EXCL USIV E SEMI NARS GIVE CLA E N BY XPER TS

THE CHALLENGES OF DIVERSIFICATION No one knows what shape farming will take in the coming months and years. Brexit, in particular, will continue causing uncertainty for some time to come. What we do know is that the UK leaving the EU will have a significant impact on farming and all land use. Diversification is, therefore, becoming increasingly important for all landowners, farmers and rural business owners. But that doesn’t mean it’s easy: there are no short cuts. The CLA helps members realise the potential of diversification. Membership can help you make the most of the opportunities and provides professional advice to guide you past the pitfalls. The first stage is to make sure you are embarking on what will be a viable business. Given the CLA has tens of thousands of members, there’s a good chance someone else has already done something similar and you will be able to exchange views and learn from their experience. That’s what the CLA network does. It will all be valuable information for your business plan, which is an essential part of the process. There are some considerations that apply to every new business and the most important is to ensure you have a potential market and that you can make a profit from that market.

8

There are so many opportunities: caring for and enhancing the environment, creating new woodlands, holiday lets and glamping, new crops and production systems, and many more. At this point, you are limited only by your imagination. There are also challenges, which sadly is where limits could take effect. What are the implications of your new business on the council tax and business rates you pay? New ventures typically require some form of planning permission: what do you need to cover? What VAT rates do you need to pay, for example for building works, and what do you need to charge, if anything? And what are your legal obligations to people coming on to your land? CLA experts will be running seminars at the show covering all these questions. They can also help you navigate the difficulties and challenges of planning and building your new business: their services are free to CLA members. Come along to listen to the seminars and ask every question you can think of. And if you find the advice useful, join the CLA and you can have it on tap.

VISIT US: STAND FR640

The CLA gives advice to members on the complex factors involved when considering a diversification project. To become a member, visit stand FR640 at the show or join now online at: www.cla.org.uk

ADDING VALUE TO THE BRAND IMAGE AT HIGHCLERE CASTLE

PROTECTING YOUR WEDDING BOOKINGS IN A FAST-CHANGING CONSUMER ENVIRONMENT

Highclere Enterprises Llp

Highclere Castle is well known as a visitor attraction, and the location for the Downton Abbey TV series, and now a movie out in September. To widen income streams for the future, Lord & Lady Carnarvon have created books on the family and history of the place, as well as created products to sell worldwide, such as the Highclere Castle Cigar and new Gin. They’ve also implemented a wall garden vineyard, and a new small bale Sanfoin mix for the horses on the farm. Lord Carnarvon will be explaining the background to these projects.

ADDING VALUE AND GENERATING INCOMES ON FARMS AND ESTATES Maximising the capital value and net income generation of your farm, estate, or holding is often a key objective for rural businesses. This can usually be achieved through utilising existing assets, and realising the potential of your property through appropriate diversification schemes. We will talk through projects where we have obtained challenging and unusual planning consents, added value for owners, and created alternative means of income, leading the development or diversification from inception to completion.

7 Reasons why you need to hire a Surveyor for your diversification project! Many rural entrepreneurs, farmers and landowners are unsure of the pitfalls in terms of developing a rural site. It’s therefore important to seek professional help and advice from a surveyor who knows.

Other common issues for landowners to be addressing in setting up a diversification business include restrictions on green belt land, AONB access statements, ecological reports, and business rates & appeals.

e benefits include:

Working with a Surveyor who can provide advice on local and national planning policies, help with planning permission and valuation for assessment of business rates, amongst many other issues is vital for those farmers and tenants wanting to diversify.

1. Preparation of planning, design and access statements. 2. Securing structural surveys, transportation assessments, and environmental and protected species reports. 3. Ensuring access to the development and advising on restrictive covenants. 4. Defining optimal location and sites for building and structures according to topographical details. 5. Identify potential issues such as underground water levels and flooding. 6. Providing for bank/funding bodies’ valuation of land and property. 7. Advising on Rural Grant aid towards capital and revenue costs.

Who is NFAN? NFAN is the only National Independent UK consortium for farmers, landowners and tenants who have diversified into rural leisure & tourism on farms. With over 200 members, NFAN delivers professional specialist advice, support and assistance across a number of areas and provides over 10 networking events annually.

NFAN assisted the HSE in creating the Industry Code of Practice, which provides guidelines on how visitors to farm and rural attractions should interact with animals. NFAN now helps members interpret the guidelines. NFAN has also launched the new Animal Attraction Assured (AAA) certification scheme. is benchmark standard is an annual audit of compliance with the Industry Code of Practice and can offer significant savings on insurance premiums for certified venues. Whether you are starting an attraction or have been established for years, you will discover real benefits in being a NFAN member.
