Katrina Eland - Property Manager Katrina Eland epitomizes today’s younger breed of highly motivated real estate professionals – ambitious, results oriented, customer driven, and passionately committed to providing outstanding service delivery. Katrina entered the industry in February 2003, at the age of 17, working initially in a sales support role. She was promoted to Personal Assistant in the sales section after only 12 months, before transferring to the property management side in May 2005 – both to broaden her experience and enhance her already impressive customer skills. How well she succeeded can be gauged from the fact that by May 2006, she had advanced to Property Manager, managing her own rent roll. In February 2007, Katrina joined Property Central and is currently operating in familiar territory – as our Property Investment Manager.

Finding a tenant At Property Central we take great care to select the right tenant for your property. We meet all applicants in person at your property to show them first hand, in this time we can get to know
them. Keys are never handed to any prospective tenants. All Residential Tenancy Applications are submitted and a comprehensive reference check is completed on all prospective tenants.

Finding a tenant Tenancy database Property Central has many pre-qualified tenants who will be given the opportunity to inspect the property first. If the home suits
their needs we can contact you immediately with their application details, which will ensure you of a quick tenant search process.
Tenant selection All prospective tenants are required to complete a detailed application form and provide us with 100 points of ID. We then thoroughly screen all tenants including current and previous rental reference, confirm
employment and income details and contact personal references. Once we have all the information, each suitable tenancy application will be referred to you for a decision.
Lease preparation & signing Once a tenant has been selected a lease is prepared outlining all the terms agreed by you and your new tenant and a detailed condition report is completed including photos of the property and gardens and a record of all keys handed to the tenant is kept on file. The tenant
is immediately set up on a direct debit system for all rental payments and the bond is lodged with the rental bond board. An initial routine inspection is carried out within the first month of a new tenancy to make sure everything is running smoothly.
Insurance Insurance plays a major factor into having an investment property, it gives you peace of mind should anything occur. It’s important to understand that there are different types of insurance to consider for your investment property. They are as follows: Home Insurance – Home insurance is created to cover you in the event of a natural disaster, fire, theft or attempted theft or liability cover. Varying polices are offered by the competing insurance companies.
House Contents Insurance – This is created to cover you for all internal fittings of a property that house insurance won’t cover. In the event of a dishwasher overflowing, damaging carpets for example, should you have landlord’s contents insurance, you will be covered. Landlords Insurance - Landlord insurance is designed to protect you against a defaulting tenant, being arrears, damage, cleaning.

During the tenancy We will look after your property as if it is our own and ensure the property is well maintained. We provide prompt service and courteous attention at all times. We do not just collect your rent. We manage your investment property, protect your asset and maximise your rental return.
We are contactable any time of the day and you actually get to speak to the manager of your property, not the junior staff member who isn’t in control. We offer this personal service with the latest systems and technology available.
Rent collection We offer tenants multiple rent payment options with DIRECT DEBIT as our most preferred. Rent payments are monitored on a daily basis and at Property Central, we have strict arrears control and management. Should your tenant not
respond to our arrears control, we will contact you seeking your instructions regarding the possible termination of the tenancy and keep you informed throughout the legal process.
End of month payments and rent statements Owners will have the option to receive the rent payments at both mid-month and end of month or just the one payment at end of month. All agreed property outgoings will be paid on your behalf (subject to the availability of funds) and if we do not have sufficient funds, we will contact
you for instructions. A detailed statement will be posted or emailed to you immediately and an accurate Annual Income and Expenditure Statement will be provided to you at the end of financial year.
During the tenancy Repairs and maintenance At Property Central we understand that it is very important to pay special attention to property maintenance to keep the home in top condition. To do this, we like to attend to maintenance issues that may arise during a tenancy as soon as possible to reduce wear and tear. All maintenance issues will be bought
to your attention before any repairs are carried out. Property Central will only use appropriately qualifyed and insured tradespeople for any repairs or maintenance work to your property. A copy of all invoices for any work arranged on your behalf will be sent to you for your records.
Routine inspections A routine inspection will be completed 3 months after a new tenancy begins to make sure everything is running smoothly with your new
tenant. Inspections will then be conducted every 6 months there after with a detailed report sent to you along with photos of any serious issues.
Tenancy agreement renewal All tenancy agreements are reviewed a month prior to the lease expiring. After contacting you for instructions, we will offer the tenant a new lease agreement with terms agreed to
by yourself. Certainly if the market dictates a higher amount then we will provide you with our recommendations and negotiate the best outcome to the satisfaction of both parties.
Rent Review At Property Central we understand its important to keep up with the for ever changing market. Therefore we review each tenancy that is in the continuation period every 6 months to ensure
your property is achiving market rent. A letter with regards to this will be sent advising you of an amount, prior to proceeding we will seek your instructions.
