By KYLIE WILSON WHETHER it’s writing poetry, making music, raising cattle or riding horses, Wangaratta’s Dona McQueen is passionate about the joy she finds in her bush lifestyle. She has been devoted to music since her childhood in the Wimmera, from singing in choirs to being part of a band as an 18 year old that once supported Wangaratta’s own Nick Cave. She has been writing poetry regularly for the past 20 years, and has made a return to performing musically in the past few years. Last year, she won a “hat trick” of awards in the Victorian Song Championship at the Aussie Entertainment Muster in Benalla, winning in the Original, Non-Original and Overall Champion category. When not performing, Dona also raises Angus cattle, sings with Wangaratta’s Vocal Dimension choir, and teaches in the horse racing industry.

Surprising finds on rental returns A FIVE year analysis of the property market has shown high rental yields do not necessarily mean high overall returns for investors. In fact, the latest analysis by independent research house RiskWise Property Research has proven that over the medium to long term low rental returns delivered significantly higher overall return (ie capital growth and rental return), while high rental returns delivered lower ones overall. RiskWise CEO Doron Peleg said a detailed study of the figures, testing the performance of the Top 100 and Bottom 100 rental return suburbs in Australia over a five-year period for both units and houses, showed a completely unexpected outcome. “When you break down properties with high rental returns and low rental returns, you see purchasing the high rental returns is extremely affordable, whereas a low rental return dwelling costs roughly three times more, which generally means they are blue chip,” Mr Peleg said. “However, what we have found is that a breakdown of the properties with the high rental returns showed overall growth, in some cases, in the negative. “In theory I want to see six per cent rental returns, but if capital growth is -7 per cent what happens then? “I find myself with a depreciating asset in a weak property market. “What it means is people who invested in very affordable suburbs that carried a high level of rental return, with the expecta-
tion to see strong overall growth, have achieved exactly the opposite result. “This is a big find … most people think they will see high overall return (that includes at least a reasonable capital growth), if they have high rental returns, but our data clearly shows this is not the case.” The RiskWise analysis showed, under the assumption of a 20 per cent deposit, that low-rent houses would increase their net equity by 63.1 per cent. “Conversely, high-return houses would increase their net equity by only 29.5 per cent. “This means low-rent houses increased their equity by more than twice that of the high-rent ones,” he said. The trend was similar for units, with low-rent ones increasing their net equity by 34.1 per cent and high-return ones by only 24.4 per cent – a difference of 40 per cent to the net equity. “While this is not a fully statistically proven predictive model, there is a clear indication that, generally, any increase of one per cent of rental return, has resulted in an overall return that is approximately 7.9 per cent lower than expected for houses and 3.4 per cent for units,” Mr Peleg said. Mr Peleg said no suburb listed in the Top 100 housing rental returns also made it on to the list for Top 100 capital median growth. “In fact, 22 per cent of those listed in the Top 100 suburbs for housing rental yield were in the lowest performing 100 for growth,” Mr Peleg said.

When it’s been sizzling hot for weeks on end, flowers for floral arrangements may be in short supply. Petals become akin to cornflakes. Many plants go into survival mode, dropping flower buds and leaves. But not all. In our Australian native garden, shrubs and trees originating from inland regions with hot dry summers come into their own. White-flowering shrubs are a great foil to contribute lightness and freshness to an otherwise tired, dry garden. Cassinia laevis is the perfect plant! C. laevis [Native Rosemary] blooms prolifically in mid to late January. It’s a reliable no-fuss garden plant. Its inclusion in any floral arrangement adds lightness and freshness to foundation
blooms. Frosty white buds are held high on straight stems and surrounded by tidy, narrow grey-green leaves. For weddings with a truly Australian theme, C. laevis is right at home in a bridal bouquet or in a grandmother’s corsage. Cassinia belongs to the daisy family and was named in honour of the French Naturalist and Botanist - Alexandre-Henri Gabriel de Cassini (17821832) who researched and published many articles on daisies of many kinds. His father was famous for completing the map of France. His grandfather was the director of the Paris Observatory and his great-grandfather was a famous Italian astronomer, Giovanni Domenico Cassini.

Laevis is Latin for smooth - referring to the white woolly flower stems. C. laevis occurs naturally in all Eastern Australian mainland states in woodland on stony and sandy soils. It is a perennial, growing to around 2 metres. It grows rapidly, does not require additional fertilizer and is usually disease-free. The erect, densely branched stems come back with fresh growth after pruning. It thrives in full sun or dappled shade. Regular pruning will keep it to shape. Cuttings strike readily. Seed can be collected from spent flower heads. Plant seeds in spring. Cuttings strike best in the warmer months. Established plants are also available commercially.

Heat stress UNLESS you’ve been living under a rock (a cold rock!) the last month you will have noticed that it has been a bit hot outside lately. This heat is pretty hard for humans to take and the same goes for our pets as well. In fact, pets can be even more susceptible to heat stress because of their limited means of cooling themselves. Many of the same things that we can do to keep cool apply to our pets as well. Avoiding exercise in the middle of the day and evening is a good idea. It is important to remember that the hottest part of the day is actually around 6 or 7PM rather than midday. Walking dogs in the relatively cooler early mornings is a good idea at this time of year. Having ready access to shade in the backyard is important and a paddling pool of water can be nice for dogs that like to splash and swim. Many people keep their pets indoors with them in air conditioned comfort throughout very hot days as well. We should not be encouraging excessive exercise during hot weather even if a dog seems to be happy.

with Tim Craig BVSc, VETERINARIAN Many times the effects of heat stress are only seen later in the day several hours after a dog has been running around a lot outside. Taking dogs to the river for a swim can be a good way to cool down, but still try not to let them run around too much if the air temperature is very high. If you are concerned that your pet is suffering from heat stress, a check of their temperature is always a good idea. Other signs of heat stress include excessive panting in dogs and open mouthed breathing in cats. As the problem progresses the pet will become weak and less responsive. In extreme cases coma or seizures are possible. It is important to note that some internal organ damage in advanced heat stress can be irreversible, so seeking treatment early in the piece is important. Mild cases can be helped at home with a cold water bath and air conditioning or a fan on a wet pet.

Stories of the bush
Dona said her love of music and performance stems from a passion for storytelling. “I’m really passionate about the bush, the people and the storytelling,” she said, adding that she loves to “take the mickey” out of people. “I like not taking life too seriously, just having a bit of fun is important.” Dona said her bush upbringing has made her outspoken about the range of issues facing people in rural Australia. “I’m passionate about the issues facing country Australia,” she said. “I just have a passion for Australia, and the lifestyles we all lead, the choices that
we’ve got and the freedom that we have.” Among her main issues of concern are ongoing drought, ensuring the resilience and good mental health of those in the farming community and continuing equal access to education, including retaining services such as School of the Air for those in remote areas. She added that she had been around horses all her life, including having had a training licence for 30 years. Dona said she finds there are few things more peaceful for her than escaping for a ride in the bush and getting away from the hustle and bustle of life. “I love riding in the bush, just enjoy-
ing what we have to offer in the North East,” Dona said. She performs occasionally with friend Don McQueen (no relation), with a show they have titled Spirit of the Bush in Song and Verse, and said it was fun to share her love of bush storytelling with a receptive audience. Dona has a number of public performances coming up, including at the Blades of Glencoe shearathon event on March 10 in South Australia, and at the Man From Snowy River Festival in Corryong on the weekend of April 4-7. You can also hear Dona share her love of music on Wangaratta’s OAK FM 101.3 on Fridays from 12-3pm.

◆ LEAN PICKINGS: A small Murray cod caught in the lower Ovens River near Peechelba on Saturday afternoon.
On Saturday I fished the Ovens River near Peechelba with a mate. We managed to catch one small Murray cod on an Old Mate lure, and had one other strike on a surface lure after sunset and that was it. The cod fishing has slowed down a little over recent weeks. I am sure it will pick back up soon enough though.

The good news is that I found trout. They didn’t all perish in the heat over recent weeks. They were very slow and reluctant to hit my lure in most streams. In one stream which was a bit cooler they were biting well. The signs are promising for some good trout fishing when the weather cools down in a couple of months.

3 LAST WEEK’S SOLUTION
WHY do redfin swim in schools? Because they can’t walk! Speaking of schools of redfin, I went to Lake Buffalo last Thursday afternoon and had an absolute blast. I found a few very large school of redfin (all swimming) and managed to catch a lot of them. I arrived at Lake Buffalo late in the evening with less than two hours of daylight left, and by sunset had landed around 20 to 30 redfin. The fish were all small, but I had so much fun. I caught every single fish on a small white soft plastic lure. I was wet wading around the edges of the lake, casting my small soft plastic over the grassy flats and catching redfin left, right and centre. While I was up in the hills I fished a few trout streams around the region.

Pythagoras - the man, the myth and the legend WHEN your school teacher showed you how to find the hypotenuse of a right triangle, you probably didn’t get down on your knees and start worshiping him as a god. But when it first happened in ancient Greece, that was pretty much how it went down. Pythagoras, the man behind the Pythagorean theorem was more than just a mathematician. He was a spiritual leader with followers who thought he’d been sent from Heaven. For the Pythagoreans, math was a religious experience and some equations were divine secrets, unfit for public eyes. While no contemporary, authoritative account of Pythagoras has ever been discovered,
and the mathematician himself never wrote anything down, historians have been able to piece together a picture of the ancient Greecian and his followers - though precisely how much is true, how much is embellishment, and how much is complete fiction is a topic of some debate. Nonetheless, this week I thought I’d liven up one of the oldest equations in maths textbooks with some interesting facts and factoids about Pythagoras - the man, the myth and the legend. Pythagoras led a cult that worshiped numbers A whole group of mathematicians signed up to be Pythagoras’s pupils - to learn everything he knew, and to help him
solve the great riddles of the universe. But this was more than just a group of people who liked math - it was a full-blown religion. Numbers, Pythagoras believed, were the elements behind the entire universe. He taught his followers that the world was controlled by mathematical harmonies that made up every part of reality. More than that, though, these numbers were sacred almost like gods. Seven was the number of wisdom, eight was the number of justice, and 10 was the most sacred number of all. Every part of math was holy when they solved a new mathematical theorem, they would
give thanks to the gods by sacrificing an ox. The Pythagoreans worshiped the number 10. The Pythagoreans had a sacred symbol called the Tetractys. It was a triangle with 10 points across four rows, meant to symbolize the organization of space and the universe. Ten, they believed, was the number of the highest order, which contained the course of all mortal things. Pythagoras’s followers believed that he was a demigod. They called him “the divine Pythagoras” and told people that he was the son of a god usually either Hermes or Apollo. They even thought that Pythagoras had superpowers.
His followers said that he could tame eagles and bears by stroking them. He could control any animal, for that matter, with the sheer power of his voice, and he had the power to write words on the face of the Moon. One of the biggest legends about him was that he had a golden thigh. When someone doubted his divinity, it was said that Pythagoras would show them his shimmering thigh and win a new convert. Obviously his thigh wasn’t actually made of gold, and it’s believed that instead his thigh had a large birthmark, which were often considered to be divine in nature to the ancient Greeks.

The Babylonians understood Pythagoras theorem 1000 years before it was ‘discovered’ Plimpton 322 is a broken clay tablet from the ancient Babylonians city of Larsa, which was located near Tell as-Senkereh in modern day Iraq. The tablet was written between 1822-1762 BCE. In 1945 the tablet was revealed to contain a highly sophisticated sequence of integer numbers that satisfy the Pythagorean equation a2+b2=c2. This is the fundamental relationship of the three sides of a right-angled triangle, and this discovery proved that the Babylonians knew this relationship more than 1000 years before the Greek mathematician Pythagoras was born.
