Soto life... Sotogrande is the largest privately-owned residential development in Andalusia. It is composed of 20 square km stretching from the Mediterranean Sea into the hills of Sierra Almenara, only 25 km east of Gibraltar. This unique location provides contrasting views and beautiful landscapes. Sotogrande was masterminded in 1962 Joseph Rafael McMicking and Ynchausti with the intent of creating an international community. Allowing people from all over the world to thrive by pursuing and embracing all the opportunities Sotogrande´s special costal location has to offer.
Sotogrande is composed of 8 zones. This facilitates commutes within the area, making it easy to find your way around from the ports and beaches all the way to La Reserva. The Sotogrande costa is composed of three zones; Kings & Queens, Zone A and Zone B.The lower part of Sotogrande towards the coast is known as the Kings and Queens zone this is because all the streets in this area are named after past and present Spanish royalty. Zones A and B are made up of streets all starting with either the letters A or B, this area is relatively costal and consists of stunning tree-lined streets amongst marvellous villas at varying price ranges. Sotogrande Alto translates to the higher part of Sotogrande, this is the area past the freeway. This area starts with zones C and D, continuing to zones E and F, finalizing by the Almenara Hotel high up in zone

G. Sotogrande Alto is geographically larger than the coastal areas, providing villas with; woodlands, incredible sea views, rolling hills, golf and country views. For some families residing in this area is preferable as it is in proximity to the international school as well as many horse-riding stables. The Sotogrande Marina is located across the river from the Kings and Queens and is full of interesting and unique shops as well as some amazing restaurants. Including some of the locals most frequented restaurants such as the Ke Bar and Polo One, a restaurant with waterfront views, a beer garden and some incredible dishes. The Marina thrives as with new restaurants opening all the time providing a wide range of options of places to dine with views of the sea. In addition to shops and restaurants there's a Craft Market every Sunday in the Port where people can enjoy high end antiques and crafts, shop for clothes and sample local delicacies. This is a great area to live and houses some breath-taking apartments, penthouses and waterfront townhouses.
The Village is in-between the upper and lower parts of Sotogrande, it’s a charming little Spanish town called Pueblo Nuevo de Guadiaro, referred to by the locals as the “Pueblo”. The village is home to many little boutiques, cafes, restaurants and shops including supermarkets ranging from the gourmet market of Supercor to the traditional English Iceland Overseas. Furthermore, the village also includes a mechanics, hairdresser, beauty salon, dentists, lawyers, language schools, real estate offices, flower shops, vets, gyms, banks and many more. Sotogrande has been labelled by many visitors as the best kept secret in the world. It provides holiday makers with a one of a kind experiences due to its unique location and the many amenities it offers. Sotogrande can accommodate many passions be it sailing, golf, tennis, polo or just lying on the beach with a cocktail.

Soto Beaches... SOTOGRANDE : 8 FABULOUS TRADITIONAL BEACH BARS In Spanish the word Chiringuito translates to open air restaurant which is exactly what these beach bars are! These summer beach bars and restaurants typically open between May and September then they are packed away until next summer although, some remain open most of the year. These chiringuitos often specialize in fresh fish, usually the catch of the day cooked on an open-air BBQ made from an old fishing boat.

... FIVE STUNNING SUN KISSED BEACHES!...... 1) Playa Guadalquiton: This is a secluded 5km beach in front of a private estate between Sotogrande and Alcaidesa. This beach has been labelled one of the quietest in Andalucia due to how isolated it is. It is called Playa Guadalquiton as it is named after a small river that crosses the beach. The estate boasts the last cork oak trees (alcornoques) which grow adjacent to the Mediterranean Sea in Europe. Foot access to this beach can be found from Playa Torrecarbonera to the west and Playa Sotogrande to the east.

2) Playa Sotogrande: Previously named Borondo, this 2km beach fronts the estate and is situated close to the Guadiaro river estuary and natural protected area. Vehicle access can be found on the road that runs through Paseo del Parque to the west of the urbanization (36.27284, - 5.283608). Parking can be difficult during summer especially the weekends. The Sotogrande Beach Club fronts this beach (daily, weekly and monthly memberships available). Foot access to this beach can be found through the urbanisation. To the west is Playa Guadalquiton, whilst the east end is backed by the River Guadiaro estuary protected wetlands. This river can be crossed in summer via the beach or the bridge that is approximately 200m inland. 3) Playa Paseo del Mar : This small 1 km beach can be found between the mouth of the Sotogrande Marina and the Guadiaro River. Triangularly shaped, this beach is quite popular in summer. The beach fronts the Paseo del Mar section of the urbanizations and the Octogono beach club (daily memberships available). Parking can be difficult here during the summer especially in the early afternoons. Facilities include a shower, public toilets, lifeguard huts, two beach bars (chiringuitos) and a water sports centre (36.288235, - 5.274146). During the summer there is a free water taxi that takes visitors to the beach from the Ke Bar in the Port and vice versa (accepts donations). This water taxi operates between 11:30 to 15:00 and 16:00 to 19:00 Mondays to Saturdays. 4) Torreguadiaro Beach: Often referred to as the Playa de Conchas, is a semi urban beach that lies between the village of Torreguadiaro and the Sotogrande port to the east. It is a relatively small beach at approximately 1.3 km long and is very popular with both visitors and locals. Parking via the Marina is often limited, and best vehicle access can be found from the old N30a west of the village at km 134, with a tarmac car park (36.297712, - 5.271978) near the 16th century watchtower (Torre Vigias). The chiringuitos, sunbeds, showers and life guard posts are in the east towards the village end of the beach. However, access from the west Sotogrande Marina can be found with steps over the retaining wall. 5) Small Cove: To the east of Torreguadiaro, near the Milla de Plata hotel, is a small cove which is not visible from the road. Some parking is available via the hotel (36.306013, - 5.262344) and a steep path leads down to the cove. This beach is surprisingly quiet even in the summer, there are no facilities, trees behind the beach offer shade. On the headland above (East side) the beach are some ruins of the old Guardia Civil barracks.

Living without boardes We all now live complicated lives. Cheap air travel and online life mean most of us can work in one jurisdiction, live in another and enjoy the sunshine in a third. We have clients who work between Gibraltar and Japan whilst their family live in United Kingdom. Other clients are UK tax residents who spend a lot of their working life in Gibraltar but love to use the pool at their summer villa in Sotogrande. It is common to have assets and income from many different jurisdictions and why not. As any good entrepreneur knows; diversification is key to long term success in difficult markets.
SO, WHAT ARE THE KEY CONSIDERATIONS FOR THOSE WHO LIVE A LIFE WITHOUT BORDERS:
-Seize opportunities. It is no secret that the world is changing apace and there is a need to be always evolving. However, with the right financial plan, we can turn challenge into opportunity. Knightsbridge Incorporations are a female-led Company Manager business built on client-centric relationships. We work hand in glove with every one of our clients to make sure their needs are quantified, qualified and met. Partnering with our associated businesses, Sterling Rees International Tax & Accountancy and Sterling Rees UK Tax & Accountancy, we can provide advice cross-border. Life is About Experiences. We use Ours to Improve Yours.
-Be aware of the residency rules in ALL countries where you have assets and/or you work and earn an income. This is important for those who spend almost equal time in more than one jurisdiction. We have worked a lot with clients following the ratification of the recent International Tax Treaty with Spain regarding Gibraltar -Understand the effects of taxation on your assets and income. A small shift in your work/life can make a big difference in the tax you pay. -Plan your year. Different jurisdictions have different year ends for your business and varying dates for filing tax returns. An informed schedule can save you a lot of hassle - Review where your assets and investments are placed for best returns - Consider regular financial advice with a cross-border specialist to ensure your plan is robust and forward-thinking

Breathing new life ... ...INTO AN OLD PROPERTY! My husband John is an unpredictable chap. We live at the very bottom of the world in Queenstown, New Zealand and over the years he has surprised me with his out of the blue decisions like building a house in Fiji and buying a traditional Turkish wooden yacht in Turkey but can take years to decide more crucial things like where to install the Aga cooker we bought a very long time ago. In 2015 we were staying with friends who’ve had a house in Sotogrande since the 80s and John expressed a sudden burning desire to go and look at property for sale here.
Now it’s 2019 and the house is finally finished. John’s a property developer, so he’s very used to the aches and pains of renovation and building but he has thoroughly enjoyed the building process in Spain - the people who’ve helped us have all been so cheerful and keen to do a great job, the cost of building in Spain is far less than in other countries, and the process of getting building permits seems much more streamlined and efficient than we’ve experienced elsewhere. Now all I want is some time to enjoy our lovely new house and pool and garden and to invite all the friends we’ve made here to come and enjoy it with us. John has just reminded me that actually, the house isn’t quite finished he still hasn’t built the garage - I think he can’t bear to think the fun of building is over.
Our friend rang James and within minutes we were off - the first house we looked at was a tired old beast with a shabby garden and needing a lot of attention. The agent who showed us round, couldn’t have been more patient. She showed us house after house, and never for one minute suggested we were just wasting her time. We went back to look at the first house again. I’m still not entirely sure how it happened, but John had fallen in love and we eventually bought it. It just needed a lick of paint and a bit of TLC. Or so I thought... Before During the next New Zealand winter, we spent 3 months in our new house and decided it needed a garage. We were recommended to contact Bradley Falconer at BM Sotogrande who drew up some plans, and calmly redrew them dozens of times as we discovered more and more work that needed doing. He found Jose for us - a fantastic builder with a team of men who all arrived early each day and sang and laughed and really seemed to enjoy their jobs. When the language barrier got tricky, Bradley sorted things out and when we headed back to New Zealand for our summer, he took over as project manager . He sent us weekly progress photos which John would pore over and come up with new suggestions. Needless to say, we’ve ended up with every last speck of the house being repaired or replaced, and we also ended up spending far more than we’d ever intended to.

TRY A SPOT OF COUNTRY LIVING YOU WILL LOVE IT... As newcomers to the area 20 years ago, we ‘escaped to the country’ on monthly walks in Spain with the Gibraltar Rambling group. Then we found a thatched cottage near Cortes – one of the ‘white towns’ of the Sierra de Ronda – a discovery that gave us a second, and less frenetic lease on life. For the cottage came with its own 1.7 ha ‘Hill of the Partridges’ (whence the last of the game-birds had long since flown...or filled a hunter’s pot) which offers a spectacular panorama of the Guadiaro river valley We renovated the cottage, added a large patio, borehole and unique swimming pool, planted fruit trees, resuscitated an ancient grape vine ...and at weekends became part of a community which made us welcome – and exposed us to a different culture, where folk are caring, thoughtful, and considerate of others in a way that has been lost in city life. Cortes de la Frontera, to give the town its full title, has a reputation as one of the wettest towns in Andalusia...but that’s in winter – and not every winter. In spring and summer it basks in the comfortable warmth of a Spanish sun. And it makes up for the few days of annual heavy rain with that warmth echoed in the friendliness of its inhabitants, something seldom found in today’s cities.
THE CASTLE AT CASTELLAR DE LA FRONTERA is perched high on a hilltop in the province of Cadiz, with commanding views over the Guadarranque reservoir. The village is easiest reached from the A-405 road that leaves the coast at San Roque, branching off to Castellar on the (CA-P-5131) after just 10 kilometers. This historic fortress village is famous for its castle - the word 'Castellar' meaning literally, 'site of the castle'. The history of the village goes back to prehistoric times and the
Nor has our “second” life cost us any advantages of city living. Ten minutes brisk walk from the cottage are a choice of restaurants and ventas, a large super-market, a range of retailers as well as a local bakery, a pharmacy, a day hospital and locallybased ambulance service. There are artisans of every type – who charge considerably less than those of their city counterparts. Cortes is also conveniently served by trains running from Algeciras to Granada or Ronda. Try a spot of country living – you will love it. For more infomation on this lovely countr y property T:+34 956 785 092 or contact info@bmsotogrande.com www.bmsotogrande.com

Soto Property BUYING IN SPAIN - THE BASICS Understanding the buying process in Spain is an impor tant par t of your purchase and the process may vary greatly from what you are used to ! The buying process initially starts with an offer on the property of your choice through your Real Estate Agent. If the offer is accepted, the next step would be to sign a deposit contract with payment of a 10% ( standard) of the agreed purchase price in order to withdraw the property from the market. This contract is a legal document which binds both parties and summarizes the future deal which would be formalized before a public notary confirming timing, costs, etc.
tary. This is most useful especially with regards to Resale properties, making you aware of current and potential defects before completion.
After the signature of the deposit document, your lawyer will check all legal aspects of the property in order to verify that there are no charges or encumbrances which could make the deal inadvisable
If an acquisition is formalized with a mortgage , it is necessary to have in mind that the value the banks place on a property might be different from the actual market price. The average nonresident mortgage is between 60-70%. As with the purchase agreement, the contract including the loan of the money received for buying the property, must be embodied in a deed signed before a Notary. The mortgage deed will incur a cost of notary fees, land registry fees and 1,5% stamp duty based on the mortgage condition.
After the legal due diligence, you must formalize a public acquisition deed before a notary, this legally transfers the title deed of the property into your name. The public acquisition deed will have associated costs: (i) notary fees, based on the purchase price. (ii) land registry fees and (iii) transfer tax. With regard to the transfer tax, you must be aware that the taxes vary from a New Property and Resale Property. The term "New property" means the first transaction from the developer after its construction. If the property is new, you will be liable to pay 10% VATplus 1,5% stamp duty of the purchase price. Resale Property the transfer Tax is on a sliding scale, between 8%-10% of the purchase price. It is becoming common practice to do a general condition survey of the property before completion, transfer of title at the no-
It is advisable to use the services of a lawyer, he/she will be able to advise you of everything you need to be aware of when purchasing in Spain. Legal fees are usually in the range of 1% plus IVA of the purchase price
This is a very basic summary of the purchase process. When buying please check all property details with your Real Estate Agent and associated costs which may vary with your lawyer. We hope that this helpful and wish you happy hunting!
