When military heroes return home from the Middle East, they may find a completely changed housing landscape - which could be good news for them. In just the last two years, housing prices have plummeted, making homes more affordable than at any time in the last five decades. Now, mortgage rates have seen historic levels, bringing the American dream of home ownership to many. Making matters better for returning armed service members is the benefit of the Department of Veterans Affairs (VA) loan, a special mortgage program offered exclusively to active and retired military service members as well as to the widows of those who gave their lives in service. “VA loans are a very underused benefit of being in the military,” said Jay Farner, president of Quicken Loans, the nation’s largest online lender. “With housing prices falling so significantly over the last two years, there is a great opportunity to purchase a home at incredibly affordable prices.” VA loans are similar to a conventional mortgage but have some very important flexibility. The program, which can be used to purchase as well as refinance a home, requires no down payment, offers relaxed credit score guidelines and allows loan fees to be rolled into the mortgage. In addition, VA loans do not require mortgage insurance, a potentially costly expense regularly paid by homeowners with less than 20 percent equity in their homes.

Information that many older adults may greet warmly is just what types of energy assistance might be available to them. To help, the Eldercare Locator offers resources and tips: • To find out about energy assistance programs, contact the Eldercare Locator at (800) 677-1116 or visit www.eldercare.gov and get connected with your local Area Agency on Aging. • Take advantage of special heating assistance funds and no-cutoff eligibility programs from utility providers. • Make sure your home is energy efficient. Information is available from the Environmental Protection Agency’s Energy Star program at www.energystar.gov.

Lead can sometimes “leach” from pipes in the water service line entering a building or from welds used on pipes in the home. However, there are several things you can do to decrease or eliminate the threat of lead in your drinking water: Tips to Reduce Your Exposure to Lead • Do not consume water that has been sitting in your home’s plumbing system for more than six hours. • Run cold water for 15 to 30 seconds before drinking it. • Use cold water for drinking or cooking. • Never cook or mix infant formula using hot water from the tap. • Use a faucet or filters that can remove lead from drinking water. • Use a professionally installed water filter system on the pipes entering your home as well as under the faucets in your kitchen and bathrooms.

With bed bug infestations on the rise, you may want to learn more about keeping your home free of these invasive insects. Bob Hickman, a pest control professional with BASF, works with key researchers, pest management professionals and the public to better understand and improve bed bug control. Here, he offers some insight. Bed bugs love dark, secluded spaces with a lot of nooks and crannies to hide in. They also need access to humans for their meals. So they do best in places like hotels, hostels, dormitories, camps, apartment buildings and even hospitals, movie theaters and air and rail cabins. Travel creates risk mainly because you are moving from place to place frequently and using spaces that have been visited by many different people from many different places. How can you tell if there are bed bugs in your room? Most hotels do everything they can to prevent infestation. Taking a few simple steps can lower your risk. When you get to a hotel, check your room for any signs of bed bugs. They could be lurking on the bed itself, in headboards, wall hangings, draperies, furniture or carpets. Check seams and edges carefully for any live bugs, skeletons, eggs or tiny blood stains.

It’s a good idea to use the metal luggage rack the hotel provides. Bed bugs cannot easily climb metal. If you have more items with you than fit on the rack, keep them in the bathtub or on the bathroom counter, as smoother surfaces also inhibit bed bug climbing. Avoid putting your clothing, luggage or bags on beds, as this is the most likely place bed bugs may hide. If you are very concerned, bring a plastic trash bag and put your whole suitcase and other luggage in it overnight. When you get home, leave your luggage in the garage or another place outside your home, so any bugs hidden in your luggage will not get into your house. Secure Your Home First Four to five minutes-that could be the difference between whether or not your return home from your trip is ruined by a burglar. "People don't realize that going on vacation can be an invitation for would-be thieves," says Mike Convery, vice president and chief claim officer at MetLife Auto & Home®. "Or that the average burglary will result in a loss of more than $2,000." In fact, the Insurance Information Institute indicates nine out of 10 break-ins could have been prevented if homeowners had burglar-proofed their properties. The simple act of locking your doors before leaving home can go a long way toward deterring a burglar. According to the U.S. Department of Justice, more than 50 percent of burglars use an unlocked door or window to gain access to a home.
DO get an assist from technology. A solar-powered, motion-sensor light - which doesn't require an electrician to install - illuminates your property so that lurking intruders are easier for neighbors and passing patrol cars to spot. DON'T hide keys in "secret places" outside your home. Most burglars know where to look. Better to leave a duplicate with someone you trust. DO invest in a burglar alarm. The most effective ones notify an outside service of trouble, but any kind is a good deterrent. Just make sure there's a friend or family member available to turn it off if it's set off in your absence. One last thing: "In addition to those preventive measures, all homeowners should complete a personal property inventory," says Convery. "That way, if you are burglarized, you'll already have a detailed list of your valuables for the authorities, which can be a difficult task after the fact." Is Starting a Business in this Economy a
Good Idea?
As I travel the country speaking at business and ministry seminars, I am often asked the question “Is starting a business in this economy a good idea?” My answer is, “It depends!” Robert A. Needham. JD. and be willing to work hard. Lack of either is a recipe for failure.

What I mean by this ambivalent answer is that it depends on you. Let’s consider first what type of risk taker you are. First, have you always worked for someone else? Would the loss of your paycheck for 3 months cause you to panic? Are you a self starter, or do you need someone to tell you what to do? If your answer to the majority of these questions is “yes”, then you should really consider it before starting a business of your own. By contrast, entrepreneurs are risk takers by definition. As a result they cause things to happen. This is not without risk. According to industry statistics, over 85% of business start-ups fail within the first 10 years, and most of them in the first 5 years. Why is that? Businesses fail for two primary reasons: 1) Lack of a well thought out plan, and 2) lack of enough working capital. The lack of working capital being the greatest reason a business fails. A friend of mine said, “A perfect plan, executed poorly, almost always fails; but a poor plan executed with excellence, almost always works.” So the answer here lies in the “action” or execution, not the plan. So in order to be successful in owning a business, you need to have enough money 12

Picking The Right Business Next after have the money and motivation, comes profitability. In today’s business market, we have all seen businesses fail because they are too fragile; meaning that their overhead exceeds their capacity to earn. Fixed overhead is the greatest risk to a company’s budget. You must first determine a companies Gross Margin (GM). GM = Total Sales – Total Cost of Goods. To get the percentage divide by total sales. If the GM percentage is less than 50%, then you must have high sales volume to succeed. For this reason, I recommend that your first business be a mobile service type business with a GM of 70% or higher. Remember keeping your overhead low is the key. Yield, ROI and ROP. Will Rogers said, “People are more concerned with the return OF their money than the return ON their money.” I say, “The fear of loss is greater than the desire for gain.” Either way, Fear is the issue. Return of Principal (ROP) is first. Said another way, how long does it take to get your money back? I call this the i-Factor. If the assumed net profit before tax (after all business expenses are taken) divided by the investment to start the business is greater than 1 for the first year, this is a special kind of business I call “Agile.” If your business is Agile, you should get a ROP in 12 months or less.
Return on Investment (ROI) is the percentage that you earn on the assets at risk. So if you earn $50,000 on a $100,000 risk, then your ROI is 50%. Most businesses earn an ROI of less than 20%. So if your ROI is 20%, then your ROP is 5 years. Comparing this to a bank CD which might Yield 2% today, you have to know a banking rule called the Rule of 72’s. This rule says if you take the number 72 and divide it by your interest rate, this is how long it takes for your money to double. 72/2 = 36 years. Now The Answer To The Question If you can wait 36 years for your money to double in this economy and you hate risk, don’t buy a business. But if you need more income and you are willing to take a risk and desire to double your money in 1 to 5 years, consider owning a business. Home Improvement Projects If you’re looking for an inexpensive way to brighten up your home’s decor, consider painting high-profile features such as doors or cabinets. Fixing up these smaller spaces can really make a big impact. Here are a few tips from the experts at Behr on how to proceed: How to Paint an Exterior Door: The Door Frame Step 1. Starting at the top door frame, begin painting the inside of the frame. Work outward from the edge of the door. Step 2. Continue until the frame is complete. Wipe away the excess paint. The Door Trim Step 1. Starting at the top corner of the door trim, paint along the side edge of the trim where it meets the wall. Continue until all side edges of the trim are complete. Step 2. Return to the top of the door trim and paint the face of the trim. Step 3. Continue until the door trim is complete.
The Stiles and Openings Step 1. Pour thoroughly mixed paint into a bucket and dip a quality 2- to 21/2-inch wide nylon/poly-ester brush into the paint. When using more than one gallon of paint, combine the colors for better color uniformity. This intermixing is called boxing. Step 2. With your brush, paint the inside edges of the cabinet door openings. Step 3. Paint the middle stile from top to bottom, following the wood grain. Then paint remaining stiles in the following order: top, bottom, left, right. The Side Panels Step 1. Using your brush, paint (cut in) around the perimeter of the cabinet where it meets the ceiling, walls, countertops and floor. Step 2. Pour paint into a paint tray. Work the roller into the tray until it is fully loaded with paint. For best results, use a ¼-inch roller cover.
Step 4. Paint the door frame in the following order: top, bottom, left, right. Step 5. Paint the backside of the door. Leave the doors open until the paint is completely dry. Need inspiration?
