Do you have a black or dark brown box style leather sofa or chaise lounge? As a stylist my view is that these sofas are dark solid masses which enclose and dominate a room and do not present well in your real estate photos. My tip is that if you want your photos to look inviting when selling your property; either replace the sofa with something lighter or put a huge number of off-white cushions or throws placed over it to break it up. The reason being is that fully enclosed sofas don’t encourage the feeling of space, that’s why you see stylists use sofa’s with legs most of the time. It increases spatial awareness, encourages a lighter feel to the room. We try not use leather at all unless it’s tan with a rustic theme going on. Replacing it with a material sofa instead makes a room feel so very different, cosy, approachable whereas leather emits coldness. So just consider changing your view to swapping over to a material one. There are so many gorgeous materials available; Velvet, Linen, cotton even tweed. have a suggestion and a way around this. Just recover your item after a few years as it’s not difficult anymore.
