1. Wealth Creation and Sharing: By establishing the business entity, entrepreneurs invest their own resources and attract capital (in the form of debt, equity, etc.) from investors, lenders and the public. This mobilizes public wealth and allows people to benefit from the success of entrepreneurs and growing businesses. This kind of pooled capital that results in wealth creation and distribution is one of the basic imperatives and goals of economic. To support what I have emphasized, Read more about not planning resulting failure in our money matters section. 2. Create Jobs: Entrepreneurs are by nature and definition job creators, as opposed to job seekers. The simple translation is that when you become an entrepreneur, there is one less job seeker in the economy, and then you provide employment for multiple other job seekers. This kind of job creation by new and existing businesses is again is one of the basic goals of economic development. 3. Standard of Living: Increase in the standard of living of people in a community is yet another key goal of economic development. Entrepreneurs again play a key role in increasing the standard of living in a community. They do this not just by creating jobs, but also by developing and adopting innovations that lead to improvements in the quality of life of their employees, customers, and other stakeholders in the community.
Benito Mamaile Chief Editor
So, there is a very important role for entrepreneurs to spark economic development by starting new businesses, creating jobs, and contributing to improvement in various key goals such as GDP, better standard of living, skills development and community development. Enjoy the read.

BM: Just to go back a little in your journey, how it felt starting your own business?
BM: How has your experience in running the business been different from what you expected?
NLM: It was a great feeling, especially starting at an age off 22. I felt more inspired and I believed in myself enough to make it work. It hasn’t been an easy Journey, as I needed to grow my knowledge in business, as opposed to running my business only with the skills I had. It taught me a lot in terms of investing in yourself as a person, to pay attention to detail and what’s around you. Every lesson, from when I started has helped me to be strong in the business and also to always find ways to improve, as the saying goes, there’s always room for improvement.
NLM: I had expected a smooth ride as I trusted my skills too much to make the business grow, but I realized there’s more to business than just the service you offer. 5 years of experience was enough to make me stronger, as there were times when I felt like quitting, but kept reminding myself of the legacy I am building for the next generation. I have learned to not compromise my time, every minute counts, I gave my business more attention than I used to because every time there’s something new to learn or something to improve in the business.
BM: With the current economy in a slump, what cost saving tips would you have for a new entrepreneur? NLM: Knowing every little detail of your business is important, every cent that comes and goes out of your business is important. Most entrepreneurs / business owners are good at wanting the business and clients but neglect or disregard the financial side of things, the growth and future of the business.
BM: Has your gender ever influenced the way you do business, or have been perceived?
NLM: Well, I wouldn’t say it had influence because I market or approach my business as a service provider not who I am or what my gender is. I’ve worked a lot in a male-dominated industry but not even once have I felt like I get given business based on gender and I have never been intimidated, as a matter of fact I learned so much from being in that environment. Having said that, I am happy to be leaving in a country that recognizes women empowerment.
Know why you are starting a business, be clear about your intention and know the difference between being an entrepreneur or serial entrepreneur. If you in business to just make money, you bound to fail when money is not coming, because trust me there are times when business is just too slow. My advice to new entrepreneurs will be to seek knowledge first and do your research properly. A business idea is as good as nothing if you don’t have a plan in place of how you will execute it, lastly funding is there for businesses, but before you run to that, see if you can’t start where you are, with what you have. Start somewhere and take it step by step. Leadership2020: Dj Sbu Leope and Nthabi Lebogang Mokgosi 18TH EDITION – FEBRUARY 2019

“She doesn't need to be your biological daughter or sister for you to help her.” – Nthabi Lebogang Mokgosi, Founder, Real Talk With Nthabi Sanitary Towels and Deodorants Campaign
BM: Tell us more about Real Talk With Nthabi Sanitary Towels and Deodorants Campaign? NLM: RTWN Sanitary Towels and Deodorants Campaign was launched in December 2015. This campaign is aimed bringing back the confidence of girls and boys from disadvantaged background. Real Talk With Nthabi Sanitary Towels and Deodorants Campaign
BM: Why is this important? NLM: This campaign helps to keep a girl child & boy child in school, to help them focus on what’s more important and that is their studies. “It’s not enough to have lived. We should be determined to live for something. May I suggest that it be creating joy for others, sharing what we have for the betterment of person-kind, bringing hope to the lost and love to the lonely.” Never underestimate the difference you can make in the lives of others. Step forward, reach out and help. BM: What or who has been your greatest influence in business thus far and why? NLM: I follow a lot of entrepreneurs with different views of business, so Vusi Thembekwayo, who challenges my mind every time has been a great influence in my business and Skinny Sbu Sock’s story of how he got where he is, despite of the business challenges he still on the game. BM: How do you believe evolving technology will impact the way we do business over the next 10 years? LNM: Mmmm, it’s shocking how technology is evolving and I can imagine the change of all businesses in 10 years. I am positive that it will impact my business in a positive way especially based on the services I offer. I’m also learning more on what is coming so that I can prepare myself better and to find ways to maintain and still grow the business. BM: For women entrepreneurs, what specific advice would you have for young women who would like to become an entrepreneur? Are there specific advantages, disadvantages to being a women business owner? LNM: We need more women in entrepreneurship or any other business. Advantages are available, all you need to do is go out there and get what’s yours. Business is about solving problems and doing what you know best, so don’t jump into something you most likely to fail in. Do what you know best and polish that until it’s perfect.
18TH EDITION – FEBRUARY 2019
BM: Do you have any new projects coming up (or have you just completed a big project ~ reached a milestone, etc.)? If so, please tell us about it. NLM: I have a big project coming, as we celebrating our 5th Anniversary this year, we have great things coming for our clients and just to give you a hint #BRANDMe is our concept for the year. BM: What’s the best advice you have received in business that you wish to pass on to our readers? NLM: The universe will test you, but the ability to go through a difficult period will make you stronger. Never give up. BM: If you could talk to one person from history, who would it be and why?
NLM: Nelson Mandela, He was the most inspired and motivated leader. I believe there’s a lot to learn from his knowledge. BM: Which 3 books would you recommend that every entrepreneur read? NLM: The Hard Thing About Hard Things: Building a Business When There Are No Easy Author - By Ben Horowitz The Magna Carta of Exponentiality Author - Vusi Thembekwayo Crushing It!: How Great Entrepreneurs Build Their Business and Influence-and How You Can, Too Author - Gary Vaynerchuk BM: Is there anything else you’d like to share with our readers? NLM: Knowledge is not power, but the ability to commit and use the acquired knowledge is important. Lastly, I have seen what hard work can do, & I know what more it can and will do. HOW TO PRACTICE SELF-CARE? In case you need a reminder, we all do sometimes. Self-care is essential to your wellness and mental health, and taking time out to listen to what you need and require doesn't necessarily makes you selfish. For some people, adding self-care to the daily routine can seem to be intimidating or even inconvenient. The first thing you might say when speaking about self-care is, "I do not need it, neither do I have the time for it" or "I have so many better things to do". However, putting the needs of others in front of you can lead to a lack of "me time", which creates stress and resentment. Thus preventing you from being the best version of yourself. Adding self-care to your regime will reduce stress, increase positivity, decreases the chances of physical and mental ailment and creates a feeling of happiness around. By providing ourselves with a daily dose of compassion, we are able to approach our life with a clear and happy mind. 1. ACKNOWLEDGE YOUR ACCOMPLISHMENTS Knowing and recognizing the things you have done has great value when it comes to self-care. Take a moment and write down all of your accomplishments (maybe just start with last year), write down things you most proud of, and things you have improved about yourself in the recent months or years. On day to day, prepare a list of the productive things that you have done throughout the day. It could be anything and everything. Maybe you nurtured a relationship, or did your own laundry, or completed a small but important task. No matter how big or small a thing you did, you deserve a pat on the back to have completed it. It will also motivate you to be productive the next day and the next day because you will see progress and results. 2. EXPRESS GRATITUDE When you first wake up in the morning, say “thank you.” Thank you for another day, another chance to do better, be better, and live life. Do the same in the evening. No matter how your day went, express gratitude for all of it, and trust it is all for the better. We often do not see the blessings in some things that happen to us but with time we often see that indeed those not-so-great moments led us to exactly where we should to be and doing what we should be doing.
Elena Agaragimova, Career/Performance Consultant United Arab Emirates, Dubai 18TH EDITION – FEBRUARY 2019
3. HAVE YOUR SAFE SPACE Create a space for yourself where you can just be with you, your own thought, and you can relax fully. That space can be a living room with some plants, and a book shelf, or it can be a bedroom with candles all around it, or it can be a garden with a nice tree and flowers where you can retreat at your convenience. 4. EAT MINDFULLY In today’s world of technology and television, we get so caught with eating in front of our TVs, or phones or listening to a podcast. Whatever you are listening to or watching, you are literally inhaling that energy with your food. Do not multitask when you eat. We are always so busy catching up with our smartphones while eating – that we often forget to enjoy our meal. Think about this. Would you be working on your tablet or smartphones while having dinner with a loved one? No, right? Then why don't you treat yourself with the same level of respect and admiration? Try to eat at least 3 meals (or more) per week where you are not listening to anything, you are not reading or watching anything, you are just eating and focusing on the food that you are eating. 5. READ SOME BOOKS Make time to read throughout the day, even for just 30 minutes a day. Create a library of books that you would like to read this year or this month. Choose various topics that you enjoy. Reading can be relaxing and it is also great for our minds and memory functions, among other benefits. The act of reading encourages an inner sense of peace, which helps you to focus with better efficiency later.

“ NOT PLANNING IS PLANNING TO FAIL ” “What people don’t understand they fear, and what they fear they reject.” Pauline Green It’s that time of the year when you hear a lot of people talking about New Year resolutions. During the hype all sort of things get thrown into the list and barely before the first quarter of the year is over people hardly ever talk about this subject. I am a believer of drawing up my goals among which are my financial ones and they are not year dependent. Today I thought we could briefly explore some financial aspects that can impact on your finances this year. BUDGETING When we bring about this subject a lot of people are quick to write down what the money will be spent on without any regard to what one really wants to achieve in the short, medium and long term. Your money matters need to fit in these time frames. You may have financial goals in the following areas; • • • •
Save R35 000 for car deposit by 2020 Create an emergency fund of R50 000 by 2021 Save R100 000 for house deposit by 2022 Save R800 000 for University fees by 2030
Your budget must address these areas and you have to allocate funds for these savings. Other questions will arise such as how you plan to grow these savings and what investment vehicles you intend utilizing. These will equally feed into areas of your risk appetite. Unit trusts may be ideal for those who don’t have a high appetite for risk and others will go for equities, property investments etc. FINANCIAL LITERACY Whilst it is easy to talk about investment vehicles, the challenge affecting a lot of people is lack of knowledge regarding most of these products. Suffice to say you need to be in the know when it comes to most of these investments, otherwise you can easily lose your money. Depending on your situation you may still approach an expert like a financial advisor for help. But before you part with your money try to understand the products that are being recommended to make sure that they meet with your goals and time lines. 18TH EDITION – FEBRUARY 2019
Starting from now make it a habit that you regularly visit bookstores in search of books about money, money management and investments. One author that has written extensively on money matters is Suze Orman and you can pick any of her books and I am confident that you will get value out of her work. DEBT “They found themselves in a society that offered expensive pleasures – horses, gambling, clubs, fine clothes and furniture, drink and drugs – and the temptations of easy credit. Debt was the condition of the age.” Claire Tomalin (This description refers to the Regency period in England 1807 1810, but sadly true to our present time) Sooner or later you will have to confront your fears when it comes to debt. I have had a word or two in my previous articles regarding the need to managing your debt. In the South African market, you can find secured and unsecured loans. In general interest rates on unsecured loans are usually very high and yet it is common to come across consumers who have unsecured loans of up to 5 times larger than their monthly income. It is in such instances that one can easily fall into a debt spiral with unimaginable consequences. Most of people’s stress levels emanate from issues of debt. Review your debt levels and align your financial goals to the elimination of most of your unproductive debt this year. EASY CREDIT “Will not your debtors suddenly arise? Will they not wake up and make you tremble? Then you will become their victim.” Habakkuk 2:7 (NIV) Short – term borrowing on shop and credit cards all seem to be the order of the day, it’s a spending spree! Yet so much has been written about credit but a lot of people find it difficult to live without it. If you are financially disciplined, there is nothing wrong with such facilities but in a number of respects this has brought about financial misery. Have you noticed that your credit account normally starts off with a small amount of say R2000 and within a couple of months your entitlement is gradually increased dependent on your monthly income. PAGE 15
The two bad things about these debts are that they are not planned for and secondly within a short space of time you notice a huge spike in your monthly outgoings. The sad part of this is that most expenditure goes towards things like toys, clothing, personal care, mobile phones, appliances etc. I am in no way suggesting that people must not buy these items but it’s a completely different matter when you just go on a spending spree just because you have a credit line of which it wipes out your potential of undertaking worthwhile savings or investments for your future. As we come out of the festive season a lot of people will soon discover that they are badly in debt and yet fail to account for the reason for that debt. Their capacity to undertake a savings program gets impaired and the year ahead suddenly looks worse than the previous one. DEBIT CARDS We hardly talk about debit cards in a negative way. Instead we are quick to say life is better with a debit card because you only spend what you have and there is no debt to worry about. I think that the hidden challenge about debit cards is that a lot of unplanned expenditure takes place under the guise of convenience. Before you know it, a string of withdrawals have been undertaken and your account balance is bordering on the minimum amount. Not so many of us are in a position of staying put at home over the weekend knowing there is R2000 in the account. The lure of the nearest shopping mall, small swipes here and there and before you know it that money is gone.
FAMILY FINANCES For those of us with families, it is critical that we make financial planning a family matter. The budgetary process and its implementation must never be solitary affair. Whilst I am no marriage guidance person, I know that money and its management can cause the greatest stress in relationships and thus great care must be exercised. It is common to find that as couples we don’t always see money in the same vein. You may wish to start a savings program and yet your spouse might have a differing view. Depending on your situation it may be ideal to bring a third person in the likes of a financial mentor or a marriage officer into the conversation to help you find common ground. It is much easier to handle family finances when both partners sing from the same page. Children can also be brought along in some of the discussions regarding money matters in the home. CONCLUSION Make 2019 count when it comes to your financial health. The sooner you realize that your financial security rests in your hands, so will be the time you start making progress. Seek knowledge and apply lessons learned. It is one thing to have all the ideas about money but your situation will not improve until you decide to take action. As with everything results may not be massive at first but as you persevere the results will show in the coming months.
It is important that you plan in advance what your expenditure will look like and work your way as planned or budgeted. Move money to your designated savings or investments as soon as you get paid. Your debit card may easily prove to be the weak link when it comes to managing your money.

FROM REOCCURRING AND PREVENTING BUILDINGS FROM COLLAPSING
Jimmy Msibi, SHERQ Specialist
Masweja SHERQ Management
Once a construction project is completed, the owner of the structure/building remains responsible for the continued safe use thereof. The owner derives an income; tenants derive an income and consumers use the structure or building, before you occupy the building you are either to work from, or live in, it is important to beware of some engineering mishaps that could cost you your dear life or someone you know. Why buildings may collapse?
‘Safe use’ thus includes all users, not just the owner. The term “safe for continued use” in Construction Regulation 9(4) and (5), refers to the structural integrity of the building and related structures, including floor-loadings. Other health and safety related requirements fall within the scope of Section 9(1) of the OHS Act. Agreements between the various role players may well determine who has the legal obligation to comply with which portions of the Act.
STRUCTURAL FAILURE
According to constructions regulation 2014 CLAUSE 11, PART 2 STATES 1. (1) A contractor must ensure that(a) all reasonably practicable steps are taken to prevent the uncontrolled collapse of any new or existing structure or any part thereof, which may become unstable or is in a temporary state of weakness or instability due to the carrying out of Construction work; (b) no structure or part of a structure is loaded in a manner which would render it Unsafe; and (c) all drawings pertaining to the design of the relevant structure are kept on site and are available on request to an inspector, other contractors, the client and the Client’s agent or employee. (2) An owner of a structure must ensure that(a) Inspections of that structure are carried out periodically by competent persons in Order to render the structure safe for continued use;
Let’s give attention to sub-regulation B, C and D below (b) That the inspections contemplated in paragraph (a) are carried out at least once every six months for the first two years and thereafter yearly; (c) The structure is maintained in such a manner that it remains safe for continued use; (d) The records of inspections and maintenance are kept and made available on Request to an inspector.
18TH EDITION – FEBRUARY 2019
Most buildings collapse mainly because of structural failure. This is when a building is designed to carry a specified load. However with time, the building’s owner decides to increase the load by say, increasing the number of occupants from those earlier planned for in the structural or architectural designs. Also, when structural designs are done poorly, then the building is bound to collapse, when considering over loading, it is important for people to know that it is in three different types; dead load, live loads and wind loads which should be looked out for during construction lest. The dead or permanent load is load of the building elements themselves like the weight of the walls, roofs and permanent partition floors. The live or imposed load is the people and furniture that can be moved from one area to another.
DESIGN INADEQUACIES This requires for the builder to follow the structural designs to the core. Once any of the instructions are not followed, for example loading more floors than the ones designed for, then a building will be weakened.
INCOMPETENCE IN ENGINEERING PRACTICES Improper concrete mixing is the main incompetence done by engineers yet concrete determines how long the building will last for. The mixes give the building its durability. Concrete before being approved is supposed to have passed through three different stages which are batching, testing and curing.
PAGE 18
COUNTERFEIT MATERIAL Most building materials are counterfeit and do not meet SABS Standards and National Building Regulations made under the National Building Regulations and Building Standards Act, 1977 (Act No. 103 of 1977), and promulgated by Government Notice No. R. 2378 of 30 July 1990, as amended by Government Notices No's R. 432 of 8 March 1991, R. 919 of 30 July 1999 and R. 547 of 30 May 2008; ranging from the cement to steel bars. If the engineer is not cautious then a building will end up collapsing because surely counterfeit cement can never guarantee a building’s strength. Poor workmanship This is usually about poor role allocation. In this case, if the building owner or engineer does not supervise the builders, they may mix the material poorly. WRONG BUILDING USE Most building owners, once they realise that the business or use of the building they had earlier planned for does not earn them much or suit them, they switch to another. This switching could pose a threat to the building.
When a building is changed from its planned intentions, then used for something heavier, for example an apartment block being turned into a storage room or club - then there is an overload beyond the building’s design capabilities. ACTS OF GOD Acts of God has led to a number of building collapsing in Africa and other countries; this is rarely the case in South Africa. The strong earthquakes are some of the well-known acts of god that destroy building which in south Africa has not experienced yet. CORRECTING MISTAKES 1. (1) A contractor must ensure that(a) all reasonably practicable steps are taken to prevent the uncontrolled collapse of any new or existing structure or any part thereof, which may become unstable or is in a temporary state of weakness or instability due to the carrying out of Construction work; (b) no structure or part of a structure is loaded in a manner which would render it unsafe; and (c) all drawings pertaining to the design of the relevant structure are kept on site and are available on request to an inspector, other contractors, the client and the client’s agent or employee. (2) An owner of a structure must ensure that(a) Inspections of that structure are carried out periodically by competent persons in order to render the structure safe for continued use; 18TH EDITION – FEBRUARY 2019

The 8-hour workday is an outdated and ineffective approach to work. If you want to be as productive as possible, you need to let go of this relic and find a new approach. The 8-hour workday was created during the industrial revolution as an effort to cut down on the number of hours of manual labor that workers were forced to endure on the factory floor. This breakthrough was a more humane approach to work two hundred years ago, yet it possesses little relevance for us today.
Dr. Travis Bradberry is the awardwinning coauthor of the #1 best selling book, Emotional Intelligence 2.0, and the cofounder of TalentSmart ® THE BEST WAY TO STRUCTURE YOUR DAY
A study recently conducted by the Draugiem Group used a computer application to track employees’ work habits. Specifically, the application measured how much time people spent on various tasks and compared this to their productivity levels. In the process of measuring people’s activity, they stumbled upon a fascinating finding: the length of the workday didn’t matter much; what mattered was how people structured their day. In particular, people who were religious about taking short breaks were far more productive than those who worked longer hours.
Like our ancestors, we’re expected to put in 8-hour days, working in long, continuous blocks of time, with few or no breaks. Heck, most people even work right through their lunch hour! This antiquated approach to work isn’t helping us; it’s holding us back. The best way to beat exhaustion and frustrating distractions is to get intentional about your workday. Instead of working for an hour or more and then trying to battle through distractions and fatigue, when your productivity begins to dip, take this as a sign that it’s time for a break. Real breaks are easier to take when you know they’re going to make your day more productive. We often let fatigue win because we continue working through it (long after we’ve lost energy and focus), and the breaks we take aren’t real breaks (checking your email and watching YouTube doesn’t recharge you the same way as taking a walk does). TAKE CHARGE OF YOUR WORKDAY
The ideal work-to-break ratio was 52 minutes of work, followed by 17 minutes of rest. People who maintained this schedule had a unique level of focus in their work. For roughly an hour at a time, they were 100% dedicated to the task they needed to accomplish. They didn’t check Facebook “real quick” or get distracted by emails. When they felt fatigue (again, after about an hour), they took short breaks, during which they completely separated themselves from their work. This helped them to dive back in refreshed for another productive hour of work. YOUR BRAIN WANTS AN HOUR ON, 15 MINUTES OFF People who have discovered this magic productivity ratio crush their competition because they tap into a fundamental need of the human mind: the brain naturally functions in spurts of high energy (roughly an hour) followed by spurts of low energy (15–20 minutes). For most of us, this natural ebb and flow of energy leaves us wavering between focused periods of high energy followed by far less productive periods, when we tire and succumb to distractions. 18TH EDITION – FEBRUARY 2019
The 8-hour workday can work for you if you break your time into strategic intervals. Once you align your natural energy with your effort, things begin to run much more smoothly. Here are four tips that will get you into that perfect rhythm. Break your day into hourly intervals. We naturally plan what we need to accomplish by the end of the day, the week, or the month, but we’re far more effective when we focus on what we can accomplish right now. Beyond getting you into the right rhythm, planning your day around hour-long intervals simplifies daunting tasks by breaking them into manageable pieces. If you want to be a literalist, you can plan your day around 52-minute intervals if you like, but an hour works just as well. Respect your hour. The interval strategy only works because we use our peak energy levels to reach an extremely high level of focus for a relatively short amount of time. When you disrespect your hour by texting, checking e-mails, or doing a quick Facebook check, you defeat the entire purpose of the approach.
PAGE 23
TAKE REAL REST In the study at Draugiem, they found that employees who took more frequent rests than the hourly optimum were more productive than those who didn’t rest at all. Likewise, those who took deliberately relaxing breaks were better off than those who, when "resting," had trouble separating themselves from their work.
Getting away from your computer, your phone, and your to-do list is essential to boosting your productivity. Breaks such as walking, reading, and chatting are the most effective forms of recharging because they take you away from your work. On a busy day, it might be tempting to think of dealing with e-mails or making phone calls as breaks, but they aren’t, so don’t give in to this line of thought. DON’T WAIT UNTIL YOUR BODY TELLS YOU TO TAKE A BREAK. If you wait until you feel tired to take a break, it’s too late—you’ve already missed the window of peak productivity.
Keeping to your schedule ensures that you work when you’re the most productive and that you rest during times that would otherwise be unproductive. Remember, it’s far more productive to rest for short periods than it is to keep on working when you’re tired and distracted.
BRINGING IT ALL TOGETHER Breaking your day down into chunks of work and rest that match your natural energy levels feels good, makes your workday go faster, and boosts your productivity. Do you notice your energy and focus waxing and waning according to the cycle described above? DO YOU KNOW WHERE YOUR TITLE DEED IS?
An Admitted Attorney
The Department of Rural Development and Land Reform has announced changes to Regulation 68 of the Deeds Registries Act which sets out the process where an original deed or mortgage bond has become lost or destroyed. In the past if you as a homeowner lost your title deed, you could simply make a written application in the form of an affidavit to the Registrar of Deeds to get a new certified copy which was seen as good as the original and could be used for registration purposes. The amendment will however make things significantly more complicated and bring forth additional steps in the process which could cause delays in the house transfer procedure and will increase transfer costs. The new amendments now require that, over and above the existing application process, your application and affidavit must be attested by a notary public, must be advertised in the Government Gazette, and must for two weeks be open for inspection by the public at the Deeds Registry. This will clearly costs money and take additional time.
THE CHANGES ENTAILS THE FOLLOWING: 1. The affidavit accompanying the application must now be attested by a notary public. A Notary Public is a specialist attorney who typically deals with the authentication of documents. Certain documents are required by law to be notarially executed in which case the document must be signed and witnessed in the presence of the notary who attest as such. Notaries will understandably have to charge a fee for this service. 2. The notice of intention to apply for a certified copy or the cancellation of a lost bond must be published in an ordinary issue of the Government Gazette; To advertise in the Government Gazette will certainly have costs attached thereto placing an additional financial burden on the home owner.
3. Copies of the deed must be left open for inspection in the deeds registry for a period of two weeks after the date of publication of the notice. During this period any person interested may object to the issuing of the new deed this results in a delay in the time of processing the transfer as it entails that for a period of 2 weeks the transfer cannot be lodged.

You DON’T OWN your house, your TITTLE DEED proves it! THE QUESTION IS WHAT SHOULD WE DO NOW? The first thing to do is to go and search for your title deed. If you find it make sure that it is kept in a place where it will be safe and where you would remember storing it. I usually recommend that you keep all your original documents in one place, for example title deed, will and policy documents, and then make sure that someone that you trust know where these documents are kept in the event that something happens to you. Do not leave your title deed with any person or organisation that you do not trust to keep it safe. If you can’t find the title deed, I would recommend that you do an application for a certified copy immediately and rather not wait until you want to sell the property, this will ensure that your transfer is not delayed in the event that you sell your property at a later stage. Remember that if you have a bond registered on your property, the original title deed will be held by the bank for their security purposes. If your bond is settled you will still need to approach the bank or an attorney to request assistance with the cancellation of the bond in order to get your original title deed. An attorney on the banks cancellation panel will be appointed to assist with the cancellation of the bond at the deeds office. If you have lost your title deed and need any assistance with obtaining a certified copy from the Deeds Office please make contact with us and we will assist you with the application process.

FOCUS ON BEING THE BEST VERSION OF YOURSELF Malethola Matube Progressive Women In Golf In 17th edition of National Business Xposure Digital Magazine we shared with you the ten benefits of golf. In the upcoming editions we will continue share what experts say about golf as we travel the journey to self mastery through golf. At some point in life, most people have watched or played a game of golf. There is no competition in golf; the person you play against is yourself. There could be a million players and it need not matter, they can’t interfere with you and you can’t interfere with them. Inner drive, dedication to improving technique, practice, visualization and learning... By the time the golf ball gets hit down the fairway, the match can be won or lost, primarily because golf is like life; a game of preparation, a game of the mind. Like a pro-golfer, your mind will not be focusing or dependent on what other people are doing or saying to or about you in or before the moment of action, because the professional-mind chooses to keep focusing on the most important thing - the moment. In fact, mastering the moment is self mastery for/ in that moment. There is no competition when you simply focus on being the best version of yourself. So if this is true, who is your greatest competition if it is not you? Why take such a simplistic approach? When “people, places and things” cannot be blamed for one’s performance, there is no one, and no-thing to blame. Whatever the challenge you face, the problem or the solution is tackled by your present capabilities, (in that moment). If life were a competition then it would be a competition of “self - mastery”. Know your weaknesses and improve through focusing on what you want to achieve. Know your strengths and develop them to provide you with the necessary ability and state of mind to experience the success you desire.
when you quit doing “ Failure onlytheoccurs next right thing
“
Being able to be the best version of yourself requires self - discipline. The purpose of self discipline is to create the balance required to put enough energy into what you hope to achieve. If you fall short from time to time, does self criticism provide you with the positive emotional bounce to come back as a stronger, healthier and better energized person? What is the opposite of self criticism? Now do you realize that you have the answer to achieving personal mastery? (If not, please read the last paragraph and question again). Your ability to more objectively consider and keep a positively focused score card on areas for improvement means that you will be acting with balanced intent. You will know what you are aiming to improve, you will know when you have achieved it and how. You will then be able to use this feedback to improve further, if you are choosing to. Failure is rarely a “one off event”, more likely it is the result of consistent, undisciplined mental action which creates a set of undesirable results. What winners are doing is identifying what they hope to achieve and then working towards their goals with intention, focus and flexibility. “Failure only occurs when you quit doing the next right thing”. In life, true accomplishment is achieved from the power and desire within you to “take massive action”. “Be the change you want to see in the world” through doing small things right, and the bigger things may naturally follow. Please remember, no-thing in life is guaranteed, doing the right thing regardless of this is quite literally a key to happiness... because happiness stems from fulfillment, so find fulfillment in the journey, master the moment and you will have mastered yourself - as a result you will more likely master your challenge. NEW CARBON
VERSIONS OF ITS RS4 AVANT AND RS5 COUPÉ By Ryan Bubear Ryan has spent most of his career in online media, writing about everything from sport to politics and other forms of crime. But his true passion – reignited by a 1971 Austin Mini Mk3 still tucked lifeless in a dark corner of his garage – is of the automotive variety.
Source: http://www.carmag.co.za
Audi Sport has taken the wraps off new Carbon Edition versions of its RS4 Avant and RS5 Coupé, each boasting lashings of carbon-fibre reinforced polymer (CFRP). The Ingolstadt automaker describes the new variants as “special editions”, but points out that they “will not be production limited”. No word on availability outside of Europe at this point. The additions include a “Carbon Matt Aluminium Styling Pack” that adds a CFRP finish for the front spoiler (as well as the rear in the case of the RS5), sill extensions, a diffuser insert and interior inlays, along with CFRP door mirror housings. The RS5 furthermore gains an exposed CFRP roof, which cuts the vehicle’s weight by an additional 3 kg.
Audi Reveals Lighter Carbon Edition RS4, RS5 Variants
Matt aluminium finishes for the front grille and window surrounds are also included, along with privacy glass and fresh 20-inch alloy wheels finished in anthracite matt black (complete with the obligatory red brake callipers). Audi says these special one-piece milled alloys allow a weight saving of 2 kg per wheel. In total, the changes contribute to weight loss of up to 80 kg for the RS4 Avant and 60 kg for the RS5 Coupé. While the 2,9-litre biturbo TFSI engine itself is unchanged (still sending a considerable 331 kW and 600 N.m to all four corners), it does gain a CFRP engine cover and an upgraded RS sport exhaust system, which Audi promises “amplifies its soundtrack”.
Carbon Edition models furthermore feature an upgrade to RS matrix LED headlamps capable of automatically dipping or deactivating individual lighting diodes. These units include dynamic front indicators to complement the standard dynamic rear installations. 18TH EDITION – FEBRUARY 2019
