Home staging secrets, a buyer’s perspective MULBERRY Lane Property Styling is a results driven staging and styling company in North East Victoria. They work with real estate agents, builders, developers and vendors to achieve the best sales outcome when selling your property. “At Mulberry Lane we increase the aesthetic appeal making sure every part of your home is looking its best to ultimately attract more buyers and achieve greater results,” head stylist Michelle Slot said. “So if you are selling your home, then we suggest starting with the home stage secrets here and putting yourself into the buyer’s shoes.” The one-year rule If you (as a house buyer) can see yourself living in the property for the first year as is, then you will strongly consider buying it, even if you want to change the coloured bathroom or replace the carpet at some point you will accept the decor and fittings you have inherited. Why personalisation fails FACT: Homes that reflect the

current homeowner’s personality takes three times longer to sell. WHY: Because people will either like it or they won’t. Chances are you will have a very limited number of people your home will appeal too. Let there be light FACT: People don’t buy dark houses. WHY: Because light represents clarity, openness and airy spaces and Australians love open spaces. De-clutter and be free FACT: Statistics suggest that premillennials have an inbred clutter culture. People don’t make offers on houses that are filled with clutter. WHY: Clutter is a distraction and because it is extremely personal to the owner, it says so much about them as an individual and most people can’t see past this. Free up movement FACT: A property with too much furniture is harder to sell. WHY: It comes down to traffic flow. If you cannot get around effortlessly then the house will feel

too small. Too much furniture distracts the viewer from seeing the room. Colour schemes that sell FACT: Overpowering colour schemes can really put off buyers. Stick to neutrals. WHY: The thought of having to redecorate because they must, rather than when they want to, becomes a strong negative. “When staging a home for sale, staging seeks to remove the owner’s personality as much as possible from the house and neutralize any strong schemes,” Michelle said. These secrets will make your home more desirable to nine out of 10 future buyers, as they need to imagine themselves living there. Now’s the time to paint the town HAVE you been putting off that painting job at your home? Is your home due for a much needed makeover? Well now is the perfect time to get into the Wangaratta Paint Place and get started on your next project. The Paint Place group has been around for over 30 years, while the Wangaratta Paint store has been servicing the local community for more than 10 years. Annie Heetel bought the store four years ago and has expanded from just architectural paint into a range of other paints including automotive, industrial, roofing and paving coatings as well as the complimentary business of blinds and awnings, which goes under another business name ‘Inspired Window Coverings’ which has been operating for just over a year Ms Heetel said the store had recognised certain trends over the current times. “We have had an influx of retail customers lately as people have been housebound due to COVID-19 restrictions so they are spending time on painting projects they may have been delay-

ing or haven’t had the time at home to do,” she said. “Generally our customer base is largely trade customers, painters who specialise in a range of painting jobs from domestic re-paints, new builds, commercial and government contracts and specialities like roof restoration or floor coatings.” Choosing the right paint can quite often be difficult for home owners doing a DIY job, however, Wangaratta Paint Place is there to help. “We can definitely help with that,” Ms Heetel said. “Preparation of the surface is key to a good outcome and while it may be tempting to take shortcuts this may cost more time and money later.” When asked about paint recommendations Ms Heetel said she could not go past Haymes Paint. “We sell and recommend Haymes paint, the only large paint manufacturer still Australian owned,” she said. “The new Haymes Paint Calibrate Colour Library is an exploration of on-trend paint colours, combining comforting and warm natural tones, refreshing natural greens and conscious

Create an illusion of wall to ceiling tiles by painting the existing tile and wall in the one colour, or update that tired bath and make it look like new. Ensure you use a product specifically for wet areas. Depending on the state of the substrate, you

may choose to use a mould proof paint or a mould resistant and highly washable product like Wattyl Interior Design i.d Advanced with ‘Total Clean Technology’. It creates a highly durable, mould and bacteria resistant interior wall finish for areas which are most demanding. With advanced cleanability for superior stain resistance and washability, this smooth, elegant low sheen finish is low VOC with virtually no odour. Antibacterial Anti mould and mildew

For more expert tips and advice, visit your local Paint Place store. BIG TIP 1. When painting bathrooms,

first check the ceiling and walls for signs of mould. Flat paints should not be used in wet areas. BIG TIP 2. For a streamlined look, paint the walls the same colour as the tiles. Winter gardening has plenty to offer WELL, it’s been a different kind of year so far - with many of us spending much more time at home, and looking for different ways to keep ourselves and our families entertained. We have seen so many new gardeners having a go, as well as many long time gardeners using this time to freshen up gardens, and work on existing projects. If you are new to gardening then winter might feel like an odd time to be out there, but there are still plenty of jobs to be done around the yard. Raking leaves to put in the compost, or in the organics bin, is important to allow essential sunlight onto any plants that might be covered up by fallen leaves during these short days. Pruning deciduous trees and shrubs is another job that is good to do during winter as the plants are dormant - just shape them

to suit your garden. It’s also time for pruning roses and fruit trees - if you are unsure about how to do this, pop into your local nursery for some tips and advice. Once these are pruned it is wise to spray with a copper spray to help fend off fungal diseases, Lime sulphur has the added benefit of controlling mites and some scales as well. Time to plant! Now is a great time to plant the following in your vegetable gardens: Onions, lettuce, Asian greens, snow peas, spring onions, rhubarb, asparagus, and globe artichokes. Add some flower seedlings to attract pollinators and add colour - Primulas, polyanthus, pansies and violas, ranunculus and snap dragons are all great additions to the garden - as well as pots. Other plants for winter interest are Correas and Grevilleas - great for honeyeaters and bees,

Philotheca and Eriostemon Wax Flowers - native bees love them! Also Sasanqua camellias flower through the winter with a lovely soft fragrance, as do Gardenias and Daphnes. Winter is also the perfect time to be planting native tube stock for any farm or revegetation projects planting now allows roots to settle so that they are ready to take off when the soil warms up in spring. Of all the things you can be doing in the garden at the moment - possibly one of the most underrated is just sitting and enjoying frost crusted leaves and flowers, dew or rain on spider webs, bees foraging in flowers.. so many little wonders right in our own back yards. WARM UP IN THE BACK YARD: Don’t let the cold weather fool you, our gardens love to be tended during winter.

Get that homely feel the right way WHEN you think of the things that make your home a home, what comes to mind? Comfortable rugs, the spacious kitchen bench or perhaps an array of indoor plants? Most people might not think of their curtains and blinds, but for the people at Essential Living Wangaratta, that’s what finishes off a house perfectly. The business, which began in 1997 in Wangaratta and has been in Yarrawonga since 2016, has been selling its high-quality curtains and blinds to local people for years and the staff know what they’re doing. The importance of window furnishings in a home, according to said staff member Sarah Marek, is not just about the aesthetics but, as well as the insulating qualities for both summer and winter, they finish off the house and give it a homely feeling. “The difference between curtains and blinds, according to staff is a blind can give homes a sleek modern look, or you can add a fan-

cy finish to it and it then suits any style of home from traditional to Hamptons or country farmhouse,” said Sarah “As for curtains, they can soften a room and, with the right style, will fit into any space whether it be modern, traditional or simplistic home styles. “The most popular styles we sell include S/fold sheers, Plantation shutters and Honeycomb, but our new product Verishades is also increasingly popular now too. “The new product, Verishade, is essentially two blinds with one giving the beautiful softness of a sheer drape and has the block out qualities as well, while the second is a honeycomb blind and, with a simple turn of the wand, the blades move to any direction you desire.” Once you’ve sorted out the best product for the inside of your home, why not spruce up your outdoor entertainment area, so that friends and family who visit are wowed by your entire home; the business also sells outdoor awnings which are very popular. THE CLEVER CURTAIN: Essential Living Curtains and Blinds new product Verishade are a hybrid between the luxe look of curtains and the versatility of blinds.

AS we head into the winter months, weeds seem to emerge in our garden beds and along cracked pathways at an accelarated rate. For the most part, weeds are unwanted and a chore to be endured. However with more rain and less sunshine, it does make pulling them out a lot easier and here's a nifty piece of knowledge: some of the most common weeds are edible and quite nutritious. Milkweed, chickweed and purslane are high in phytonutrients and phytochemicals such as betacarotene and vitamin A, vitamin C and potassium so they're often better for you than store-bought varieties. Dandelions are another option as their yellow petals and young leaves can be used in salads. You can even use the roots as a coffee substitute (if you try a dandelion as a coffee substitute, do let us know!) Beware the asbestos danger in home renovations THE COVID-19 lockdown restrictions have seen an upsurge in home renovations with many taking advantage of the extra time at home to do some long awaited DIY projects. For many, the initial enthusiasm was quickly dampened when they discovered asbestos in their walls or ceilings. For some, that discovery was not made until they arrived at their local transfer station with a trailer load of what they thought was harmless cement sheeting or other cladding before being turned away because it was the potentially fatal asbestos they had been working with right in their family home. For Eric Douthie from TGE Asbestos, it’s an all too familiar scenario. “We get calls all the time from people who have been stopped at transfer stations with asbestos,” he said. “It’s not only expensive but also dangerous for you and your family.

“Anyone taking on a home project needs to be certain about what they are dealing with. “If you are in doubt about what to do, unless the material is clearly labelled with indelible ink, you need to contact a professional.” Mr Douthie has worked in the asbestos removal industry for 18 years and all staff at TGE Asbestos are qualified and licenced both with Worksafe Victoria and WorkCover NSW. They are also EPA registered with vehicles and drivers. TGE Asbestos carries out domestic and commercial asbestos removal across Victoria and southern NSW and offers free quotes for all jobs “It takes just one call to put your mind at ease so you will be able to get on with that renovation in no time at all,” Eric said. “Just give us a call.” WHY RISK IT: Using a licnesed asbestos removalist takes the risk out of your home renovation.

To do it yourself or not do it yourself ALTHOUGH unlicensed removal of asbestos is permitted in certain circumstances, it is generally not recommended as it may be safer for a licensed asbestos removalist to perform the removal work When can I remove asbestos? Under the Occupational Health and Safety Regulations 2017, an employer or self-employed person can conduct a limited amount of asbestos removal work without a licence involving: the removal of non-friable asbestoscontaining material if: the area of asbestos-containing material to be removed does not exceed 10 square metres in total, and the total time asbestos removal work is

performed in any period of seven days does not exceed one hour (this period is the cumulative total time the asbestos removal work is carried out by all employees over a period of seven days). the removal of asbestos-contaminated dust if: the asbestos removal work does not exceed 10 minutes in total, and the total time asbestos removal work is performed in any period of seven days does not exceed one hour (this period is the cumulative total time the asbestos removal work is carried out by all employees over a period of seven days). If you do decide to remove asbestos yourself, review the steps below before you start work.

1. Read the Compliance Code Before you start work on removing asbestos you should read the Removing asbestos in the workplaces compliance code, and ensure that you understand your obligations. If you believe that you are unlikely to meet your obligations, then you should consider engaging a licensed asbestos removalist to complete the work. 2. Your obligations when removing asbestos As an employer or self-employed person performing limited asbestos removal, you must ensure that the removal work is performed in a manner that eliminates the exposure of persons at the workplace to

airborne asbestos fibres, so far as is reasonably practicable. If exposure cannot be eliminated, you must reduce the exposure so far as is reasonably practicable. Additional obligations Additional obligations apply in relation to transport, packaging, and disposal of asbestos and may apply in relation to training, personal protective equipment, laundering of clothing contaminated with asbestos, decontamination facilities, decontamination of equipment and signage. For further information about your obligations refer to the Removing asbestos in the workplaces compliance code at asbestos.vic.gov.au.
