EDITOR’S NOTE THE EVOLUTION OF ENTREPRENEURSHIP IN AFRICA Starting a business is exhilarating. It is the first step in a long journey of evolution called entrepreneurship. For most business owners the race in the first exciting months quickly turn into a steeplechase and it can take many months of hard work before the business even show any indication of whether it will be successful. When the novelty wears off and the rubber hits the road most business owners find themselves at a crossroad where understanding their market can only be achieved through understanding their margins. Knowing where you are going is only possible if you know where you are, and the numbers become increasingly indicative of the journey lying ahead. New SME owners are often so focused on the business processes and challenges that they lose sight of the trade values that actually matter. Whether you are in the product or service industry, using technology to track trade has become imperative in making any business decision.

BENITO MAMAILE

SME TIPS ON CREATING A SUSTAINABLE BUSINESS PAGE 24

PAGE 04

Growth and expansion are key goals for most business owners and entrepreneurs. But how can you expand your business in today’s lackluster and slow-growth economy? Here are twelve small business expansion strategies that may help you grow your business to the next level: 1. Add new products and services to your mix. This strategy sounds relatively simple, but executing it well can be challenging. For starters, you need to figure out which products and services your customers want, and how much they’ll be willing to pay for them. Next, determine whether or not you can sell these products and services at a profit. 2. Ask your current customers what they think about your new product and service ideas, including potential price points. Your market research needs to focus on customer demand for new products and services and your cost to manufacture, deliver, and sell them. 3. Sell more products and services to your existing customers. This is the flip side of the first strategy: Penetrating deeper into your current customer base. Start by performing a market segmentation analysis to identify the customer segments that are more likely to buy so you can focus your sales and marketing efforts on these segments. 4. Expand into new territories. The idea here is to market and sell your existing products and services to new customers. These new customers can be in different segments or niches or different locations from where you currently operate. 5. Target new customer markets. Most businesses target their sales and marketing efforts to specific customer markets based on demographics like age, gender, and location or psychographics Opens a New Window. like interests, activities, and values. 21ST EDITION – AUGUST 2019

6. Tap into new sales and delivery channels. The Internet is the best example of how a new sales and delivery channel can transform a small business. Countless companies have reinvented themselves to take advantage of online opportunities 7. Acquire another business. This may be the fastest route to growth and expansion. Merging with or acquiring another business can literally double the size of your business overnight, growing your sales and revenue exponentially. But you must perform thorough due diligence on any potential acquisition candidates before moving forward with a business merger.

8. Have a web presence. This is top priority, and yet there are still some businesses out there who have not taken advantage of this opportunity. Every business should have a minimum of a professionally designed and functional website with strong SEO (search engine optimisation). 9. Licensing If you have a product that can be licensed, this is a relatively low risk and affordable option, and you will receive income from outside sales or use of your product. If you have a computer programme, or an app, or even if your name has become well known, you can make extra money by licensing your product.

10. Aim your product in new directions. Take a close look at your target market and see where you can diversify within it. If it is suitable for your business, hit the international market. Find distributors in the countries that your product will probably do well in, and start selling there. Create a demand. 11. Franchise. If you have a concept that is doing very well, you can offer franchise opportunities in other parts of the country or city you operate in. With the franchising model, there is a community to fall back on and bounce issues off of. Franchise owners have much more at stake in the business, and will put that much more into it, which will increase the chances of success. 12. Branch out. Opening a second branch is risky, and it might be better to branch out in other ways first before you end up stretching yourself very thin. You need to be as sure as possible of your success before you do it. Branching out onto the internet, as mentioned above, is often a better first step. The condition of the economy doesn’t have to dictate your business growth and expansion plans. Consider how you can implement one or more of these strategies to put your company on the fast track to expansion today.

I failed many times and lost money. Along the way, I picked up lessons as I continue to learn and grow. – Charles Anyomi, Chief Executive Officer, NoblePraise Ghana Ltd

C

harles Anyomi was born in Anfoega, one of Ghana's poor communities but yet he did not let that stop him from achieving greatness. He is one of Ghana's emerging entrepreneurs, business speakers, thinkers and authors. He’s the founder and the Chief Executive Officer of NoblePraise Ghana Limited and the President of Africa Entrepreneur Conference. Anyomi has authored and co-authored several articles on business, entrepreneurship, issues of development and contemporary socioeconomic trends in Africa. He has business experience spanning over seventeen years just after his national service in 2000. He failed many times in business and lost money running into hundreds of thousands of Ghana Cedi. This experience informed the writing of his latest book; "THE GHANAIAN BUSINESS MIND" Which is currently a best selling book. He is the host of the flagship event, Africa Entrepreneur Conference: Transforming Africa Through Entrepreneurship which is an annual international gathering of African entrepreneurs, businesspeople and investors in Ghana. As a pioneer leader in business and entrepreneurship, Charles is on a mission to lead a revolution in Africa by championing a global campaign to challenge young Ghanaian and African business people and entrepreneurs to think big, think global and grow bigger. Africa needs African businesses that will dominate the African economy the same way Coca Cola and other non-African companies have done.

BM: Can you name a person who has had a tremendous impact on you as a leader? Maybe some one who has been a mentor to you? Why and how did this person impact your life?

CM: Dr. Strive Masiyiwa, the founder and executive chairman of Econet. This African entrepreneur has had a lot of impact in my life. He helped me expand my horizon and dream bigger and to set higher goals for myself.

A Pioneer Business Leader, Speaker & Author Benito Mamaile: It is with great pleasure to feature you on our ever growing digital magazine, I’m just going to get right into it; What was your journey like to get where you are? Charles Anyomi: My journey has been tough, long and challenging on all fronts. Some has succeeded the first time. For me, that wasn't the case. I failed many times and lost money. Along the way, I picked up lessons as I continue to learn and grow. BM: How did you build your personal reputation?

CM: Reputation is the most powerful leverage in business

and in life. Having being aware of that, I used three basic guidelines in my dealings; I do what I say I will do, I act with integrity and honesty, and I always tried to be consistent.

BM: What is one characteristic that you believe every leader should possess?

CM: Vision. I will say vision is one important

characteristics every leader should posses. Throughout history whether in business or in politics, visionary leaders clearly accomplished more. BM: What is the biggest challenge facing leaders today, especially in an African continent?

CM: Poor leadership. This I say is the greatest challenge our continent face today.

BM: What are you doing to ensure you continue to grow and develop as a leader?

CM: There are four things I do to ensure I continue to

grow and develop as a leader; Learning from my failures, listening to those with more experience and better understanding than me, investing in myself so I can be at my best and finally never allowing myself to settle for mediocrity. BM: What are you most proud of?

BM: Can you share a brief about NoblePraise Ghana Limited, what services does it render to its clientele?

CM: I am proud of myself because I have done things that I thought I could never do and I am proud of myself because I didn't give up despite of many failures and setbacks.

CM: NoblePraise is a company I founded in 2010 and our

BM: How do you measure success for you as a leader?

interest is in Farming. We produce vegetables for the Ghanaian market. We also have plans to go into banana plantation for export into Europe. 21ST EDITION – AUGUST 2019

CM: Discovering your calling and assignment in life and walking in it or pursuing it is what success means to me. PAGE 08

BM: Tell us about your book, what led to a decision to end up writing it? CM: "THE GHANAIN BUSINESS MIND" is a groundbreaking book that talks about the bottlenecks that limit success of Ghanaian businesses on the global scene. The things I talked about in the book is not limited to only Ghanaians but to major African entrepreneurs and businesses as well. So you can still name the book; "The African Business Mind" . The book is divided into three main parts; part 1, 2 and 3. The part 1 of the book talks about the bottlenecks, the part 2 reveals how these bottlenecks have limited Ghanaian businesses and Entrepreneurs from playing on the global scene and the part 3 which is the most important part of the book talks about the Solution. The solution to these bottlenecks and how the new generation of Ghanaian Entrepreneurs must be different from the older generation in order to play on the international scene. The decision that lead to the writing of the book is my failures in business and our inability as Ghanaians to build businesses which have continental scope and scale like Nigeria or South Africa or Egypt.

BM: What is the core agenda that conference will be focusing on this year? CM: The main agenda for the conference this year is how to scale and finance businesses on the continent. Entrepreneurship has never been a problem in Africa and you can see that from our market woman and youth selling in the streets at traffic lights but our problem has been how to scale these businesses. BM: What has been your greatest career disappointment? What did you learn from it?

BM: For our readers across the globe that are interested in getting a copy, where can they find it?

CM: Well, I do not have any disappointments yet. I am really happy and accept everything that came my way with a deep gratitude.

CM: It will be available on Amazon after the 30th of August 2019.

BM: What are a few resources you would recommend to someone looking to gain insight into becoming a better leader?

BM: What are the most significant constituents that makes Ghana business culture more unique from other African countries?

CM: Read about some leaders, discover differences and inspirations. To become a leader, you have to believe that you are a leader and then start acting like one. Look at yourself in the mirror, and tell yourself everyday that you are a leader.

CM: The rule of law couple with our peace and stability in the country has made Ghana unique on the African continent. Added to that, we have the rapid growing economy in Sub Sahara Africa according to IMF project and this has further positioned us better on the continent. BM: Africa Entrepreneur Conference, I believe the upcoming one will be the second one? What is its main objective? CM: The main objective of Africa Entrepreneur Conference is to promote entrepreneurship for jobs and wealth creation across the continent of Africa thereby reduce poverty and unemployment. Entrepreneurship is what we need to build the prosperity of Africa and to liberate the Africa's economy. This is the way forward for Africa if Africa must be liberated economically. BM: Why is it important for entrepreneurs to attend the Africa Entrepreneur Conference 2019? CM: It is a platform for networking, collaborations and forging of partnerships. These have become the modern keys in competitive business world and African Entrepreneurs must learn to use it if we must build multinational companies across the continent. At AEC, Entrepreneurs will get the opportunity to expand their network, collaborate and forge partnerships with other business minded attendees from across the continent. 21ST EDITION – AUGUST 2019

BM: If you could meet any business leader from the present or past, who would it be? What would you ask if you had only one question? CM: Dr. Strive Masiyiwa, The Zimbabwean Entrepreneur. I will ask him to tell me how he made it onto Forbes list and how he was able to build a global business in Africa without giving a bribe. BM: If you were to advise African leaders, what would be the key priorities you would recommend for dealing with poverty and unemployment? CM: Entrepreneurship and they should provide African youths with the tools for this revolution. BM: 20. If I were to call three people who have worked with you, how would they describe you?

CM: They will tell you he is a hard worker, a people-person, he loves God and very ambitious and driven. Mr. Anyomi, on behalf of National Business Xposure, I’d like to say: Thank you very much for taking the time chatting to us and connect with our readers all across the globe. We really appreciate the opportunity.

WHY YOUR APPROACH TO YOUR CAREER IS WRONG… Elena Agaragimova, Career/Performance Consultant United Arab Emirates, Dubai

Do you feel there is not enough time in your day to focus on your own personal things in life? Is your work taking over your full days? Are you unable to go to the gym, read, pursue a hobby, spend time doing things you love because you are slammed busy with work? Is that you? Perhaps there are some ways around it. In fact, I am certain there is! In my work of career coaching and personal development training, I often work with individuals who feel stuck in their careers and feel they have no time to pursue their passions, take care of their health, spend time with family, take a break, etc. It is important to acknowledge the fact that we all have responsibilities and families that rely on us for support; thus, having work is essential to our overall quality of living, etc., but it is more important to keep in mind that there are ways to lead a fulfilling, healthy, and positive life while earning a salary. Some tips to consider next time you feel your life is getting away from you: All it takes is 30 minutes…Find 30 minutes in your day to do something you enjoy or have been wanting to start on. Heck, if every day is too much, start with every other day! That can be reading a book you enjoy, going to the gym, cooking, catching up with a friend, working on a side hustle, etc.

Start with looking at what you want to do next and how you want to do it. Check out my articles on my LinkedIn account for more details and strategies. Are you an experienced professional looking for a change but not sure where you can see yourself next? Check out https://newshifts.com/ which is designed for individuals looking for a change and those who want to try new things in life, even while still being a full time employee!

For example, you want to start exercising, you can start by waking up 30 minutes earlier and going for a walk or hitting the gym before work; you can apply the same after work or during lunch if morning is not an option. Is there a gym nearby your office that you can directly go to? Is there a gym in your community/building? Have family commitments to attend to on a daily basis? Get your family on board, explain to them that this is important to you; I am confident they will support you. You have 24 hours in a day, you can find 30 minutes. If you cannot, check your time management and priorities. If Steve Jobs, Oprah, Putin, Richard Branson and other very busy individuals can do it, so can you!

Perhaps you are content in your role/company but have you hit a plateau in your career and not sure how to move forward up the ladder? Read this article to help you get climbing: click here.

Mindset I think the most essential part of our own personal development, regardless of which industry/position/country that we live in, is our mindset which determines the quality of life we live. DOES MARKETING WORK? Frans Nel Marketing Consultant, Brand Builder, Entrepreneur, Writer, Storyteller & Teacher

Frans Nel

Many business owners and CEOs have asked the question: Does marketing work? To find an answer to that question, we need to first make sure we are speaking the same language when we use the term ‘marketing.’

PRODUCTION ORIENTATION From the 1950s and into the 1960s, companies increasingly improved the quality of their products. The belief was that as long as the product was of high quality, it would sell. For two decades that thinking prevailed, with research and development continually innovating new and improved products. SELLING ORIENTATION

PRODUCTION ORIENTATION

As products became more plentiful, in fact as supply outstripped demand due to mass production and the economies of scale driving down the costs, selling and promoting products became more prevalent. The age of the ‘Sale’ was born. Consumers were faced with a variety of choices for a single product and no sight of there ever being a shortage and now had to be convinced to make a purchase.

Since the beginning of the first industrial revolution, which was kick-started by the dawn of steam power in 1760, marketing first emerges as a series of functions that promoted products or services for trade.

As businesses moved to embrace selling oriented marketing, a major leap from the previous non-clientcentric view of most businesses, the role of marketing received greater attention as a function of a business.

By the turn of the century, the second industrial revolution started with the recent discoveries of electricity, oil and gas. Using these, they were able to power factories that could mass produce goods at a low cost. Other inventions such as the telephone and the motorcar helped the rapid advancements in the quality of people’s lives.

As competition increased between brands, businesses responded by focusing on selling more products. Promoting and selling products are set to be two key areas of marketing.

During this period, marketing promoted products of a higher quality than ever known before, and they were fairly priced and readily available for sale. The new emerging middle class of the day now had the means to fulfil these new wants and needs. 21ST EDITION – AUGUST 2019

business should concentrate on “ Themeeting customers’ needs rather than selling products.

The meaning of the word, ‘marketing’ has evolved since it was first conceived more than 100 years ago. Marketing as a discipline has evolved over a series of orientations. Understanding them will help find common ground.

OUR FEATURED

In spite of organisations moving from a product orientation to being more sales oriented, the customer was still largely excluded in their planning. Products and services were developed without considering the wants and needs of customers. Theodore Levitt coined the term Marketing Myopia (marketing ‘nearsightedness’) in the 1960s. He suggested an industry is a customer-satisfying process, not a goodsproducing process.

ARTICLES, WATCH VIDEO IINTERVIEWS AND LISTEN TO

VARIOUS PODCASTS

A great example of marketing myopia is of the early railroad magnates seeing themselves as being in ‘the railroad business’ rather than ‘the transportation business.’ This myopic ‘product oriented’ view thus excluded customers who were increasingly turning to cars, trucks and aeroplanes for transportation. Moving through the marketing orientations - production, product, selling, marketing – follows the cycles of a business. In the founding stages of a business, the focus is on getting the production process right. Once production is in place, the attention turns to the quality of the product. When the product is up to management standards, the sales team promote and sell the product. nbxnow.businessxposure.co.za

Marketing assists sales by “creating a fertile environment for

a sale to take place.

Marketing has a different approach. Start with the customer in mind Having a marketing-centric orientation and applying the principles of modern marketing throughout the organisation, is how great brands are able to differentiative from their competitors. Marketing and all its functions such as advertising, promotions, sponsorships, public relations, product design, packaging, digital, social media and all the other elements that make up the scope of modern marketing, is a process successful organisations follow to gain an advantage over the competition. Applying a robust, well-conceived, professionally constructed, sustainable marketing strategy, is how most memorable brands have built their image. Remember, we are all marketers, at least some of the time. A young toddler convincing the rest of the family to go watch an animated movie she would like to see is marketing in action. Of course, marketing works, ask any parent.

The Quickest Way To Financial Independence

By Morgen Moyo

DOWNSIZE: you might need to go from DSTV to SABC. Cutting your expenses is the quickest way to achieve financial independence. BUY, DON’T RENT: buying has major advantages when you plan on becoming financially independent. It forces you to save every month through the bond repayments. Once the bond is paid off you now own an asset that can be rented out. NO MORE DEBT: paying interest on debt will not help you save, so pay off your debt either by following the snowball method where you settle the smallest debt first and then use the freed income to pay off the next biggest debt, or the debt stacking method where you start by paying the debt with the highest interest rate first. Remember those rebellious teenage years when you couldn’t wait to get out of your parent’s house to be independent and do what you want? An increasing number of grown-ups have not lost that rebellious streak. More adults globally are attempting to achieve financial independence at a younger age. Financial independence is the freedom of not having to worry about working or being dependent on anyone else for your income.

So, what is the easiest and quickest way to financial independence? DO THE MATHS: the first thing you must do is calculate how much you will need to be financially independent. Take your monthly expenses and multiply it by 300. Saving 300 times your monthly expenses will allow you to draw an income equal to 4% of your capital, which is seen as sustainable through most market cycles. GET SPECIFIC: define what financial independence means to you. Do you want to pursue your passion? Once you know what you are going to do with your freedom you will know how much you need. BUDGET: start by assigning your income specific tasks - 50% of your income to needs (house, car, groceries, schooling), 30% to wants (clothes, gym, takeaways) and 20% to savings and debt repayments. Then work towards the second level of financial independence, 40% needs, 10% wants and 50% savings. 21ST EDITION – AUGUST 2019

SAVE: saving 25c of every R1 you earn could allow you to retire in 32 years’ time depending on your needs. If that is too long, save 50c of every R1 you earn and you could retire in 17 years’ time whilst maintaining your lifestyle. Start by saving three to six months of expenses in an emergency fund using a money market or tax-free savings account. INVEST: one day when you reach financial independence you will live on the income generated by your investments. Your investments will generate interest, dividends, rental income and profits while you spend time at the spa or on the golf course. Once your emergency fund is set up, start by investing in a set of diversified assets like stocks, bonds, and property through a low-cost unit trust investment. BOOST YOUR INCOME: using your talents, interests and passions you can create alternative sources of income allowing you to achieve financial independence faster. Sell stuff online, start a podcast or create an internet business around your hobbies.

READY STEADY GO: start today! The earlier you start, the less you need to save and the easier it will be to achieve financial independence. Resources IOL, Personal Finance Alexander Forbes

3. Know the environment laws that impact your industry and operations. New legislation such as the Carbon Tax will impact a majority of large businesses in South Africa. SMEs often participate in these supply chains and if your business is not aligned with these laws then it will impact your business negatively. 4. Know your own carbon footprint – share this with your clients. Your footprint indirectly impacts theirs (see tip 3).

World Environmental Day was celebrated worldwide recently. Whilst it is a United Nations day for encouraging worldwide awareness and action to protect our environment, the impact on business is entirely linked. A better environment means a better tomorrow and who better to get insight from than Retail Capital’s Journey of Business winner, Songo Didiza. Songo built her business through aligning the public and private sector with government green economic strategies. Since she founded Green Building Design Group (GreenBDG), they have assisted large multinationals on their broad-based environmental empowerment strategies. Her enthusiasm and dedication to the planet, our country and the SME sector is inspiring and these are her top ten tips on creating a sustainable business: 1. Define what sustainability means to you and your business. Once this is clear to you, share this vision with your suppliers and customers. 2. Sustainability works if the top management has fully bought into it. Operations will follow this ideal if the vision is well adopted.

21ST EDITION – AUGUST 2019

5. Always study the global sustainability trends and make sure your company has a dedicated sustainability champion to keep you abreast on these, even if you are a small team.

6. Energy Efficiency is the best fuel – by lowering your utility bill you lower your operating costs and sustain your business operations as the country continues to face electricity supply challenges. 7. Source from local suppliers where possible. It not only reduces your carbon footprint but also your operating costs. 8. Look to go beyond “green conscious” at operational level, by exploring ways on how to introduce new services and products that are ecofriendly. This will increase your competitive advantage! 9. Publish the sustainability wins on your social media platforms – no matter how small. It helps improve team morale and overall staff confidence when interacting with external stakeholders such as potential customers. 10. Make the sustainability journey a fun experience!

ookkeeping Fundamentals is an initiative by the principal company Matsobanemetja Business Consulting Pty Ltd an Accounting firm which renders services to small to medium enterprises with Bookkeeping, accounting, Payroll, Taxation, Advisory, and many other services - www.matsobanemetja.co.za

• •

What to do after you have a business idea? Why do we register a business idea?

Our response is that - Once a business is registered, it means it has all the legal entities allocated to it for recognition, identity , development and for protection. Thus owners need to know about the two most important institutions:

It is the Company CSR initiative that offers free learning classes to start up, small and medium businesses from all areas the basics and importance of Bookkeeping.

South African Revenue Services (SARS) and what it stands for? This is the institution not to ignore as a responsible citizen as well as a Business owner.

Our aim is to ensure that a business maintains a good set of accurate books and to help them gauge the profitability of their business and plan for the future.

The next one I want to highlight is CIPC (Companies Intellectual and Property Commission). You are also expected to file annually to this institution.

We host free Bookkeeping workshops under the theme Business Compliance to professionals, entrepreneurs, organizations, business owners in and around the country. We have done so in several areas in Gauteng province, KwaMhlanga as well as Limpopo.

The difference with them is that they expect you to file on the anniversary of the business, meaning every registration date of the company you must file.

Though that is a beautiful reason for anyone to start a Business but we should not be ignorant to the fact that we operate these businesses in a country that has legislative laws and regulations that are put in place for control and safety measures.

“ I have witnessed many Business owners lose opportunities and watch deals pass by because they are not in good books with the law.

The objective is to raise an awareness amongst business people the role Accounting plays in their business. Most businesses are started with passion, skills and experience and hope that legacies would be built.

Managing Director, Dikeledi Seoloane

It is frustrating and a very regrettable thing to go through. You do not need to be an expert in these fields you just need to understand the basics or you can have an Advisor, a very good Accountant or a Bookkeeper to guide you especially in this field.

Despite Africa’s impressive growth in past 25 years and its entry into the digital economy, its job market continues to be depressed with youth unemployment rising, the Africa lead for the United Nations Development Programme's Open Innovation programme said on Tuesday. Africa has the largest population of young people in the world, with some 200 million on the continent aged between 15 and 24. These youth account for 60 percent of the Africa’s jobless people, UNDP Open Innovation Africa Lead Sandiso Sibisi noted.

"Africa needs a way out of poverty and entrepreneurship may be key. It has the potential to create millions of jobs in Africa and youth entrepreneurs may bring about the positive change we urgently need," Sibisi said. "And although more and more youth are looking into entrepreneurship, there are many challenges facing this sector like the lack of access to information, finance, networking and mentoring." She said while networking was standard practice for business professionals wanting to establish contacts and relationships, it was challenging because a growing number of business networks only wanted to support mature entrepreneurs rather than youth. 21ST EDITION – AUGUST 2019

Because the challenges facing youth entrepreneurs in Africa are broad and varied, the UNDP has established a virtual platform for entrepreneurs, engaging global professional services company Accenture to facilitate the implementation of the pan-African Youth for Africa and Sustainable Development Goals (YAS) portal. YAS aims to help young entrepreneurs move away from being jobseekers to becoming job creators, especially as the United National estimates that by 2050, the world population will have grown by 2.2 billion people and half of them will be African.

“The youth are Africa’s greatest asset and we have an abundance of them,” Open Innovation Africa, Sandiso Sibisi

"Youth employment has the capacity to drive economic development and it is therefore critical that all sectors work together to improve access to finance and skills so that these youth have the tools they need to build and develop a sustainable Africa."

BUYING OR SELLING YOUR PROPERTY WITH THE ASSISTANCE OF AN ESTATE AGENT

Jacques Loots An Admitted Attorney

4. DON’T FALL FOR MONEY SAVING SCHEMES We have seen various schemes by agents to coerce clients to pay money into accounts other than trust accounts. A recent scheme we saw was that agents offered clients discount on their outstanding rates and taxes accounts if they paid a portion of the account to the agent in cash.

Over the last few months I have witnessed clients losing large amounts of money due to unscrupulous estate agents or people fronting as estate agents. After their losses clients ask what they could have done to prevent the situation or to mitigate their damages, my advice is to follow the following guidelines:

The agent will then use his contact at the council to settle the account and save the clients a large percentage of the outstanding amount. Needless to say this is an illegal act. Remember that municipal clearance figures and certificates needs to be acquired by the transferring attorney and he or she will notify you of the amount payable in terms of the rates clearance figures.

1. MAKE SURE THAT YOUR ESTATE AGENT IS REGISTERED.

5. BE PATIENT

All estate agents in South Africa needs to be registered with the Estate Agency Affairs Board and hold a valid Fidelity Fund Certificate which serves as confirmation that the person is legally entitled to carry out the activities of an estate agent. Fidelity Fund Certificates must be renewed yearly. Clients are entitled to request the estate agent to show his Fidelity Fund Certificate and can confirm the status of the estate agent on the website of the Estate Agency Affairs Board Of South Africa (www.eaab.org.za).

We have seen a few cases where Purchasers are so eager to get occupation of the property they buy that they are convinced to pay the purchase price directly to the Seller and then get immediate occupation of the property. This creates issues as there may be outstanding bonds on the property that needs to be settled before the property can be transferred to the purchaser or that there is a large amount outstanding to the rates and taxes account of the Seller.

2. ONLY MAKE PAYMENTS INTO TRUST ACCOUNTS

The best policy is to pay the full purchase price into the trust account of the transferring attorney and wait for registration to take place before you occupy the property. If however you need to occupy the property immediately, rather opt to pay occupational rent until the property is registered into your name.

Estate Agents are require to keep funds received from or on behalf of clients separate from their personal funds. They are therefor required to have Trust Accounts wherein client funds are received. If you pay any deposit or occupational rent to the estate agent always ensure that payment is made into the estate agents’ trust account. Never make payments directly to the Sellers or into the personal accounts of the estate agent. 3. ASK FOR ASSISTANCE If you are uncertain about anything or feel uneasy ask your attorney to assist you with the interpretation of the offer to purchase or verification of any of the details of the transaction. We have had numerous cases where clients did not want to pay a consultation fee for an attorney to assist them and ended up losing a much larger sums of money. Rather spend the money to mitigate your risk as unscrupulous property deals may cost you a whole lot more. Remember with property deals large amounts of money is usually involved and good risk management will help you to protect your investment.”.

Remember that there are great, hardworking estate agents out there that will give you excellent advice and guidance throughout the whole process of purchasing or selling your property. Using a reputable estate agent will ensure that your dream home does not become a nightmare, as Dean Koontz said: “In this world only the paranoid will survive”. Managing Site Waste

Masweja SHERQ Management

The construction industry is beginning to be more environmentally aware in managing waste. So is your waste management plan/program up to scratch? Most construction sites produce significant amounts of waste. If allowed to accumulate, this can complicate existing health, safety and environmental hazards or create new ones. The good news is that the construction industry is becoming more environmentally aware and better at managing waste.

These should be segregated where applicable (for example, into controlled and special waste). Adequate waste bins or rubbish skips need to be close to work areas.

Major companies are now commonly working with the new environmental acts and bench mark with newly amended environmental international standards. Local bylaws also provide simple waste management plans on municipal websites. As a result, visible changes are occurring – particularly on commercial construction sites – and boiling down to the residential construction industry.

Think about how you are going to separate waste for recycling purposes, such as using separate skips for specific material. If skips are to be placed on roads, permission is required from the local authority.

Workers need to perform tasks with adherence to dust and buildup control and noise monitoring. To help, tools and plant are being upgraded to fit the environmental site requirements on noise, vibration, smoke discharge and dust Barriers contain debris during construction work on sites. Spill kits prevent leaks and minimize damage established for all contractors to use. These If lightweight waste is produced.

Considering how waste will be lowered to ground level from a height is very important. It should never be thrown down - it should be lowered via hoists or waste chutes. If lightweight waste is produced, it may need to be bagged and tied to prevent the wind blowing it around the site. Safety comes first There are many other safety considerations for waste management.

DEVELOPING A WASTE MANAGEMENT PLAN

For example:

A formal waste management system should be implemented on site, and there are lots of things to consider when developing a plan. Check your local municipal website for specific waste management bylaws. All waste that leaves the site costs money, so make sure that you always inspect the waste and ask yourself if it can be reduced, reused or recycled.

DESIGNATED WASTE AREAS There needs to be a designated area for storing waste. Waste locations or land fill sites must be suitable and established for all contractors to use by firstly consulting with relevant. 21ST EDITION – AUGUST 2019

USING SKIPS

Skips must be suitably barricaded off to protect the public and vehicles and not loaded higher than the sides. LOWERING WASTE FROM HEIGHT

• •

• •

Beware of accumulating flammable waste that could create a fire risk. never burn or bury waste on site. Dispose of any food stuffs carefully to avoid attracting rats, fleas or cockroaches and the risk of disease. be aware of waste removal vehicles entering and exiting site. Ensure waste compacting units are properly interlocked and guarded.

Cleaning as you go will make the system more effective, and spending 15 minutes at the end of each day can double as a last-minute tidy up while monitoring the waste management system.

Dr. Travis Bradberry is the award-winning coauthor of the #1 best selling book, Emotional Intelligence 2.0, and the cofounder of TalentSmart ®

Exceptional employees don’t possess God-given personality traits; they rely on simple, everyday EQ skills that anyone can incorporate into their repertoire. Leaders don’t need to go searching for these skills either (though it doesn’t hurt when you find them); their duty is to help everyone on their team harness these skills to become exceptional. Just consider some of the EQ skills that leaders and managers commonly mislabel as personality characteristics. These are the skills that set exceptional employees apart. They’re willing to delay gratification. One thing an exceptional employee never says is, “That’s not in my job description.” Exceptional employees work outside the boundaries of job descriptions. They’re neither intimidated nor entitled; instead of expecting recognition or compensation to come first, they forge ahead in their work, confident that they’ll be rewarded later but unconcerned if they’re not.

A recent international study surveyed more than 500 business leaders and asked them what sets great employees apart. The researchers wanted to know why some people are more successful than others at work, and the answers were surprising; leaders chose “personality” as the leading reason. Notably, 78% of leaders said personality sets great employees apart, more than cultural fit (53%) and even an employee’s skills (39%).

We should take care not to make the intellect our God; it has, of course, powerful muscles, but no personality.

Albert Einstein

The problem is, when leaders say ‘personality’ they don’t understand what they’re referring to. Personality consists of a stable set of preferences and tendencies through which we approach the world. Being introverted or extroverted is an example of an important personality trait. Personality traits form at an early age and are fixed by early adulthood. Many important things about you change over the course of your lifetime, but your personality isn’t one of them. Personality is distinct from intellect (or IQ). The two don’t occur together in any meaningful way. Personality is also distinct from emotional intelligence (or EQ), and this is where the study, and most leaders for that matter, have misinterpreted the term.

They can tolerate conflict. While exceptional employees don’t seek conflict, they don’t run away from it either. They’re able to maintain their composure while presenting their positions calmly and logically. They’re able to withstand personal attacks in pursuit of the greater goal and never use that tactic themselves. They focus. Student pilots are often told, “When things start going wrong, don’t forget to fly the plane.” Plane crashes have resulted from pilots concentrating so hard on identifying the problem that they flew the plane into the ground. Eastern Airlines Flight 401 is just one example: The flight crew was so concerned about the landing gear being down that they didn’t realize they were losing altitude until it was too late, despite alarms going off in the cockpit. Exceptional employees understand the principle of “Just fly the plane.” They don’t get distracted by cranky customers, interoffice squabbles, or switch to a different brand of coffee. They can differentiate between real problems and background noise; therefore, they stay focused on what matters. They’re judiciously courageous. Exceptional employees are willing to speak up when others are not, whether it’s to ask a difficult (or “embarrassingly” simple) question or to challenge an executive decision. However, that’s balanced with common sense and timing. They think before they speak and wisely choose the best time and place to do so. They’re in control of their egos. Exceptional employees have egos. While that’s part of what drives them, they never give their egos more weight than what is deserved. They’re willing to admit when they’re wrong and willing to do things someone else’s way, whether it’s because the other way is better or it’s important to maintain team harmony.

The qualities that leaders in the study called personality were actually emotional intelligence skills. And unlike your personality, which is set in stone, you can change and improve your EQ.

21ST EDITION – AUGUST 2019

PAGE 32

They’re never satisfied. Exceptional employees have unparalleled convictions that things can always be better— and they’re right. No one is ever done growing, and there is no such thing as “good enough” when it comes to personal improvement. No matter how well things are going, exceptional employees are driven to improve, without forgetting to give themselves a healthy pat on the back.

They also consider the difficult person’s standpoint and are able to find solutions and common ground. Even when things completely derail, emotionally intelligent people are able to take the toxic person with a grain of salt to avoid letting him or her bring them down.

They recognize when things are broken and fix them. Whether it’s a sticky desk drawer or an inefficient, wasteful process affecting the cash flow of the entire department, exceptional employees don’t walk past problems. “Oh, it’s been that way forever,” simply isn’t in their vocabulary. They see problems as issues to be fixed immediately; it’s that simple.

Dr. Travis Bradberry is the award-winning co-author of the #1 bestselling book, Emotional Intelligence 2.0, and the cofounder of TalentSmart, the world's leading provider of emotional intelligence tests and training, serving more than 75% of Fortune 500 companies. Dr. Bradberry has written for, or been covered by, Newsweek, BusinessWeek, Fortune, Forbes, Fast Company, Inc., USA Today, The Wall Street Journal, The Washington Post, and The Harvard Business Review.

They’re accountable. If you’re a manager trying to decipher a bungled report, “It’s not my fault” is the most irritating phrase in the English language. Exceptional employees are accountable. They own their work, their decisions, and all of their results—good or bad. They bring their mistakes to management’s attention rather than hoping no one will find out. They understand that managers aren’t out to assign blame; they’re out to get things done. They’re marketable. “Marketable” can mean many things. Inside the organization, it means “likeable.” Exceptional employees are well liked by co-workers. They have integrity and leadership skills (even if they’re not in an official leadership position) that people respond to. Externally, it means they can be trusted to represent the brand well. Managers know they can send these employees out to meet with clients and prospects without worrying about what they’ll say or do. They neutralize toxic people. Dealing with difficult people is frustrating and exhausting for most. Exceptional employees control their interactions with toxic people by keeping their feelings in check. When they need to confront a toxic person, they approach the situation rationally. They identify their own emotions and don’t allow anger or frustration to fuel the chaos.
