The golden rules for buying a new kitchen Choosing a new kitchen can be a bewildering task. There are big variations in price, quality and service. These rules will help you make the best possible choice. Take your time

Your kitchen is the heart of your home and you’ll live with your choice (and in it!) for many years. Ignore any “special offers” a salesperson may use to pressurise you to buy a kitchen on your first visit to the showroom. Always sleep on it first; the offers will be there when you return.

Get at least two designs at different budget levels

They will show you around their workshops and you can see the quality of kitchens for yourself and you’ll be able to save money on a like-for-like basis.

Quality, like beauty, may only be skin deep

You may be surprised what you can afford. This will give you a clearer picture of what is right for you and help establish what budget you want to set.

Always check the quality of the carcass (the kitchen cabinet without the door and drawers), especially the density and thickness, the types of drawers and drawer runners, the type of hinge and the type of backs of cabinets .

Find out when the company was established

Choose between bespoke and standard cabinets

An older company is likely to be more reliable.

Check who the fitters work for

Are they sub-contractors or employed by the the company? Who do you actually pay? If an after sales service is required during the guarantee period, the company may blame the fitters and vice-versa. This can leave you with the problem unsolved, if you cannot establish who is accountable.

If standard kitchen cabinets don’t fit your existing room exactly, you can either accept that standard sizes of kitchen units may be cheaper or find a manufacturer who will supply and fit your new kitchen directly and will make the special sized cabinets to fit your room. You will pay a premium for bespoke sized units but they will always fit your kitchen better and look more attractive.

Check the timescales

Also ask to see an actual installation. This gives you a better idea of the quality and service you are likely to get.

The amount of time it will take to supply and fit your kitchen will vary depending on its size and the products you choose. Be wary of anyone who promises a very quick, or very slow, turnaround.

Find trade only companies selling directly to the public.

Plan views are old hat; a company should be able to offer you a 3D visual of your new kitchen. It’s always advisable to see your new kitchen in the style and finish of your choice before you actually buy it.

Think carefully about all the incidental expenses you’re going to have and make sure they are in your budget. Allow for things like: floor and wall coverings, curtains or blinds, lighting, and painting and decorating. 

Can I get a loan to bridge the gap between the sale of my existing property and the purchase of a new one?

How can I buy a new property when I haven’t sold mine?

I

f your current property is worth more than the new one you may be able to raise a mortgage on it for the full cost of the new one. If you are eligible for a normal residential mortgage then you just need to make sure that the product you choose does not have any early redemption penalties, so you can sell your home and repay the mortgage without having to pay £1,000s for the honour. If you do not qualify for a standard residential mortgage then you may still be able to arrange a bridging loan. These can be secured either against your existing home or both properties and again would be repaid upon sale. They tend to be more expensive than a normal mortgage because of their short term nature. If the new property is more expensive then you will probably have to arrange a bridging loan on your current home to cover the deposit and a normal mortgage on the new property. Again you will need to make sure that the new mortgage gives you the flexibility to reduce the amount outstanding once you have sold your current home without being penalised. 

This is a short term loan secured on your existing property, which bridges the gap between the purchase of a new property and the sale of your existing one. Due to the short term nature of the loan, and having a clear exit strategy, your pension income should not be a major problem. With the circumstances outlined, it should be relatively straightforward to arrange, for instance, a 12 month bridging loan to be taken out using your existing home as collateral, with the loan being repaid upon its sale. It’s important to remember that you will also need additional funds to cover other costs such as stamp duty, arrangement fees and solicitors’ costs. If you are not comfortable with bridging finance, then I suggest you await until you have secured a buyer for your current home and complete the transaction for the new purchase simultaneously. I suggest that the next step would be to discuss your enquiry in more detail with an independent advisor. 

We own our home outright and have got it up for sale. I have now found a property I want to buy but haven’t sold mine, what can I do?

How to find a great letting agent The vast majority of letting agents provide vital services and support during what can be complicated and important processes where a mistake could prove extremely costly. To ensure you receive the best advice and services along with value for money, talk to a few agents preferably those recommended by people you know - and, if you’re not completely satisfied with the answers to your questions, walk away. If you need help finding a letting agent, you can obtain details of those in your area via the Association of Residential Letting Agents ARLA.co.uk or the National Approved Lettings Scheme NALScheme.co.uk Ideally, any agent you choose should be part of a recognised regulatory body such as ARLA or NALS. This way you can ensure your money is covered under a Client Money Protection (CMP) Scheme. These schemes ensure that should anything untoward happen to your funds you will be reimbursed.
