A multi-skilled team comprising PRP’s urban designers, architects, interior designers and landscape architects worked to deliver the design for this exclusive $100 million luxury residential development on the edge of Moscow’s western district. The densely wooded site influenced the design of the houses, as reflected in the specification of natural materials and in the internal layout, which provides the views of the surrounding landscape. The development includes a luxury spa and fitness centre located on a unique and ecologically sensitive woodland site.

Consultation Masterplanning Urban Design Architecture
Wornington Green is the largest regeneration scheme in the Royal Borough of Kensington and Chelsea for decades. PRP has provided the masterplan for the overall redevelopment and the detailed design for the first phase. The design complements the rich architectural heritage of the area and reinstates links between Portobello Road and Ladbroke Grove. The development will eventually provide up to 1,000 new homes and a new London square will form the focal point of the new urban quarter. The final design solution is the culmination of over five years’ consultation and offers an exemplary model for large-scale urban regeneration, in which public housing is seamlessly integrated with private housing. Materials and details are of a high quality, to reinforce the vibrancy of the local vernacular.

Kennet Island Village Reading, UK
Architecture Masterplanning Landscape Architecture
The redevelopment of a former sewage works has created a desirable new sustainable community. The 28 ha development comprises 850 dwellings, 11,150 sq.m of office space, a 200 bed hotel, community centre, local shops and a public house. The residential density increases around the central square at the heart of the development where there is a focus on community facilities and shops. The architectural language meets the aspirations of the Local Authority for contemporary buildings and the client’s desire for a popular new urban quarter. Careful design of the streets and perimeter blocks provides a sense of enclosure and urban character, with clearly defined public and private realms. Cars are parked on the street and in discreet mews areas in the centre of the blocks.

Oxford Street Chongqing, P.R.China Architecture Interior Design
Oxford Street is fast becoming a vibrant hub in one of China’s fastest growing cities. It reflects the ambitious economic, environmental and social goals for the region. The development comprises six towers, two of which incorporate hotels and four of which are residential. The two hotels add a significant component to a mixed use quarter offering leisure, residential and retail elements. The development makes a positive contribution to the former industrial zone, responding to the river valley and adjacent wooded hillside. Contributing to the client’s aspiration for an exemplar sustainable development, the tower buildings incorporate a series of aerial gardens that bring naturally tempered air to sections of the buildings.

Bow Cross London, UK Masterplanning Architecture Consultation Environmental Services
Adjacent to the site of the 2012 Olympics, Bow Cross (formerly known as Crossways Estate) is a significant regeneration project that includes the refurbishment of existing homes and the provision of 400 new homes in a safe community environment. Apartments are designed to generous standards of area, storage and open space. The three, 25 storey, tower blocks which dominate Bow Cross are being re-clad and re-fitted as high-quality low-energy homes. The first of the three towers has been refurbished and work has begun on the neighbouring tower. Communal areas and entrances are carefully designed for comfort and security. With rooftop lighting visible throughout the area, they act as a symbol of the regeneration of the community.

Kings Cross London, UK
Masterplanning Architecture
Kings Cross Central is one of the most prominent regeneration projects in Central London. PRP has designed the first affordable residential block on the Kings Cross site from concept to completion. Known as ‘R4’, it comprises 117 mixed tenure residential units, 35% of which are large 3- and 4-bedroom units above 600 sq.m of nonresidential accommodation at street level. R4 has a feature double-height entrance lobby which provides access to the different apartment clusters. There is a shared roof terrace that offers dramatic views across London. Spacious balconies ensure family units have ample private amenity space. The façade uses high quality materials and careful detailing to define a new quality benchmark for affordable housing.

Sustainable Villas Abu Dhabi, UAE Architecture Environmental Services
Working for the Environment Agency of the UAE, PRP|Ai has designed an affordable housing model for local Emiratis that is in keeping with UAE traditions and sustainability aspirations. The building is orientated to maximize natural light while minimizing solar gain. The distinctive mashrabeya screen is both aesthetic and functional, reducing solar gain to the south faรงade and the roof. All windows have shading devices to reduce solar gain. The perimeter wall is a biocomposite that is a 100% recycled. Trees within the plot are used as secondary shading devices. Through informed design, tried and tested technologies and passive measures we have reduced the water demand of the building by over 60%,

irrigation by 80% and the electrical load by 66%, in a building that is projected to cost an average of 34% of the cost of a traditional villa. The housing typology is based on a traditional model with minimum space standards, plot dimensions and built form in a modern idiom. The challenge was to integrate an environmental strategy that minimises energy use, whilst maximising comfort levels.
Bab Ezzouar Algiers, Algeria Architecture
Bab Ezzouar translates as ‘gateway for travellers’; the design concept for this mixed use development is derived from the name itself, where a 5 star business hotel acts as a portal or doorway to the city of Algiers. This multi-faceted scheme comprises a 300 bed luxury hotel with serviced apartments, convention centre, shopping mall and retail plazas, exclusive residential apartments and penthouses, cultural centre and ancillary entertainment facilities such as restaurants, cafes and a sports and wellness centre.

Drawing on the traditional planning principles of Arabian architecture, with specific focus on passive design strategies, the proposal celebrates a rich and sensitive heritage with contemporary inflections and state of the art technology. The design creates interconnecting courtyards lined with water channels, intricate rectilinear geometries, micro-climatically receptive use of wooden screens or mashrabeya, narrow shaded corridors and wind catching niches.

Forum House is the cornerstone development in the Wembley City regeneration project, defining architectural style and quality in this prominent London location. Forum House represents a successful collaborative approach to sustainable residential architecture. The design encourages social interaction for residents and commercial tenants. In the context of Wembley Stadium and Wembley Arena, the perimeter block serves as a sound barrier against noise from the streets and stadium, creating a secure and peaceful courtyard oasis for families to play and residents to relax. The completed scheme provides 286 apartments, of which 50% are social housing units, all benefiting from a 24 hour concierge service. Ground floor retail space includes an employment portal serving the local community and a crèche. The development is serviced by an innovative underground waste removal system which will be phased in across the greater Wembley City site.

Denham Garden Retirement Village Buckinghamshire, UK
Located on a steeply sloping site, Denham Garden Village is a major redevelopment of a 1950s retirement village, providing 327 new dwellings for older people and a range of public facilities located at its heart, including a G.P. surgery, health and fitness centre, shop, restaurant, pub, winter garden and village hall.

The philosophy for Denham Retirement Village is to bring care to people’s homes, in the form of apartments, bungalows and cottages, rather than moving them into care. The £60m scheme provides a mix of tenures with 55% of the units for outright sale and 45% as affordable housing.
Kidbrooke Extra Care Housing Greenwich, UK Specialist Housing Architecture Environmental Services
This Extra Care housing project, comprising 170 new apartments, is included within the £1 billion redevelopment of the Ferrier Estate in South East London. The project sets an important precedent in placing attractive housing for older people at the heart of an urban regeneration scheme whilst challenging some of the more institutional aspects of the Extra Care housing typology. Central to the design concept is the ‘core & cluster’ arrangement creating five residential blocks rather than the widely employed Extra Care typology of long double banked corridors and single aspect flats. Kidbrooke Extra Care won the 2010 Housing Design Award for the ‘Best HAPPI Project Scheme.’

Queens Market London, UK Architecture Masterplanning Environmental Services
Queens Market is a prominent open-air London market. The revitalisation of the market and tower will improve the local economy and provide much needed affordable housing. The ground floor level will house a renewed open-air market, with a 1,000 sq.m library and car parking for 350 vehicles on the first floor. The residential levels range from 6 to 31 storeys, providing 350 apartments. Public art will celebrate the wide range of international foods sold in the market and will integrate the market with the other facilities. The street frontage has been expanded to maximise visibility from within and into the market itself.

Yuntolovo St. Petersburg Russia Masterplanning Architecture Landscape Architecture
This competition winning scheme is for a new community of 70,000 residents on a 500 ha site to the north of St. Petersburg. To be developed over a period of ten years, it will provide retail and leisure facilities, schools, kindergartens, parks and a zoo. The design strategy creates a sustainable community in a wooded landscape, using and extending existing canals as a central feature of the landscape design. A tram system provides links to existing local public transport and the city itself.

On the banks of the river Thames, Kew Riverside offers redefined London living. A delicate balance of classic and contemporary architectural influences, sympathetic landscaping and developed design statements create a stimulating and complete environment. The development comprises over 400 new homes made up of oneand two-bedroom apartments and three-, four- and five-bedroom family homes, and is set within landscaped gardens behind an enhanced riverside walk. 25% of the new homes are affordable units, generally comprising one- and two-bedroom apartments. Leisure facilities for residents include a gym and pool.

St Ebbas is one of three sites incorporated in the Epsom Hospitals Cluster competition run by the Homes and Communities Agency (formerly English Partnerships). The redevelopment of former hospitals in Epsom, Surrey, will provide 322 homes at St. Ebbas. The Victorian water tower and the original administration building will be sympathetically restored and converted to provide a historic reference point. The architecture for the new-build houses and apartment buildings is contemporary and responds to the high aspirations of the HCA’s Development Brief and the Quality and Price Standards. As part of the commitment to design and build the development to a high environmental standard, 20% of energy will be generated from onsite renewable sources.

A mixed use development in Sochi, Russia, host city for the Winter Olympic Games 2014. The contemporary design covers approximately 4 ha and will be developed as a residential and resort complex.
The Tredegar Estate provides 400 new homes. PRP’s competition winning proposals improve on the existing masterplan, improve the security of the design, enhance access through the estate and create a more urban style of development.

This 16 ha historic site in the centre of St. Petersburg will be transformed into a ‘city within a city’ of 300,000 sq.m of space, including two hotels, retail, leisure, residential and office uses.
