Home sales in qathet up in July compared to same month last year

Real estate sales in the qathet region during July 2023 were up considerably from July of the previous year.

“Home sales posted a solid rebound from last year’s July figures but remained well below average levels for this time of year,” said Neil Frost, president of the Powell River Sunshine Coast Real Estate Board. “New listings have been trending at moderately tepid levels, but it seems like the de-

“With overall inventories at relatively healthy levels, it would seem an opportune time for previously sidelined buyers to get back into the market, particularly as prices now seem poised to resume growing,” said Frost.

There were 166 active residential listings at the end of July 2023 and 93 nonresidential, for a total of 259 active listings at the end of July 2023. Active listings were 12.1 per cent above the five-year average and 0.9 per cent above the 10-year average for the month of July.

According to Canadian Real Estate Association (CREA) statistics, home sales were 27 per cent below the fiveyear average and 31 per cent below the 10-year average for the month of July.

CREA statistics indicate on a yearto-date basis, home sales totalled 159

units over the first seven months of the year. This was a substantial decline of 23.2 per cent from the same period in 2022.

In terms of local real estate sales statistics, there was a higher percentage of local buyers for July, making up 60.9 per cent of the purchases, according to Frost.

He added that 21.4 per cent of local sellers retired and moved out of Powell River, and that City of Powell River sales remain high compared to qathet Regional District sales.

Of the buyers who were traced, three were from the lower Sunshine Coast, three were from Vancouver Island, two were from the Lower Mainland and outlying areas, one was from Alberta and one was from outside Canada.

Year-to-date, 49.2 per cent of sales were local and 50.8 per cent were out of area.

What is tax-deductible mortgage interest?

You have the option to have your mortgage interest considered “tax-deductible” depending on how you use the property.

Property generates rental income

When it comes to rental properties and your mortgage interest, you are able to claim back all (or a portion) as the interest is considered part of the operating cost for a rental. What you get back will depend on the proportion of the space rented and the length of time the property was generating rental income. Property is your primary residence

Writing off mortgage interest on a primary residence is known as the Smith Maneuver, whereby you turn your mortgage into an in-

vestment loan. On average, utilizing this method will allow a typical 25-year mortgage to be fully tax deductible in 22.5 years.

Here’s what to do:

• First you need to get a readvanceable mortgage. This type of loan combines your mortgage with a home equity line of credit.

• The purpose of this is that, as you pay down your mortgage, your HELOC will increase. This allows you to borrow more money again as the mortgage is being paid down.

• You then utilize the HELOC and borrow to invest.

• Now that you have made your HELOC an

investment loan, you can claim the interest you pay as a deduction against your income.

The risks

Keep in mind, problems can arise if a homeowner spends the funds as opposed to reinvesting them. Tax refunds have to flow through the investment cycle in order to realize the benefits of paying down the mortgage –and making as much of the interest tax deductible as possible.

Additional shortterm risk includes your cash flow as there is always the possibility that interest rates will rise, thereby driving up the cost of borrowing at the same time as markets falter, resulting in a negative client monthly cash flow for a brief

period of time.

Four ways to waterproof your basement

Basements are frequently exposed to moisture and humidity. This is partly because rain can accumulate near the foundation of your home. Keeping it dry will help you avoid a host of problems. Here are four ways you can make your basement more water-resistant.

1. Repair cracks

It’s normal to see fine lines appear in your foundation over time. However, large, deep cracks can allow water to seep inside. It’s important to promptly repair these fissures with a moisture-proof sealant to help prevent leaks.

2. Apply waterproof paint

Waterproof paint prevents water from seeping into your home by creating a vapour barrier for your foundation. However, this safeguard is ineffective in severe weather or flooding. Therefore, it’s best used together with

other measures.

3. Adjust your ground level

It’s important to ensure that the land slopes downward from your foundation so that water can flow away from your home rather than into it. The ground may even out over time, so you’ll need to add soil periodically to maintain the right grade.

4. Install a French drain

A French drain system redirects water away from your home’s foundation to a designated location. This solution is well-suited to properties with insufficient space to allow for sloped-ground drainage.

Consumers are increasingly concerned about their ecological footprint and want to support companies that care about the well-being of their employees. Locally designed and manufactured furniture made from recycled materials is all the rage.
