All three areas have seen significant gentrification and a booming cafe culture, making them increasingly attractive to first-time buyers and families. East Geelong was also in the top 10, at sixth, with 32 auctions and a clearance rate in line with Belmont, Geelong West and Newtown. Mildura was fifth on the list with 37 auctions and a 49 per cent clearance rate. Also in the top 10 were Warrnambool (32 auctions, 31 per cent), Wodonga (32 auctions, 50 per cent) and Shepparton (31 auctions, 48 per cent). And while Ballarat Central, with 10 auctions, did not make it on to the top 10 list for regional Victoria it led the way with its clearance rate – 90 per cent this year.

Better quality priced cheaper The idea of a sea or tree change is continuing to lure Victorians to regional areas, pushing house prices up in some locations. Real Estate Institute of Victoria (REIV) CEO Enzo Raimondo said median home price data shows that across the state there were more than a dozen areas with a median of more than $500,000 in the June quarter. He said mostly, these were places with that something extra â&#x20AC;&#x201C; a coastal location or magnificent bushland and all are within reasonable proximity of Melbourne. â&#x20AC;&#x153;Some of regional Victoriaâ&#x20AC;&#x2122;s most expensive real estate was in picturesque Barwon Heads, where the median house price was $690,000 â&#x20AC;&#x201C; higher than the Melbourne median of $658,000,â&#x20AC;? he said. â&#x20AC;&#x153;In Point Lonsdale the median was $645,000, nearby Queenscliffâ&#x20AC;&#x2122;s median of $740,000 was the highest recorded outside Melbourne for the quarter, but unlike Barwon Heads and Point Lonsdale, there were fewer than 50 sales there for the previous 12 months. â&#x20AC;&#x153;Other areas where the median topped the half million mark were beachside Apollo Bay, Ocean Grove and Torquay, Newtown in Geelong, Ballaratâ&#x20AC;&#x2122;s Lake Wendouree, and the Macedon Ranges towns of Gisborne, Macedon and Woodend.â&#x20AC;? The latest median house prices show that many parts of Victoria can offer extremely attractive homes, which are the equal of any in Melbourne - but without the high price tags seen in Melbourne, where more than 50 suburbs now have a median above $1million.
