought it, but by taking SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 51

it back to its original configuration, we could host two lots of guests at the same time or open it all up when we stayed there with friends and family,’ she explains. The work began by extending the little honeymoon home to include a small second kitchen and bathroom, then a soundproofed hidden door was added to link the two together. Inside the original cottage, Lisa knew she would have her work cut out. ‘The same fishing family had owned the place for over 100 years and every room was chock-full of furniture and fishing paraphernalia, so a simple decorating facelift just wasn’t going to be enough,’ she explains. ‘There were so many characterful details to preserve, too. It was like stepping back in time – we even found a tiny door 52 GOODHOMESMAGAZINE.COM SEPTEMBER 2020
upstairs that was used for quick getaways to avoid being forcibly enlisted into the navy. The whole place has a real storybook appeal.’ As well as updating the plumbing and electrics, Lisa and James exposed the floorboards upstairs, fitted new ones on the ground floor, installed a welcoming open fire, re-thatched the roof and replaced the existing kitchen and bathroom. They also created a lovely cottage garden to make the most of the views. When it came to the decoration, Lisa wanted the interiors to feel inspired by their coastal setting, but not rely on an off-the-peg beach theme. ‘I call it “retro seaside chic”,’ she says. ‘It’s an update on the classic look but with a vintage vibe.’ A bright sunshine yellow and sea

THE BIG IDEA Cladding a ceiling in wood is a great way of covering up a tired or damaged surface in an older property. Paint in white for a classic beachhouse look or consider a colour to contrast with the walls and add character
Calming and elegant, everything is symmetrical and well-lit in this twin bedroom
blue colour scheme means that whatever the British weather brings, memories of summer days are never too far away. Streamlined Mid-century furniture forms the backbone of each room, making the rooms feel bigger and without obstructing the light or the views. ‘We sourced one-off finds and scoured reclamation yards to create a lived-in and loved look that feels both eclectic and luxurious,’ says Lisa. ‘These are the things that make the cottage distinctive. And they weren’t that expensive – they just took a while to find.’ The chalky blue front door leads straight into the living room, in which furniture nestles
around the restored inglenook fireplace. In this small room, there are no fewer than four places to sit – on the velvet sofa, a recovered Eames rocking chair, a Fifties-style buttonback armchair and a built-in alcove seat – and yet the room doesn’t feel cluttered. ‘It was tricky to find the best layouts in the rooms, as some of them are fairly compact, so we had to be creative,’ Lisa adds. The new oak floorboards flow into the kitchen-diner, where a space-saving round table takes in a stunning shoreline vista. ‘Each of the windows captures a picture-perfect slice of the cove, which made it easy to fall in love with the place.’ SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 55

Given Fisherman’s Knot’s heritage, it was also important to Lisa and James that their renovations continued to celebrate Cornwall’s past as well as its present. ‘The new Shaker-style wooden kitchen was handmade by Rozen, who are based nearby in Ruan Minor,’ Lisa explains. ‘A lot of the bespoke artwork we bought is from local crafters, though the kids and I did create pressed seaweed prints ourselves. Plus, the whole renovation was overseen by a team who live at the top of the hill, so we felt confident they would do the place proud, especially as we weren’t there every day to check on progress.’ Even with the neighbours as builders, the cottage’s location didn’t come without its problems. ‘We gridlocked Cadgwith Cove when our sofa was being delivered, much to the delight of the locals,’ Lisa admits. ‘Removing 250 tonnes of earth down the coastal path when we excavated the extension and patio wasn’t
the most straightforward of tasks either!’ The whole renovation took 12 months in total, but the trials faced along the way are now a distant memory for the family. ‘It was a tough one logistically and we’ve definitely learned that delivery drivers don’t like Cornish roads or windy footpaths,’ says Lisa. ‘But I’ll never forget excitedly making our way through the village to see the cottage for the first time. Right away we knew we’d feel at home here. It has such a welcoming atmosphere – more so now, with all of our hand-picked accessories and the new colour scheme, which makes the whole cottage so bright and cheery. ‘It’s wonderful to think that we’ve preserved a part of Cornwall’s history for many generations to come,’ Lisa adds, ‘and that they will enjoy the cottage in the same way as we do – by sitting in front of the open fire or out on the patio, watching the boats bobbing by and listening to the sound of the sea.’ SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 57

ometimes in house-hunting you can just get lucky. An unexplored town could be the perfect place to set down roots; an unfamiliar street could be filled with lifelong friends, and all it takes is a leap of faith – or, in Hayley McQueen and Kirk Newmann’s case, a leap out of London. ‘We found our house without knowing anything at all about the area,’ Hayley admits. The couple had been renting separately in London for a long time, but were reluctant to look elsewhere until they realised that a spacious garden – a virtual impossibility in the city – was the most important thing to them. ‘So, we decided to take the plunge and break free of the M25, cast our net wide and, amazingly, struck gold in Buckinghamshire.’ Their new home, a three-bed Victorian cottage, is set in a pretty hamlet, surrounded by historic villages and National Trust parkland. The house itself had been renovated from top to bottom by its previous owners, which was just as well, as the couple had a big task on their hands. ‘Kirk and I owned no furniture whatsoever,' Hayley recalls. ‘We had to start completely from scratch and buy a lot, even before we moved in, as otherwise we would have had nothing to sit or sleep on!’ Thankfully, the couple discovered one store in particular that met their requirements perfectly: ‘I absolutely love Barker and Stonehouse,’ says Hayley. ‘We were both so relieved when we found it. Our beautiful bed, Harris tweed

sofas and dining table and chairs are all from there. We also did a lot of shopping at The Old Cinema, near where I used to live in Chiswick, which is where I found our pendant lights. They make a huge difference to the rooms and act like an extra piece of furniture.’ Describing their style as ‘a little eclectic without being too eccentric’, the interior schemes are inspired by Hayley’s childhood in Scotland and Yorkshire, and the couple’s travels around the world, as well as Kirk’s German and Turkish heritage. Nothing matches, but that’s exactly the point – this is a relaxed, ever-evolving home. The couple weren’t afraid to go bespoke either, particularly when it saved money: ‘We saw a wooden table with hairpin legs that was just far too expensive, so we had a carpenter make one for a third of the price,’ says Hayley. ‘We picked the legs, got the wood, and it really was as easy as that.’ 64 GOODHOMESMAGAZINE.COM SEPTEMBER 2020
Kitchen The large marble-topped island is the only fixed storage in the kitchen, but it works wonderfully. ‘It’s amazing to think all of our crockery, pots, pans and food is stored in here – we never thought we’d fit it all in – but it looks great and is so functional,’ says Hayley

However, Hayley admits to spending too much time trying to find ‘a look’ in the beginning. ‘Now I’ve learned not to copy other people’s style, I go for what I like and enjoy being brave – especially when it comes to colour.’ From the pitch-black conservatory walls to the deep blue of the living room, the couple have discovered how to use light to their advantage. ‘We actually chose blue for the whole hallway, but it was like a bat cave when you entered the house, so we repainted one wall white,’ Hayley adds. ‘That was actually a big lesson for me, as I tend to overthink things, unlike Kirk. I could spend hours with tester pots and he’d just look at one colour and buy it. We’ve struck a good balance between us – and I’m now safe in the knowledge that I can always just paint over any disasters and it’s no big deal.’ Armed with her new colour confidence, Hayley has also embraced the wonders of chalk paint: ‘It’s amazing what you can do with an old piece of pine furniture,’ she says. ‘I’ve even transformed new pieces too, including a inexpensive wooden sideboard in the kitchen, which I painted grey and stained the top and handles. My only problem was getting flies stuck to it as it dried outside!’ The garden has been the couple’s latest project. ‘It’s such an important part of our home – it was the main reason we moved here, after all,’ Hayley says. ‘Kirk led the whole design as, being Turkish, he loves relaxing outdoors – and it’s changed how I live, too. First thing in the morning I fling open the conservatory doors and

let the light stream through.’ Originally a contemporary design with very little winter interest, the garden is now zoned into three sections – a decked lounge, grass and two big vegetable patches – and is an extension of the cottage’s informal style. ‘As a lot of our interiors are quite dark, looking out onto a colourful garden creates a lovely contrast, especially the green of the grass – which is actually artificial, though you’d never guess,’ Hayley says. Besides the couple’s new garden, another (and altogether unexpected) bonus to their move has been

the friendly neighbours, who even threw a party for Hayley and Kirk when they got engaged. ‘Marie and Bill have lived on the street for over 30 years, and have really looked after us. It’s strange to think in London that’s such an alien concept – you don’t even know the names of the people next door, let alone have them over for coffee,’ Hayley reflects. ‘We might have left London for a garden, but we never imagined how much the move would change our lives for the better. WHY DIDN’T YOU LIKE YOUR OLD KITCHEN? The original galley layout was tiny with no decent storage space, plus the small window and dark wood cladding made it feel really oppressive and gloomy. When we moved in seven years ago, we removed the wall separating it from the dining room to make it larger, but at the time lacked the funds to go further.

HOW DID YOU WANT TO CHANGE THE SPACE? We got planning permission for an extension but all the builders quotes were beyond our budget. So our Plan B was to rethink the kitchen layout, make better use of the dead space in the dining room and work out how to let in more light. WHAT WERE YOUR MUST-HAVE FEATURES? I recently started my own business making kefir drinks from home, and planned to run small workshops from the SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 81

ISLAND LIFE The peninsula offers excellent storage on both sides. Roisin covered the stools she found for a bargain on Facebook to match the curtains, and a large, two-section recycling bin from Brabantia has both good looks and huge capacity
kitchen, so a design with a peninsula unit was top of the list. As the business grew, filtering water in jugs for the kefir became impractical so a filtered hot-water tap and a big sink were also essential items. DID YOU HAVE A PROJECT BUDGET IN MIND? We remortgaged to release £40,000 to do the kitchen, bathroom and a few other smaller jobs, so distributing the budget was a constant juggling act. WHAT WAS THE THINKING BEHIND THE DESIGN PROCESS? I know what I like, but designing a kitchen isn’t in my skill set, and all the showrooms we approached were too prescriptive. Luckily, a friend recommended Ohana Banerjee, who places herself somewhere between an architect and an interior designer, and whose superpower is organising space! We discussed in great depth how I wanted to use the room and what I needed to store, and she then
designed the new layout of units from there, planning where every little thing would go. Ohana also came up with the brilliant idea of enlarging the window and lowering it to the level of the worktop; it cost just £3,000, including labour, and has totally transformed the room. HOW DID YOU CREATE THE COLOUR SCHEME? Choosing the unit colour was by far the hardest part. I didn’t want it to be another dark blue kitchen so I went on a journey spanning several months considering different options. One day, I pointed out a Ruth Mulvie picture of mine to Ohana as I really liked the colours, and from that moment we had our palette. We ordered the units from DIY Kitchens as they could provide the Little Greene shade of Marine Blue we wanted. DID ANYTHING COST MORE THAN EXPECTED? We needed to order a lot more tiles than we imagined to create the herringbone design, as there is more SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 83
wastage doing a pattern like this – plus, it also took the tiler more hours than anticipated to complete. WHAT HAVE YOU LEARNED? That it takes so much longer than you think to design a kitchen, especially when you don’t have a huge amount of space. My best piece of advice is to employ an expert to help because you then avoid making costly mistakes but get the best possible result. HOW DO YOU FEEL NOW IT’S ALL FINISHED? We saved a lot of money by not building an extension as we’d originally planned, and I honestly think we have achieved everything we wanted to, thanks to Ohana’s meticulous redesign and product research.

WHAT WAS WRONG WITH YOUR ORIGINAL BATHROOM? Even though the walls were quite light, the space felt really dark because of the flooring. The worst part, however, was the retro grey suite with massive corner bath, which weirdly took up loads of space despite barely being able to lie down in it! I didn’t like having the toilet right next to it, and there was no shower either.

out the old suite that we discovered some damaged old panelling, and that gave us the idea to re-instate it. WHAT WERE THE BIGGEST CHALLENGES YOU FACED? Before we even began, the bathroom had a flood, and water was dripping through the kitchen ceiling, which prompted us to start the work. Unfortunately the floorboards were in a bad condition so Ben had to rip them up and lay a chipboard floor. Then when it came to painting the panelling, we had to take out the already plumbed in bath, basin, radiator and toilet to protect them from the paint and make it easier to put down the new flooring afterwards.
Laying the herringbone tiling was tricky, too. One YouTube video even warned against it if you’re inexperienced, but Ben did a great job and it only took him a couple of evenings! His tips are to lay the pattern out on the floor, do all your cuts first and use a laser level and a wet tile cutter. HOW DID YOU MAKE YOUR BUDGET WORK FOR YOU? As we were doing it bit by bit funded by our salaries each month, we didn’t really have a fixed budget. It helped that we’d already bought the bath, toilet and basin a year before in the Christmas sales, and we waited for discount codes for the shutters and SEPTEMBER 2020 GOODHOMESMAGAZINE.COM 91

Choosing vinyl flooring instead of ceramic tiles also saved us money, as well as being easier to lay and warmer underfoot. The biggest saving was probably in labour. Although we got professionals in for plumbing, electrics and plastering, Ben laid the vinyl flooring, tackled the herringbone tiling in the shower and made the panelling himself with MDF, which he routed to create a groove effect. ARE YOU PLEASED WITH THE RESULT NOW IT’S FINISHED? It took a couple of months of hard work at weekends and in the evenings, but now it’s finished it’s just perfect. The rest of the house is still being renovated, so I just love having a space that’s all done, where we can shut the door and relax. The freestanding tub is definitely my favourite part as I do love a nice bubble bath. WOULD YOU DO ANYTHING DIFFERENTLY? I honestly wouldn’t change anything – I just wish I could keep plants alive in here. I think it’s the one room where we pretty-much smashed it!

What was your brief ? We’re very much an outdoor family, so connection to the garden and views was essential. We asked local company Barc Architects to design an open-plan extension that would give us access to outdoor space and a place where we could spend time together. It’s quite a tricky, sloping site, but they designed a glazed kitchen/ dining/living extension, angled to make the most of distant views to the River Exe, with an overhanging flat roof providing shade, shelter and privacy. The new stepped terrace then cleverly links the extension to the lower garden.

Did you have any special requirements? Our youngest daughter has a severe form of epilepsy and our architect Caroline got to know us well in order to understand her particular needs. This made sure the house would work now and in the future. The top terrace allows

for flow between inside and out, with an integrated planter to avoid any risk of falling, while the central terrace is a great space for outdoor dining and gives a transition to the rest of the garden. We can’t put a price on the difference it made to work with an architect and create a really special design. Has the extension improved the way you use the house? The sharp angles of the extension, combined with the softness of the burnt-larch cladding, breathe new life into our tired 1930s semi. Our builder Dan Stride was fantastic; the work stayed within budget and exceeded our expectations. Our unusual rooflight is a real talking point and the wooden kitchen floor is at the same level as the deck outside. Being able to watch our daughter play outdoors, allowing her space to move and grow safely, has made a huge difference to us. Now, the house supports and enables our family life.

are quick and cost effective to install, and are a great way of refreshing a patio or levelling a sloping garden. PLAN AHEAD If entertaining is a priority,
position the deck in a sunny spot, close to the kitchen, where it can dry out and avoid becoming slippery with algae. If the deck’s position interferes with services such as drains or manholes, access may need to be built into the design. CHOOSE MATERIALS CAREFULLY
Deck boards come with plain, ribbed or grooved surfaces, with the latter design helping to drain water away from the house. Timber decking is still popular, and is available in a variety of hardwoods and treated softwoods. Alternatively, composite decks are low maintenance and long lasting. If a hot tub or conservatory is to be installed, make sure the deck is structurally strong enough to withstand the load.

Esin has repainted the cabinet doors, tiles and windows – creating a faux Crittall look on the latter – sprayed the existing appliances and added a panelled finish to the peninsula, giving the space a brand-new look for under £300.
