FAMILY ADDITION: Mike and Jennifer Salisbury recently adopted Mack, who is quickly becoming adjusted to their lifestyle of renovating homes and apartments.
Mike and Jennifer Salisbury don’t rent out anything they wouldn’t live in themselves. In fact, they have moved four times in the past year to accommodate requests from their renters. They currently reside in Wildwood in a two-storey, two-bedroom home with a one-bedroom suite attached and a small house also on the property. “It used to be Townsite Barber Shop,” Jennifer explains, “and it was moved here years ago.” Mike added a new back door to the main house that he uses as his entrance so his truck is away from the driveway that tenants use. To make things easy for their own home and the rental units, they use the same tiles in every bathroom,
paint the walls the same colour and use the same kitchen and bathroom cabinets and flooring. “That way there’s no guessing; it’s really easy,” says Jennifer. When Mike and Jennifer purchased Mountain View Apartments in Cranberry, they realized they had a challenge on their hands. None of the 12 suites had ventilation in the bathrooms or kitchens. Condensation created numerous problems that needed to be rectified. By April 1, all four top-floor units will be available to renters. They have proper ventilation installed, walls repainted, new kitchen cupboards and bathroom cabinets put in, tiles placed in bathrooms, new lighting in the ceilings, new flooring and carpets. All the renovations have been done without structural changes or changing any of the plumbing so hand-held showers were installed for the bathtubs. Each of the units has its own hot water tank and electrical panel. The last major renovations to the apartment building took place in the 1980s, which, Jennifer says, had updated the units from the 1950s. »B3

There was no insulation in the building’s roof so that all had to be blown in. “We knew there was no asbestos because it had been removed during an earlier time,” says Jennifer. Mike and Jennifer buy everything from local businesses and use service enterprises as well for repairing stoves and fridges so they can be repurposed. If necessary, they are replaced. “We have a great cleaner gal who comes in loaded with supplies when we need
her to clean up quickly in preparation for tenants moving in,” says Jennifer. One of the upper units had water damage from a slow leak on the roof caused by a screw. Now the entire roof has been re-screwed and there are no leaks. “Water is always the enemy,” says Jennifer. “We realize we’ll have to replace the roof in the new few years. “Quality of life was really low for people living here, and we’ve made huge improvements that will impact future tenants’ lives in a positive way,” adds Jennifer.
“Doing these renovations and providing decent housing for people gives me a warm and fuzzy feeling,” Mike says. The couple owns Westcoast Endeavours Ltd., a construction company, and had been building new homes in a Westview subdivision but found those sales slowing down. They ended up renting out the houses and through that process discovered there is a huge demand for rentals in Powell River. Mike and Jennifer then switched their priorities to purchasing and renovating

rental units in various parts of the community. “Our biggest fans are our tenants,” says Jennifer. Tenants fill out forms and are scrutinized before being accepted. “We take this very seriously and we don’t chase people for money. All rent is automatically deposited into our account. The trick is to find the right tenants.” When everything works out, it is very satisfying, she explains. “Sometimes we take a chance,” says Jennifer. “We ask ourselves, can we trust these people with our house for them to make their home? If they are willing to fill out the forms, usually the answer is yes.” Mike and Jennifer were in contact with the children of a homeowner on Cranberry Street when it was determined their father was no longer able to live on his own. When he died, the couple purchased the home and upgraded both the upper and lower floors. In the upstairs suite, Jennifer looked at a solid wall and said if she lived there, she would want an opening into the living room so she could talk to guests while preparing dinner. and vines were removed. “There’s still more work to do in the yard.” A challenge in the upper suite was a window built right inside the shower of the bathroom. Wood around it had rotted from leaking water. Mike took out the wall and old wood and completely rebuilt it, minus the window. A tube skylight was added to bring in some natural light. If the “bones of a house are good,” that’s the primary consideration before the Salisburys consider purchasing it. “How do you keep the personality of the property, follow the rules and not go broke,” Jennifer asks rhetorically. “That’s the game.” She and Mike love to hear stories about the properties they purchase and the people who have lived in them. The couple has two goals for their long-term future. One is to build their “forever” home, which Jennifer has designed and posted the drawing on a bulletin board in their kitchen. The other is to have rental units to provide a retirement income. “Right now we’re living an adventurous life as Mike calls it. I call it living life all in,” says Jennifer with a big smile.

There are currently seven in the greenhouses planting and growing the bedding plants and other starts. Some stay just a few days to work with the seeds, others will be employed all season with
four or five staff down in the garden centre helping customers. “There is no real boss here; everybody takes part in what happens,” says Dave. “We are all part of a team.” Most employees are female. “There are a few men, they do whatever the women don’t want to do.” The business model is transparent for all on the »B8

When the Sarnowski brothers inherited two five-acre parcels of land in Cranberry, they decided to start a business they knew nothing about. “They allowed it in the zoning,” says Dave. “There was only the Zimmers [Powell River Nursery] down the street. We did not know anything about gardening and so we just dove in, self-taught.” That was more than 19 years ago and now Springtime Garden Centre grows over 100,000 of its own bedding plants, 8,000 to 9,000 perennials, plants 600 fruit trees a year and grew 350 roses last year. Each person learns the whole business from planting seeds to seeing invoices and working the cash machines. “We don’t keep anything secret in this business,” he admits. “If they are part of the team they play all parts. It is a unique situation and I am very proud of it because they do so much, grow so much and we all learn, too. We grow what is easy.” There are times, too, when things are grown as an experiment and sometimes they don’t work, but this is part of gardening as anyone with a wheelbarrow, fork and shovel will attest. “There is a lot to draw from this, not just the money. Sometimes we are creative and it is all about having fun and keeping it light. With that you get total dedication. It is rewarding, satisfying.” With the warmer weather arriving early this year, the growing season is about two weeks ahead of where it was last year. It is a good time for pruning and raking, “as long as your buds are not yet open,” says Dave. Also, now is the time for applying dormant oil and sulphur.

The dormant oil coats insect eggs so they won’t hatch and cause caterpillar blooms that eat all the leaves off fruit trees. “The sulphur combats the fungus, spotty leaves, scabby apples and the black spots on the roses.” It is also time to fertilize and Dave suggests using 6-8-6 for just about everything in the garden. “Raspberries, roses, blueberries, rhododendrons, certainly anything you planted a few years ago and believe should look better.” The growing season is stretching well into midOctober. ing to town from areas they were unable to garden in, options are endless for working in the garden. Centres, such as Springtime are buzzing, not just with bees, but with shoppers carrying long lists of items to pick up. To entertain people of all ages, peacocks can often be seen at Springtime. “The peacocks were given to me at least 10 years ago,” says Dave. “They roam semicontained. We have had dozens of babies hatch here and have given them away over the years. Chickens are running around and we sell fresh eggs.”

Wildlife conflict Deer attract predators such as cougars, so anything a person can do to deter deer from the yard, makes the area safer for small pets, young children and others. Wildlife that is habituated to humans and residential areas are more likely to be destroyed. This is particularly the case with bears and cougars. Birds do not need help finding food during spring, summer and fall, so bird feeders can be removed. Dogs and cats can be fed indoors. Garbage should be put out on the curbside no sooner than the morning of collection. Similar attractants draw in other wildlife. Deer are often found munching on favourite flowering blooms and can be quite destructive to the yard. There are many old-wives’ tales about how to discourage deer, including planting yellow flowers, lemon balm, sage, chives and foxgloves. A quick search on the Internet brings up use of human hair around flowers, hot pepper spray, moth balls and fabric softeners, even urine, motion-sensing sprinklers, hanging CDs and constructing high fences.

Spring has now arrived, and with the season change and warmer weather backyard gardens are not just for people to enjoy. Deer, bears, raccoons, cougars...they are all around at this time of year increasing the chance of human-wildlife interactions. While some property owners may be spellbound by such activity, and grabbing the closest camera, there are serious consequences from attracting wildlife to residential areas. BC Conservation Service has created the initiative WildSafeBC, wildsafebc. com. WildSafeBC has taken over from Bear Aware to encompass education about other wildlife as well as bears. Powell River has a WildSafeBC program supported by conservation officers Gerry Lister and Andrew Anaka plus volunteers. Bears seldom hibernate in this area, unless they are pregnant females, as temperatures rarely dip so low as to reduce the availability of food. However, during the winter they do head into the backcountry. In the spring they are regularly seen in residential areas, following traditional routes and looking for food. Homeowners can reduce the likelihood of bears eating garbage, the odoriferous compost pile, bird seed, or being attracted by unclean barbecues, or pet food left outside, by being vigilant to remove attractants from their yard. A partnership between two community non-profits means that as the public gathers tips on home and garden improvement, they will also be helping provide greater access to affordable housing in Powell River. Less than a month away, Po w e l l R i v e r Ho m e + Garden Show is being organized by the newly formed Powell River Home and Garden Association, a group formed specifically to make the annual home and gar-
den show non-profit and community-focused. This year, the second year the event is being organized locally, coordinators decided to team up with Life Cycle Housing Society to give the show more community impact. Life Cycle provides affordable housing for persons living on low income or with a disability. “We just thought it would be a good fit,” says one of the event coordinators Melanie Sullivan. Admission to the show is by donation with all proceeds going to Life Cycle. Melanie anticipates that as much as $5,000 could be raised by the event for the housing non-profit. At last year’s show there were at least 3,000 people in attendance, she said. Volunteers from Life Cycle will be at the doors to collect donations and answer any questions the public may
have about what the nonprofit does, she added. Over 75 per cent of the show booths have already been sold, the show’s various workshops on home and garden improvement have been set and everyone is anxious for opening day. This year a Lego building contest is planned as well as a kids’ zone and the ORCA (On the Road with Children’s Activities) Bus will be there making the event more family-friendly. “There’s lots more going on at this year’s show,” Melanie says. “It’s going to be a fun one.” The show takes place 4 to 8 pm on Friday, April 24, and 10 am to 5 pm on Saturday, April 25, at Powell River Recreation Complex’s Hap Parker Arena.
