Client: Alserkal Avenue Project type: Project Management - Design and Execution Status: Complete Company: Alserkal Avenue Architectural Design Conultants: T Sakhi Landscape Design Conultants: Zain Masud Landscape Landscape Contractor: REDECK Pools About: Alserkal Avenue was established in 2008 by Alserkal, following the visionary thinking of the founder Abdelmonem Bin Eisa Alserkal, who sought to cultivate a vibrant creative community and support cultural production in Dubai. Spanning 500,000 sqft in the Al Quoz industrial area of Dubai, Alserkal Avenue is home to a community of over 70 contemporary art galleries, visual and performing arts organisations, designers, home-grown and entrepreneur-led businesses, and community spaces. As one of the region’s foremost destinations for contemporary art, and home to Dubai’s risk-takers, makers and wide-ranging creative communities, the Avenue provides cultural experiences for local, regional and international audiences through its extensive year-round programming. The project specifically looked at revamping the public spaces of Alserkal Avenue and reconfiguring the open spaces with climate appropriate landscapes, seating and shading elements to create opportunities for social and cultural engagement. The project involved an extensive process of planning, design and execution, spanning 12 months, with intense coordination and collaboration between multiple disciplines; Architectural Consultants T Sakhi, who designed components such as seating and shading, Landscape Architect Zain Masud, who further led the landscape interventions and planting design.

The following project timeline and stages were charted, taking into account all aspects of design, production and installation. This methodology further facilitated the team to foresee delays, identify scope gaps, and accommodate alternatives in the event of variations caused by design changes, brief revisions, additional project requirements, Etc. Maintaining budget records and risk registers from the early stages of the project further assisted in the smooth completion of the project.

As per the original extension design of Alserkel Avenue, the green patch indicated on the left was the building footprint of a warehouse. The initial redesign in 2020 suggested the warehouse building in the central location was demolished, in its place a central lawn space was introduced. The redesign project in 2022 included an Environmental Impact Assessment (EIA) study by Buro Happold. As per the study, the central lawn space and the adjacent areas were identified to be made habitable, to increase dwelling time and visitor interaction within the Avenue. As part of this redesign, the plan on the right indicates the proposed spatial organisation in the central area, intended to promote opportunities for social and cultural gatherings and public events, extended visitation. The new design is characterized by shaded seating spaces, sustainable material palettes, planting pockets that promote native and adaptive vegetation, solar shading panels, and kiosk zones.

About: Seven Palm is nestled on the trunk of Palm Jumeirah, opposite Nakheel Mall and next to DUKES The Palm hotel; residents will be spoilt for choice with dining and entertainment options. Seven Palm offers breathtaking views of the Arabian Ocean, Marina skyline, the iconic Burj Al Arab and the Dubai Eye. A luxury hotel will be situated in the South tower of the Seven Palm project and the residences are located in the North tower. The towers are joined at the top by a stunning one-of-a-kind infinity pool, with food & beverage outlets catering to the wants and needs of residents and visitors alike. This project features studio, 1, 2 and 3 bedroom residential apartments and studio and 1 bedroom hotel apartments. Apartments are sold furnished with luxury fittings and finishes complemented by floor-toceiling windows.
