Introduction

PRP is an inter-disciplinary practice providing Architecture and a range of complementary design and consultancy services including Urban Design and Masterplanning, Landscape Design, Environmental Services, Project Management and Planning. PRP has over 50 years’ experience in housing and our portfolio embraces all aspects of residential and mixed use development, from the general to the specialist and across the public and private sectors. Our projects range from small scale to large urban regeneration projects, new settlements and mixed use developments that involve other sectors including education, health, leisure, retail, work places and community uses. We operate across the United Kingdom and in overseas markets where our knowledge and expertise in housing, sustainable design and place-making adds value to the regeneration and development of towns and cities.

Projects


Portobello Square, Kensington, London The largest regeneration scheme in the London Borough of Kensington & Chelsea for decades. PRP provided the masterplan for the overall redevelopment of the site and detailed design for the first phase of the scheme, which is currently completing.

The design complements the rich architectural history of the area and reinstates historic links between Portobello Road and Ladbroke Grove. The development will eventually offer up to 1,000 new homes and a new London square.

George Street, Croydon, London Located diagonally opposite East Croydon Station, PRP has produced an innovative design for two angled wings of residential accommodation delivering a total of 320 apartments, including an element of PRS, linked at ground floor with a concierge area, cafĂŠ and gym.


Claires Court School, Maidenhead A new school campus will consolidate the Claires Court Schools in Maidenhead onto one site and will provide inspirational new learning and recreational facilities for pupils aged 3 to 18, together with play areas and extensive sports fields.

Winner - Best Project - Housing Design Awards 2012

Oval Quarter, Lambeth, London This major regeneration project in the London Borough of Lambeth will deliver 808 new homes and the refurbishment of 172 existing properties. A new hierarchy of streets create character areas, providing a variety of identities for different parts of the estate.

Developed in consultation with stakeholders and the local community, the masterplan focuses on the public realm, at the heart of which is a new central park and community centre.


Royal Arsenal, Woolwich, London The PRP proposals will provide 219 homes within two blocks of 10 and 20 storeys situated within the Royal Arsenal Conservation Area and bounded by numerous listed buildings.


Park Heights, Stockwell Park, London Park Heights will replace a dated and poorly maintained 1960s block which does not comply with current housing design and space standards. It is designed to London Housing Design Guide standards and will achieve Code for Sustainable Homes Level 4*.

Lewisham Gateway, Lewisham, London A prominent roundabout site at the heart of Lewisham adjoining a DLR, mainline and bus transport hub. The project is a high density, mixed use development comprising retail, leisure, office and residential.

The green structure includes formal tree lines, semi-natural parkland and waterside planting. Art is woven into the fabric of the landscape in the form of wall reliefs and sound circles, echoing the river to the square above.


Wolfson Garden City, Wolfson Economics Prize 2014 Shelter in collaboration with PRP were named runner up in the prestigious Wolfson Economics Prize 2014 competition for a new garden city vision. Our entry sets out a vision for Stoke Harbour, a fictitious new garden city on the Hoo Peninsula, Medway.

With a population of 36,000 people and 15,000 new mixed tenure homes, the masterplan is made up of a necklace of walkable, landscape led housing settlements with 40% green open space along transport corridors leaving green belt swathes of countryside between.


Taplow Mill, Maidenhead Taplow Riverside is a redevelopment of a redundant paper mill within the green belt and flood plain, between the River Thames and Jubilee Relief River. The masterplan will deliver 261 new dwellings, a riverside restaurant and a new footbridge across the Thames.


Thrayle House, Stockwell, London Thrayle House replaces an existing 1970s block. The 170 mixed tenure dwellings include family houses and duplex dwellings, dual aspect apartments, penthouse homes and an element of older person accommodation above mixed use/commercial space.

Chobham Manor, Olympic Park, London The first of the Olympic Legacy Sites situated between the Velodrome and the Olympic Village, Chobham Manor will provide up to 850 homes, shops, community facilities and open spaces.

The first phase comprises 259 units with a variety of new typologies designed by PRP, Make, Karakusevic Carson, Haworth Tompkins, with Muf providing landscape design.


Millbrook Phase 4A, Barnet, London Phase 4A is on the northern fringe of the PRP masterplan and will deliver 114 flats and houses. The centrepiece of the design is a four storey curving apartment building which creates an impressive frontage to a public park.


Haggerston West & Kingsland Estates, Hackney, London The regeneration of this London estate creates much needed high density living, comprising 761 new homes, a multi-storey community centre and retail units. Residential units include 418 affordable dwellings and 343 dwellings for private sale.

Orchard Village Phase 4, Rainham, London A 1960s high-rise estate that had been neglected and stigmatised for its high crime rate and anti-social behaviour. The estate has been transformed into a safe, attractive, vibrant and sustainable community, with greatly improved infrastructure and open space.


Mansfield Bowling Club, Camden, London Our proposals are to redevelop this unused bowls club, to provide 21 new high value homes. Complex planning constraints have resulted in a scheme of unique ‘courtyard style’ houses, and apartments with a mixture of sale and affordable tenure.

Clapham Park B4 & B6, London Regenerating some 61.4 hectares on a site between Brixton, Streatham, Balham and Clapham, will provide 164 private sale flats including a landscaped courtyard, innovative cycle storage, underground parking and penthouse flats with stunning roof terraces.


Parkside, Tower Hamlets, London Working with Circle Housing, Old Ford Housing Association and LB Tower Hamlets to identify and develop various infill sites into high quality family housing with mixed tenure and to enhance the immediate environment through the design of an improved public realm.

Bell School, Cambridge The development on Babraham Road will comprise 270 houses and apartments, of which 162 will be for private sale, with 108 being affordable and retirement housing managed by bpha. There is also planning consent for a 100 bedroom student residence for The Bell Educational Trust.


High Path, Merton, London The regeneration of a 1960s estate for Merton Priory Homes, part of the Circle Housing Group. The commission is for a masterplan and phase 1 detail that consists of approximately 1,400 homes with new retail, community facilities and amenity spaces.

Red Lodge, New Earswick, Yorkshire Regenerating the heart of New Earswick Garden Village in York. A lifetime neighbourhood designed around a central landscaped park with legible green routes and connections to the wider village.

The architecture complements the local Arts and Crafts style and provides 130 new apartments/care beds for older people along with a refurbishment of the listed Folk Hall and pool.

Pilgrim Gardens, Evington

Pilgrim Gardens provides 31 new ‘state of the art’ independent living apartments. These replace 14 out of date bungalows located on a site with an existing residential and nursing care home incorporating dementia care.


Charlie Ratchford, Camden, London Extra Care housing and resource centre designed to respond sensitively to the Victorian housing surrounding the site and provide an active faรงade to a fragmented road in Camden. Brick elevations reflect the scale and rhythm of Camden vernacular.

Campshill Road, Lewisham, London Three brick pavilion blocks accommodate 51 Extra Care apartments and communal spaces arranged around four delightful gardens. The scheme forms one side of a new mews space as part of a cohesive approach to the site that will encourage intergenerational living.


Bramshott, Liphook, Hampshire Designed as a contemporary take on rural agricultural architecture the accommodation is arranged in flexible communities with their own shared facilities and will form part of an extension to an existing retirement village at Bramshott Place in Hampshire.

St Bede’s, Bedford This beautiful Extra Care scheme is being recognised as one of the Best in Europe. The design includes grand school buildings providing delightful dual aspect apartments, a dramatic triple height atria and a series of carefully designed gardens.

A variety of architectural approaches reflect the richness of the Conservation area. A comment from a resident’s daughter perfectly captures the impact of good design for older people, ‘St Bede’s gave me my mum back’.

Farrow Court, Ashford, Kent This vibrant scheme combines four complementary building typologies; a community resource centre, 84 sheltered housing units for older people, an eight bed recuperative care centre and 12 independent living units for people with learning disabilities.


Maidstone Road, Charing, Kent A 61 apartment Extra Care Building with communal facilities and seven bungalows. The site is in the parish of Charing in Kent, a charming village on the outskirts of Ashford situated between two areas of outstanding natural beauty, the Kent Downs and the Sussex Weald.

Coombe Hill Manor, Kingston-upon-Thames This Signature Care Home has 94 private apartments that vary from studios through to two bedroom suites, and a specialist dementia floor. Communal facilities include a cinema, a dedicated space for making and exhibiting art, a cafĂŠ and bistro.

The Oaks, Merton, London All flats in this dementia friendly older persons housing are dual aspect and accessed via open deck walkways. A high proportion of units have three habitable rooms and space standards often exceed current guidance.

Winner - Innovative Workspace - BCO National Awards 2014

The Sharp Project, Manchester PRP was novated to Bramall Construction to convert the former Âź million sqft, Sharp warehouse complex, into a new centre for digital content production providing affordable and flexible space with an easy in/out ethos.

The complex includes state of the art studio spaces, administration suite, cafĂŠ and a winter garden. PRP created innovative starter offices by designing a fully fitted prototype of a recycled shipping container to meet the easy in/out requirement.


The Space Project, Manchester A new TV production stage complex providing a purpose built home for drama production in the North of England. The conversion consists of 50,000sqft of production space, 50,000sqft of supporting workshops and 10,000sqft of prop construction workshop.

The rough industrial aesthetic adopted at Sharp (see previous spread) was also developed here with highly adaptable, stripped back interiors offering tenants the maximum opportunity to personalise their spaces.


Smithy Croft, Manchester Provides an environment that fosters the independence of older residents in a community setting where care can be tailored to individual needs. The development provides 55 units, of which 50% are affordable housing for rent and 50% are shared ownership/private sale.


Centre of Refurbishment Excellence (CoRE), Stoke-on-Trent A former Victorian pottery works, CoRE provides an integrated facility bringing together UK talent, training and technologies to demonstrate best practice in sustainable refurbishment and retrofitting.

Shrewsbury Street, Old Trafford, Manchester The development incorporates an 80 unit Extra Care development alongside new community facilities, a library and two GP surgeries, as well as the re-provision of St Bride’s Church and Rectory.


Sutton Way, Ellesmere Port, Cheshire A new build Extra Care facility consisting of 60 apartments and 15 bungalows all of which are affordable. The development provides communal facilities and private gardens for its residents.

Winner - Residential - AJ Retrofit Awards 2013

Tamworth Towers, Old Trafford, Manchester The Tamworth Estate sits within the Old Trafford Regeneration Masterplan and its redevelopment is one of the first major pieces of work planned to rejuvenate the area. PRP was commissioned to give five of the blocks on the estate a new, sustainable, lease of life.


Aldcliffe Road, Lancaster H2O, a partnership between the Canal & River Trust and property development company Bloc, is building a waterside development of 14 family homes in Lancaster. The development is in a disused, historic canal wharf, Aldcliffe Yard, situated in a city centre conservation area.

Izhevsk, Udmurt Republic, Russia PRP masterplanning and landscape are leading the reconstruction of this post Soviet closed industrial city centre. Consulting with the people of Izhevsk to create a new city square and an economic masterplan to generate 500,000sqm of commercial development.

Four new interconnected spaces are created with distinct characters. A civic square; a grove of courtyards celebrating Izhevsk life within an urban woodland; a festival square creating performance areas and a terrace garden of wildflower meadows overlooking the lake.


Amur Skyscraper, Khabarovsk, Russia A 46 storey skyscraper with 3.8 hectares of new public realm on a prime site in the centre of Khabarovsk, reflecting the industrial achievements of the region and the enormous scale of the Amur River.


Enwei, North west of Beijing, China The concept combines tourism with healthcare. Accommodation includes a 5 star hotel, an extensive range of Western and Taoist healthcare therapies and a variety of residential options including club membership apartments and villas for sale.

Jeddah Hotel, Saudi Arabia This 5 star hotel features 218 serviced apartments and villas along with a conference hall, shops and restaurants, banquet halls, spa, gym and rooftop event spaces. Comprising a colonnade surrounded garden, arrival courtyard and 36 storey tower with views towards the Red Sea.

The architecture references traditional Arabic elements, such as a wind tower, wind balcony and courtyards to create a simple, elegant and energy efficient building.

ENVIRONMENTAL

PRP Environmental provides sustainability consultancy services for clients in the development, construction and asset management sectors. Our multi-disciplinary team of architects, engineers and sustainability consultants understand the complexities of development design, delivery and operation. We combine expertise with commercial awareness to develop bespoke proposals which are responsive to project requirements, considering economic viability, environmental performance and social wellbeing. We provide services to developers, contractors, housing providers, Government, local authorities and NGO’s in the UK, in relation to building design, environmental performance and assessment, sustainable operation and procurement, knowledge dissemination, corporate policy and promotion.

Climate Change Analysis – Red Lodge, New Earswick, JRF Focusing specifically on the redevelopment of Red Lodge care facilities, this work examines how community resilience can be improved in the face of climate change, including increases in extreme weather events, flooding, heat stress, drought and water scarcity and other potential climate impacts under 2030s, 2050s and 2080s scenarios.

Strategic Masterplanning, Urban Design and Regeneration We are specialists in designing and delivering complex and exciting places that are grounded within their context and, when delivered, create engaged and vibrant communities. Our masterplanning work often involves us developing visions for strategic urban sites, in the regeneration of deprived urban areas or the design of sustainable new communities with an emphasis on residential environments. New Communities and Edge of Settlements Our design approach focuses on creating distinctive places where people will want to put down roots and live as part of a vibrant community. We seek to integrate our proposals with the established settlement, or into the landscape setting, which involves detailed analysis and full understanding of the site and its context. Through this analysis our multi-disciplinary team aims to respect and enhance the existing character of the setting thereby creating the framework on which the sense of place is derived.

PRP Planning embraces the changes and challenges of the planning system by offering an approach that centres on our understanding of environmental, economic, social, sustainability and design issues to deliver positive results quickly and efficiently. The PRP Planning team has the experience and expertise to allow you to engage with the decision makers of the planning process, key stakeholders and the local community in order to present a robust case in support of any development proposal. Our success is built on enduring relationships with public and private sector developers and contractors who value our active, informed contribution to the project delivery process, our hands-on approach to design leadership, coordination, value and risk management and the considerable resource and depth of experience we offer. We are committed to improving our processes, technical expertise, design efficiency and collaboration, for instance taking an active leading role with our clients to drive the expansion and use of Building Information Modelling (BIM). Our diverse portfolio ranges from single dwelling exemplar prototypes, to sub-urban low density housing, complex high density mixed use regeneration and urban residential high rise. Our teams draw on tested solutions and detailing from a range of project types and constructions.

BUILDING INFORMATION MODELLING (BIM)

We believe BIM processes will improve collaboration, coordination and quality in the design, procurement and management of buildings and infrastructure. Through the use of BIM, we are targeting a more inclusive, integrated and complete design process and more intelligent use of digital information to add value, reduce risk and improve product and service quality for our clients. We have established BIM expertise and protocols including standards based on the AEC (UK) BIM Standards for Revit and a portfolio of completed projects from concept design stage to full construction documentation. BIM processes and benefits should not just be limited to the architectural and engineering design delivery and we are committed to engaging with our clients to explore the downstream potential of BIM, for example improving accuracy and speed of information delivery for measurement and costing and 4D graphics support to construction phasing and logistics planning.

Identification and engagement of the full spectrum of stakeholders is essential to the successful delivery of projects. We work collaboratively with clients and stakeholders, building consensus for a shared vision that unlocks the site potential and ensures viability for long term physical, economic and social regeneration. Our extensive experience has reinforced our belief that designing with existing communities, instead of just for them, delivers truly sustainable and cohesive future developments. PRP has a long track record of tailoring appropriate consultation strategies for our clients, according to the nature, location, and scale of the project, the phase of its development and the interests of the stakeholders themselves.
