Q: What investment property tax do property investors need to pay? A: Any income you receive when you rent out your property must be declared on your tax return during tax time. This can include things like rent, bond money you’re entitled to retain, reimbursements for expenses, or insurance payouts. You must keep documents to show how much rental income was paid to you (e.g., receipts or deposits into a bank account). Q: What should property investors understand about the deductions they are claiming?
A: It’s important you understand what you can claim as a deduction. Here are some key points: Expenses incurred prior to owning the property, such as building or pest inspections, aren’t able to be claimed as a deduction. Likewise, if you purchased a property that had existing damage, such as worn floor boards or a broken window, you won’t be able to claim the cost of fixing or replacing these as a deduction. Instead, all of these expenses can be added to your cost base which may reduce your capital gains tax when you sell the property. If your borrowing expenses are over $100, the deduction is spread over five years, or the life of the loan – whichever is shorter. If your property is damaged as the result of a tenant, you are able to claim the costs of the repair as a deduction. You can claim interest as a deduction if you’ve taken out a loan to pay for your rental property. However, if you use some of the loan money for personal expenses, such as going on a holiday or purchasing a new car you can’t claim interest on that part of the loan. If you let friends or family stay in the property at a reduced rate, you can only claim expenses up to the amount of rent you received during that period. It’s important you also understand that the cost of some items need to be claimed over several years, this includes capital works, like improvements to
your property. Generally, any item that you purchase for more than $300 needs to be depreciated.
