Can you briefly tell the story and development of Çağra & Co. Ltd. and about yourself?
My father, Kamil Çağra, and my mother, Ayşe Çağra, started their business in 1988 in a 40 m2 rented store in Kyrenia, with consignment goods. On September 16, 1995, they took their first steps toward expansion by relocating to our own building in the heart of Kyrenia. We bought a 5-acre land on the same street in 2004, and over the years, expanded it to 6.5 acres in 2012, 8 acres in 2017, and finally, to a 10.5-acre warehouse in 2019.
We built the second level of our main building in 2010 and launched it as a showroom. I was of university age at the time. After graduating from the Interior Architecture faculty in the UK in 2014, I had a five-month internship experience at an interior design office in Ortaköy, Istanbul. After the decision was made by the Çağra family to expand and establish branches, I permanently returned to Cyprus.
In 2015, I became a member of the Çağra board of directors. In September 2015, we opened our Famagusta branch with an area of 300 m2, and later in March 2018, we moved to a new location with 3,000 m2, which was well appreciated by all of our customers. The second floor was completely redesigned as a showroom. We continued to grow our business with a warehouse at Famagusta Free Port and another closed warehouse that we bought and constructed at Famagusta Industrial Area.

Babam Kamil Çağra ve Annem Ayşe Çağra, 1988 yılında Girne'de kiralık 40 m2'lik bir mağazada konsinye mallarla başladıkları iş hayatına, 16 Eylül 1995'de Girne'nin en işlek caddelerinden birinde kendi malımız olan Girne merkez binamıza taşınarak gelişmenin ilk adımlarını atmış oldular. 2004 yılında yine aynı cadde üzerinde 5 dönüm olarak satın aldığımız araziyi daha da büyüterek 2012 yılında 6,5 dönüm, 2017 yılında 8 dönüm, 2019 yılında ise 10,5 dönümlük bir depoya sahip olduk.
2010 yılında merkez binamızın 2. katını inşa ederek burayı Showroom olarak hizmete açtık. Bu süre zarfında ben üniversite çağına gelmiş oldum. 2014 yılında İngiltere’de İç Mimarlık fakültesinden mezun olduktan sonra, İstanbul Ortaköy’de bir iç mimarlık ofisinde beş aylık bir staj deneyiminde bulundum. Ardından Çağra ailesi olarak şubeleşme kararı alındı ve ben temelli olarak Kıbrıs’a dönüş yaptım.
Çağra’ya 2015 yılında yönetim kurulu üyesi olarak katıldım. 2015 Eylül’de 300 m2 olarak açtığımız Mağusa şubemizi, geliştirerek 2018 Mart ayında tüm müşterilerimizin beğeniyle bahsettiği 3,000 m2’lik yeni yerimize taşındık. 2. katı tamamen Showroom olarak düzenledik. Mağusa Serbest Liman'da bir depomuz, ayrıca Mağusa Büyük Sanayi 'de satın alıp inşa ettiğimiz kapalı depomuz ile büyümemizi sürdürdük.

At Çağra, our goal was to create a concept where customers can find all kinds of materials from the base to the rooftop. I believe that after ten years, we have fulfilled this goal as the second generation, with my brother Olgu Çağra joining in 2013 and myself in 2015.
Because of our extensive range of brands and products, and our understanding that distinct structures must be separated, we divided the hardware and home utensils as Çağra Home Center, and the ceramics and bathroom group as Çağra Showroom Concept, still under the Çağra brand name. This separation was prompted by the fact that these divisions cater to diverse customer bases and operate in different market segments.
In 2015, through a decision made by the board of directors, I became the responsible director for the 'Showroom Concept' stores, while Olgu Çağra took charge of the 'Home Center' stores. Today, with 35 years of experience, we serve Cyprus with a total of 30,000 different product range and 100 different brands through our four stores located in Kyrenia and Famagusta (13,000 m2 outdoor area and 7,500 m2 indoor area) and four warehouses (14,500 m2 outdoor area and 8,000 m2 indoor area).
Çağra bünyesinde temelden çatıya her çeşit malzemeyi bulabileceğiniz bir konsept yaratmayı hedefledik. İnanıyorum ki bunu da ikinci nesil olarak 2013 yılında abim Olgu Çağra'nın katılımıyla ve 2015 yılında da benim katılımım ile birlikte, bugün 10 yılın ardından bu hedefimize ulaşmış bulunuyoruz.
Marka ve ürün yelpazemizin çok geniş olmasından dolayı ve iki yapılaşmanın birbirinden ayrıştırılması gerektiğine inandığımız için, hırdavat ve ev gereçlerini Çağra Home Center olarak, seramik ve banyo grubunu da Çağra Showroom Concept olarak yine Çağra adı altında iki farklı konsepte ayırdık. Bunun sebebi ise her ikisinin de farklı müşteri portföyüne sahip olması, farklı konseptte ve kulvarlarda olması…
Yönetim kurulu kararı ile 2015 yılında ben ‘Showroom Concept’ mağazalarından, Olgu Çağra da ‘Home Center’ mağazalarından sorumlu direktör olduk. Bugün 35 yıllık bir deneyimle toplamda 30,000 çeşit ürün yelpazesi ve 100 farklı markamız ile Girne ve Mağusa’da bulunan dört mağazamız (13000 m2 açık alan ve 7500 m2) ve dört depomuz (14500 m2 açık alan ve 8000 m2 kapalı alan) ile Kıbrıs adasına hizmet veriyoruz.

Çağra is working with many well-known brands such as Seranit, Artemis, Mainzu, Newarc in showroom stores. What do you consider when selecting the brands and goods to include in your structure?
There are various considerations we make while selecting brands for the bathroom. We prioritize working with innovative companies that keep up with the trends and have designs that reflect the current era, while also maintaining a high standard of quality and conducting research and development (R&D) to improve their products. Additionally, as I suppose we are people from the Mediterranean, we cherish genuine relationships with our business partners and seek those who share similar qualities.
In 2023, we formed fresh alliances with Artemis and the well-known ROCA business, which further strengthened our brand.
Showroom mağazalarınızda Seranit, Artemis, Mainzu, Newarc gibi pek çok bilinen marka ile çalışılıyor. Bünyenize kattığınız marka ve ürünleri seçerken nelere dikkat ediyorsunuz?
Banyo grubunda marka seçimi yaparken dikkat ettiğimiz birkaç unsur vardır. Ürünlerin çağı takip eden tasarımlarının olması ve bununla birlikte kaliteden ödün vermeyen ve ARGE çalışmaları ile ürünleri geliştirmeyi hedefleyen yenilikçi firmalarla iş birliği yapmaya özen gösteriyoruz. Bir de bizim Akdeniz insanı olduğumuzdan mıdır bilmem ama karşımızdaki iş ortaklarımızın da bizim gibi sıcakkanlı ve içten olması aradığımız kıstaslar arasındadır.
2023 yılı içerisinde yeni iş ortaklığı kurduğumuz Artemis ve dünyaca ünlü ROCA firması ile markamıza daha da değer katmış olduk.
We are thrilled to share our exciting plans with you. First and foremost, we have set our sights on developing an advanced online sales platform. The groundwork for this project is already in progress, and given the growing significance of online sales in today's world, especially due to the pandemic's impact, we have made the strategic decision to expedite its development. Soon, our online sales website will be up and running, offering you a seamless shopping experience.
With regard to our second goal, we are starting a brand new retail venture called "Çağra Express." This store concept seeks to efficiently meet your demands by concentrating on offering all necessary home necessities at incredibly low prices. We are set to open an 800 m2 store on Larnaca Road, ready to serve you in the near future.
Rest assured that this is not where our goals end. We are just getting started on this adventure as two siblings with the support of our parents, Kamil and Ayşe Çağra. Numerous opportunities lie ahead, and we are excited to explore them all.

Şu an yakın gelecekteki iki hedefimizden biri olan ve hali hazırda alt yapı çalışmalarına başlamış olduğumuz online satış sitemizi sizlere buradan duyurmuş bulunuyoruz. Pandeminin de etkisi ile online satışın günümüzde çok aktif bir rol oynaması sebebi ile, pandeminin içerisinde aldığımız bir kararla şu an online satış sitemizin çalışmalarını hızlandırdık. Çok yakında online satış sitemiz hizmetinizde olacaktır.
İkinci hedefimiz de yeni bir imajla birlikte Çağra Express adı altında sadece perakende satış yapacağımız bir mağaza konsepti daha yarattık. Bu mağazada evin temel ihtiyaçlarına dair her şeyi en uygun fiyatlarla müşterilerimize sunmayı hedefledik. Larnaka yolu üzerinde 800 m2’lik bir mağaza ile çok yakında hizmetinizde olacağız.
Tabii ki hedeflerimiz bu kadarıyla sınırlı değil çünkü biz henüz iki kardeş olarak yolun başında sayılırız, babamız Kamil Çağra ve annemiz Ayşe Çağra'nın da desteği ile daha yürüyecek uzun bir yolumuz ve açılacak çok kapımız olacak.

In this issue, we conducted an interview with Türkan Akhan, the CEO of Şifa Construction, one of the wellknown successful companies in Northern Cyprus. The success of Şifa Construction was recently honored with two awards: "Luxury Villa Project of the Year" and "Construction Brand of the Year in Cyprus." How are the sales going for your new projects? Who is your target audience?
Our new projects are attracting the attention of both foreigners and Turkish buyers. Our target audience includes individuals from Turkey, Scandinavian countries, Russia, Kazakhstan, Poland, Iran, Germany, and even the United States.
What else is on your roadmap for the year 2023?
The overwhelming popularity and demand for all our recently launched projects are highly motivating for us. Over the past three years, we have become a leading construction company by taking the right steps and producing quality projects. We are focused on our goals and continue to work relentlessly. Before the end of 2023, we are preparing to present three more new projects to our customers.

In our interview with KTİMB President Cafer Gürcafer, we acquired detailed information about the STAGEM project and stages that will further advance the construction sector in our country.
Could you provide detailed information about your new initiative 'guarantorship' that will support Northern Cyprus construction companies?
STAGEM primarily aims to strengthen and stabilize the construction sector while also ensuring consumer protection through its "guarantorship" project. The project we aim to implement is already in use worldwide. The purpose is to assure the delivery of houses by construction companies on time and with the promised quality. In other words, one of the main goals of the project is to distinguish reliable and solid companies from unreliable ones, so to speak, separating the "good apples" from the bad ones. The goal here is to increase and support the auditing of currently operating companies.
In summary, our aim with this project is to promote institutionalization, provide consumer trust, and prevent the disruption of corporate structures of companies. Although it is a project that is long overdue, we are making solid progress, and we plan to implement it within 6 months.
Let's face it; there are both corporate and non-corporate companies in this sector. While there are many reliable companies, unreliable ones can also enter this system. What we are trying to create here is a serious selection system. If you want to operate in this sector, you must be monitored by an authority and comply with the necessary rules. This way, we can prevent unfair competition. While we have many corporate companies, we can also prevent those who want to make a quick profit and leave without a corporate structure. In conclusion, this system aims to ensure the continued operation of safe companies and prevent malicious individuals from entering the industry.

Kuzey Kıbrıs inşaat firmalarını destekleyecek olan yeni uygulamanız "garantörlük" hakkında detaylı bilgi verebilir misiniz?
STAGEM, “garantörlük” projesi ağırlıklı olarak sektörü güçlendirmek ve sağlamlaştırmayı hedeflerken aynı zamanda tüketici güvencesini sağlamayı hedeflemektedir. Gerçekleştirmeyi hedeflediğimiz proje halihazırda dünya çapında uygulanmaktadır. Bu projenin amacı taahhüt edilen zamanda ve kalitede inşaat firmalarının konutlarını güvenilir bir şekilde teslim etmesini denetleyecek bir uygulamadır. Bir başka deyişle güvenilir ve sağlam firmaları tabiri caizse “çürük elmalardan” yani sağlam olmayan firmalardan ayırmak projenin ana amaçlarından biridir. Burada amaç, şu anda faaliyet gösteren şirketlerin denetimini arttırmak ve desteklemektir.
Özetleyecek olursak, bu proje ile hedefimiz kurumsallaşmayı sağlamak, tüketici güvenini tahsis etmek ve aynı zamanda firmaların kurumsal yapılarının bozulmasını engellemektir. Geç kalınmış bir proje olmasına rağmen sağlam bir şekilde ilerliyoruz ve projemizi 6 ay içerisinde uygulamaya sokacağız.
Kabul edelim ki bu sektör içerisinde kurumsal olduğu kadar olmayan firmalarda var. Güvenilir olan firmalar çok olmasına rağmen güvenilir olmayan firmalarda bu sistem içerisine girebilmektedir. Bizim burada oluşturmaya çalıştığımız ciddi bir seçim sistemidir. Bu sektörde faaliyet göstermek istiyorsanız bir organ tarafından denetlenmeli ve gerekli kuralları yerine getirmelisiniz. Böylelikle haksız rekabetin önüne geçebiliriz. Kurumsal yapıya kavuşmuş bir sürü firmamız varken, kurumsal olmayan kısa sürede para kazanıp gitmek isteyenleri de böylelikle engelleyebiliriz. Sonuç olarak amacımız güvenli firmaların güvenilir şekilde devam etmesini sağlarken sektöre kötü amaçlı kişilerin girmesini engellemektir.
STAGEM is an organization within KTİMB that focuses on developing sector-specific standards, providing support to its members during this process, and managing the audit and certification processes within these standards. Its primary goal is to enhance the competitiveness of KTİMB member companies operating in the construction sector, improve their operational capabilities to meet certain standards, and ultimately raise the quality of products and services in the industry while strengthening the sector's brand image.
STAGEM NEDİR?
STAGEM, inşaat sektöründe faaliyet gösteren KTİMB üyesi firmaların, rekabet edebilirliklerinin ve operasyonlarını belirli bir standartta gerçekleştirme kapasitelerinin artırılmasını desteklemek yönünde, sektör bazlı standart geliştiren, bu süreçte üyesine destek sağlayan, standartlar çerçevesinde denetim ve sertifikalandırma süreçlerini yöneten bir KTİMB kuruluşudur. Faaliyetleri ve kuruluş amacı doğrultusunda sektördeki ürün ve hizmet kalitesinin yükseltilmesini, sektörün marka imajının güçlendirilmesini sağlayacaktır.
Could you elaborate on the formation of STAGEM?
Between 2003 and 2007, there was a construction boom in Northern Cyprus. We know that unreliable companies faced difficulties during that period and caused problems for consumers. Many companies went bankrupt during that time. We have learned our lessons from that period. Therefore, we have created a comprehensive project that will address shortcomings and fill gaps. The STAGEM project emerged from a need, primarily to prevent victimization. Not only that, but it also has a structure that will empower you. We have created such a great project from these two points.
Could you provide information about how STAGEM operates and the advantages it offers to KTİMB member construction companies?
We will conduct regular and continuous inspections to determine if the company in question has sufficient financial resources for their project, if they are on schedule, and if they are delivering the promised quality. With these processes, buyers will not have concerns about the quality and progress of their projects and can wait with confidence.
In our opinion, companies that do not have this certificate are not sufficiently institutionalized and cannot handle this business. Obtaining the certificate will not be the end of the process. They must maintain the certificate conditions through regular inspections. While STAGEM protects consumer rights and strengthens the marketing strategies of companies, there will be no unfinished projects for any project included in this application.
STAGEM'in oluşum amacından bahsedebilir misiniz?
2003 - 2007 yılları arasında Kuzey Kıbrıs’ta yine bir inşaat patlaması olmuştu. O dönemde sağlam olmayan firmaların hem sıkıntı yaşadığını hem de tüketiciye sorun yaşattıklarını biliyoruz. O dönem iflas eden birçok firma olmuştu. O süreçten dersimizi iyice aldık. Böylelikle, eksiklikleri ve oluşan boşlukları kapatacak kapsamlı bir proje oluşturduk. Özetle, STAGEM projesi bir ihtiyaçtan ortaya çıkmıştır. Bu ihtiyaç ise en başta mağduriyeti önlemektir. Yalnızca bununla kalmayıp elinizi güçlendirecek bir yapıya da sahiptir. Bu iki noktadan güzel bir proje oluşturdurduk.
STAGEM’in işleyişi ve KTİMB üyesi inşaat firmalarına sağladığı avantajlar hakkında bilgi alabilir miyiz?
İlgili firmanın projesi ile ilgili finansal kaynağı yeterli mi, iş programına uygun gidiyor mu ve taahhüt ettiği kaliteyi yerine getiriyor mu diye düzenli ve sürekli olarak denetleme yapacağız. Bu süreçler sayesinde alıcı projesinin kalitesi ve süreci hakkında endişe duymaz ve güvenli bir şekilde bekleyebilir.
Bizim kanaatimize göre bu belgeye sahip olmayan firmalar yeterli kurumsallığa sahip değildir ve bu işin altından kalkamaz. Bu belgeyi almak ile süreç bitmeyecektir. Düzenli denetlemeler ile belge koşullarını koruması gerekmektedir. STAGEM tüketicinin haklarını korurken, firmaların pazarlama stratejilerini güçlendirmektedir. Bu uygulamaya dahil olan hiçbir projenin yarım kalması söz konusu olmayacaktır.
What are the goals and objectives behind the establishment of KTİ-Koop Ltd - Cyprus Turkish Construction Cooperative Ltd. within the framework of KTİMB?
The cooperative has several objectives. The first goal is to create a collective power. In other words, all members of the union will become shareholders in the cooperative. The cooperative will serve as an intermediary institution that resolves emerging issues and fulfills social responsibilities rather than competing with contractors. One of these institutions is STAGEM, which will conduct structural integrity inspections. The second goal is urban transformation. In some areas, unplanned and irregular constructions have occurred. For example, public housing is one of these irregular constructions. There are both legal and structural problems. With the cooperative, we can transform a visually and structurally deteriorated building into one suitable for the city without pursuing profit. At the same time, we can prevent individuals from suffering losses and fulfill our social responsibility. We aim to address an issue that we believe is lacking in our country through the cooperative.
KTİMB bünyesinde oluşturulan KTİ-Koop. Ltd-Kıbrıs Türk İnşaat Kooperatifi Ltd.’in oluşturulma amacı ve hedefleri nelerdir?
Kooperatifin birkaç tane amacı vardır. İlk amaç, bir güç birliği oluşturmaktır. Yani birliğin üyesi olan bütün müteahhitler kooperatifte hissedar olacaklar. Kooperatif müteahhitler ile rekabet içerisinde olmak yerine oluşan sorunları çözümleyen ve toplumsal sorumlulukları sağlayacak aracı kurum olarak yer alacaktır. Bu kurumlardan bir tanesi STAGEM’dir. STAGEM ile sağlamlık denetimleri yapılacaktır. İkinci amacı ise kentsel dönüşüm yapmaktır. Bazı bölgelerde plansız çarpık yapılanmalar oluşmuştur. Örneğin, sosyal konutlar bu çarpık yapılanmalardan biridir. Hem hukuki yönden hem de yapısal olarak sıkıntılar vardır. Kooperatif ile kar amacı gütmeden, görsel ve yapısal bozulmuş olan bir yapıyı şehre uygun bir yapıya dönüştürebilir. Aynı zamanda bireylerin zarar etmesini önleyerek sosyal sorumluluğumuzu yerine getirebiliriz. Ülkemizde eksik olduğunu düşündüğümüz bir konuyu kooperatif ile tamamlamayı hedefliyoruz.
Companies aiming to obtain the 'Corporate Competency Certificate' to enable KTİMB to act as a guarantor within KTİ-Koop Ltd need to follow certain steps. What are the requirements for companies seeking to obtain this certificate?
After becoming members of the Contractors Union, contractors will undergo an education process. The education process has already begun. Subsequently, there will be a certification process with services obtained from an internationally recognized organization, classified as silver, gold, and platinum. The international recognition of the certificate is important to us. The mentioned certificate will be provided by an internationally accredited and independent auditing organization under the management of the Standard Development and Audit Center (STAGEM), which is another component of the project and is established within KTİMB.
KTİMB'nin, KTİ-Koop. Ltd bünyesindeki üyelere garantör olabilmesi için üye firmaların "Kurumsal Yeterlilik Sertifikası"nı ibraz etmesi gerekiyor. Bu sertifikayı almak isteyen şirketlerin neler yapması gerekiyor?
Müteahhitlerin, müteahhitler birliği üyesi olduktan sonra öncelikle bir eğitim süreci olacaktır. Şu anda eğitim süreci başlamış durumda. Daha sonrasında silver, gold ve platinum şeklinde uluslararası tanınan bir kuruluştan aldığımız hizmet ile sertifikasyon süreci olacak. Sertifikanın uluslararası kabul edilirliği bizim için önemlidir. Söz konusu sertifika, projenin bir başka bacağı olan ve KTİMB bünyesinde oluşturulan Standart Geliştirme ve Denetim Merkezi – STAGEM yönetiminde, uluslararası akredite ve bağımsız bir denetleme kuruluşu tarafından sağlanacaktır.
The standards developed for evaluating the corporate competencies of companies operating in the sector are grouped into six main categories: Financial Management, Business Management, Material and Equipment Management, Project Management, Customer Management, and Sustainability. Each group has its own subcategories, and there are separate criteria for each of these subcategories.
What are the advantages that businesses can gain from having the Corporate Competency Certificate?
Certified companies will be insured by the Contractors Union, and their guarantees will be provided. When you buy a property from certified companies, both the Contractors Union insurance and the organization will guarantee that the property will be completed in the promised time and quality. This will create a significant distinction between companies that are not covered by this system. In other words, once this system is implemented, our expectation is that consumers will begin to inquire, and companies that are not under inspection will enter the inspection process. Thanks to this application, which protects consumer rights, companies under the guarantee of the Contractors Union will be preferred more, which will be highly beneficial for our companies.
What kind of support does KTİMB provide to companies to help them improve their practices in the post-audit process?
During the training process, companies with deficiencies will be given a specific period to complete them. Companies that address their deficiencies will go through the certification process again.
Sektörde faaliyet gösteren firmaların, işletme fonksiyonları kapsamında kurumsal yeterliliklerinin denetlenmesine yönelik geliştirilmiş olan standartlar Mali Yönetim, İş Yönetimi, Malzeme ve Ekipman Yönetimi, Proje Yönetimi, Müşteri Yönetimi, Sürdürülebilirlik olmak üzere altı ana başlıkta gruplandırılmıştır. Her grubun kendi içerisinde alt başlıkları ve bunların her birine ilişkin ayrı ayrı kriterler bulunmaktadır.
Kurumsal Yeterlilik Sertifikası'na sahip olmanın işletmelere sağlayacağı avantajlar nelerdir?
Sertifika alan firmalar müteahhitler birliği tarafından sigortalanacak ve garantörlükleri yapılacaktır. Sertifikayı alan firmalardan konut aldığınız zaman, konutun size taahhüt edilen sürede biteceği ve vaat edilen kalitede olacağı hem müteahhitler birliği sigortası hem de kurum tarafından size garanti edilecektir. Bu da kapsam dışındaki olan firmalar ile ciddi bir ayrım yaratacaktır. Yani bu sistem uygulanmaya başladıktan sonra beklentimiz tüketicinin sorgulamaya başlaması ve denetlenmeyen firmalarında denetim sürecine gelmeleridir. Tüketicinin hakkını da koruyan bu uygulama sayesinde müteahhitler birliği garantörlüğü altında olan firmalar daha çok tercih edilecektir. Bu da firmalarımıza oldukça fayda sağlayacaktır.
Denetim sonrası süreçte firmalara uygulamalarını iyileştirebilmeleri için KTİMB tarafından ne gibi destekler sunuluyor?
Eğitimler sürecinde eksiklikleri olan firmalara tamamlamaları için belirli bir süre tanınacaktır. Bu süreç sonucunda eksikliklerini yerine getiren firmalar tekrardan sertifikasyon sürecine girecektir.

Theenvironment in which people live today has an impact on a huge area, leading to the most important and harmful issues in our world right now. Most importantly, it is slowly escalating to a point where human life is in danger. Numerous flood disasters brought on by climate change, the devastation of the natural world we have caused, and countless other destructions brought on by mindless production and development are all on the rise (Tekeli and Ataöv, 2017).
Buildings and construction account for 39% of global carbon emissions, with construction work and materials accounting for 11% of this total (Architecture, 2030). While significant progress has been made in improving building operational energy efficiency, there is growing concern about the embedded or pre-carbon that goes into material extraction, processing, transportation, and construction work. Construction materials account for half of all raw materials used in Europe, while demolition and construction waste account for roughly one-third of all waste. Building materials reveal enormous potential and opportunity for a circular economy due to their high volume (Mazria, 2020).
Between 2020 and 2050, new buildings are expected to emit roughly half of their emissions from underground sources and half from operational sources over their entire lifecycle. This ratio, however, in medium term has skewed toward embedded emissions, which account for 72% of building emissions over a 10-year timeframeroughly the amount of time we have before we cross the 15 °C global temperature change threshold (World GBC, 2021).
The European Commission published the “European Green Deal” in December 2019, outlining the first roadmap of key policies and measures required to implement both the United Nations’ 2030 Agenda and the Sustainable Development Goals (SDGs).
The European Union’s (EU) aims to achieve net zero emissions of greenhouse gases by 2050 also promises to “leave no one behind” in the race to establish a climate-neutral economy by that date (EU, 2019).
Günümüzde insanlığın yaşamakta olduğu çevre, bugün dünyamızın en can alıcı ve yıkıcı sorunlarını yaratarak, çok geniş bir alanı etkilemekte; en önemlisi giderek insan yaşamını tehdit eden boyutlara ulaşmakta, hergün iklim değişikliğinin sonucunda onlarca sel felaketi, kendi yarattığımız doğa tahribatı ve bunun gibi bilinçsiz üretim ve gelişmenin doğurduğu sayısız tahribat artarak sürmektedir (Tekeli ve Ataöv, 2017).
Binalar ve inşaat küresel karbon emisyonlarının % 39’undan sorumluyken, inşaat işleri ve malzemeler bu toplamın % 11’ini temsil ediyor (Architecture, 2020). Binaların operasyonel enerji verimliliğinde büyük adımlar atılmış olsa da, malzeme çıkarma, işleme, nakliye ve inşaat işlerine giren gömülü veya ön karbon için artan bir endişe varolmakta. İnşaat malzemeleri Avrupa’da kullanılan hammaddelerin yarısını oluştururken, inşaat ve yıkım atıkları tüm atıkların 1/3’ünü temsil ediyor. Bu yüksek hacımdan dolayı, yapı malzemeleri döngüsel bir ekonomi için muazzam bir potansiyel ve fırsat ortaya koyuyor (Mazria, 2020).
2020 ve 2050 yılları arasında yeni binaların emisyonlarının yaklaşık yarısını gömülü kaynaklardan, yarısını da tüm yaşam döngüsü boyunca operasyonel kaynaklardan üreteceği tahmin edilmektedir. Bununla birlikte, bu oran orta vadede, 10 yıllık bir zaman dilimi boyunca bina emisyonlarının % 72’sini oluşturan gömülü emisyonlara doğru eğrilmiştir - kabaca 1,5 °C küresel sıcaklık değişim eşiğini aşmadan önce sahip olduğumuz süre. (World GBC, 2021).
Avrupa Komisyonu, Aralık 2019’da hem Birleşmiş Milletler’in 2030 Gündemi hem de Sürdürülebilir
Kalkınma Amaçlarını (SKA) uygulamak için gereken temel politika ve önlemlerin ilk yol haritasını ortaya koyan “Avrupa Yeşil Mutabakatını” yayınladı. Avrupa
Birliği’ni (AB) 2050 yılına kadar net sıfır sera gazı emisyonuna ulaşma yolundaki yaptırım haritası, 2050 yılına kadar iklim nötr bir ekonomi elde etme yarışında “kimseyi geride bırakmama” sözü de veriyor (EU, 2019).
The European Green Deal, which will have transformative effects on the EU within the framework of the Customs Union, will undoubtedly have an impact on Turkey’s commercial integration into the EU, both as a candidate nation and as a partner in the Customs Union. To eliminate potential negative effects and turn the policy changes targeted by our country’s harmonization into opportunities for our country, all institutions, particularly building material manufacturers exporting to the EU, should closely monitor the main aspects that stand out within the scope of the European Green Deal and that may affect our country.
On the other hand, in addition to the extensive changes envisioned in EU policies with the European Green Deal, in light of the transformation in global trade and commerce, ensuring the transformation that will support the transition to a sustainable, resource-efficient, and green economy in line with the development goals of our nation, Turkey’s exports after 1980, is of significant importance in terms of maintaining integration with the global economy (YMEP, 2021).
Gümrük Birliği kapsamında AB üzerinde dönüştürücü etkilere sahip olacak Avrupa Yeşil Mutabakatı’nın, hem aday ülke statüsü hem Gümrük Birliği ortağı olarak Türkiye’nin AB’ye ticari entegrasyonu üzerinde önemli etkileri olacağı ortadadır. Olası olumsuz etkileri bertaraf edebilmek ve ülkemizin sağlayacağı uyum ile hedeflenen politika değişikliklerini ülkemiz için fırsata çevirmek amacıyla Avrupa Yeşil Mutabakatı kapsamında öne çıkan ve ülkemizi etkileyebilecek başlıca hususların tüm kurumlarca ve özellikle AB’ye ihracat yapan inşaat malzemeleri üreticileri tarafından titizlikle takip edilmesi gerekmektedir.
Diğer taraftan, Avrupa Yeşil Mutabakatı ile AB politikalarında öngörülen kapsamlı değişikliklerin yanı sıra, uluslararası ekonomi ve ticarette meydana gelen dönüşüm karşısında, ülkemiz kalkınma hedefleriyle uyumlu bir şekilde sürdürülebilir, kaynak-etkin ve yeşil bir ekonomiye geçişi destekleyecek dönüşümün sağlanması, Türkiye’nin 1980 sonrası ihracata dayalı büyüme stratejisi ile küresel ekonomiyle sağladığı bütünleşmenin korunması bakımından büyük önem arz etmektedir (YMEP, 2021).

In order to achieve sustainable development, generate employment through development, and end income inequality, nations must use resources wisely. The circular economy uses resources for a longer time through recycling as opposed to the linear economy, which produces everything from scratch (TSE, 2020). Here, it is important to emphasize that Cyprus has a real opportunity to contribute to the circular economy.
Ülkelerin sürdürülebilir kalkınmayı sağlamaları, kalkınma ile istihdam yaratmaları ve bu sayede gelir adaletsizliğini ortadan kaldırmaları için kaynakları verimli kullanmaları gerekiyor. Her şeyin sıfırdan üretildiği Doğrusal Ekonominin tersine Döngüsel Ekonomi ile kaynaklar geri dönüşüm yolu ile daha uzun süreli kullanılıyor (TSE, 2020). Burada Kıbrıs’ta ciddi bir döngüsel ekonomiye katkı potansiyeli olduğunun altını çizmemiz gerekir.
In general, construction industry strategies are based on three principles: reduce, re-use, and recycle. The first refers to the design of buildings with minimal material use. Construction materials account for roughly half of all raw materials used today. Reducing raw material consumption thus entails protecting our natural resources, reducing land consumption, protecting biodiversity, and acting responsibly within the planet’s boundaries. It is important to emphasize that recycling is beneficial, but I also believe that we should start reusing materials and products in their current state.
According to the 2020 Report, prepared by the Ellen MacArthur Foundation and the ARUP company, financial performance will increase by 18% in 12 years simply by changing how fields are used. Circular real estate approaches will address issues such as unused space, rising tenant costs, and costly renovations. It will be possible to develop solutions for the growing needs associated with global displacement. Asset managers will benefit from collaborating with all partners to develop flexible solutions. Tenants’ access to services will improve as a result of performance-based contracts. Additional service areas for relocation services will emerge. The confidence generated by this transformation will increase both the market value and the property value.
İnşaat sektöründe genel olarak ortaya konan stratejiler üç ilkeye dayanmaktadır: azaltmak, yeniden kullanmak, geri dönüştürmek. Birincisi, malzemelerin kullanımını en aza indirerek binaların tasarlanmasını ifade eder. Bugün kullanılan hammaddelerin yarısını inşaat malzemeleri oluşturmaktadır. Bu nedenle, hammadde tüketimini azaltmak, doğal kaynaklarımızı korumak, arazi tüketimini azaltmak, biyoçeşitliliği korumak ve gezegen sınırları içinde sorumlu davranmak anlamına gelir. Ellen MacArthur Vakfı ve ARUP şirketi tarafından hazırlanan, 2020 Raporu sadece alanların farklı kullanımı ile finansal performansın 12 sene içerisinde %18 artacağını söylemektedir. Döngüsel gayrimenkul yaklaşımları, kullanılamayan alanlar, kiracıların artan maliyetleri, maliyetli tadilatlar gibi sorunlara çözüm olacaktır. Artan küresel yer değiştirme ihtiyacına yönelik çözümler oluşturulabilecektir. Varlık yöneticilerinin tüm paydaşlar ile birlikte çalışması, esnek çözümlerin oluşması için faydalı olacaktır. Performansa bağlı sözleşmeler ile hizmetlere erişim kiracılar için gelişecektir. Yer değiştirme hizmetlerine yönelik yan hizmet alanları gelişecektir. Bu dönüşümde oluşacak güven ile hem pazar değerini hem de mülk değerini arttıracaktır.

Public authorities – as managers of large real estate asset portfolios and in charge of urban infrastructure, as well as regulators through zoning and permitting – have a key role in implementing the circular economy in the built environment. To list the most prominent pilot project topics in the world of circular construction that have been implemented globally:

Conversion of old concrete on-site for new recycled aggregate. Creating a ‘cyclicality index’ to compare contracts in procurement, for example, when concrete infrastructure is maintained, taking sustained value into account.
Recycled materials and components are used in new construction or renovations (doors, technical ceilings, bricks, floorboards, furniture).
8. Testing digital tools to monitor material composition, quantity, and quality (material passports/buildings as material banks).
9. Environmental product declarations (EPDs), environmental cost indicators (ECIs), and life cycle assessment (LCA) calculations for building material procurement requirements.

It is an economy that is restorative and regenerative by design (EMF). The construction and demolition industries have advanced significantly in recent years, switching to a recycling economy and disregarding a linear economy. Large portions of construction, demolition, and excavation waste are now habitually sent to the landfill. These conversion rates have developed into a practice that has significantly boosted the economies of many nations. To take the next step toward a circular economy, we must place reuse above recycling in the circular economy hierarchy. The use of products or components multiple times for the same or different purposes without reprocessing is referred to as reuse.
To support the growth of a sustainable, resource-efficient, and green economy, it is essential to strengthen the ecosystem that will allow green finance to develop in Turkey. The banking industry, which accounts for a good proportion of the Turkish financial sector, is exposed to the risks associated with climate change and the shift to a sustainable economy. However, because of its important role in resource allocation, it is also presented with some opportunities in this process. For instance, under this framework, banks must provide housing loans with significantly lower interest rates in order to boost the number of green homes.
The guidelines set by the “Green Homes & Green Mortgage” program, funded under H2020 in the EU and prepared for potential home buyers or homeowners whose homes are built in accordance with the guidelines set by international green housing certifications of greater quality, comfort, energy efficiency, and other environmental performance, provide affordable, discounted mortgage pricing for potential home buyers looking to buy. By purchasing a sustainable or green home, homeowners can reduce their monthly costs (Smarter, 2019).
Döngüsel ekonomi, tasarımla onarıcı ve yenileyici olan, ürünleri, bileşenleri ve malzemeleri her zaman en yüksek fayda ve değerde tutmayı amaçlayan bir ekonomidir (EMF). Yıkım ve inşaat endüstrisi son yıllarda önemli ilerlemeler kaydetmiş, geri dönüşüm ekonomisini benimseyerek doğrusal bir ekonomiden uzaklaşmıştır. İnşaat, Yıkım ve Kazı atıklarının büyük yüzdelerinin çöp sahasından döndürülmesi, standart bir uygulama haline geldi. Bu dönüşüm oranları bir çok ülkede gözle görülür ekonomik başarı kazandıran bir uygulama haline geldi. Döngüsel ekonomiye doğru bir sonraki adımı atmak için, Döngüsel Ekonomi Hiyerarşisi’nin en üstünde olmasa da, geri dönüşüme göre yeniden kullanıma öncelik vermemiz gerekiyor. Yeniden kullanım, ürünlerin veya bileşenlerin yeniden işlenmeksizin aynı veya başka amaçlar için birden fazla kez kullanılması olarak tanımlanır.
Türkiye’de yeşil finansmanın gelişimini sağlayacak ekosistemin güçlendirilmesi, sürdürülebilir, kaynak-etkin ve yeşil bir ekonominin gelişiminin desteklenmesi için önem taşımaktadır. Türk finans sektörü içerisinde önemli bir ağırlığa sahip bulunan bankacılık sektörü bir yandan iklim değişikliğinin ve sürdürülebilir ekonomiye geçiş sürecinin yarattığı risklere maruz iken, diğer yandan kaynak tahsisinde oynadığı kritik rol nedeniyle söz konusu geçiş sürecinin sağladığı birtakım fırsatlarla karşı karşıya bulunmaktadır. Bu çerçevede, örneğin bankaların yeşil konutların sayılarının artması için gereken daha düşük faizli konut kredilerini hatırı sayılır bir düşüş oranıyla sunmaları gerekir.
AB’de H2020 kapsamında fonlanan ve potansiyel konut alıcıları veya ev sahipleri için hazırlanan “Green Homes & Green Mortgage” programı, üstün kalite, konfor ve enerji verimliliği ve diğer çevresel performansla ilgili uluslararası yeşil konut sertifikaları tarafından belirlenen yönergelere uygun yapılmış bir ev veya daire satın almak isteyen potansiyel ev alıcıları için uygun nitelikli, indirimli ipotek fiyatlandırması sağlar. Sürdürülebilir/ Yeşil bir konut satın alarak, konut sahipleri aylık maliyetlerini azaltabilirler (Smarter, 2019).
İç Mimarlıkta Modernizm: Fonksiyon ve Estetiğin Uyumunun Yeni Bir Anlatısı
Interior design has evolved and changed over time under the influence of various styles and movements. One of the significant movements contributing to this evolution is known as modernism. Modernism emerged in the early 20th century as an influential movement in the fields of art, design, and architecture.
At the core of modernism lies functionality, simplicity, innovation, and aesthetics. This movement embraces an approach that rejects ornamentation and unnecessary details. These principles have also guided the design of interior spaces.
İç mimarlık, zaman içinde çeşitli tarz ve akımların etkisi altında evrilmiş ve değişmiştir. Bu evrime katkıda bulunan önemli akımlardan biri de modernizm olarak bilinir. Modernizm, 20. yüzyılın başlarında sanat, tasarım ve mimarlık alanlarında etkili olan bir harekettir.

Additionally, sustainability has become central to design. The use of recyclable materials and energyefficient lighting systems supports the creation of environmentally friendly interior spaces.
Modern iç mimaride doğal ışığın önemi giderek artmaktadır. Büyük pencereler, cam bölmeler ve aydınlık renk paletleri kullanarak iç mekanlara daha fazla günışığı girmesi sağlanır. Ayrıca, sürdürülebilirlik de tasarımın merkezine yerleşmiştir. Geri dönüştürülebilir malzemelerin kullanımı ve enerji verimliliği sağlayan aydınlatma sistemleri çevre dostu iç mekanların oluşturulmasını destekler.
Material selection plays a crucial role in modern interior spaces. Natural materials, industrial textures, and clean surfaces are preferred. Materials like wood, glass, metal, and concrete shape the character of the space. While the color palette generally consists of neutral tones, vibrant colors can be used for accents. The harmonious use of colors and materials creates a serene and balanced atmosphere.
Modern iç mekanlarda malzeme seçimi önemli bir rol oynar. Doğal malzemeler, endüstriyel dokular ve temiz yüzeyler tercih edilir. In interior design, modernism represents an approach that brings together functionality and aesthetics. Functional spaces, minimalist designs, open plan layouts, and natural materials are the fundamental elements of modernism in interior design. This approach continues to exert its influence today, serving as an inspiration for interior designers seeking to create both functional and aesthetically satisfying indoor spaces.

Clean, calm and surprisingly versatile, white can work wonders in a range of decor looks.
Just as colourful schemes can be zingy and energising, white spaces make us feel instantly cool and calm.
“The summer does not only bring us warmth, but for the abundance of natural light that fills our homes,” says Claire Hornby, head of creative, Barker and Stonehouse.
To prevent white spaces from feeling stark, make sure you incorporate an abundance of different textures and finishes, such as ceramic accessories in stone-hued finishes. If you love a splash of colour, azure blues and canary yellows will provide an instant injection of summer spirit.

Consider the style of your room before you make a wall choice. White wood and whitewashed brick works well for a rustic look, while a Marble finish may suit a more traditional setting.

If you’re hot and bothered over work pressures, calming white decor could be the perfect antidote. “Subdued yet stylish, a palette of light neutrals is soothing, timeless and easy to achieve,” says Rebecca Snowden, interior style advisor, Furniture Choice.
“It’s a brilliant choice for home offices, especially if the space is compact and is multi-functional, maybe working as a dining area as well, as it’ll conjure an illusion of airy spaciousness. For depth and interest, use a combination of shades, such as classic white for ceilings and walls, ivory for paintwork, and beige for flooring.”
Glass tables, or furniture with a slender silhouette, have less visual weight and won’t dominate a space, while the addition of a large mirror on one wall opens up the area even more. Including light-reflecting metallic finishes, and a few plants for colour, will ensure the overall look is beautiful rather than bland.

“White interior spaces are extremely restful, bring a feeling of endless summer days, and create a soothing zenlike space when mixed with a palette of neutral tones,” says Sarah Ratty, creative director, Ciel Shop Interiors.
“Natural materials pop against the cool white, and somehow furniture and furnishings become more defined. Layering white texture creates depth and a beautiful simplicity, great for mindful and inspired moments.”
Introduce hints of terracotta, pinks (ultra fashionable currently) or even monochrome accents to add dimension to a space. Artwork, tableware, or floral arrangements could do the trick.

Revamping sofas and chairs by covering them with easy-wash white throws is an instant way of creating this look.

Maraya is a magnificent architectural masterpiece that hasgarnered worldwide attention. Located in the city of AlUla in Saudi Arabia, the building showcases a stunning combination of traditionaldesign and modern technology. Add reds, burgundies and yellows to your plot with a selection of acers. By Hannah Stephenson.
Japanese maples can boost the autumnal palette of your garden, with burnt orange, zingy yellow, scarlet red and deep burgundy colours.
These spectacular deciduous trees, also known as acers – some of which can be grown in a pot, while others need a wider space to branch out – add warmth, colour and architecture to your garden, whatever the size.
They prefer dappled shade, and many are slowgrowing so will suit urban gardens tight on space and short of direct sunlight. Grow them in compost-rich, free-draining soil out of direct sunlight and sheltered from wind and frost, which will scorch the leaves.
Before you start, check the type of growth you want – whether you’re looking for a fairly upright specimen, one that spreads out wider, or something that cascades from the main trunk.
Leaf shape can also make a difference. Some leaves look delicate and lacy, others have foliage marked with cream or pink. If you have a small garden, you may opt for a pot, where slowgrowing types are unlikely to reach more than two metres in height.

‘Acer palmatum, commonly known as Japanese maple, is a tree species that typically thrives in temperate and cool climates. Growing this tree in hot climates can be challenging, but it can still be successful with certain precautions.

The way you display your Japanese maples can have a bearing on their impact, says garden designer Mark Lane.
“The ones that create a really lovely domed shape, like Acer dissectum, look brilliant in any shaped pot,” he says.
“Give acers pride of place, but not in an exposed spot. A lot of the time, acers work brilliantly in a sheltered spot by the back door or front door. If you have a porch which gets light but not bright sunlight, that should be fine – as long as it’s outside, so it still gets the rain.
“I would also upturn a large terracotta pot and put your pot on it so it’s a bit higher. That way you can put smaller acers around the bottom, or even azaleas or rhododendrons, which go really well with acers. That way, you are creating a mini natural Japanese woodland.
“Alternatively, you could get some large stones with sand or gravel to create a zen-type garden. Dome-shaped acers also look great planted in the centre of circular paving, to mimic the round pattern of the paving.”
Lane also suggests using uplighters under your acers at night.

A Flavorful Delight: Veggie-loaded Sweet Potato Slices with Beans, Cheese, and Salsa

Method:
1. Preheat the oven to 200°C/180°C fan.
2. Toss the sliced sweet potatoes with the oil and salt on a large baking tray, then spread them out into a single layer (you may need a second baking tray). Roast for 30–40 minutes, flipping them over halfway through, until starting to turn golden.
3. For the spiced mince, heat the oil in a large frying pan over a medium-low heat. Add the onion and cook for about five minutes until translucent. Add the mince, breaking it up with your spoon, and cook for a few minutes according to the packet instructions, or until the mince is no longer pink if using beef. Stir in the cumin, coriander, paprika, chilli powder and frozen (or fresh) sliced peppers. Stir until the peppers have defrosted and warmed through (about five minutes if using fresh, until softened). Tip into a bowl and set aside.
4. For the refried beans, return the same pan to the heat and add the drained beans along with 100 millilitres of the liquid reserved from the tin, the salt and cumin. Mash with a potato masher in the pan, loosening with more bean liquid as needed, to make a creamy, slightly chunky paste. Remove from the heat and set aside.
5. Mix together all of the salsa ingredients in a small bowl and set aside.
6. Once the potato nachos are roasted, top with spoonfuls of the refried beans, followed by a layer of the mince mixture and finally sprinkle over the grated cheese.
7. Return to the oven for 10–15 minutes until the cheese has melted and crisped up in places.
8. Remove from the oven, top with the salsa and some dollops of yoghurt, then serve.
